The First Seven Months of 2017 in Review

Leamington Plantation Villas’ first seven months of 2017 sales have started out very slowly: 15 villas closed, down from 27 closed in the first seven months of 2016. The first seven months’ total dollar volume of homes sold in 2017 was $9,780,600 down from $20,033,500 in 2016. Supply and demand: there are currently 50 villas listed for sale with an average of 2.14 villas selling per month over the last seven months. That translates into a 23-month supply, considered by industry experts to be a buyer’s market. As of July 15th, 2017, there were four villas pending/under contract.

The Hilton Head Island-Bluffton housing market continues to be on fire, setting the all-time record for the first seven months of any year in the history of our area, according to statistics from the Hilton Head Island-Bluffton Area Multiple Listing Service. In the boom years prior to The Great Recession, home sales in 2005 set a new first seven months’ record of 1,572 homes sold. In the first seven months of 2017 though, 1,991 homes were sold, a dramatic 27% increase. In other positive news, home values in just the first seven months of 2017 were up 2.5% over 2016 prices, but still 25% below the peak set in 2005. With today’s historically low interest rates and prices still way below the peak, it is an extraordinary time to purchase real estate in our area.

Leamington Plantation Villas’ first seven months of 2017 sales have started out very slowly: 15 villas closed, down from 27 closed in the first seven months of 2016. The first seven months’ total dollar volume of homes sold in 2017 was $9,780,600 down from $20,033,500 in 2016. Supply and demand: there are currently 50 villas listed for sale with an average of 2.14 villas selling per month over the last seven months. That translates into a 23-month supply, considered by industry experts to be a buyer’s market. As of July 15th, 2017, there were four villas pending/under contract.

The Hilton Head Island-Bluffton housing market continues to be on fire, setting the all-time record for the first seven months of any year in the history of our area, according to statistics from the Hilton Head Island-Bluffton Area Multiple Listing Service. In the boom years prior to The Great Recession, home sales in 2005 set a new first seven months’ record of 1,572 homes sold. In the first seven months of 2017 though, 1,991 homes were sold, a dramatic 27% increase. In other positive news, home values in just the first seven months of 2017 were up 2.5% over 2016 prices, but still 25% below the peak set in 2005. With today’s historically low interest rates and prices still way below the peak, it is an extraordinary time to purchase real estate in our area.
