The First Nine Months of 2017 in Review

Palmetto Dunes’ first nine months of 2017 sales are consistent with 2016 sales: 31 homes closed this year compared to 32 homes last year. The first nine months’ total dollar volume of homes sold in 2017 was $39,294,500 up from $35,585,875 in 2016. Supply and demand: there are currently 65 homes listed for sale with an average of 3.44 homes selling per month over the past nine months. That translates into an 18.87-month supply, considered by industry experts to be a buyer’s market. As of October 15, 2017, there were four homes pending/under contract. In the lot realm, ten lots closed this year compared to only four sales in the first nine months of 2016. Additionally, there are 14 lots marketed for sale. How’s the Hilton Head Island - Bluffton Real Estate Market? The Hilton Head Island-Bluffton housing market continues to be on fire, setting the all-time record for the first three quarters of any year in the history of our area, according to statistics from the Hilton Head Island-Bluffton Area Multiple Listing Service. In the boom years prior to The Great Recession, home sales in 2005 set a new first three quarters’ record of 2,051 homes sold. In the first three quarters of 2017 though, 2,594 homes were sold, a dramatic 26% difference. In other positive news, home values in just the first nine months of 2017 were up 1.9% over 2016 prices, but still 26% below the peak set in 2005. As depicted in the chart, 2,594 homes sold in the first three quarters of 2017 far surpassing the pre-recession peak year of 2005. We are not aware of any markets in the US that have experienced a record-setting first three quarters.

As depicted in the chart, 2,594 homes sold in the first three quarters of 2017 far surpassing the pre-recession peak year of 2005. The First Nine Months of 2017 in Review

Palmetto Dunes’ first nine months of 2017 sales are consistent with 2016 sales: 31 homes closed this year compared to 32 homes last year. The first nine months’ total dollar volume of homes sold in 2017 was $39,294,500 up from $35,585,875 in 2016. Supply and demand: there are currently 65 homes listed for sale with an average of 3.44 homes selling per month over the past nine months. That translates into an 18.87-month supply, considered by industry experts to be a buyer’s market. As of October 15, 2017, there were four homes pending/under contract. In the lot realm, ten lots closed this year compared to only four sales in the first nine months of 2016. Additionally, there are 14 lots marketed for sale. How’s the Hilton Head Island - Bluffton Real Estate Market? The Hilton Head Island-Bluffton housing market continues to be on fire, setting the all-time record for the first three quarters of any year in the history of our area, according to statistics from the Hilton Head Island-Bluffton Area Multiple Listing Service. In the boom years prior to The Great Recession, home sales in 2005 set a new first three quarters’ record of 2,051 homes sold. In the first three quarters of 2017 though, 2,594 homes were sold, a dramatic 26% difference. In other positive news, home values in just the first nine months of 2017 were up 1.9% over 2016 prices, but still 26% below the peak set in 2005.
