Leamington Plantation’s first six months of 2017 are out pacing last year: nine homes closed this year compared to seven homes last year. The first six months’ total dollar volume of homes sold in 2017 was $9,120,000, up from $7,383,000 in 2016. Supply and demand: there are currently 11 homes listed for sale with an average of 1.5 homes selling per month over the past six months. That translates into a 7-month supply, considered by industry experts to be a Buyer’s market. As of July 15th, 2017, there is one home pending/under contract. In the lot realm, one lot closed in 2017 with five lots marketed for sale.

The Hilton Head Island-Bluffton housing market continues to be on fire, setting the all-time record for the first half of any year in the history of our area, according to statistics from the Hilton Head Island-Bluffton Area Multiple Listing Service. In the boom years prior to The Great Recession, home sales in 2005 set a new first six months’ record of 1,332 homes sold. In the first six months of 2017 though, 1,656 homes were sold, a dramatic 24% increase. In other positive news, home values in just the first six months of 2017 were up 2.2% over 2016 prices, but still 25% below the peak set in 2005. With today’s historically low interest rates and prices still way below the peak, it is an extraordinary time to purchase real estate in our area.
