In The Haven at New Riverside, 71 homes closed in 2017, compared to 64 at the end of 2016. January through December’s total dollar volume was $25M, up slightly from a total volume of $23M in 2016. Supply and demand: as of January 3rd, 2018, there are 13 homes listed for sale in The Haven with an average of 7.17 homes selling per month over the last six months. That translates into a 1.81-month supply, considered by industry experts to be an incredibly strong seller’s market. There are 14 homes under contract in The Haven.

The Greater Bluffton housing market continues to be on fire, setting the all-time record for any year in the history of our area, according to statistics from the Hilton Head Island-Bluffton Area Multiple Listing Service. In the boom years prior to The Great Recession, homes sales in Greater Bluffton, which includes all of southern Beaufort County except Hilton Head and Daufuskie Islands, peaked in 2005 at 1,172 sales. In 2017 though, an extraordinary 2,036 homes were sold, bettering the pre-recession peak by 27%. In other positive news, home values in 2017 were up 5.4% over 2016 prices. With today’s historically low interest rates, prices rising and more growth coming to the area, it is an extraordinary time to purchase real estate in our area. This information is based on data provided by Multiple Listing Service of Hilton Head Island, Inc. (“HHIMLS”) for the period January 2017 through November 10, 2017.
