The First Ten Months of 2017 in Review

In Hampton Lake, 105 homes have closed in the first ten months of 2017. This includes new construction and villas. Compared to 2016, that number was 49! January through October’s total dollar volume was $51,377,700, up from $24,843,000 in the same time period last year. Supply and demand: As of November 16, 2017, there are 33 homes/villas for sale. With an average of 10.5 homes per month selling over the last ten months, this translates into a 3.3-month supply, considered by industry standards to be a seller’s market. There are currently 20 homes under contract of which 50% are new construction. The Hilton Head Island-Bluffton housing market continues to be on fire, setting the all-time record for the first three quarters of any year in the history of our area, according to statistics from the Hilton Head Island-Bluffton Area Multiple Listing Service. In the boom years prior to The Great Recession, home sales in 2005 set a new first three quarters’ record of 2,051 homes sold. In the first three quarters of 2017 though, 2,594 homes were sold, a dramatic 26% difference. In other positive news, home values in just the first nine months of 2017 were up 1.9% over 2016 prices, but still 26% below the peak set in 2005. In Hampton Lake, 105 homes have closed in the first ten months of 2017. This includes new construction and villas. Compared to 2016, that number was 49! January through October’s total dollar volume was $51,377,700, up from $24,843,000 in the same time period last year. Supply and demand: As of November 16, 2017, there are 33 homes/villas for sale. With an average of 10.5 homes per month selling over the last ten months, this translates into a 3.3-month supply, considered by industry standards to be a seller’s market. There are currently 20 homes under contract of which 50% are new construction. The Hilton Head Island-Bluffton housing market continues to be on fire, setting the all-time record for the first three quarters of any year in the history of our area, according to statistics from the Hilton Head Island-Bluffton Area Multiple Listing Service. In the boom years prior to The Great Recession, home sales in 2005 set a new first three quarters’ record of 2,051 homes sold. In the first three quarters of 2017 though, 2,594 homes were sold, a dramatic 26% difference. In other positive news, home values in just the first nine months of 2017 were up 1.9% over 2016 prices, but still 26% below the peak set in 2005.
