Kitakyushu, Japan ¡ with SAM Architects
Stringent solar access requirements largely dictate housing form in Japan. In this irregular shaped infill site in Kitakyushu the housing is largely shaped by these factors. The site also sloped up to the south with mountain views, which dictated the primary solar orientation although the best views were down slope to the north. The 102 affordable housing units were predominantly 3 bedrooms of approximately 73 -75 sq. meters, accessed by open- air walkways. The units were built with generous patios, large enough to act as an outdoor room facing south. In order to gain good sun penetration into the living rooms the patios are double high, achieved by alternating two different floor plans. The entry spaces off the walkway are also double high and are generous enough for families to personalize them. Community rooms are on the garden level and parking is covered. This site had less solar access constraints, bounded by a busy arterial road on one side and by a traditional neighborhood on hilly terrain on the other. Originally several sites were to be joined together to create an affordable housing community linked to the network of narrow streets at several points. We established a “street in the sky”, a wide path from the sidewalk of the first site as the primary route. This was to cross the neighborhood street at level three and join the adjacent sites. In the completed project, this path has become an important communal thread from which many units enter. A large roof terrace for gathering is connected to community rooms at this level. A housing tower with units for seniors anchors the site bridging to the adjacent sidewalk where the communal “street” begins. Five floor buildings surround the common garden containing a variety of unit types including at grade, two level units for families with children. Unit Count 100 Total Client 16

Singapore ¡ with TIS and Partners
This urban design proposal attempted to respect the traditional shop house typology prevalent in the area by building to the street wall with midrise housing. These buildings were planted with hanging gardens as a greening strategy. High -rise towers set in a park were connected to these buildings by roof gardens. The circular towers contained stacked atria eight floors high. A common double high garden on each floor gives light and ventilation to the interior. A continuous stair links these gardens together forming a green spiral from the building base to the top, in the spirit of Singapore’s garden city traditions.

Hollywood, CA ¡ with Carde Ten Architects
This was the winning entry in an international competition for 40 units of housing for low and moderate income families. The site in Hollywood was a-typical for this use, sloped, irregular, and requiring structured parking with stacked units. The units are grouped around common courtyards containing a community porch overlooking play areas below. The courtyards are linked by circulation and step gently up the slope with views to the city. Private patios surround the open space with individual porch entries. Most of the units are in townhouse configuration including some with independent suites on the lower level for parents or independent children. Taking advantage of the stepped levels of the site the units gain extra high living rooms, with dining kitchens on an upper mezzanine. A back porch off the dining area faces the courtyard below. Single level units are included for seniors or for persons with disabilities, convenient to open space, laundry lounges and parking. Unit Count 40 Total Client 26

WORKING ARTISTS VENTURA Ventura, CA ¡ with Carde Ten Architects
The city of Ventura prides itself on attracting working artists, many of whom qualify for affordable housing. A site was allocated for an artist community including temporary housing for homeless families and some market rate artist studios to support the project financially. Height limits constrained buildings to vary from two to four floors with some retail on the ground floor on the main street. Three courtyards face south, with the central space oriented to family living with a play area and the laundry. Ground level units have extra high studios open to outdoor work areas with public access. The courtyard close to the main street has a community gallery opening to an outdoor theater. This space is intended to encourage public interaction. Each unit has living space and an extra high work space opening to an upper level walkway or a ground level courtyard. A variety of unit types were necessary to give artists choices suited to their art practices. Unit Count 89 Total Client 34

The program for this site, located in the South of Market area of San Francisco included 140 one bedroom affordable units for seniors, an Adult Day-care Facility, common rooms including dining, educational activities, and a shared garden for the housing and Adult Day-care. Also, serving a wider community, Meeting Rooms, a Branch Library for this district of San Francisco plus some retail. Each side of the site required a different response. The Branch Library was located on Third Street, the most urban, with the double high reading room on the most important corner facing Mission Creek. The Adult Health was placed above this with the Community Meeting Rooms on the top floor. The housing was located above retail on the residential streets framing the garden center of the block. The common rooms are located at garden level with views of Mission Creek. The one- bedroom units are for single or double occupancy and all have kitchens and a private balcony. Working as part of the multi-disciplinary team, we won this design-development competition for two blocks in the redevelopment area around San Francisco’s Transbay transit terminal. Block 6 includes a high rise, market-rate tower designed by SCB Architects and an 8-story affordable building that we have designed. Block 7 will include 120 units in two mid-rise buildings with townhouses facing a pedestrian street. With a tight budget and ambitious density goals, we have designed very efficient buildings that capitalize on the amenities of their surroundings, including an adjacent park, and views of the Bay Bridge.

