Leamington Plantation’s first seven months of 2017 are out pacing last year: ten homes closed this year compared to eight homes last year. The first seven months’ total dollar volume of homes sold in 2017 was $10,015,00, up from $8,558,000 in 2016. Supply and demand: there are currently 11 homes listed for sale with an average of 1.43 homes selling per month over the past seven months. That translates into a 7-month supply, considered by industry experts to be a buyer’s market. As of August 15th, 2017, there are two homes pending/under contract. In the lot realm, one lot closed in 2017 with one pending/under contract and four lots marketed for sale.

The Hilton Head Island-Bluffton housing market continues to be on fire, setting the all-time record for the first seven months of any year in the history of our area, according to statistics from the Hilton Head Island-Bluffton Area Multiple Listing Service. In the boom years prior to The Great Recession, home sales in 2005 set a new first seven months’ record of 1,572 homes sold. In the first seven months of 2017 though, 1,991 homes were sold, a dramatic 27% increase. In other positive news, home values in just the first seven months of 2017 were up 2.5% over 2016 prices, but still 25% below the peak set in 2005.
