LETTER FROM THE EDITOR

Warm Happy Beach Days are Here

W

e are nearing the end of March as I write today, and our coastal towns are full of the typical springtime energy. Beach weather has arrived, and you can certainly look around and tell. The weather is quite fine, and the local real estate market has continued to strengthen with sales volumes mounting to new record highs and average sales prices further appreciating as Buyer demand remains high amongst extremely limited inventory. Properties are selling swiftly. On the following pages, you will find a report of the home market trends for this past year. Note that, as of this writing, we have not yet finished the first quarter for the inclusion of quarter one statistics, but trendlines have been impressive and even more robust throughout these early months of 2021. Our team of sales professionals here at COASTAL LUXURY has been fortunate to represent the marketing and sales of some truly exquisite coastal homes. We invite you to flip through the pages for a look at these special residences — especially the story on design of the stunning

custom home at 171 W. Bermuda Drive, featured on our cover. The talented team — architect Matthew Savoie, builder Buster Woodruff and interior designer Georgia Carlee — opened up with us on working with the owners to create this masterpiece property that captures the rare beauty of its unique homesite on Draper Lake, which includes direct views to the Gulf over majestic rolling dunes. You will also find information on local events, the fantastic farmers markets, the best brunch spots, beach fashion tips from one of our favorite coastal designers — and some fun recent travels and clever, charity-focused celebrations to keep good times rolling during our adjusted new times. We hope your calendars for the coming months include plans for

SOCIALLY-DISTANCED EVENTS

The communities along Scenic Highway 30A love their events,

SAVE THESE DATES FOR MORE EXCITEMENT:

Certain events shape my year, and although some will look slightly different from years past, these will always be a few of my favorites:

SEPTEMBER 2021

with locals and seasonal visitors alike often setting their schedules around favorite festivities. As annual mainstays emerge on the calendar, a boost in community morale is palpable. Although pandemic protocols have altered life for everyone, event organizers have worked hard to make sure our calendars are busy while still being safe.

16th Annual Destin Charity Wine Auction The 16th Annual Destin Charity Wine Auction will take place from April 23–25. According to event organizers, “2021’s auction will see the return of patron dinners, with nine intimate wine dinners slated across the Emerald Coast in private homes and popular restaurants. The large auction tent of years past that brought over 600 wine enthusiasts together for Saturday’s live auction will remain virtual for another year. This will allow guests the option of attending a DCWAF watch party or enjoying the broadcast from the comfort of home.” Find more information at dcwaf.org.

The Longleaf Writers Conference The Longleaf Writers Conference (formerly Seaside Writers Conference) takes place in Seaside from May 10–17. The event includes seven jam-packed, delightful days of writing sessions, workshops on a variety of genres and writing skills, seminars led by industry professionals, literary agent consultations, academic outreach opportunities and social gatherings. Jennifer Haigh is the featured author

for 2021. Haigh’s novel Heat and Light was voted as a prestigious Best Book of 2016 by National Public Radio, The Washington Post, The New York Times and The Wall Street Journal. COVID-19 contingency plans include reduced class sizes, limited housing options and the potential to hold events via videoconference. The full itinerary and roster of notable speakers may be found at LongleafWriters Conference.com.

Digital Graffiti Alys Beach will host worldrenowned Digital Graffiti from May 12-15. Known as “Photon Bombing where immersive technology meets art and architecture,” this one-of-a-kind experience uses the iconic white walls of Alys Beach as a digital canvas for artists, filmmakers and musicians from around the world. If you’re having trouble imagining the scene, curator Brett Phares showcases the inner workings of the event and how artists turn white stucco into vibrant artwork in YouTube video “Digital Graffiti 2019.” With respect to COVID-19, Alys Beach is planning what their website deems as “an immersive, drive-through experience.” Event details are available at DigitalGraffiti.com.