Cape Town, South Africa ¡ with Antonio de Souza Santos
Four luxury apartments in a stacked block aimed to have the characteristic of houses. The units are all two levels with north facing major living spaces. The two lower units each have direct access from the ground and open onto private gardens. The living rooms are extra high with dining and kitchens split on a half level above. Two bedrooms and one independent suite occupy the second floor. The upper two units are offset from the lower units to create ample terrace space. A loggia on the north face provides shelter, shading, and planting beds and forms a significant green facade. The outdoor space is large enough to entertain and dine in. The bedrooms above also have balconies set into the loggia. Two stairs were required, stacked together to be compact, allow separate service access to the kitchens and individual bedroom suites with direct access bridged from the sidewalk. Guam ¡ with Fujimoto LTD
This project for 400 hotel and condominium units takes advantage of the site topography to provide a choice of accommodation with ocean views to all units. Three forms of housing, suitable for long or short term stay, include terraced housing with entries at grade stepping up the hill, two level apartments at the top of the site with parking below, and a high-rise apartment tower mostly for short-term stay. The tower’s semi circular form allows each unit good orientation and spectacular ocean views. The angled walls maximize the view and provide a very compact core. Alternating two level units a complex pattern on the facade is achieved.

IONA STREET APARTMENTS Cape Town, South Africa ¡ with Antonio de Souza Santos
The very narrow long site with setbacks on both sides left a minimum amount of space to create a four level apartment building. The parking on the ground had to be organized with one driveway and diagonal spaces. The close proximity of the neighboring continuous building suggested diagonal not frontal views to the north. Only one access system was possible on the middle level to all units. The two bedroom units have their living rooms on the entry level with the bedrooms below. The studio units on the third level are reached by stairs from the walkway, keyed to the stairs of the units below. One tri-level unit has a terrace on the roof. Concrete was the chosen material because it allowed minimal wall thicknesses necessary in this constrained context.

RITCH/ZOE STREET LOFTS San Francisco, CA
The property, a concrete warehouse building, covered the site with frontages on both Ritch and Zoe Streets. To make habitable spaces a courtyard was created in the center and two extra floors were planned at roof level, set back from the courtyard. The building needed retrofitting which included a steel frame around the courtyard and an extra reinforced concrete layer on the inner walls. The program was to build 5 live-work units, with work- space separated from living and accessible directly from entries. Large private gardens/patios were required. All units have entries from the street, private parking, and minimal common space. On Ritch Street there are three units including a three level townhouse, and two units on Zoe Street. Located on a busy commercial street in a warehouse area, 6 live-work lofts were developed, sharing a multilevel central garden above parking. All the units enter residential space at the courtyard level from private patios. Two street level units have an office entry from the street and the units at the rear have a work- space and garden entered from parking. These townhouse lofts are on three levels plus a mezzanine, have several interlocking double high spaces with terraces. Diagonal views, generous windows with abundant light and crossventilation create a very livable oasis in an industrial neighborhood.

Each house would be distinctive but form an interrelated group. The site sloped gently to the north and five, splayed lots were created. All mature trees were to be preserved and landscaped roofs extended the gardens spatially, linked by stepped ramps. House 1 near the entry set the plan philosophy. Generous living and dining rooms faced the garden with prime orientation and afternoon sun. The bedrooms have early morning sunlight and each opens to private patios. The master suite at the upper level has a roof terrace that links to the gardens below. A separate gated entry leads to service areas and the kitchen yard. Houses 2 to 5 followed the plan type but variations occurred as the existing trees were preserved. House 2 for example preserved a large Magnolia tree at the entry creating a unique spatial sequence. House 5 wraps around a grove of Birch trees creating an inner courtyard. Differentiation in entry conditions and the shape of living and dining room spaces were emphasized to make each house unique. The unusual site, a rock, was surrounded by unbuildable open space on two sides. In the highest part of the district unobstructed views of the bay and downtown were possible. Two 3 bedroom units with double high living spaces were stacked and interlocked reached by an elevator and stairs. View focused terraces were complimented by back gardens cut into the rock extending dining areas spatially. Parking at street level was excavated into the rock setting a platform for the five floors above.

