Mitraland Is Flying High As Cascades Wins International Title

fresh from its recent win at the asia Pacific Property awards held in may 2012 for best international mixed-use development in the asia Pacific region, cascades was automatically entered into the international Property awards for best international mixed-use development representing the asia Pacific region.

cascades competed against projects from europe, the uK, africa and The middle east at the awards night held at the prestigious grosvenor house hotel, Park Lane, London on december 2012. The shortlisted projects representing the different regions were evaluated by a discerning panel of international judges based on criteria that included aesthetics, energy efficiency and interior design.

The Idea Kuala Lumpur is a cosmopolitan city that is vibrant and full of life and energy. This vibrancy however, exacts a high demand on its people who long for a place of quiet refuge.

This can be found to the east of Kuala Lumpur where it is bordered by the Klang gate hills, a ridge of quartz that runs for 16kms. The ridge is part of the central forest reserve that runs the length of the country along the Titiwangsa range.

16 Quartz enjoys this quartz ridge as a backdrop and offers its residents an “oasis” between the city and the forest. it is this relationship and balance between the city and forest, between vibrancy and quiet that inspires the design concept of 16 Quartz.

The Development situated near the well-established sub-urban residential areas of melawati and Kemensah heights, this 8.7 acre development introduces a new concept of urban living that showcases the vibrancy of cosmopolitan Kuala Lumpur. The exclusivity of spacious landed property is re-organised with the concept of a gated landed strata development and re-interpreted into an exciting new form. The morphology of the development is that of a condominium development whilst the articulation of the building is that of landed property.

bordering the majestic quartz hills of Klang gate, the development embraces nature to its core by assimilating gardens into the general layout and then inviting the same gardens into each residential unit. 16 Quartz is conceived as an abode of serenity where the strain of city living is calmed by extensive linear gardens.

The Layout in respect to the natural slope, the villas are composed in a staggered configuration allowing excellent views to be enjoyed by the maximum number of units. The resultant expression is a cascading organic form that blends with nature.

There are two cascades running perpendicular to each other forming a T with the club-house at the meeting point. The villas line each side of the linear gardens overlooking the green. This affinity allows the residents to utilise the linear garden as an extension of their homes for relaxation, recreation or socialisation.

The Gardens The villas and the linear gardens are but one composition, each supporting the other in a symbiosis of spaces. The gardens are akin to an extension of the villas, providing “outdoor living rooms” for enjoyment. Like most valleys, the main garden has a river flowing playfully in a 146m meander towards the club house.

The Clubhouse The quartz ridge of Klang gate dominates the skyline, its silhouette honed by time and weather. in nature, the roughness of stone is tempered by the softness of water. Taking this cue from nature, the clubhouse takes an organic form like a cave that has been carved then softened and rounded with running water. The water collects into an infinity pool that is articulated as a waterfall flowing over the edge into the chasm below. The 40 foot waterfall best showcases the exhilaration of height and the beauty of nature that greets the residents as they return home.

The Villas Where the gardens are like “outdoor living rooms”, the indoors are like internal gardens. modern spaces are morphed from modern expression of recesses, cuts and notches into the building volume. Large expanse of glass walls fills in the voids providing the transparency that open the home allowing light and air to enter its recesses. gardens are brought in via these voids continuing the emotion of the external gardens into the homes via the courtyards.
