It seems like it was just yesterday I was bringing in the new year, but the 2nd quarter is here and it’s time to double up your efforts especially if you are planning to buy a home. With the celebration of the resurrection of Christ, the Passover, the 50th year since the assassination of Martin Luther King, the 50th year of the Civil Rights Act and the Fair Housing Act, my oh my, this is a quarter full of activities, so you better get ready. Other event signifying the start of this great quarter included events like First U.S flag Approved event, the Discovery of the North Pole, and so much more. We are looking at a great start, and as we know, great start brings better results and a better ending. The month starts off with some rather unusual, but interesting news about the Treasury releasing the Community Reinvestment Act

in which the Department recommends some modernization changes to the CRA. Basically, these recommendations seek to better align CRA activities with the current situations in the community that the banks serve. This report has well been detailed in this copy to help you gain insights and how it affects you as an individual and the other parties involved. How California leads the U.S. Economy
C
alifornia comprises one – eight of the United State’s population with over thirty nine (39) million people. Being one of the biggest state of America, it acquires an estimated $2.3 trillion gross domestic product. This state possesses a big and progressing economy, which overpower four (4) richest countries in the whole world. California’s economy is by large bigger than ever before and compared to most other economies in the world. There is no doubt California is the 5th largest economy in the world. Depending on how you chose to measure it, China, United States, and German have larger economies than California, of course, falling in as the 6th largest economy is United Kingdom. Ma jorly, the success of America’s developed economy can largely be traced back to California. Since the financial crisis of 2008, the reason America has sustained a positive economy to achieve a record GDP growth is because California has been growing, largely.
According to Jerry Brown, the sitting governor of California state, immigrants are the ma jor reason why the state has so far been successful. California also utilizes their revenues on educational research that economically helps in the progress of the country. Jobs increased and more people got employed. This is additional revenue for the government that are in turn used and utilized for the public benefit. The revenue from agriculture, forestry, fishing and hunting, altogether totaled to a high of $39 billion, that was in 2015. More to that, the manufacturing industry in California injected into the economy an addition $279 billion. For the Tech companies in California, we are looking at 12-month revenue of $720 billion, according to data from Bloomberg.

In the past 5 years, California has by large outperformed other states. In the stock and bond market,

investors have shown zero-allegiance to political affiliations. On the aspect of debt management, California’s credit worthiness keeps on getting better. This can be shown by the declining premium global investors have to pay to guard against depreciation of the state’s debt obligation. Perhaps, one of the reasons why California has grown so much in investment by foreigners is because investors see security in the state. Let’s focus on borrowing. The county’s borrowing cost is 0.15%, which points to a lower than average in most states and municipalities. On the other hand, the bonds issued by the county’s municipalities resulted in a total return of 2.3% since November. Bloomberg’s data show that this has outperformed the benchmark for U.S. This rigorous growth of the bonds sold by California is a direct consequence of the state’s regulation of the market. California further prides itself to be the home of 20 of 130 companies in the North America and South America. These companies meet the standard categorization of clean energy. During the last 12 months, these companies yielded a return of 45%, which beats the set www.thepinmagazine.com
benchmark of 13%.
Technology Technology also starts to move up for its loss of attention in the last few years. Because of this, convenient processes are being executed by most companies and extraordinary services are being delivered leading to a higher profit rate. Media is also playing a key role in California’s big success. Currently, California holds lots of production jobs as cable channels and companies start to bombard in the whole world.

