January 2018 in Review
In Hampton Lake, nine homes sold in the month of January, vs. eight homes in January of 2017. Six of the homes that closed were new build and three were resale properties. If we take the new builds out of the equation, the sale to list price ratio is 96%. Days on market for RESALE homes is at 152 days. As of February 8th, there are 37 single family homes for sale. We are still averaging 11 home sales per month over the last six months. This translates into a 3.2 month supply, which makes it a seller’s market. There are currently 21 homes under contract, three of which are resale homes, the remaining are new builds.

The Greater Bluffton housing market continues to be on fire, and ever so close to the all-time January record set in 2016, according to statistics from the Hilton Head Island-Bluffton Area Multiple Listing Service. In the boom years prior to The Great Recession, January homes sales in Greater Bluffton, which includes all of southern Beaufort County except Hilton Head and Daufuskie Islands, peaked in 2005 at 77 sales. In January 2018 though, an extraordinary 132 homes were sold, bettering the pre-recession peak by 71%. As you can see from the chart to the left, only 2016 was better with 136 homes sold. The median price did drop a statistically insignificant 1% compared to January 2017; however, home sale prices in the last two years have been at the highest levels in the history of our area. With today’s historically low interest rates, prices rising and more growth coming to the area, it is an extraordinary time to invest in real estate in our area. This information is based on data provided by Multiple Listing Service of Hilton Head Island, Inc. (“HHIMLS”) for the period January 2018 through February 7, 2018. In Hampton Lake, nine homes sold in the month of January, vs. eight homes in January of 2017. Six of the homes that closed were new build and three were resale properties. If we take the new builds out of the equation, the sale to list price ratio is 96%. Days on market for RESALE homes is at 152 days. As of February 8th, there are 37 single family homes for sale. We are still averaging 11 home sales per month over the last six months. This translates into a 3.2 month supply, which makes it a seller’s market. There are currently 21 homes under contract, three of which are resale homes, the remaining are new builds.

The Greater Bluffton housing market continues to be on fire, and ever so close to the all-time January record set in 2016, according to statistics from the Hilton Head Island-Bluffton Area Multiple Listing Service. In the boom years prior to The Great Recession, January homes sales in Greater Bluffton, which includes all of southern Beaufort County except Hilton Head and Daufuskie Islands, peaked in 2005 at 77 sales. In January 2018 though, an extraordinary 132 homes were sold, bettering the pre-recession peak by 71%. As you can see from the chart to the left, only 2016 was better with 136 homes sold. The median price did drop a statistically insignificant 1% compared to January 2017; however, home sale prices in the last two years have been at the highest levels in the history of our area. With today’s historically low interest rates, prices rising and more growth coming to the area, it is an extraordinary time to invest in real estate in our area.
