In May River-River Side, 14 homes closed, compared to 17 in 2016. The first six months total dollar volume of homes sold in 2017 was $7.257M, slightly down from $8.665M in 2016. Supply and demand: there are currently 17 homes listed for sale with an average of 2.5 homes selling per month over the last six months. That translates into a 6.8-month supply, considered by industry experts to be a seller’s market. As of July 13, 2017, there were nine homes pending. In the lot realm, 14 lots closed in the first six months of 2017 versus 17 during the same period last year. There are currently three lots pending. How’s the Hilton Head Island - Bluffton Real Estate Market Doing? The Hilton Head Island-Bluffton housing market continues to be on fire, setting the all-time record for the first half of any year in the history of our area, according to statistics from the Hilton Head Island-Bluffton Area Multiple Listing Service. In the boom years prior to The Great Recession, home sales in 2005 set a new first six months’ record of 1,332 homes sold. In the first six months of 2017 though, 1,656 homes were sold, a dramatic 24% increase. In other positive news, home values in just the first six months of 2017 were up 2.2% over 2016 prices, but still 25% below the peak set in 2005. With today’s historically low interest rates and prices still way below the peak, it is an extraordinary time to purchase real estate in our area.