Designed for two generations this house has a central atrium. The older generation occupies the first floor with the back garden and the younger family with children is located above with roof terraces. Parking, services and storage are at ground level. The houses are designed to respond to changes in season for year round comfort. The atrium and greenhouse space can be opened, closed, and shaded to monitor sunshine, breezes, and through ventilation to create an enjoyable ambience.

The project for 10 houses was to be built on a hillside with beautiful trees on the upper slope. Our approach was to preserve the hillside as a garden for the residents and to avoid ecologically intrusive and costly strategies. We maximize parking from the existing road with landscaped roof terraces and tree planting. Two complimentary houses were proposed, one focused on the hillside but with city views and one oriented to the city but with easy private access to the garden. Each three- bedroom house has spacious living areas and a view oriented sitting space at the highest level. The roofs slope down to the interior shared space to create an intimately scaled garden.

This complex of three residences and one studio was developed over a ten-year period on a former industrial site, the McGann Bronze Foundry. The foundry, which dates to the early part of the 19th century, benefited from it's proximity to the rail line, now a commuter link to the western suburbs of Boston. The foundry itself, partially ruined, was converted into a residence and studio, enclosing a courtyard between. Another existing industrial building, most recently a printing press, was converted into a second residence, and a third, constructed with the latest technology in prefabrication, was located on the remaining vacant plot.Â

The structure from a nineteenth century bronze foundry provided the starting point for this livework complex on a tight urban site in Somerville, Massachusetts. About a third of the site was an enclosed building, while the remainder was surrounded by brick walls. The enclosed building was renovated with a new second level to create a living space, and a small steel-framed mezzanine was hung from the existing gantry crane structure. A new glazed conservatory on the south side creates an all-weather garden. At the opposite end of the site a new curved roof and glass wall encloses the space formed by three existing brick walls, creating a studio. A garden of fruit trees infills the ruins of the old foundry between the two spaces.

The final phase of the Village Street development, this compact but spacious house provides living and working space on three interlocked levels. Taking advantage of the space above a small integrated garage, an elevated studio overlooks a large living/dining/kitchen volume with 12' ceilings. Off this space, a large window wall opens to a private garden. The upstairs bedrooms are partially lit by clearstory windows through the offset roof. A small outdoor terrace cantilevers over the entry. Built largely off-site with custom pre-fabricated panels from Bensonwood Homes, the house features a highly energy efficient enclosure and received a 5 star energy rating.

The masonry shell of the former Firefly Press presented the opportunity to make a loft-like space on the ground floor, and support second floor cantilevered from this base. The key concept was to create a visually connected living space that is over seventy feet long from the front to the rear, encompassing a central courtyard connecting to the side garden. The living/dining space and a a studio/library/family roomsurround the courtyard. The two bedroom suites on the second floor are separated by the courtyard and each has a private roof terrace. Double height spaces are lit from these terraces, bringing south light into the dining/living area and north light into the studio/library. The cantilevered bedrooms also create overhangs sheltering the large windows and sliding doors facing the side garden from the living spaces. Floor Area 2,000 SF Unit Count 1 Total Client 126

The company guesthouse and private residence is built in a forest with views to the ocean. Most of the trees are preserved and a large skylight allows the canopy to be seen within the house. Supported by tree like columns the roof echoes the slope of the ground from the chimney at the high point. The house steps down in level from the study to dining, living, and out to the pool and garden. Large sliding glass walls disappear into pockets, allowing indoor and outdoor spaces to merge. The copper roof and wooden walls blend the house with the natural surroundings.

The property is pan-shaped with a narrow link to the street, with a stream and mature Oak trees on one edge and a dramatic view of Table Mountain as the focus. Conceptually the house presents blank walls to the street and neighbors but opens up to the landscape, mountain, and stream on the garden side. Four children’s rooms and a master suite were required with a generous living room, study, and dining room below. A loggia or veranda protects the bedrooms from the sun and forms a continuous balcony at the upper level. The children’s rooms have a secondary entry to the balcony allowing them some autonomy and the master suite has privacy. The undulating form of the loggia interacts visually with the landscape framing views.

The site was one level below the street with spectacular ocean views. The parking and house entry required a bridge to the second level where the living room and master suite were built. The main open terrace occurs at this level. Dining and two bedrooms are built on the ground level. A small void gives visual access between living and dining spaces. Strong winds from the mountain required protection from the public side also giving privacy to the family. The curved profile of the roof slab and overhang gives sun protection to the large glass windows to the view. A wind protected solarium occurs at the roof level.
