Manchester’s Citylabs Received Permission For Next Phase Construction permission was given to Sir Robert McAlpine for the next phase of Manchester’s Citylabs biomedical research campus. Following the successful pre-let on the Citylab 2.0 building from global diagnostics firm QIAGEN, joint venture developers Manchester Science Partnerships and Central Manchester University Hospitals NHS Foundation Trust received approval for the next phase. “We are proud to be part of the partnership that has led to this hugely important deal for our great city, and a thrilled that our long-standing customer QIAGEN has chosen our Citylabs 2.0 for their new home as they make this significant expansion,” said Tom Renn, Managing Director of Manchester Science Partnerships. Subject to the completion of further design work and funding being secured, the partners intend to move forward with Citylabs 3.0 as soon as possible. Together, the projects will involve an investment of approximately £60 million in the heart of Manchester’s Innovation District. Citylabs 2.0 and 3.0 will be located on the corner of Oxford Road and Hathersage Road, opposite Whitworth Park, with the £30 million Citylabs 2.0 comprising 89.500 sq ft of lab and office space. developer-update.co.uk

The first £25 million phase of the scheme was completed by Lendlease in 2014. “With our joint venture partner, Manchester University NHS Foundation Trust, we are excited to progress our £60 million, 220,000 sq ft Citylabs campus extension which will enable the creation of a world-leading precision medicine campus in Manchester,” added Tom Renn. Construction Started On New Cefas Headquarters

Construction work is under way at the new £16 million marine science centre in Lowestoft, which will see new headquarters built for the Centre for Environment, Fisheries and Aquaculture Science (Cefas) at its site on Pakefield Cliffs. The ground-breaking ceremony was attended by funding supporters from Defra and the New Anglia Local Enterprise Partnership, alongside local

councillors, residents, staff and contractors. To commemorate the occasion, a time capsule containing recent Cefas scientific papers, letters to the future from young Cefas apprentices, a reusable water bottle – reflecting organisational commitments to reducing marine plastics, and other artefacts were buried. “I thank Defra, New Anglia LEP, local councillor and the many others for their support for our exciting new Lowestoft headquarters development,” said CEO Tom Karsten. “This will be a vital step in realising our vision of a new era of Cefas and Defra leadership in providing world class science to manage the marine and freshwater environment.

“Cefas has played a leading role in the UK and Lowestoft’s marine history over the past 116 years. The renewal of our Lowestoft headquarters represents an important chapter in this history and future opportunities for our continued development,” he added Cefas secured the final piece of funding in January 2018 and with the new centre on the way, the firm could save up to £2 million a year in running costs and would safeguard 440 jobs at the Pakefield Road site as well as enabling it to employ 12 to 15 apprentices a year. “We are pleased to be officially marking the start of construction on this important development, which will provide Cefas with outstanding facilities to support their globally-relevant research and anchor our region as a centre for marine science excellence in the UK,” said Saul Humphrey, managing director of Morgan Singall’s East region.

Leeds College of Building students Win 11 medals at SkillBuild Leeds College of Building is celebrating after 11 of its students won medals in the regional competitions of SkillBuild 2018. Delivered by the Construction Industry Training Board (CITB), SkillBuild is the largest multitrade competition in the UK for construction trainees and apprentices. Taking place from March to July, the 16 regional-qualifier SkillBuild competitions attracted trainees and apprentices from across England, Scotland, Wales and Northern Ireland, to compete in specialist constructionindustry skills.

