The Summer Months provide the highest concentration of prospective real estate Buyers and, in turn, we typically see peak sales volumes during this busy time.

Home sales along 30A for second quarter of 2017 exceeded $454 million in sold volume – a 52% increase over the sold volume of the prior quarter (Q1 2017). Similarly, sales remained very strong into the later summer months, with $444 million in volume sold in the third quarter, 48% more sold than in quarter one. These sales statistics verify for us that opportunity for Sellers of 30A properties is at a peak in the summer months. This is the Selling Season as these months have historically proven to be seasonally superior sales months here at the beach. A key statistic that many do not factor is adequate market exposure time in advance of a sale. The days on market show that homes along the 30A corridor are selling in fewer than 6 months, which is encouraging news for Sellers! If the summer months provide the most opportune seasonal advantage, Sellers should begin marking their beach property in the winter months to be lined up for seasonal advantage.

Where to Eat From classic Southern cuisine to rooftop bars, the restaurants in 30A communities are nothing short of delicious and unique. George’s in Alys Beach has a stellar lunch menu. A Children's Book about a Favorite Local Dog

Just in time for Christmas,

this new book is a sweet, adorable story of a little dog trying to discover her perfect name as she travels to a faraway land. In this beautiful, hard-bound children’s book, the outcomes of her adventures result in a mighty presence, a surprisingly bold request, and a victorious ending. Our little adventurer becomes “Beastie” and that so pleased the Queen. "Even though the actual story doesn’t take place on 30A, every character is a part of my family, and we are proud to be locals! Sir Henry and Beastie are our dogs, Sir Captain Gregory is my husband, Princesses Natalie and Elizabeth are my daughters, and Sir Peapod was our cat. My daughters helped me write the book 4 years ago. There are so many things in the book that actually bring back memories and details about our family. We really did go through a similar exercise to name Beastie. Also, when my daughter Elizabeth was young she could not pronounce her own name, so she did indeed call herself "BC". And when my youngest daughter Natalie was little, she called her sister “Fifi” for whatever reason. It’s so sweet to me and I’m so glad the story has been so well received. It warms my heart so much to see a child enjoy the book. At one of my last book signings, a little girl named Sienna gave me the biggest smile and then an unexpected huge hug. I almost cried.

Indoor Air Quality: An Attempt to Clear the Air by Chris Burch

Purchasing a home is the largest single investment most people will make in life. Maintaining the home with timely repairs must be a priority for homeowners who want to protect their substantial financial investments. People typically focus on the most obvious and visible home improvement and maintenance needs, and miss what they cannot see. One less apparent aspect of a home’s health is its indoor air quality. The Environmental Protection Agency (EPA) states that indoor air is typically two to five times worse than outside air, and it is estimated that people spend nearly 90% of their time indoors. According to the American Medical Association, one-third of the United States National Health Care Act addresses causes directly attributable to indoor air pollution. The EPA defines Sick Building Syndrome (SBS) as a situation in which building occupants experience acute, negative health and comfort ailments that appear to be linked to time spent in a building, but in which no specific illness or cause can be identified. Eye, nose, and throat irritation, headaches, fatigue, dizziness, nausea, shortness of breath, and muscle pain are some of the symptoms of Sick Building Syndrome. Many medical professionals believe that longer-term health problems related to poor indoor air quality may include heart problems, respiratory issues (including asthma), and certain forms of cancer. It is worth noting that there is much debate on the subject, and experts continue research to identify the contaminants and their health effects.

Indoor air pollution can come from a number of sources. Those sources include the following: • Carpet and glue off gassing – the release of particles from carpet and glue components

exacerbated the indoor air quality problem. While these changes favor a reduction in energy use and cost, the down side is that some homes are considered “too tight,” or, in other words, not breathing enough. Homes need fresh, outside air.

Mold problems deserve more attention. Mold is part of the natural environment and we would not survive without its existence. We find mold outdoors and indoors, and it cannot be completely avoided. People are exposed to molds 24 hours a day, seven days a week, 365 days a year. It is usually not a problem unless it is growing inside a building. Although it is estimated that there are over 100,000 species of mold, only approximately fifteen species are considered dangerous. The most well-known and toxic is “black mold” (Stachybotrys Chartarum). For mold to grow, moisture and a nutrient base must be present (drywall, wood, etc.), within a temperature ranging from 40 to 100 degrees Fahrenheit. Molds produce microscopic spores that spread easily through the air. Shoddy construction, lack of maintenance, plumbing failures, hidden leaks, inadequate ventilation, and high indoor humidity cause and contribute to indoor mold growth.