Boom and Gloom:
An Economic Warning For California The Gloom California has encountered about twenty percent of the nation’s economic growth since 2011. In 2011 the Texas economy was doing so well and California’s so poorly. This made the Democratic lieutenant governor of California, Gavin Newson travel to Austin to seek advice from an unlikely mentor: the Republican governor of Texas, Rick Perry. When the Newson returned, he remarked appreciatively that the people in Texas were more aggressive than them; they knew what they were after. Despite all that consultation, Texas economy continued to grow more and more with much effort from Perry, Texas’ governor. Much of these efforts included attracting business people from California to build houses on the cheaper Texas land. By the year 2013, the Texas GDP was equal to seventy percent of California’s. This was opposed to the 2001 G.D.P, where the Texas’ GDP was only equal to forty percent of California’s. Texas boasted a much lower unemployment rate, and from years 2009 to 2012. It was responsible for the newest business establishments in the United States. All this growth and failure, simultaneously led to the publication of a cover article by the economist Tyler Cowen, proclaiming that Texas represented “America’s future.” Factors That Contribute To the Gloom High expenses in building a business: Building a business in California is next to “impossible!” Texas Governor Rick Perry said this on the media. He further encouraged investors to invest in the cheaper Texas. This reduced the number of investors in California.
High income-tax, housing rates: California income-tax rate and its housing costs were among the highest in the nation and its business regulations very resolute. This further constituted to investor moving to other areas where housing costs were low, income-tax bearable and friendly business regulations.

The Boom Over time since the year 2012, California’s economy has improved due to the following; • Voter-approved tax hike. • The stock market boom which has translated into more tax receipts from California’s wealthiest residents. • Reduction in the budget amount, which has been contributed to by several reasons, including the reduction in the amount of taxes levied to the residents. • Construction crews in Los Angeles, which reflects a boom in building hotels, shopping centers, and high rise condominiums. • The sudden economic growth from the year 2012 may be a sign of long lasting prosperity to the Californians or an upcoming doom to the state.

The Future Warning to California With this sudden change of California’s economy, from a falling to a newly grown, thriving economy, many concerns have been raised. The concerns are about the immediate future awaiting the people of California. Probably there is a long list of things that could go wrong. • A surging budget deficit could stock higher interest rates. • There’s a high probability of increased unemployment since the more depended on Silicon Valley continuously hires few people. • If recent upheaval in stocks signals a longer term decline, it would hurt California in particular because its budget relies heavily on high earners whose incomes rise and fall with the market. • President Trump’s moves to upend longstanding trade arrangements could be a setback for the state, home of the country’s biggest port complex. • A drop in technology industry valuations or in venture capital investment which has played a huge role in California’s recent boom would reverberate swiftly

through the state’s economy and tax receipts. As stated above, California’s economy is a volatile economy, meaning at its boom, the chances of falling back to the starting point are too high. This calls for the state to device better ways to reduce the chances of getting hell break loose for them. These methods include the well employed method in Texas, diversification. The state should diversify in the many industries they are capable of initiating and running.

Living Along The 15 Freeway Corridor in Eastvale, CA

astvale, California has been a recent incorporated small town in southern California. Thanks to a change in state law, the city of Eastvale was created in 2010. It is a city located in Northern Riverside County, and the 53,000 residents can commute to LA via Interstate 15.

The housing bubble crash, just prior to the city’s incorporation, caused median home prices to fall by 50%. However, the Inland Empire as a whole, including Eastvale, has experienced growth in jobs and new home construction that has contributed to a robust economy in the area. Living along the 15 freeway corridor means that Eastvale residents are close to the lifeline of transportation for Southern California, as well as Utah and Nevada. That means that Disneyland is only forty minutes away. Eastvale is cheap and fun! While there’s lots of fun to be had at Disneyland, living along the 15 freeway corridor means that it’s an easy commute for anyone working in LA. With the reduced cost of living in Eastvale, commuting into LA is perfect for anyone on a budget! There are some concerns about traffic congestion on I-15, especially as growth continues in southern California. However, the I-15 Alliance is working on finding viable solutions that help alleviate the traffic