Winners may then gain the opportunity to represent the UK in the international skills competitions – EuroSkills and WorldSkills. Morgan Sindall To Deliver School Expansion The £14.2 million expansion project of a primary school in London has been offered to Morgan Sindall. The project will allow Tufnell Park Primary School to double its capacity from 315 pupils to 630 pupils by 2025. “Tufnell Park is a well-established and much-loved part of a growing community in Islington and we’re delighted to be working together with Islington Council on our third school in the last two years. The new building will enable teachers and staff to continue to deliver an outstanding teaching experience for pupils, ensuring that every child is given the best start to their educational journey,” said Richard Dobson, Area Director at Morgan Sindall’s London office. “Our project team is extremely experienced and adept at delivering high-quality education projects, often

working in logistically challenging urban environments across London, and on live sites. We will bring this knowledge to bear on this development, doing our utmost to minimise disruption, engage both school users and the local community and manage the project to a high standard to ensure the journey to completion is a positive one for all stakeholders,” he added. The new building will feature bright and spacious interior with light wells reaching up three floors in the main corridor, as well as double-height foyer with a glass-fronted library designed to give an impressive,

inspirational feel to the entrance space. Designed to create a new ‘heart’ at the centre of the school building, the library is located near the main entrance to encourage visitors and the wider community to celebrate learning.The new multi-use games area (MUGA) and halls will be available to both the school and local residents for community use outside of the school day. “Tufnell Park primary school is hugely popular with local families and rightfully so,” said Cllr Joe Caluori. “With strong

MPs call for ban on combustible cladding The Housing, Communities and Local Government Committee is calling for an extension of combustible cladding to be banned, and for action to be taken to tackle conflicts of interest in the construction industry, in a report into building regulations and fire safety. Urgent and wide-ranging action to ensure the safety of people living in high-rise buildings needs to be taken by the government, including extending a proposed ban on combustible cladding and tackling the conflicts of interest that are pervasive throughout the construction industry. The Committee recommends extensive

changes to building regulations, following the publication of the Final Report of the Independent Review of Building Regulations and Fire Safety by Dame Judith Hackitt, which was set up after the Grenfell Tower fire in June 2017. The report outlines several conflicts of interest that exist in the construction industry. The Committee is particularly concerned with how builders are able to appoint their own inspectors, who may have a commercial interest in not reporting bad practice to the local authority, and manufacturers choosing the most lenient testing bodies for their products. developer-update.co.uk

Wrightstyle brings Farringdon art to life Wrightstyle, the advanced steel and aluminium glazing system company, recently completed three elevations of structurallyglazed curtain walling measuring over 50 metres as part of recent work on the eastern ticket hall of Crossrail’s Farringdon station. As part of Crossrail’s Art Programme, British artist Simon Periton designed an artwork for the curtain walling featuring an intricate pattern that reflects the elaborate Victorian metalwork of the historic Smithfield Market directly opposite. During the day, the artwork will allow passengers to see inside to the coffered ceiling that echoes the Brutalist architecture of the nearby Barbican, whilst changing shadows will be cast across the interior space.

In the evening, the station lights will illuminate the design from inside, offering a dramatic new perspective to those on the nearby streets. Wrightstyle is currently working on seven out of the 40 stations on the Elizabeth line, including Bond Street, Paddington, Farringdon, Liverpool Street, Whitechapel and Woolwich. The new Farringdon station is expected to serve 82,000 passengers every working day. Specialist glass from Hero Glass was chosen for the project “which pushed the capabilities of normal glass design, but which also successfully fuses art and architecture in this remarkable building,” according to Lee Coates, UK director, Hero Glass. The glass panel artwork was created using a silk screen print process in Hero’s factory which gave the visual result the artist was looking for. Wrightstyle’s glazing systems offer great durability and protection, having live tested its systems against both car and lorry bomb attack, using up to 500kg of TNT-equivalent high explosive.

“Crossrail is the largest construction project in Europe and passenger safety is, of course, the paramount concern of the design team,” said Wrightstyle contracts manager, John Woodcock. “That’s the reason why our systems have been specified across several new stations on the Elizabeth Line. 2018 sees Wharton celebrating its tenth year in business, having started out a part-time ‘lifestyle’ business for a local authority tree officer from the Midlands. Fast-forward a decade and Wharton Natural Infrastructure Consultants, based in Warwickshire, is celebrating its milestone anniversary as one of the largest tree consultancies in the UK. The company, founded and headed by Peter Wharton, is a one-stop shop for land, tree and ecology advice, managing projects and developments for everyone from councils and planning departments to private estates, property owners, land managers, architects, schools and leisure destinations. The focus is on viewing trees and green spaces not as obstacles in the planning process – but as assets; enhancing development, protecting and creating invaluable natural spaces and realising the hugely positive impact that they have on everything from property prices to health and wellbeing.