• Pain that contains Volatile Organic Compounds (VOC’s) • Household cleaners and disinfectants • Gas ranges that emit carbon dioxide and nitrogen dioxide • Wood cabinets and furniture that contain formaldehyde • Pesticides used indoors • Personal care products that contain harmful chemicals • Pet dander • Mold (mycotoxin) In the last several years we have seen a construction trend toward more stringent building codes. When following these codes, builders use more energy-efficient windows and doors, and foam insulation in attics, exterior walls, and crawl spaces. These trends have

INDOOR AIR QUALITY One of the most important components to a building system is the heating, ventilation, and air conditioning (HVAC) system. The HVAC system functions to control air temperature, humidity, cleanliness, and distribution. The system should be energyefficient while providing thermal comfort, acceptable indoor air quality (removing contaminants and odors), and ease of operation and maintenance. There are moisture challenges. If the air is excessively dry, comfort problems will be present (dry skin, nose bleeds, nasal congestion, and thriving opportunities for the spread of germs). Excessive humidity is conducive to mold growth.

What can you do to assure your home’s indoor air quality is acceptable? • Water is key. Keep your home dry and clean. Do routine inspections of the entire home. If your home interior does get wet, you should dry it out quickly as possible. Some molds start to grow within 24 to 48 hours. • If mold is present in a building, it can be distributed through the ductwork. Have the HVAC air handler coil inspected and cleaned at least once a year, as mold can grow on dirt that accumulates on an AC coil. You should consider having the air ducts cleaned if you see substantial visible mold growth on components of your HVAC system. • Do not close off supply registers in rooms that are not used, as that may provide an environment favorable for condensation. • The American Society of Heating, Refrigeration, and AirConditioning Engineers (ASHRAE) recommends that indoor relative humidity be maintained between 30% and 60%. Keeping humidity levels below 60% and venting moisture from showering and cooking to the outside are ways to prevent conditions conducive to mold growth. • When building a new home, keep in mind bigger (oversizing the HVAC tonnage) unit is not better. If the unit is oversized when it comes on it will blast plenty of cool air and then shut off. This is called “short cycling” and will result in improper dehumidification of your air. Also, request your builder and HVAC contractor to install return air vents in all large rooms (kitchen and bathrooms are exceptions) as this allows more balance between room-to-room temperatures and reduces moisture build-up on walls and ceilings. • Change out your HVAC filters regularly (every 30 to 90 days based on the manufacturer’s instructions). Filters should have an efficiency rating of MERV 7 or better, but you should consult your HVAC equipment manufacturer for recommendations on the highest level of filter resistance for your HVAC equipment. • Increase the number of air exchanges: ASHRAE recommends a minimum of 8.4 air exchanges per 24-hour period. Adequate ventilation helps reduce the concentration of indoor pollutants in the home. Ventilation has been shown to reduce dust mites, mold, and other culprits that lead to indoor air pollution, while replacing stale air with fresh, cleaner air. I like to open windows and doors whenever possible to allow plenty of fresh air inside my home or office, especially when the humidity levels are low. If you choose to do that, it is key to run the HVAC system for a while after closing your doors and windows in order to lower the humidity back to an acceptable level.

It stands to reason that we should want to breathe the cleanest possible air in the place(s) where we spend most of our time—not only to feel our best, but also to live healthier lives in the long run. Making sure your home is getting plenty of fresh air, maintaining your HVAC system, and ensuring no mold is actively growing inside of your home are three simple, smart ways to achieve cleaner air and a healthier living environment. First, we live in a toxic world. Our foods are contaminated with pesticides and antibiotics, our water is full of chemicals, and our air quality is less than ideal. Even with a perfect diet of organic, non-GMO (genetically modified organisms) foods, our bodies require resets.

Second, we need purification. Throughout history, cleansing and fasting have been healthy spiritual and physical rituals. At the root, the motivation for cleansing or fasting is to help the human body become as clean and pure as possible. Giving our bodies, especially our digestive systems, opportunities to catch back up, has never been more important.

