Welcome to EQ magazine. ‘EQ Magazine?’ I hear you say puzzledly. Why Yes! EQ is short for Equinox, the long standing company we have had for over 20 years…but we’ve given ourselves a nickname “EQ”, in the affectionate way we Kiwi’s do when we’re fond of something, so that we make it more familiar…a less formal moniker which lets you get familiar with us from the get go. It is no coincidence that EQ is also short-hand for Emotional Intelligence - something we are BIG on here at Equinox. EQ refers to the ability to perceive, interpret and respond to others emotional needs…it’s considered as much of an asset as IQ...even more so perhaps. In this issue of EQ magazine we showcase our current projects, reflecting our sensitivity to your feelings and desires by providing homes, shopping and working spaces which provide a so othing balm to your emotional needs. Equinox has owned this site for years, and in 2012, Equinox Project Director Nigel McKenna was given the specificity to create a new master plan for this world class site. Working with and supported by Equinox’s directors Kerry Knight and Chong du Cheng, the resultant master plan is one of which Equinox is deservedly proud. To be undertaken over 5 stages, the construction of Orakei Bay Village will result in 100 townhouses, 400 apartments, 10,0 00m2 of retail space, up 10,0 00m2 of commercial space, open air Piazza, underground train station and park ‘n’ ride, waterfront walks, and cobbled streets. As mentioned previously, Orakei Bay Village truly is a once in a lifetime opportunity to secure part of this unique site. 500 million dollar developments like this don’t come along every day, and this particular one is a testament to the multitude of design professionals who have been involved in its creation. With heavy hitters in the world of design such as Jasmax, Cheshire, A Studio, EMBTO, Clarke Brown and Leuschke all contributing to the stunning aesthetic here, Orakei Bay Village is a true mixed use development whose final manifestation will reflect the benefits of the widely collaborative approach. Feedback from the local community has all been taken into account in the creation of the master plan. Vast amounts of underground parking; internal streets which have been sensitively designed with priority given to pedestrians and cyclists;; and most of all, an attractive, low rise development created from high quality timeless materials which will give life, appeal and vibrancy to this exciting destination. A word from the architect. From a desire to create a master planned community that reflected its town and country location The Grove was born – a commuter suburb located at the border of the city with an excellent proximity to the train station, Papakura Township, motorways and parks. Keeping with traditional design values, homes in The Grove are larger standalone family houses with pitched ro ofs, punched windows and horizontal weatherboards. Prepared by Jasmax in conjunction with Equinox, the master plan ignores commonly held perceptions about people and space, instead deciding to investigate the actual relationships between humans and the built environment. Observing that given the ability to bike, walk, run and play, people will actually engage in these activities, the architects set out to achieve the creation of roads as green linear parks, locate houses in groups who share a central courtyard (an ideal based on old European villages), and meet the desperate need which Auckland has for affordable housing.

“In essence, The Grove combines the benefits of living in a peaceful country community with the high quality amenities of a major urban metropolis”. With the planned planting of over 1000 mature fruiting and native trees throughout the subdivision and central community park and play areas, The Groves meandering streets and pockets of houses all contribute to community, security and a sense of countryside. Within The Grove, spaces are created for quality of life – encouraging and allowing residents to interact. This is achieved in subtle, beautiful ways creating a cohesive neighbourho od of 132 family homes built in a curved “organic” pattern reflective of nature. Papakura is a Maori word believed to have originated from papa, meaning earth or flat (abbreviation of Papatuanuku) and kura meaning red, reflecting the rich, fertile soil upon which the community was founded. Luxuriating in a quiet sunny spot, with the majestic Southern Alps providing an improbable background and only moments away from Wanaka’s township lies a prime site longing to be enjoyed. But we didn’t have a sexy start… Before the GFC Equinox was involved in financing a 40 ro om serviced apartment hotel in this piece of paradise. The units were pre sold mainly to English investors who keenly slapped deposits down to secure their slice of heaven. So we scratched our heads and decided that the market for investors buying serviced hotel ro oms was not something we wanted to be involved in – basically if you own one hotel ro om, you can never make a decent return nor will it rise much in value – even though the sales brochure presents them as remarkably attractive investments with amazing upward ro om rate and occupancy projections, free weeks accommodation, smallish entry price……Urgh!! Anyway we observed that NZ lacks oversize luxurious boutique hotel ro oms at a decent price. We do have Huka Lodge and other exquisite top end lodges at $1500 a night – and at the other end of the spectrum,

$100 per night motels - but not a lot between this. Wanaka in particular is in need of this type of accommodation with its attractiveness to both discerning overseas and New Zealand travellers. And so, we conceived and obtained resource consent for the 20 ro om Wanaka Lodge. Seated high on a hill on what used to be, very shortly before native bush land, the Redoubt Ridge site called for a spot of gentler planning. Led by our Project Director Nigel Mckenna, Equinox went through a detailed 2 year process to master plan the overall subdivision. In an area which was once a designated rural zone, Council were quickly convinced of the merits of the proposed master plan- due largely to the proposed preservation of the existing green finger with its associated waterway and natural vegetation. We got caught in the mid naughties property lolly scramble after we decided to buy two sites that would be due for major gentrification near downtown Phoenix (an area similar to Grey Lynn before its renaissance). The promise of a new Mayo Clinic Hospital, University, Light Rail system and new transport infrastructure were considered strong indicators that this area was on the up and up…none of us foresaw the GFC or could have predicted the massive slowing down of growth for this area.