But it’s not about tree-hugging, as Mr Wharton explains: “We’re definitely not tree-huggers, and that’s important. We believe there’s a fine balance between appropriate tree retention and the need for development. It’s not about enabling old trees to be removed to make way for a new development and re-planting in a new area. But we are realists - and sometimes a tree does have to go. Wherever possible we will mitigate the impact of development, finding a solution that has minimal impact on the trees and ecology of the site. “Our mission is to be nature’s voice – and we want to change the way trees and ecology are viewed in planning terms; rather than it being a box to tick or a problem to overcome, we turn natural constraints into exciting opportunities: achieving planning success, improving quality of life, allowing nature to thrive.” One of Wharton’s biggest achievements to date is the regeneration of Coventry University. The trees and ecology were a major constraint, but it was considered that the removal of trees to allow development - with new green areas created elsewhere - provided the optimum solution that struck the right balance between nature and human needs. Without Wharton’s expertise - resulting in re-planting across the city - the new

Science and Health Building which was opened by the Duke and Duchess of Cambridge earlier this year, wouldn’t have happened. There’s a growing realisation about the important role trees play in our urban as well as the rural environment. Trees absorb pollutants with measurable benefits to people’s health – but they also

deliver a whole host of other economic, environmental and social benefits. Studies show that where industrial areas and work places include trees, employees are more productive and have a greater sense of job satisfaction. And, trees increase economic as well as personal wellbeing, with property values boosted by their presence. “Trees are too often seen as additional, rather than fundamental, to good development and we’re working hard to change that, helping create green infrastructure that we can fit buildings into, rather than the other way around,” Mr Wharton added. Having started as a small, one-man parttime business, Wharton now employs a team of 8 and is looking to ‘branch out’ further in the year ahead, taking on more staff and opening a second office in the Birmingham area.

he centre has been meticulously designed to provide an ideal environment for disabled people, with a particular focus on the needs of children with autism and neurodevelopmental conditions. Ecophon’s Omar Hussain described how the design of the building called for specialist acoustic solutions. “All of the rooms and large spaces have curved walls which made the concealed Focus Ds installation very non-standard. The integration with M&E proved to be a specific challenge which we had to address directly on site.” Paul Norris of Miles Industries was the ceiling contractor for the duration of the project and initial

design meetings, to pricing of the works and both surveying and managing elements of the works. He described working on the CICC building: “A high proportion of the walls were curved, and this made installing standard products a challenge. We had to use several products which are usually used sparingly on standard construction projects including 6mm Glasroc plasterboard and flexi perimeter trim.” “We installed Focus Ds predominantly on the ground floor in the ’front of house’ areas where children, staff and parents would be. Advantage was mainly used in the staff office areas on the upper floors. Both of these products were installed in the Lab area, along with Meditec and some Focus E.”

Keele University Paul and the Miles Industries team know Ecophon’s products well and as they were involved at the design stage, they were able to advise on the best product to use in many areas. “We have worked with Ecophon before and have experience with a number of their products but it was our first time using the Focus Ds system. The architect and client required a class A absorption tile so had already specified Ecophon. However, we were involved in adapting a few specifications for commercial reasons. We also helped the customer specify suitable ceilings for various spaces to meet very demanding requirements. The concealed system was a high priority.” The Miles Industries team found it useful that the Ecophon team were available for site visits when needed, and to answer installation queries.