problems that come with increased growth. If you choose to live in Eastvale and commute to LA for work, the best news is that even though Eastvale is a small city, it has all the amenities of living in a larger city. You can stay close to home for your shopping needs! Eastvale boasts a thriving shopping area with stores including Macyâ&#x20AC;&#x2122;s, Game Stop, and Home Goods. Blackhorse Tavern and Grill, Pacific Fish Grill, and Volcano Hawaiian BBQ give you the chance to support local business while enjoying great food! Plus, youâ&#x20AC;&#x2122;re less than an hour away from a weekend at the beach. Commuting in southern California is often challenging. While trends show that we’re in a seller’s market right now, forecasts tell us that home prices in Southern California, and California as a whole, will continue to rise. Dreams of Housing
M
artin Luther King was a powerhouse name in fighting against racial discrimination. Even after his assassination, the principles he stood for have been championed by organizations that believed in his course. One common type of discrimination that was instigated in Lutherâ&#x20AC;&#x2122;s era is housing inequality. However, King was adamant in fighting for the rights of the minority Blacks living in the United States. Martin Luther spoke against social segregation which had pushed Black Americans to live in slums. The opportunities were limited in these areas. Despite the abolishment of slavery, there were still elements of racial discrimination. The following are some of the ways that Luther contributed to equality in the housing sector.
Freedom Movement Dr. Luther did not only form a campaign to champion for the rights of Black-Americans but also actively participated in demonstrations. He changed his family residence to Chicago where he could monitor and lead the movement. Fearlessly, Martin went to City Hall and placed a paper that aired the communitiesâ&#x20AC;&#x2122; grievances. The Chicago mayor would then call for an immediate audit of the local housing conditions. The houses where the Blacks lived posed danger to their lives because the city had poor drainage, substandard garbage management and leaking sewerage system.

Formation of the council was a result of the Freedom Movement. The new non-profit organization acted as a channel to advocate for fair housing. Martin Luther provided legal advice to the locals and later he advanced his agenda nationally. The organization also educated www.thepinmagazine.com

the Black-Americans and their White counterparts of the need to have fair housing. The local leaders were in support of Luther’s course which eased the operations of his NGO. He created a foundation for negotiation of the rights of people of color.
Fair Housing Act The Fair Housing Act has the imprints of Luther’s legacy. The new law expanded on previous Housing Acts to advocate for fair treatment of Blacks, women, and people living with disability. The law had failed after various attempts of the Congress to garner enough support from the members of the house. The regulations were passed without debate days after the assassination of Luther. The move was to quell the riots that were being witnessed after the murder of King. The US president mourned Luther and regretted that the motion gained popularity after his death. He wished Martin had lived to witness the change that was sweeping through the housing sector.
Negotiations with Real Estate Agents In the fight for fair housing, Martin Luther King did not spare the agencies in real estate. He boldly The Power Is Now Magazine
approached them and called for the availability of non-discriminating real estate listing, fair mortgage policies and revocation of discriminative agencies’ licenses. Luther also advocated for garbage collection in slums to make the conditions habitable. In one of his speech, he pointed out that it was time for the Blacks to stop living with rodents. MLK also negotiated with contractors to demolish the existing poor structures to put up better houses.
Formation of New Organizations Luther was not assassinated with his dream of fair housing. After his death, organizations that advance his agenda have been formed since 1968. The NGOs advocate for fair housing and poverty eradication in cities where the Blacks are most prevalent. A good example is Fahe which advocates for better housing conditions in American rural April 2018
areas like Appalachia. The dream is still alive through such organizations which were formed from the legacy of MLK. Undoubtedly, King was an aggressive leader in fighting for the rights of Blacks. His focus on fair housing cannot be underestimated. To date, the equal housing opportunities offered by agents and federal governments are as a result of what Luther fought for.

