In Wexford Plantation, 11 homes closed in the first five months of 2018, compared to the eight homes which closed during the same period last year. So far in 2018, the total dollar volume was $13,335,003, up significantly compared to $7,687,504 in 2017. Supply and demand: as of June 1st, 2018, there are 31 Wexford homes listed for sale with an average of 2.17 homes selling per month over the last six months. That translates into a 14.29-month supply, considered by industry experts to be a very strong buyer’s market. There are five homes under contract in Wexford.

In 2018 the Hilton Head Island housing market enjoyed its best first five months in 13 years, according to statistics from the Hilton Head Area Multiple Listing Service. As you can see from the chart to the left, the number of sales in the first five months are up to 431, a 23% increase from 2017. Essentially, home prices on the Island have remained flat for the last two years but are up significantly compared to 2016. The median price of homes selling in the US is at its highest ever. Median price on the Island in 2006 hit its highest level ever at $750,000. It is expected that Island prices in the next several years will again rise into record setting territory. Thus, with prices still way below the peak and today’s historically low interest rates, it is an exceptional time to invest in real estate on the Island.

Real Estate Tops Best Investment Poll for 5th Year Running Source: Keeping Current Matters, June 2018

Every year, Gallup surveys Americans to determine their choice for the best long-term investment. Respondents are given a choice between real estate, stocks/mutual funds, gold, savings accounts/CDs, or bonds. For the fifth year in a row, real estate has come out on top as the best long-term investment! This year’s results showed that 34% of Americans chose real estate, followed by stocks at 26%. The full results are shown in the chart to the right. The study makes it a point to draw attention to the contrast in the sentiment over the last five years compared to that of 2011-2012, when gold took the top slot with 34% of the votes. Real estate and stocks took second and third place, respectively, while still in recovery from the Great Recession. Bottom Line: As the real estate market has recovered, so has the belief of the American people in the stability of housing as a long-term investment.
