SCENIC HWY 30A CORRIDOR

A

s we have noted in previous communications, the 30A corridor home and condo real estate market became a billion dollar annual industry in 2015. Since then it has grown to over $1.5 billion with 2018 increasing 4% over 2017. The number of transactions was slightly down in 2018 versus 2017. However, the average sale price and average dollar per square foot were up 6% and 7% respectively, propelling an increase in the dollar sales volume. 2018’s average dollar per square foot of sold properties was $443, a 40% increase over the last 5 years. This is putting smiles on some investors’ faces. Selected Q4 2018’s stats versus Q4 2017 follow: • Number of transactions – down 11% • Properties on market at beginning of quarter – down 5% • Dollar amount of transactions – up 13% • Average sales price was over $1.1 million – up 26% • Average dollar per square foot of sold properties equaled $453 – up 16%

The current number of properties offered for sale is relatively low, which may encourage potential Sellers. As of this writing, 820 properties were on the market ranging from a $198 thousand to $18.0 million with an average of $1.5 million. Southwest Airlines plans to add Kansas City as a flight to our Emerald Coast (ECP) airport in the summer of 2019. This adds to the 9 cities (Atlanta, Austin, Baltimore, Chicago, Dallas, Denver, Houston, Nashville, St. Louis) with summer non-stop flights. The sustained interest in our area is certainly increasing accessibility. We anticipate this will continue fueling our 30A corridor real estate market.

fter WaterSound’s 2017 stellar record-breaking home and condo sales, 2018 showed some softness. In general, the number of properties on the market were down for much of the year and that probably contributed to the softness. That said average dollar per square foot of 2018 sold properties was up 9% over 2017. As of this writing, 45 home and condo properties were on the market ranging from $850 thousand to $5 million with an average of $2.7 million. The WaterSound Beach Club added another huge pool to its facilities in 2018 and plans for further expansion in the near future. With its magnificent dunes and stunning views, WaterSound Beach certainly defines the coastal elements and lifestyle of 30A. We have had the pleasure to represent a number of exceptional record breaking transactions in this community. We anticipate values to remain strong in 2019.

aterColor’s 2018 sales were relatively flat with 2017 in terms of transactions, dollar volume and average sales price. 2018’s average sales price was $1.7 million, and average per square foot was $532. The number of transactions, as we have seen for a number of years, was a little over 100. Driven by a 15% increase in dollar per square foot, Q4 2018 sales volume was up 12% versus Q4 2017. One certainly can experience the beauty and timelessness of WaterColor as they pass from the beach through town center and the gorgeous park to Western Lake. WaterColor’s ambiance continues to draw homeowners and their families. As of this writing, 44 homes were on the market. Prices ranged from a $699K condo to a $3.7 million luxury home with an average of $2.0 million. We have had the pleasure to represent a number of exceptional transactions in this community and expect the market will continue its vibrancy in 2019.

ome and condo sales continue to be vibrant in Rosemary. Transactions were up 7% during the year. The average sales price and average price per square foot were down, as we were cycling some very exclusive upscale Gulf-front 2017 sales. That said, the average sale price for the 65 transactions in 2018 was almost $2 million, with the dollar per square foot at $755. Also notable is that the average list prices for the last three 2018 quarters were significantly up from 2017. Construction of the Georgetown building in town center– north was completed in 2018. The parcel of property at the intersection of 30A and town center- southwest is well underway; this is basically the last parcel of land without an edifice in Rosemary. Even though the community is just over 20 years old, we continue to see complete teardowns and rebuilds along with a number of major renovations. This, along with nearly 40 merchant shops and restaurants, testifies to the value Buyers have for Rosemary. At this writing there were 51 properties on the market ranging from a condo at $700 thousand to a Gulf-front home at $11.9 million. We have had the pleasure to personally represent several exceptional transactions in this lovely community. We anticipate Rosemary’s market to remain vibrant in 2019.

easide had 25 sale transactions in 2018, a large jump from 2017’s 15. The average sale price was $1.6 million. The average dollar per square foot of sold properties continues to hover around $1,000. Notable is the average cumulative days on market for sold properties during the last 3 years has remained relatively low from years past. Seaside was the initial new urban planned community on the 30A corridor. This town was the location of “The Truman Show” movie. Clearly, the iconic history and role in new urbanism town planning was a contributing factor in boosting Seaside’s popularity in the design and architect industry. The current number of properties offered for sale is very low, which may encourage potential Sellers. As of this writing, 11 properties were on the market ranging from $1.5 to $5.0 million with an average of $2.8 million.

lys Beach had 30 home and condo sale transactions in 2018, versus 36 in the prior year. However, 2018’s dollar sales volume was up 11%, driven by the average sales price increasing over $700K to $3.0 million. It’s notable that for the last 6 years the average sale price has ranged from 96% to 98% of the average list price . Alys Beach is the most recent planned new urban community on the 30A corridor. From Alys Beach’s website, town planner Andres Duany says, “Alys Beach has exceeded everyone’s expectations in terms of sheer beauty. It proves that architecture that is profoundly ecological and tough enough to resist hurricanes can be beautiful. This is important.” Alys Beach’s new exquisite fitness center is soon to be opened and plans are well underway for their beach club. All this points to a continued interest in being a part of this unique community. At this writing, 17 properties were on the market ranging from $2.1 to $6.7 million. s we have noted during this year’s quarterly statistical reviews, the demand for 30A Gulffront home and condo properties really ignited in 2018. This statement is manifested by the number of transactions and dollar sales volume being up 28% and 27% respectively from 2017. The dollar per square foot of properties sold reached an all time high of $848, 10% above 2017 and over double that of 2010. This certainly has made investors happy. Also, inventories at year-end 2018 were the lowest we’ve seen in well over 10 years. This is another statistic that bodes well for potential Sellers of 30A Gulf-front properties. At this writing, just 100 properties were on the market. List prices ranged from a $445K condo to an $18 million luxurious home; the average was $3 million. As in years past, we have recently had the pleasure to personally represent a number of exceptional transactions on the 30A Gulf-front.

or the 15 years we has been registering statistics, the 30A high-end luxury transactions set a record in 2018; 77 closed transactions propelled over $348 million in sales, 9% over 2017’s banner year. Q4 was particularly strong with the number of transactions and sales volume being double that of Q4 2017. The average sales price at $4.5 million was slightly above the last few years. As of this writing, 97 properties were on the market priced in ranges that follow: • 74 offered at $3 to $5 million • 20 offered at $5 to $10 million • 3 offered at over $10 million We remain consistently involved in successfully selling in the high-end segment of the market. We at Coastal Luxury anticipate the market to continue its vibrancy in 2019.

The Summer Months

provide the highest concentration of prospective real estate Buyers and, in turn, we typically see peak sales volumes during this busy time. Home sales along 30A for second quarter of 2018 exceeded $461 million in sold volume, a 34% increase over the sold volume of the prior quarter (Q1 2018). Sales remained similarly very strong into the later summer months, with nearly $414 million in volume sold in the third quarter, 20% more sold than in quarter one. These sales statistics verify for us that opportunity for Sellers of 30A properties is at a peak in the summer months. This is the Selling Season as these months have historically proven to be seasonally superior sales months here at the beach. A key statistic that many do not factor is adequate market exposure time in advance of a sale. The days on market show that homes along the 30A corridor are selling in under 6 months, encouraging news for Sellers! If the summer months provide the most opportune seasonal advantage, Sellers should begin marking their beach property in the winter months to be well positioned for seasonal advantage.