Liquidity Crisis In
The U.S. Mortgage Market
I
n 2008 the U.S economy went into a financial crisis and the worst recession ever since the Great Depression.
The financial crisis was caused by the collapse of the sub-prime mortgage market. This occurred when the banks sold out mortgages to too many households who later on failed to refinance them due to the drop in home prices and a rise in the unemployment rate. After the crisis, in a bid to ensure that such a financial meltdown does not occur again, Congress and financial regulators set stringent rules and enforced stronger underwriting standards to reduce the risk associated with mortgage lending. This, however, has led to the flourishing of non â&#x20AC;&#x201C; bank mortgage companies that provide credit to those that do not meet the bank The Power Is Now Magazine

standards resulting in a liquidity risk that everybody concerned is silent about.
Why the Rise Of Non-Bank Mortgage Companies Could Cause A Liquidity Crisis The last financial crisis was partly caused by the unregulated lending in the mortgage market, which made it vulnerable. Unfortunately, the same vulnerabilities still exist and pose a greater risk because the nonbank mortgage companies now hold a larger share in the market. The new regulations that were set after the last financial crisis require that: â&#x20AC;˘ The lenders carefully assess the ability of the borrower to pay back before they 34
could provide credit to them. The lenders are therefore limited to selling mortgages to those with a spotless credit history. â&#x20AC;˘ The lenders have enough capital to weather defaults and are regularly checked by the Federal Reserve, which performs stress tests to ensure that. The problem is that these rules are heavily enforced by traditional banks that take deposits. The rules, however, do not apply to the non-bank mortgage companies which originated about half of the mortgages in 2016. They have provided mortgages to those that the bank has proven not to be worthy of credit and are therefore more likely to default on their payments. Furthermore, the non-bank mortgage sector does not take deposits and in general, do not have enough capital to withstand the losses that could be caused by the defaults. These were the exact liquidity issues that came up during the financial crisis that led to the failure of many of the non-bank lenders.
Consequences Of Non-Bank Mortgage Failures By operating with low capital the non-bank lenders without a doubt can reap high profits in the good times. In bad times, however, as mentioned earlier, they may not have enough capital to withstand the losses which would lead to a catastrophic fall. Should the event that the failure of a nonbank mortgage company occurs the following parties would be affected.

no certainty that other financial institutions would provide credit to the borrowers under the same terms if at all credit is extended to them. Also, there would be a ma jor change in the servicing of their mortgages, which would be stressful and confusing to the consumers.
The U.S government After the previous financial crisis, the U.S Department of Justice, Fannie Mae and Freddie Mac pursued the originators and recouped billions of losses in the process. The government would not be financially able to do the same this time if the non-bank mortgages failed since the high rate of defaults of which 75% are insured by the Federal Housing Administration (FDA) or Department of Veterans Affairs (VA) are now state-owned.

Despite the fact that the non-bank mortgage sector has the potential to cause a repeat of the mortgage crises, the issue has not been tabled for discussion. It would be absurd that all the measures that were taken to avoid the repeat of the liquidity crisis were all in vain.

The Impact of the Current Expected Credit Loss Standard (CECL) on the Timing and Comparability of Reserve
R
ecently, there has been a change in how financial institutions manage and report allowance for loan and lease losses (ALLL). Instead of waiting until is recognizable that a loss has occurred, banks will now factor in total expected credit losses when starting a loan with a client. This new standard, known as the current expected credit loss standard (CECL) allows for ALLL to anticipate losses and become less pro-cyclical. This change seems to be good for people seeking credit, as the CECL should result in banks having more credit to lend out during a financial downturn. Let us take a closer look at the CECL. In the aftermath of the recent financial crisis, there was a demand for a review of the accounting rules. In June 2016 the Financial Accounting Standards Board (FASB) issued the CECL. Basically, the CECL focuses on looking to the future and predicting potential losses instead of responding to losses as they occur. Outside of what the the FASB considers â&#x20AC;&#x153;reasonable and supportableâ&#x20AC;? forecast period an institution must use historical data as their source for risk assessment. Another change brought about by the introduction of the CECL is new sources of variation in the calculation of ALLL. The new requirements under CECL necessitate lifetime losses to be estimated. This of course adds quite a bit more variation and means that forecasts will need to be geared towards specific institutions in order to be accurate. One ma jor problem resulting from this new reality is that it becomes more difficult to compare between institutions and over time. Let us use California home prices around the time of the last financial crisis as a way of comparing the old incurred loss standard to the CECL. California property values began to go down in 2006,