Pepsi Gulf Coast Jam From June 4-6, Pepsi Gulf Coast Jam shakes up Pier Park in Panama City Beach, just 9 miles east of Rosemary Beach. The seventh annual event brings to the beach some of today’s most exciting acts in country and Southern rock. This year’s headliners are Lynyrd Skynyrd, Luke Bryan and Brad Paisley. The festival is partnering with 3P America, a leading sanitization company that teaches businesses how to enact longterm safety for employees and guests. The Alexander 30A’s East End Touts A Transformed Community

The Alexander Now Presents One of 30A’s Coveted Luxury Communities BY RITA MONTGOMERY

The Alexander before renovations

16 | Spring 2021

T

he Alexander perches directly on Scenic Highway 30A, nestled between Alys Beach and Rosemary Beach. Once a mix of terracotta, green and yellow aesthetic with a red-tile roof, this mixed-use property has enjoyed a significant makeover from its original color elements. A forward-thinking board of directors collaborated with the architectural design committee (ADC) and a group of positive homeowners to move the building leap years forward. Continued improvements to a luxury caliber have resulted in area recognition and increased market value. I serve on the ADC but stress that fellow committee member Scott Strumlauf is the driving force behind sweeping changes that

brought the old building new life. Condominium residence owners agree that we owe him a debt of gratitude for seeing what the building could be. Real estate experts concur that The Alexander deserves the award for most improved and transformed property on the east side of the 30A corridor. Scott explains, “From Day 1 six years ago when I purchased at The Alexander, I realized the building was a diamond in the rough. Our location is second to none, being positioned right up against Alys Beach and offering beach and pool access. All of the condominium residences have great layouts … and many have direct Gulf views. Our goal for the transformation was to play off the success, location and look of Alys Beach.”

THE ALEXANDER

The new and modernized Alexander has transformed inside and out into one of the area's premier residences.

Designers achieved that goal. The Alexander board and architectural design committee — headed by Scott, Melanie Turner and me — converted the multi-colored façade of the building to all-white to create clean lines and to complement the adjacent Alys Beach color scheme. Some locals even refer to The Alexander as “The Alysander” because the pristine building so accurately compliments the Alys Beach white aesthetics. Plus, one can view the Alys Beach butteries (the community’s hallmark entrance columns) from many of The Alexander’s windows. The Alexander boasts 21 residences and seven ground-floor commercial suites, one of which houses Coastal Luxury real estate offices. Those windows also open up to breathtaking views of sugar sands and emerald waters while the doors open to quick walks to markets, boutiques, restaurants and, of course, the Gulf. Today, the classic but modernized Alexander stands out prominently on 30A. Following the exterior transformation, many owners have now completed, or are considering, full interior renovations of their residences. Extensive transformations were also made to the hallways, lobbies, elevators, signage and landscaping. The Alexander has now gained a well-deserved, positive reputation, resulting in significantly elevated real estate values. Condominium residences at the Alexander are now selling in excess of $1 million dollars. Poised in a prominent east end location, with unmatched stunning view corridors to both the Gulf, Alys Beach, and Paradise By The Sea, The Alexander is enveloped by our area’s most high-end coastal communities.

Rita Montgomery has taken exceptional care of 30A homebuyers and investors for over 17 years. Born in Parker, Florida, she has raised five children and currently resides on 30A. A renowned group of well-established talent joined to collaborate on the design and build of a timeless legacy residence at 171 W. Architect Matthew Savoie, builder Buster Woodruff, and interior designer Georgia Carlee came together with the property owners to create a dream team and bring to life a truly unmatched legacy residence.

LEGACY HOME

How did you discover 30A? Tell us about your first visit to 30A? MATTHEW SAVOIE: It was summer of

1992, I had an interview with, and ultimately accepted a job with, an architecture firm in Panama City Beach. A member in the firm recommended that I drive 30A on my way back to Sandestin where I was staying. I did. At that time there was far less development and almost nothing but tall scrub beachside of road between the east end of 30A to Seagrove. The only TND (traditional neighborhood development) at that time was Seaside, and it was pretty much vacant in the offseason. The natural beauty, with glimpses of the Gulf and coastal dune lakes, was amazing. BUSTER WOODRUFF: I moved down

here in 1975 from North Carolina. Back then, 30A had just a few stop signs and no traffic lights. However, land was readily available, and people were building. In 1980, I got my contractor’s license and went to work. I learned all aspects of construction — from small to big jobs, start to finish. I’ve been fortunate to love what I do and be able to do it by the beach. GEORGIA CARLEE: I moved to 30A in

