You are skimming through this brand new magazine. Perhaps you are looking to buy your dream home or looking to sell your existing home. Perhaps you are an agent or a broker giving this magazine a shot, just to see what the fuss is all about. Perhaps you are someone else entirely. No matter from what lense you look at this magazine and property buying, you cannot help but see that this is the right time to buy. This is because it is definitely not the right time to rent. Renters throughout the nation are suffering under increasing rents even though the average wage is rising. Unfortunately, many renters fall into a vicious cycle of paying their outrageous rent and not having enough to feed their families as well as saving for a down payment on a house. This perpetuates the need to rent, causing the price of rent to rise even more. Worse, renting is not an investment. It is a temporary solution to homelessness, because you are paying off your landlord’s mortgage with your rent payments (2015 Zillow). Why not just jump into your first home instead while interest rates are in your favor? Interest rates are also currently at record setting lows, hovering at approximately four percent for a thirty year fixed mortgage. These interest rates can go nowhere but up, so why not take advantage of them now? It is estimated that the Federal Reserve will increase interest rates by one percent at the end of 2016 to avoid another recession, but that is only a larger incentive to jump into housing now. After all, interest rates could make the difference between affording that dream home and settling for less. If you are having difficulty getting into homeownership, then simply turn your attention to nonprofits and companies like The Power is Now Lending. Non-profits are willing to help you get out of poverty. The National Association of Real Estate Brokers (NAREB) offers homeownership services and advice for African Americans in need of help. The Asian Real Estate Association (AREAA) of America has educational talks for the community to inspire and assist in the planning of Asian Americans to increase homeownership rates. The National Association of Hispanic Real Estate Professionals (NAHREP) does the same, having conferences annually to promote Hispanic growth in the United States. There are some organizations such as Women In Default Services (WINDS) that actively work to bring women out of poverty and difficult situations through various services. These organizations will help you be able to afford your dream home and better your situation, because they know that there is no better time than now to invest in real estate. Buying real estate is a life changing decision and should not be taken lightly. Yes, the time is now to buy, but are you ready? Get to your bank and take a look at your finances. Are you ready to move out from your parents house? Are you ready to downsize for retirement? Are you prepared to finally stop paying off someone else’s mortgage through renting? Notice how I did not ask if you had enough money for a down payment. Many Americans stricken with hard times do not, and that is understandable. Luckily, The Power Is

REAL ESTATE MARKET FOCUS:

DANA POINT, CA For its close proximity to its more affluent neighboring town to the north and for all it has to offer as a beautiful coastal town, it is truly remarkable that Dana Point has been able to fly so long under-the-radar. It is not a big town. In fact, it has been losing population over the last several years, settling at around 34,000 at the end of 2014. However, Dana Point seems to pack more charm, amenities, and natural beauty into its 6.5 square miles than most other coastal towns. Its storied past as an 1800’s fur trading hub is remembered through its streets named after ship lanterns – Golden Lantern, Ruby Lantern, etc – and a reproduction of the schooner belonging to the town’s founder sits majestically in the harbor. It was even dubbed by its founder, Richard Henry Dana Jr. “as the only romantic spot” on the coast. It was a much smaller and sleepier town when it was a top surfing destination in the 1950’s, made famous by the Killer Dana wave that frequented the shore. Today, the magnificent harbor, built in

the 1960s killed the Killer Dana waves, but there is still some fine surfing to be had at Doheny State Beach (2015 Dana Point). From the palm tree-lined paths overlooking the water, you can still see fishing boats hauling their catches and sea lions lining up on the rocky edge of the harbor. The downtown has grown up to accommodate a lot of great, locally owned restaurants and specialty shops. A new sixteen million rejuvenation project will upgrade the historic Lantern Village district expanding its capacity to add even more dining. And, to top it all off, living in Dana Point is still somewhat affordable with housing prices almost half of what you will find in Laguna Beach (2015 Dana Point).

THINGS TO LOVE ABOUT DANA POINT THE HARBOR The harbor, one of the very few found in southern California coastal towns, is full of shops and restaurants, and its marina is host to hundreds of beautiful boats and yachts. Catalina Island is visible from just about any coastal town Orange County, but the Dana Point harbor is a launching point for the Catalina Express which will take you to the City of Avalon where you can spend the day or enjoy a couple of nights at one of its vintage hotels. The harbor, along with all of the marina shops and restaurants, is scheduled for a major redevelopment project which will convert it from a vintage nautical motif to a Tech Minimalist concept replete with metal roofing and minimalist landscaping. Anchoring the harbor is the Ocean Institute, a must visit for families, students and maritime enthusiasts. The Institute offers close-hand learning on just about anything having to do with the ocean, the marine ecosystem and maritime history. After petting some little bat rays you can venture on board two, full-sized replica tall ships that are also available for public and private sales (2015 Dana Point).