but instead of gradually responding, the ALLL increased drastically when housing values reached their lowest point in 2009. Had the CECL been in use at the time there would have been a slow change in provisioning charges that lined up with what was happening to property values. CECL functions very well with perfect forecasts, but unfortunately banks are rarely able to accomplish this task on a macroeconomic scale. Risk managers will therefore use different models based on different potential forecasts. Research has shown that the differences used in constructing these different forecasts can have a significant impact on loan loss provisions. And of course, this variability can potentially hamper comparability across institutions and time if risk managers are not able to distinguish how much of that variation is due to risk and how much is simply model uncertainty. A lot of things changed following the recent financial crisis and so it is no surprise that there has been a demand for change, which has come in the form of the CECL. The CECL

has advantages in that it can predict potential losses and allow banks to increase provisioning charges gradually instead of abruptly. But there are also signs that it may have a weakness in its comparability factor. The new forward-looking credit loss provisioning standard, CECL, is intended to promote proactive provisioning as loan loss reserves can be conditioned on expectations of the economic cycle. Provisions are generally less pro-cyclical compared to the current incurred loss standard; CECL may complicate the comparability of provisions across banks and time.

Construction Waste Recycling Technologies and Processes • Cardboard and Paper Recycling Process Cardboard and paper can be recycled in an efficient manner. Sorting technology is used to sort large quantities of material in a short time. Different types of sorting techniques are used to separate the paper and cardboard. After the process is completed it is sent for recycling. • • Asphalt Recycling
The advanced construction processing systems include air and water separators, automatic optical sorting, grinders, shredders, screens and manual sorting. The most common type of wood waste that is generated include lumber, plywood, manufactured wood (composite panels), and treated wood. his year marks 50 years of the Fair Housing Act. The Fair Housing Act of 1968 prohibited discrimination concerning the sale, rental and financing of housing based on race, religion, national origin or sex. It was originally intended as a follow-up to the Civil Rights Act of 1964, the bill was the subject of a contentious debate in the Senate, but was passed quickly by the House of Representatives in the days after the assassination of civil rights leader Martin Luther King Jr. The Fair Housing Act stands as the final great legislative achievement of the civil rights era. 3 Basic Tenets of the Anniversary To remember the inception of this particular ordinance, there would be a yearlong celebration of the 50th anniversary of the lawâ&#x20AC;&#x2122;s creation. The commemoration will focus on three basic concepts with regards fair housing and real estate in the country.

Changes in Housing Practices over the Last 50 Years

here have been a lot of changes in housing since the 1960s, the advent of the fair housing act, and since Dr. King spoke at the NAREB.
But the Fair Housing Act has made a lot of changes come about. Things have improved a lot for most people. Discrimination has and will always be there, but overly, there has been significant changes.
Prior to the 1960s Prior to the 1960s and desegregation, it was very common for African Americans and other minorities to be discriminated against. This was with regards of acquiring fair and equal housing at an affordable rate. They were often relegated to poor living conditions that were substandard and in bad neighborhoods. This was largely because of the color of their skin.

Fair Housing Act Effectiveness The FHA effectively made it illegal for landlords and tenants to discriminate on the grounds of color, gender or any other factor. Thanks to recent events and the legalization of same sex marriage, this protection extends to them as well. It also covers persons with disabilities, and even extends to any reasonable accommodations they might need in order to

The availability of affordable housing has expanded significantly and more people have achieved their dream of home ownership, or even being able to move out of poor and substandard housing areas and into more affordable housing. But is this enough? Is that all that needs to be done, or is there more to do?

