PUSHING THE BOUNDARIES OF OFFSITE CONSTRUCTION

PROJECT UPDATE

Here at EOS Facades there is a lot to celebrate, with more ground-breaking projects and product developments on the horizon! We are now part of Etex Building Performance - a new division of the Etex Group which combines the solutions of three prominent manufacturers – Siniat, Promat and EOS Facades. Our combined technical expertise has led to some ground-breaking innovations. We have been involved in some truly outstanding projects - from the echelons of Court No.1 at Wimbledon, to the dizzy heights of Enderby Wharf. Occasionally it is the less high-profile projects that present the greatest challenges - however the EOS team are not to be defeated and we have come up with some ingenious solutions. Our newly launched ‘Case Study Compendium’ reveals some of the details see page 3 of this newsletter for more details.

ENDERBY WHARF Enderby Wharf has been described as a ‘frontier development’, making up a significant part of the regeneration of the Royal Borough of Greenwich. The joint project, between Barratt Homes and Morgan Stanley Real Estate, involves the redevelopment of the 8.9-acre site providing more facilities than some would expect in a small town! With over 700 riverside homes and a new jetty providing a cruise liner terminal – Enderby Wharf offers luxury living on a grand scale. A 251-bed hotel with a restaurant, crèche and gym, will ensure the area is a top leisure destination and the hotel’s conference facilities together with a skills and training academy - will attract businesses travellers. The scale of this project is immense and EOS have been appointed to provide our versatile infill SFS systems across seven blocks of the luxury high-rise apartments.

Court No.1 at the Wimbledon Tennis & Croquet Club. The inner wall was completed in April 2017 and the outer wall is scheduled for construction later this year following the 2017 Championships. The Lockies is the first project in a scheme launched by Osco Homes designed to deliver affordable houses which are manufactured offsite then assembled by prisoners from HM Prison Hindley, Greater Manchester. Consisting of eight assisted living bungalows for affordable rent, the project is due for completion later this year. EOS designed, manufactured and supplied, bespoke gable end panels, floor and roof cassettes together with walls with pre-formed doors and windows. All solutions were

manufactured from automated software direct to one of our Howick machines – the only FRAMA machine in the UK – which is providing unique sections and pre-assembled elements for the offsite and volumetric modular building sector. EOS used their technical expertise and manufacturing capabilities to supply unitised offsite housing solutions to Osco Homes, most in the form of flat pack frames. The panels themselves were then assembled by prisoners at HMP Hindley, with EOS assisting when required. Some of the frames were supplied pre-assembled, before being shipped to site as fully formed wall panels. Offsite manufacturing technology reduced the onsite programme of works, rapidly delivering the much needed homes.

Company News... Offsite Awards With over 200 outstanding submissions, the Offsite Awards were hotly contested this year and EOS are delighted to announce that our Wimbledon Court No.1. project was Highly Commended in the Best Use of Steel Category. This is quite an achievement as this project is still in the construction phase. The team headed to London on 13 June for an evening of celebrations and a great time was had by all!

EOS Facades Release Their Case Study Compendium We recently published our new Case Study Compendium – offering readers insight into our wide portfolio of projects across multiple sectors. EOS Sport Their Favourite Team Shirts for Cancer Research The EOS team support a number of charities and have taken part in Football Shirt Friday to raise money for The Bobby Moore Fund for Cancer Research UK. Bobby Moore was just 51 years old when he died and his Fund for Cancer Research UK was set up by Stephanie Moore MBE, Bobby’s Widow, in his memory to fund pioneering, life-saving bowel cancer research Since 2013, thousands of pounds have been raised and invested in ground-breaking bowel cancer research carried out by leading scientists working across the UK. 2017 marks the fifth year of Football Shirt Friday.

TECHNICAL TALK

Offsite Steel Solutions Delivering Quality and Cost Certainty As experts in offsite construction, we are able to provide our clients with cost certainty from the start of their construction journey right through to completion of the project.