Project address: Mottram St Andrew, Cheshire Architect: TheCAVE architecture + design studio Installer: Altitude Aluminium Reynaers systems: Reynaers Hi-Finity sliding door, CS 77 Tilt and Turn Situated in the rural countryside village of Mottram St Andrew, Cheshire, Sevendials is a private contemporary residence project. It utilises an array of innovative products from leading aluminium suppliers Reynaers and Cheshire-based Altitude Aluminium, which installed the stunning aluminium windows and doors on this beautiful build. The contemporary living space is set across more than 600m2 including a full leisure suite with guest accommodation. Situated at the head of a gently sloping valley and immersed in mature greenery including Oak and Birch trees, the modern house boasts views across Cheshire towards Snowdonia and North Wales. TheCAVE architecture + design studio was selected to design the project due to its vast luxury private residual property portfolio. TheCAVE was invited to stay in the bungalow that was previously on the site for three months before the project commenced to gain a profound knowledge of the path of sunlight, views and landscape before plans were finalised. The Sevendials dwelling beautifully projects the impact of Reynaers’ Hi-Finity sliding door system. Each panel of glazing spans the full height of the building across two floors, creating an impactful facade. Despite their minimal visual sightlines, the Hi-Finity sliding doors durability and strength allows for up to 750kg of weight per sliding door leaf. Fixed panes can weigh up to 1200kg.

To further advance the functionality of the property, Reynaers’ CS 77 Tilt and Turn systems were installed alongside the Hi-Finity range. Depending on the position of the handle, the CS 77 Tilt and Turn windows open either from the bottom hinge allowing an opening for ventilation or from the side hinge, opening in full. Whilst the façade at the front of the building uses minimal glass to enhance privacy and security, the rear of the building is where Reynaers’ products come to life. The ‘L’ shape plan embraces the views to the West, allowing the large panes of glass to engulf the sunset as it descends. The orientation of the project also ensures natural light bathes all interior scopes throughout the full 12 months of the year. 38 Doors, Windows & Architectural Hardware INTRATONE ACCESS CONTROL TECHNOLOGY INSTALLED AT OVER 900 SITES FOR HOUNSLOW COUNCIL Door entry and access control equipment from Intratone, one of Europe’s leading manufacturers, has been installed at over 900 different sites across Hounslow Council’s estate. The access control systems across the Council’s residential and commercial portfolio had become obsolete with the desire to move from keys to a fob-based system. Residents had been complaining at the delays in receiving new keys – in some cases taking up to six weeks for them to be delivered. New fobs can now be obtained straight away by residents when visiting their local housing office through the new cloud-based technology. Since late 2016 the Intratone fob readers have been installed at low and high-rise apartment blocks and Council offices, commercial buildings and operational sites, and complaints have dropped significantly. Ian Williams, Electrical Engineer for Hounslow Council is in no doubt as to the benefits of the new Intratone proximity readers: “We hadn’t heard of Intratone before it was recommended by the installer. So far, we have been very impressed – although it is a sizeable investment for the Council initially, the build and technology of the readers means that they will last for at least ten years. “At one point the fob programming was carried out by two full-time members of staff who would visit site daily to program residents’ fobs. This can all now be programmed remotely by the relevant housing officers at the local housing office which will be a large long-term saving to the council.” The cloud-based fob-reader system has significantly enhanced control over who has access, for how long and to which properties. Hydraulic platform lift aids access to Singleton Hall Singleton Hall, situated just a couple of miles from Blackpool, dates back to 1873, when it was built for Thomas Horrocks Miller and his wife. Now, transformed into beautiful apartments, the hall still retains many of the historical original features of the Miller home. The Singleton Trust wanted to ensure that residents and visitors, that were in wheelchairs or had problems with the stairs, could fully access the building without any issues. Ability Lifts were contacted for their expert advice on access, and recommended the Optimum 350 platform lift as the ideal solution after reviewing the architects drawings and specifications. Following a review by the Trust, where they requested some finishing touches, the lift was installed by Ability Lifts, working with the main contractor for building works. The lift, which comes with it’s own self supporting structure, was specified for outdoor use, and finished in a special RAL colour to match in with the environment. The platform itself has a 900mm x 1450mm platform with an open through arrangement, making it fully compliant for disabled access, and has an upper gate with a glass infill panel.
