ome and condo sales continued to tick up for the scenic 30A corridor during the first half of 2018. The number of sales, at 768, was slightly over prior year and the average sale price and price per square foot were up 4% and 5%, respectively. We anticipate the 30A corridor real estate industry to exceed $1.6 billion in 2018; we are seeing the industry more that double in the last 5 years. Regarding sale prices for the first half of the year: • Average sale price = $1 million +, a 42% increase over the last 5 years • Average price per square foot = $443, a 41% increase over the last 5 years Investors must be thrilled with these statistics. Additionally, • Sold properties in 2018’s first half were on the market for a shorter time than in 2017’s first half and • Properties for sale (i.e., inventory of offerings) at 6/30/18 are 11% below 6/30/17 These statistics point to a stable and increasing pricing environment.

First Half 2018
homes and condos sold in WaterSound during the first half of 2018 compared to 25 for the same period last year. The average sale price continues to be around $2.2 million. The average dollar per square foot of properties sold for the first half was at $761, a 12% increase from last year’s first half. Notably: • Properties on the market at 6/30/2018 were significantly below this time last year • Sold properties are selling in a much shorter period of time than last year As of this writing 48 properties were on the market. Prices ranged from a condo offered at $729 thousand to a Gulffront luxury home offered at $5.8 million. As in years past, we have had the pleasure to represent a number of exceptional and record breaking transactions in this community. WaterSound, with its magnificent dunes, stunning views, and recently expanded beach club continues to attract. It certainly defines the coastal elements and lifestyle of 30A. We anticipate values and demand to remain strong during 2018.

First Half 2018
here were 60 home and condo sales in WaterColor for the 1st half of 2018 compared to 64 for last year’s same period. The average sale price and average price per square foot of sold properties was fairly flat to prior year. Average sales price was $1.7 million and average price per square foot was $535. As we are seeing across the 30A corridor, properties on the market at the mid-point of 2018 are well below that of prior year. Specifically for WaterColor home and condo listings at June 30 were: • 52 for 2018 • 85 for 2017 One certainly can experience the beauty and timeliness of WaterColor as they pass from the beach through town center and the gorgeous park to Western Lake. WaterColor’s ambiance continues to draw homeowners and their families. As of this writing 46 homes and condos were on the market. Prices ranged from a $699K to $5.8 million. We anticipate the market will continue its vibrancy through 2018.

First Half 2018
he number of sales in Rosemary for the 1st half of 2018, at 34, was slightly above prior year’s first half. Overall dollar sales volume and the average sale price registered declines as the sales mix was geared more toward smaller properties. The average price per square foot remained relatively flat to prior year’s first half. Construction has recently been completed for the Orleans building on town center’s south side and the Georgetown building on the north side. The Orleans building hosts an exclusive restaurant on the top floor with spectacular sunset gulf views. It is quite a popular place with locals as well as vacationers. Construction is well underway of a building on the last vacant spot of town center; it’s located on the southwest corner of 30A and Barrett Square. It will encompass large luxury condos with commercial space on the ground floor. Even though the community is just over 20 years old, we continue to see complete teardowns and rebuilds along with a number of major renovations. This attest to the value buyers are attaching to the community of Rosemary. At this writing there were 48 properties on the market ranging from a $719K condo to an $11.9 million luxury beachfront home. We have had the pleasure to personally represent several exceptional transactions in this lovely community. We anticipate Rosemary’s market to remain strong through 2018.

First Half 2018
ales transactions for Seaside were quite active during the 1st half of 2018; transactions, at 16, were 78% more than YTD June 2017. The average sale price was $1.6 million. Consistent with last year, the average sale price per square foot was a little over $1,000 . Seaside was the initial new urban planned community on the 30A corridor. This town was the location of “The Truman Show” movie. Clearly, this was a contributing factor in boosting Seaside’s popularity in the design and architect industry. As of this writing 21 homes and condos were on the market ranging from $949K to $6.5 million.

home and condo sale transactions took place is Alys Beach during the 1st half of 2018; that compares to 21 for the same period last year. The average price per square foot of sold properties is remaining stable at around $950. The average sale price increased from $2 million for YTD June 2017 to almost $2.8 million for the 1st half of 2018. The average sale price relative to list price continues to be more than 97%, a stat we have seen for the last 5 years. Alys is the most recent planned new urban community on the 30A corridor. From Alys’ website, town planner Andres Duany says, “Alys Beach has exceeded everyone’s expectations in terms of sheer beauty. It proves that architecture that is profoundly ecological and tough enough to resist hurricanes can be beautiful. This is important. “ At this writing 20 residences were on the market ranging from $1.6 to $6.0 million. We have had the pleasure to represent several exceptional transactions in this unique community.

The number of sale transactions was slightly up during the 1st half of 2018; the average sale price per square foot was up 5% to $825; however, the average absolute sale price went down to $1.8 million from $2.2 as there was a shift toward smaller property sales. Also, notable was: • Sold properties are selling in less time than last year • The number of homes and condos on the market at 6/30/18 was significantly below a year ago Both these notables point to prices remaining stable or perhaps increasing. At this writing, there were 101 listings for 30A Gulf-Front homes and condos in a wide range of offerings as follows: • 4 at < $500K • 9 at $500K - $1 million • 42 at $1 - $3 million • 28 at $3 - $5 million • 18 at > $5 million As in years past, we have recently had the pleasure to represent a number of exceptional transactions on the 30A Gulf-Front. First Half 2018
igh-end luxury home and condo transactions continue to be on the rise. As we have previously noted, transactions for 2017 were the highest we have seen since maintaining our 14 years of statistics. Based on the 1st half of 2018 we are projected to exceed last year. Specifically, we saw transactions up 18% for YTD June 2018. The average sale price continues to hover around $4.5 million with the average price per square foot of sold properties at a little over $1,000. As of this writing there were 109 properties on the market priced in ranges that follow: • 80 offered at $3 to $5 million • 27offered at $5 to $10 million • 2 offered at over $10 million Coastal Luxury continues to participate in successful sales at the high-end. We expect continued positive performance in 2018 among the high-end market segment.