OCEAN ATTRACTIONS It all starts with whale watching. That is what you do when you come to the “whale capital of the west.” With Dana Point’s proximity to the annual migration route of numerous species of whales, it is nearly a year round activity. Whale watching boats are constantly moving in and out of the harbor with the best viewing in the winter and early spring. After whale watching, you can rent a stand-up paddle board and paddle the waters around Baby Beach. Dana Point is a mecca for stand-up paddlers (SUPers) and it is host to the largest SUPer event in the country.

THE BEACHES Doheny Beach State Park offers three miles of sandy coastline lined with fire pits and overnight camping spots. To the north, Strand Beach is a popular destination for families and runners who take to the beachside running trails. Beach goers and surfers also have their choice of world class beaches immediately to the south in San Clemente and to the north in Laguna Niguel and Laguna Beach.

DANA POINT HOUSING MARKET

The Festival of the Whales, honoring the annual migration of the California Grey Whale, is a two weekend celebration that has been held in Dana Point since 1972. The Tall Ships Festival is the biggest tall ships event on the west coast of the U.S. Each September more than a dozen, tall ships sail majestically into the harbor for a week of celebration. The Doheny Blues and Jazz Festival keeps growing in popularity each year, drawing thousands of people to listen to some of the biggest names is jazz, blues and pop music. Each Thanksgiving more than 10,000 runners and 5,000 families converge on Data Point for the annual Turkey Trot, which includes a 5K, a 10K and a Gobble Wobble race for kids. Fodor’s Magazine voted the event as a top destination for Thanksgiving (2015, City Data).

Dana Point’s population has decreased by more than 1,000 people since 2000 is an indication of the fact that the city is largely built out. The existing housing market is diverse, offering a range of single family residences from the beach on up to the beautiful bluffs overlooking the ocean. The median home sales price in 2014 was $745,000 up 31.3 percent since 2010, and $164,000 more than the county as a whole. Considering the median home sales price of Laguna Beach, which is just to the north, is more than $1 million, Dana Point would have to be considered a bargain, especially for all it has to offer (2015, Truila). CALIFORNIA ANAHEIM REAL ESTATE: GOOD FOR INVESTORS OR JUST FOR DISNEY ROYALTY? The city of Anaheim provides a less expensive location than other portions of Southern California, while still maintaining a short distance to many important locations around California. Because this urban area is under an hour drive away from Los Angeles, Santa Ana, and Long Beach, Anaheim stays close to many important attractions, while still staying away from the larger cities. This city boasts of being a part of the Los Angeles metropolitan while still being a separate city in California. Being located on Interstate 5, Anaheim is also connected to one of

the largest highways on the West Coast. This city is also the location of the Disneyland Resort. A great location is difficult to beat, but what is the market of this city like?

ANAHEIM’S CRASH RECOVERY Ever since the real estate crash of 2008, many real estate markets have been trying to recover from the crippling effects of the housing bubble burst. There have been varying amounts of success from multiple markets, but the real estate market of Anaheim, California has been showing promising potential. This market has been managing to slowly and steadily work its way back up towards what the value of houses were before the real estate crash. The median sale price of homes in Anaheim have not returned to their peak at $608,000, but they have been slowly increasing over time. Home values have moved the median sale price back up to $497,900. This market has shown impressive growth, with the home values rising 3.8% over the past year. Not only that, it has been projected that the home values will

BEAUMONT REAL ESTATE MARKET Beaumont average price per square foot is $135, which indicates an increment of 1.5%, compared to December 2014. Between 15th October and 15th December 2015, the city’s median price for homes was $276,500 based on a sample of 156 home sales. Compared to the same period in 2014, the median home sales price recorded an increment of 2.4%, or $6,500 while the number of home sales had a decrease of 41.4%. The city’s home average listing price was $307,632 for the week ending 30th December 2015, which translated to a 0.3%, or $1,056, compared to the previous week. An average of 197 resale and new homes was also recorded in Beaumont, including 109 homes in the auction, pre-foreclosure, or bank-owned stages during the foreclosure process. Home prices are above average cost compared to the recorded national prices. Single family detached homes constitute the major housing type in the city, accounting for 86.63% of Beaumont’s

Other prevalent homes in Beaumont include high rise apartments or large apartment complexes (4.56%) duplexes and a few mobile trailers or homes (3.17%), not mentioning other small apartment building or homes converted to apartments (3.85%). Owner –occupied dwellings that contain three or four bedrooms are the most prevalent singlefamily detached homes found in Beaumont. They account for 76.68% of the total homes in Beaumont, and 57.19% contain either three or four bedrooms, satisfying the average sized relative to the United States. In the last few years, Beaumont homes have experienced tremendous appreciation. With an average appreciation rate of 3.8% per annum, the city ranks in the top 10% nationally for home appreciation. Despite the downturn in the real market experienced nationwide, Beaumont continues to show positive results. A recently conducted research shows that the city’s appreciation rate per annum is higher than 70% of various towns and cities in California. The high appreciation rate is an indicator of the city’s real estate strength in the near-future.