You and your health are worth it! Will it be easy? Maybe. Maybe not. Do you need it? Most likely. Do you deserve it? YES! I’ve been facilitating Whole Food Cleanses for years, and my experience tells me that everyone benefits from cleansing. This is a quick, four-step overview of how you can cleanse with success.

1. Prepare: Have a Plan and a Goal. If weight loss is a primary goal, be realistic. If you’re doing a 10-day cleanse, don’t expect to lose 20 lbs. Usually, men lose weight more rapidly than women, yet we all can get to our ideal weights when we sustain healthy eating habits. Typically, with our 21-day cleanse, men lose between 8-15 lbs. and women lose between 5-10 lbs. Don’t get suckered into programs that claim you will lose 20 lbs. in 20 days. Beyond weight loss, realistic health goals should include reducing inflammation, joint pain, and hot flashes, while improving sleep. All are positive, possible outcomes from ridding your body of toxins and restoring its health. Have a plan beyond "I'm going to eat better." Know what you’ll eat, how often you’ll eat, and what types of foods you’ll consume (real or packaged). If you’re using supplements, which are often key to restoring your digestive and eliminative systems, be sure they are Whole Food Supplements and do not contain any stimulants or appetite suppressants. Years of exposure cause brain toxicity.

2. Have support and accountability. Being part of a group, having a coach, working with a nutritionist, and/ or partnering with your doctor will provide great advantages. Have someone in your corner who can help keep you motivated and hold you accountable when things get challenging. Find someone with a good knowledge base and experience. Your surroundings are often a major influence on what you eat and drink. Ideally, your spouse or close friends will cleanse with you, so you aren’t tempted to stray off track.


3. Know your side effects. No one said cleansing toxins is easy. Side effects are expected and should be welcomed, or at least understood. Too often, I hear of people bailing out of their plans because they come across some unwanted side effects. At some point during your cleanse, expect low energy. By eliminating simple carbohydrates and sugars from your diet, your body must re-learn how to burn fat for fuel. I find that most adults have no idea how much power sugar and chemicals have over their bodies until they give them up. In the body, simple carbohydrates like bread, alcohol, muffins, and crackers act just like sugar and must be avoided in any successful cleanse. Low energy can last a day or two—sometimes more. During this time, fatigue, brain fog, and even irritability may occur. This is a key turning point in making changes! Stay the course and power through it. This time is also when being part of a strong program is highly beneficial.

4. Plan your next moves.

First, reflect on what you just experienced. Make note of your emotions, energy, food focuses, pain, elimination, etc. Women who do our 21-day cleanse often eradicate their hot flashes. Some sustain this benefit with good eating habits, like avoiding sugar and processed foods, while others’ hot flashes return as soon as they go back to poor eating and drinking.

Second, choose to eliminate one bad habit for good! Think about this from the beginning and commit to it. Your cleanse program should be the start of a healthier lifestyle that you can sustain. Moving forward, stick to a whole foods clean eating plan and mark your next cleanse on your calendar.

The Basics of Like-Kind (1031) Exchanges by Sallie Paris

After graduating from Louisiana State University, I returned home to Alabama and began a career in banking. I quickly discovered that my bank clients considered their real estate holdings to be integral to healthy financial portfolios. As a Coastal Luxury agent, my goal is to offer clients a broad level of service, not only by helping them find the perfect properties, but also by helping them make informed, appropriate financial choices through our firm’s network of expert contractors and advisors. Because the real estate market on 30A continues to grow (with sales over $1.2 billion in 2016), people flock to our beautiful area to invest. Often, owners sell one property only to reinvest in another. Some elect to use Like-Kind Exchanges to defer gains and defer and potentially reduce tax liabilities. Like-Kind Exchanges are governed by Internal Revenue Code Section 1031. Thus, they are commonly referred to as “1031 Exchanges.” It is important that home-buyers understand how to time, structure, and calculate transactions under 1031 Code, which can be confusing. Investors considering a like-kind exchange should consult a tax advisor or certified financial planner. As a realtor, I cannot give tax or financial planning advice, but I can help clients understand the basics of 1031 Exchanges from my perspective and experience as a buyers agent. I also researched a variety of sources for current information. Each is listed at the bottom of this article.

