The First Ten Months of 2017 in Review

Within Haig Point Plantation on beautiful Daufuskie Island, sales this year remain comparable to last year with 13 homes closed in the first ten months of 2017, compared to 13 in 2016. January through October’s total dollar volume was $5.078M with an average selling price of $390,696 and a maximum selling price of only $1,050,000. The market data is showing larger homes were the hot item in 2016 while smaller homes (averaging just over 2,700 square feet) were favored this year which explains the lower average selling price. So far in 2017, the price per square foot average is $146.52 with a maximum of $297.51. Supply and demand: as of October 31, 2017, there were 26 Haig Point homes listed for sale with an average of 1.5 homes selling per month over the last six months. That translates into a 17-month supply, considered by industry experts as a strong buyer’s market. There is currently one home under contract in Haig Point. In the lot realm, seven lots closed in the first ten months of 2017 with one lot under contract.

How’s the Hilton Head Island - Bluffton Real Estate Market Doing? The Hilton Head Island-Bluffton housing market continues to be on fire, setting the all-time record for the first three quarters of any year in the history of our area, according to statistics from the Hilton Head Island-Bluffton Area Multiple Listing Service. In the boom years prior to The Great Recession, home sales in 2005 set a new first three quarters’ record of 2,051 homes sold. In the first three quarters of 2017 though, 2,594 homes were sold, a dramatic 26% difference. In other positive news, home values in just the first nine months of 2017 were up 1.9% over 2016 prices, but still 26% below the peak set in 2005. How’s the Hilton Head Island - Bluffton Real Estate Market Doing? The Hilton Head Island-Bluffton housing market continues to be on fire, setting the all-time record for the first three quarters of any year in the history of our area, according to statistics from the Hilton Head Island-Bluffton Area Multiple Listing Service. In the boom years prior to The Great Recession, home sales in 2005 set a new first three quarters’ record of 2,051 homes sold. In the first three quarters of 2017 though, 2,594 homes were sold, a dramatic 26% difference. In other positive news, home values in just the first nine months of 2017 were up 1.9% over 2016 prices, but still 26% below the peak set in 2005.