Traditional methods of construction require a local labour force and the lack of indigenous skills often result in site workers having to travel significant distances – living an almost nomadic lifestyle. All EOS steel framing solutions are manufactured in our state-of-the-art factory by our highly skilled and well-trained team. EOS light steel framing systems are delivered to site where they are directly lifted into the correct position without the requirement for specialist onsite operatives. The factory application of boarding and insulation reduces the risk of delays for follow on trades and helps minimise the onsite construction programme, therefore making considerable savings on labour costs. The rapid delivery achieved by using offsite manufacturing technology provides housing developers with a faster return on investment, brings education and healthcare buildings rapidly onstream within a predictable timeframe and when it comes to the commercial sector, retail premises and offices can be trading or ready for occupation in record time. Our highly qualified and experienced technical design team work closely with our clients to establish the most cost-effective design solution with the most efficient use of materials. The EOS approach to design and value engineering is inclusive – working side-by-side with our client’s architects and engineers to create a complete solution incorporating design with structural calculations whilst focusing on process efficiency. We consider individual project requirements in order to offer the most comprehensive design solutions - creating unique drawings, to meet exacting demands of our clients.

Steel solutions offer architects greater versatility, particularly in terms of cost. Productivity advances and savings in steel production have been achieved throughout the supply-chain and the financial benefits can be shared with contractors. Light steel frame provides a lower cost option, due to reductions in material volume (tonnage) whilst still maintaining superior quality. Cost savings are also made through the speed of construction – the frame is installed rapidly onsite and resource efficiencies are also made due to the reduction of site-based labour. The robust nature and longevity of light steel frame minimises long term maintenance costs. Steel is unaffected by shrinkage or rotting, resulting in dramatically reduced repair and maintenance costs further down the line. Steel is one of the most sustainable construction materials which can be recycled, again and again, without ever losing quality.

FACTORY TOURS

Following the success of our CPD Factory Tours, launched last year at our advanced manufacturing facility in County Durham, we will be opening our doors again to architects, contractors, engineers and clients. OUTSTANDING FEEDBACK Our latest Factory Tours have proven to be a huge success - attracting more than 70 delegates across the two days. The tours, which are part of the accredited Inside Offsite programme, were hosted alongside Siniat, were attended by companies such as Sir Robert McAlpine, BAM, DLA Architecture, Wates and GF Tomlinson. Managing Director of EOS, Steve Thompson, commented: “We were overwhelmed with the level of interest and the calibre of delegates who were keen to learn more about the benefits of light gauge steel frame. These tours have allowed us to personally meet with so many construction professionals and pave the way to forming new partnerships.” The experienced EOS team guided delegates through the entire design and construction journey, offering in-depth insight into our offsite technology and processes.

EOS will be exhibiting at the forthcoming Explore Offsite Education and Healthcare events. The Explore Offsite Education conference is taking place on 11 July 2017, with Explore Offsite Healthcare taking place on 20 September 2017. These integrated conferences and exhibitions create a platform for construction clients, architects, engineers and contractors to come together and discuss the latest offsite solutions in the relevant sectors. Members of the EOS technical team will be on hand to share information on our latest steel solutions and our ground-breaking education projects, including the development of seven Schools based in Hertfordshire, Luton and Reading, as part of a £150 million contract procured under the Priority School Building programme. EOS Brings Offsite Construction to the Table On 06 July 2017, EOS Facades will be hosting a round table event in London as part of the Offsite Magazine Round Table programme. The event comes as part of an ongoing process to promote offsite manufacturing and technologies as crucial to the future of the construction industry. Recent years have shown an upsurge in offsite construction and it is now viewed as one of the main solutions to resolve such issues as the shortfall in quality housing stock together with mitigating the traditional skills shortages and the environmental impact of construction. Contributing to the event will be 10 prominent industry figures including Tim Carey of Willmott Dixon, Oliver Novakovic of Barratt Developments and Ken Davie of Carillion Building. These, together with other influential construction professionals, will debate the challenges and opportunities provided by adopting innovative light steel frame methods of construction. The outcomes of the discussion will be documented in the next issue of the Offsite Magazine, which is due for publication in August 2017. At a later date, the outcomes from the event will also be made available through other media channels, including the Offsite Hub newsroom.
