Leamington Plantation’s first nine months of 2017 are consistent with 2016 sales: 13 homes closed this year compared to 12 homes last year. The first nine months’ total dollar volume of homes sold in 2017 was $12,665,000, essentially even with 2016 sales of $12,676,500. Supply and demand: there are currently 11 homes listed for sale with an average of 1.44 homes selling per month over the past nine months. That translates into a 7.62-month supply, considered by industry experts to be a balanced market. As of October 15, 2017, there are two homes pending/under contract. In the lot realm, two lot closed in 2017 with one pending/under contract and four lots marketed for sale. How’s the Hilton Head Island - Bluffton Real Estate Market? The Hilton Head Island-Bluffton housing market continues to be on fire, setting the all-time record for the first three quarters of any year in the history of our area, according to statistics from the Hilton Head Island-Bluffton Area Multiple Listing Service. In the boom years prior to The Great Recession, home sales in 2005 set a new first three quarters’ record of 2,051 homes sold. In the first three quarters of 2017 though, 2,594 homes were sold, a dramatic 26% difference. In other positive news, home values in just the first nine months of 2017 were up 1.9% over 2016 prices, but still 26% below the peak set in 2005.
