The First Ten Months of 2017 in Review
In Wexford Plantation, 17 homes closed in the first ten months of 2017, compared to 23 last year. January through October’s total dollar volume was $19.278M, down from $28.180M in 2016. Supply and demand: as of November 16, 2017, there are 32 Wexford homes listed for sale with an average of 1.83 homes selling per month over the last six months. That translates into a 17.49-month supply, considered by industry experts to be a strong buyer’s market. There are four homes under contract in Wexford. In the lot realm, four lots closed in the first ten months of 2017, versus six in the previous year. There are no lots under contract at this present time. How’s the Hilton Head Island - Bluffton Real Estate Market? The Hilton Head Island-Bluffton housing market continues to be on fire, setting the all-time record for the first ten months of any year in the history of our area, according to statistics from the Hilton Head Island-Bluffton Area Multiple Listing Service. In the boom years prior to The Great Recession, home sales in 2005 set a new first ten months’ record of 2,269 homes sold. In the first ten months of 2017 though, 2,876 homes were sold, a dramatic 27% increase. In other positive news, home values in just the first ten months of 2017 were up 2.2% over 2016 prices, but still 26% below the peak set in 2005. With today’s historically low interest rates and prices still way below the peak, it is an extraordinary time to purchase real estate in our area. All MLS Wexford
