In Wexford Plantation, five homes closed in the first four months of 2018, compared to the six homes which closed during the same period last year. So far in 2018, the total dollar volume was $4,230,000, down compared to $6,754,500 in 2017. Supply and demand: as of May 1st, 2018, there are 30 Wexford homes listed for sale with an average of 1.17 homes selling per month over the last six months. That translates into a 25.64-month supply, considered by industry experts to be a very strong buyer’s market. There are eight homes under contract in Wexford.

In 2018 the Hilton Head Island housing market enjoyed its best first four months in 13 years, according to statistics from the Hilton Head Area Multiple Listing Service. As you can see from the chart to the left, the number of sales in the first four months are up to 311, a 24% increase from 2017. Surprisingly the median price though did drop slightly by 1.8% but with the increased demand is expected to rise over the next several months. The median price of homes selling in the US is at its highest ever. Median price on the Island in 2006 hit its highest level ever at $750,000. It is expected that Island prices in the next several years will again rise into record setting territory. Thus, with prices still way below the peak and today’s historically low interest rates, it is an exceptional time to invest in real estate on the Island.

Home values have risen dramatically over the last twelve months. In CoreLogic’s most recent Home Price Index Report, they revealed that national home prices have increased by 6.7% year-over-year.
