Leamington Plantation Villas’ first six months of 2017 sales have started out very slowly: 11 villas closed, down from 21 in the first six months of 2016. The total dollar volume of villas sold in the first six months was $7,155,600, down from $16,272,000 in the first six months of 2016. Supply and demand: there are currently 51 villas listed for sale with an average of 1.83 villas selling per month over the last six months. That translates into a 27-month supply, considered by industry experts to be a Buyer’s market. As of July 15th, 2017, there were six villas pending/under contract.

The Hilton Head Island-Bluffton housing market continues to be on fire, setting the all-time record for the first half of any year in the history of our area, according to statistics from the Hilton Head Island-Bluffton Area Multiple Listing Service. In the boom years prior to The Great Recession, home sales in 2005 set a new first six months’ record of 1,332 homes sold. In the first six months of 2017 though, 1,656 homes were sold, a dramatic 24% increase. In other positive news, home values in just the first six months of 2017 were up 2.2% over 2016 prices, but still 25% below the peak set in 2005. With today’s historically low interest rates and prices still way below the peak, it is an extraordinary time to purchase real estate in our area.

Leamington Plantation Villas’ first six months of 2017 sales have started out very slowly: 11 villas closed, down from 21 in the first six months of 2016. The total dollar volume of villas sold in the first six months was $7,155,600, down from $16,272,000 in the first six months of 2016. Supply and demand: there are currently 51 villas listed for sale with an average of 1.83 villas selling per month over the last six months. That translates into a 27-month supply, considered by industry experts to be a Buyer’s market. As of July 15th, 2017, there were six villas pending/under contract.

The Hilton Head Island-Bluffton housing market continues to be on fire, setting the all-time record for the first half of any year in the history of our area, according to statistics from the Hilton Head Island-Bluffton Area Multiple Listing Service. In the boom years prior to The Great Recession, home sales in 2005 set a new first six months’ record of 1,332 homes sold. In the first six months of 2017 though, 1,656 homes were sold, a dramatic 24% increase. In other positive news, home values in just the first six months of 2017 were up 2.2% over 2016 prices, but still 25% below the peak set in 2005. With today’s historically low interest rates and prices still way below the peak, it is an extraordinary time to purchase real estate in our area.
