In Hampton Lake, five homes closed in the last thirty days compared to four the previous month. There were four resale homes that went under contract in the last month. Five new resale listings came on the market, and another property just sold for $800,000, making this the fourth property to sell in the $800K+ price point this year! The median asking price for the community is currently at $625,570 with 43 properties currently on the market including new construction being offered by builders. Currently, if we look at the rate of sales compared to inventory there is a five-month supply of homes in Hampton Lake at this time, which is a balanced market. We are happy to have assisted the sellers at 79 Hampton Lake Drive with the sale of their home, this just closed for $620,000. We also have a new improved price at 46 Waterview Court. In 2018 the Greater Bluffton housing market continues to be on fire, again setting the record for the all-time best first five months, according to statistics from the Hilton Head Island-Bluffton Area Multiple Listing Service. In the boom years prior to The Great Recession, the first five months of homes sales in Greater Bluffton, which includes all of southern Beaufort County except Hilton Head and Daufuskie Islands, peaked in 2006 at 445 sales. As you can see in the chart to the left, in first five months of 2018 873 homes were sold, almost doubling the pre-recession peak! As the demand for Greater Bluffton continues to outpace supply, the median price has risen 4.2% from last year and is at an all-time high. With increasing demand and today’s historically low interest rates, it is an exceptional time to invest in real estate in our area.

Real Estate Tops Best Investment Poll for 5th Year Running Source: Keeping Current Matters, June 2018
Every year, Gallup surveys Americans to determine their choice for the best long-term investment. Respondents are given a choice between real estate, stocks/mutual funds, gold, savings accounts/CDs, or bonds. For the fifth year in a row, real estate has come out on top as the best long-term investment! This year’s results showed that 34% of Americans chose real estate, followed by stocks at 26%. The full results are shown in the chart to the right. The study makes it a point to draw attention to the contrast in the sentiment over the last five years compared to that of 2011-2012, when gold took the top slot with 34% of the votes. Real estate and stocks took second and third place, respectively, while still in recovery from the Great Recession. Bottom Line: As the real estate market has recovered, so has the belief of the American people in the stability of housing as a long-term investment.

Every year, Gallup surveys Americans to determine their choice for the best long-term investment. Respondents are given a choice between real estate, stocks/mutual funds, gold, savings accounts/CDs, or bonds. For the fifth year in a row, real estate has come out on top as the best long-term investment! This year’s results showed that 34% of Americans chose real estate, followed by stocks at 26%. The full results are shown in the chart to the right. The study makes it a point to draw attention to the contrast in the sentiment over the last five years compared to that of 2011-2012, when gold took the top slot with 34% of the votes. Real estate and stocks took second and third place, respectively, while still in recovery from the Great Recession. Bottom Line: As the real estate market has recovered, so has the belief of the American people in the stability of housing as a long-term investment.

In Hampton Lake, five homes closed in the last thirty days compared to four the previous month. There were four resale homes that went under contract in the last month. Five new resale listings came on the market, and another property just sold for $800,000, making this the fourth property to sell in the $800K+ price point this year! The median asking price for the community is currently at $625,570 with 43 properties currently on the market including new construction being offered by builders. Currently, if we look at the rate of sales compared to inventory there is a five-month supply of homes in Hampton Lake at this time, which is a balanced market. We are happy to have assisted the sellers at 79 Hampton Lake Drive with the sale of their home, this just closed for $620,000. We also have a new improved price at 46 Waterview Court. In 2018 the Greater Bluffton housing market continues to be on fire, again setting the record for the all-time best first five months, according to statistics from the Hilton Head Island-Bluffton Area Multiple Listing Service. In the boom years prior to The Great Recession, the first five months of homes sales in Greater Bluffton, which includes all of southern Beaufort County except Hilton Head and Daufuskie Islands, peaked in 2006 at 445 sales. As you can see in the chart to the left, in first five months of 2018 873 homes were sold, almost doubling the pre-recession peak! As the demand for Greater Bluffton continues to outpace supply, the median price has risen 4.2% from last year and is at an all-time high. With increasing demand and today’s historically low interest rates, it is an exceptional time to invest in real estate in our area.