While the Fair Housing Act did not fix all the problems that existed at the time, and it did not completely eradicate the discrimination that may have existed at the time, it laid the groundwork for people to be able to have an avenue for recourse if discrimination existed. Another form of discrimination that would occur at the time, other than landlords, flat out refusing to rent or sell to persons of color was that they would significantly increase the cost of a property to make it out of reach to minorities. The Fair Housing Act also made this practice illegal. Unfortunately, we still find that most people of African American descent and other minorities are still found in

larger cities and low income areas, so there is still work to be done. While a lot of improvements have been made, we still have a long way to go before we will reach a state of true equality. It is true that thereâ&#x20AC;&#x2122;s an equal playing ground in some of the largely populated areas, more of the suburbs or rural areas do seem to be a little bit out of reach for particular groups of people. This lends the question of whether there are improvements that could be made to the FHA, which could improve the conditions and level the playing field even more? If yes, these improvements would bring about a fair distribution in the housing policy. For more than 50 years, we have come a long way, many improvements have

The fact is that even now, there are still a fair number of pockets of substandard housing that exist in America, and many families are stuck living in those substandard housing areas because it is all that they can afford. pring is finally here. Long gone are the cold winter months and life seems to start anew. As the days become longer and the weather gets warmer, many of us wonder what to do with our lawns. Taking advantage that most plants and weeds have perished from the cold, spring is the perfect opportunity to do a makeover or to plan a garden from scratch. However, even if you are an expert landscaper or complete beginner, if you want to have a mature garden by the end of the season you need to take the right steps. Although, It might seem like a daunting task, following these tips can make your garden the envy of the neighborhood.

Plan your garden.
Before any flower blooms, you first need to know what you want to plant. Whether you would like to grow your own vegetables, have a picturesque array of flowers or beautiful perennial plants that can withstand harsh weather, you need to plan ahead. There are many things to take into account. Not all vegetables grow at the same time or require the same care; lettuce is a great place to start, but tomatoes are more delicate. Flowers can bloom at different time and you need to consider what shades of green you want. Once you have made your choice, it is best to start small. Do not go full scale and change your whole lawn. Try with a small plot of land and, if you are successful, move on to a different area.

As soon as you have finished planting, you need to start watering for at least 20 min a day until the plants spring. If you donâ&#x20AC;&#x2122;t water constantly your seed will remain dry and not flower. You may also think about adding some mulch to protect and nourish your plants. This will prevent the growth of weeds the spread of diseases. Make sure to add mulch a few inches away from the roots to prevent rotting. Soil is the most important part of your garden. If you donâ&#x20AC;&#x2122;t prepare it correctly you might lose of your time and effort and all your work would be in vain. There many thing to take into consideration, whether it is best to dig or not, check if your soil is missing any nutrients or check for PH-levels. Since it is best to wait for mid-April or early May to avoid any unexpected frost or late snow that could harm your plants. You could use this time to test your soil and find out what it needs. That way you will know what the most suitable plants for your project are. 3. Plant Depending of what you have decided to plant, you need to do it at a specified time of the year. Plants such as kale and pansies can tolerate the cold so you can still plant them in late winter. However, tomatoes and daylilies have to be planted once there is no risk of frost. You need to also consider whether you want to plant seeds or use transplants. Sunflowers and lettuce can easily spring from seeds. However, if you feel less adventurous or want to start right away it is better to buy some plants from a nursery. If you choose the latter be careful not to choose plants with yellow leaves or that are already in bloom as they might not last the whole season.

As the season progresses, there are a few extra steps to consider if you are looking for a healthy garden. A great idea is to start a compost pile by using organic materials, plant debris and leaves. You can also it with some earth as used coffee from the coffee maker. Once is has gained a black or brownish color, you could use it to provide your garden with extra nutrients or to prepare for next year. Also, make sure to trim and prune your plants. Water constantly if there is not much rain. You may also consider adding new flower beds and plant annuals or more perennials to add different shades of green. By following some of the tips and with some trail and error my adjusting to what your plants needs you will a beautiful garden by the end of spring and one that will flourish late into the summer.