Like-Kind Exchange defined: Internal Revenue Service, Code 1031: Generally, if you exchange business or investment property solely for business or investment property of a like-kind, no gain or loss is recognized under Internal Revenue Code Section 1031. If, as part of the exchange, you also receive other (not like-kind) property or money, gain is recognized to the extent of the other property and money received, but a loss is not recognized. Section 1031 does not apply to exchanges of inventory, stocks, bonds, notes, other securities or evidence of indebtedness, or certain other assets. Properties are of like-kind, if they are of the same nature or character, even if they differ in grade or quality. A layman’s definition, according to Forbes.com contributor Robert W. Wood: ...a 1031 exchange ... is a swap of one business or investment asset for another.... Although most swaps are taxable as sales, if you come within 1031, you’ll either have no tax or limited tax due at the time of the exchange.

Typical Reasons to Utilize a Like-kind Exchange: • Use property instead of loans or cash to finance a new investment. • Trade an old property for a newer, more valuable property. • Defer capital gains taxes. • Consolidate multiple rental properties into one. • Diversify investments by exchanging one property for multiple properties.

Benefits: • Investments grow tax-deferred as you roll over gains from one property into another and accumulate appreciation. • Investors potentially avoid paying taxes until they sell property for cash. • At the final liquidation, property owners can take advantage of the lower capital gains rate associated with long-term investments.

Deadlines and Parameters: • Within 45 days of closing on the property an owner is selling, the owner must file a list of a minimum of three replacement properties. Sellers file that list with a third-party exchange facilitator (see below). • Within 180 days of the original transaction, the investor must close on a replacement property. The equity transferred from the original property to the replacement property must be equal to or more than the equity in the original to defer captain gains taxes. • It is not required for those who reinvest to reinvest all equity from the original property into the replacement property. If one chooses to take some cash from the transaction or reinvest in a property of lesser value, he/ she will pay capital gains taxes in the same tax year as the exchange, but only on the cash received.

Important Things to Remember: • Buyers must retain an exchange facilitator, also known as a qualified intermediary, to administer the transaction. Facilitators prevent property owners from taking constructive receipt (ownership) of funds, which is critical to complying with IRS Code. • Only certain types of properties fall under IRS Code 1031. Some properties may be considered stock in trade if they are only purchased/built/flipped for quick resale. Primary residences may not be considered for 1031 Exchanges, but there are exceptions. • Vacation homes may be considered but must meet specific qualifications. • Coastal Luxury agents, certified public accounts, and attorneys can direct you to exchange facilitators.

Home Security: How a Title Company Can Keep You Safe

Cyber security is a hot topic these days. It is especially at the forefront of many people’s minds during the holiday season of heavy online shopping. Recent data breaches in large companies like Experian and Intercontinental Hotels have made everyone more aware of how important it is to keep one’s personal data protected to safeguard investments and livelihood. It is likely you think about cyber security when you make online purchases or log into your bank account, but even transactions you may not think of as vulnerable have become a target for scammers in recent years. For example, real estate transactions are not generally considered open to great risk for fraudulent activity, since much of the transaction procedures are completed by people in face-to-face situations. However, in 2016, the Federal Bureau of Investigation (FBI) saw a 480% increase in the number of complaints filed by title companies that were targets of business email compromise scams. These scams target everyone involved in a real estate transaction, and generally attempt to intercept and divert wire transfers to fraudulent accounts. Typically, an email account is compromised somewhere along the way and the fraudsters’ goal is to replace a correct email with a similar looking one that will allow him or her access to all the closing information, which gives the cybercriminal a path to have money routed to his or her account.

Real estate transactions have become prime targets for a few reasons. Many realtors are independent contractors, so their technology is not always properly managed in the office. There are multiple access points in each transaction (buyer, lender, title company, agent, etc.). Since the real estate market is thought of as such an in-person business, some real estate companies are not as vigilant as they should be about cyber security.

As a prospective real estate buyer, you may wonder what you can do to protect yourself from a scam of this kind.

The most important security measure you can take is to hire a technologically savvy title company to manage your closing transaction. A high-quality title company not only investigates your home’s history to see that ownership is clear and unencumbered, but also coordinates your closing with all parties. If there are any warning signs of fraudulent activity at any stage of the closing, savvy title company professionals will notice red flags and alert the necessary parties to safeguard your finances and your personal information.