1998, and I have had the unique opportunity to watch the area grow and expand. I absolutely love the various architectural styles and different communities that are charming and conducive to spending quality time with family. Each of you has a broad background in designing and building along all of the areas of Scenic 30A. Tell us about your experiences in the community of The Retreat and why The Retreat presents such a special and unique location for designing and building a luxury legacy residence. MATTHEW SAVOIE: It’s a one-of-a-kind

location with Gulf beachfront and coastal dune lake access, as well as natural buffers that create an ideally isolated setting. BUSTER WOODRUFF: The Retreat is

such a premiere neighborhood because it provides great privacy to homeowners, along with being a Gulf-front community that also borders a coastal dune lake. What really makes CoastalLuxury.com | 23

LEGACY HOME

this location stand out, however, is that it also sits on one of the highest elevations along 30A. That allows for prime vantage viewpoints throughout the community. GEORGIA CARLEE: I have had the

pleasure to be involved in designing numerous homes in The Retreat. It is a special place because it is private and captures the views of the natural dune lakes — all while providing direct beach access and the most amazing sunlight throughout the day and sunsets in the evening. The quality of the residences in The Retreat are legacy homes that hold special meaning for each client. I have had the opportunity to work with the most amazing people who have trusted me to ensure their dreams become a reality. What were the original visionary elements and features that you wanted to bring to life in this project? What are the unique highlights of this exceptional residence at 171 W. Bermuda Drive? MATTHEW SAVOIE: The challenge is

always to understand the owners’ goals and the limitations present, whether those be site, community design code, etc., and to try and balance those while creating a pleasing design that is worthy of its location. It was a design goal to incorporate traditional design elements with more contemporary influences that are popular today, such as the floor-to-ceiling glass in the southwest corner of the home. It can sometime be a challenge, but with a builder like Buster and the talents of an interior designer like Georgia, I knew that the end result would be exceptional. BUSTER WOODRUFF: The owner

really wanted to build a home to host the entire family, with one floor dedicated to a recreational space for children and grandchildren. This homesite was ideal to do a four-story home that allows for that additional living space. This homesite also sits overlooking the coastal dune lake and the Gulf. The house was designed to capitalize on the position on which it sits and capture those spectacular views. GEORGIA CARLEE: My clients had a clear,

uncompromising vision for the direction and 24 | Spring 2021

style of this home. They have extraordinary taste and knew they wanted to capitalize on the scale of the general living spaces in the main living area and the views beyond. Their discerning eye for quality materials, clean lines and restrained details directed each decision that was made. It is because of their involvement and appreciation for fine materials and fixtures that this residence is truly unique. This home sits on a particularly special and rare homesite, overlooking a coastal dune lake and the Gulf. How did each of you focus the architectural, interior and exterior design processes to capitalize on the exquisite view corridors? MATTHEW SAVOIE: The setting and location provided the opportunity for capturing the views across the lake to the Gulf and shoreline as well as the sunset. Being able to see all of these from most any room in the home was the main goal for me. BUSTER WOODRUFF: The entire south side

of the home features over 3,000 square feet of expansive decks and covered porches to entertain and enjoy the outdoor space as a living space, all while continuously showcasing the incredible view.

GEORGIA CARLEE: Matthew Savoie achieved

the views, I just had the opportunity to let them speak for themselves. By using restraint with the materials and finishes, the views remained the focal point and did not compete with the design of the interiors. What tidbits do you have to share with the future owners of the 171 W. Bermuda Drive? MATTHEW SAVOIE: I hope that you enjoy

your new home.

BUSTER WOODRUFF: This home is a fortified

concrete structure, so the basement is essentially a storm shelter. This residence is meant to entertain the whole family, a place for everyone to come together to relax and feel at ease. GEORGIA CARLEE: This home is built

extremely well and is solid construction. Buster Woodruff is truly a builder who has the knowledge and capability to meet and exceed the construction codes in this industry. If I were speaking to the future owners, I would let them know the time and careful consideration that was incorporated into every detail of this home. It is rare.

ew Orleans is no stranger to adversity, but whatever is thrown at us, our community will always persevere and get through it together. The cancellation of Mardi Gras parades this year is no different. Upon hearing the news in November, local resident Megan Joy Boudreaux jokingly posted on Twitter, “We’re doing this. Turn your house into a float and throw all the beads from your attic at your neighbors walking by.” From there, the idea exploded into the group “Krewe of House Floats,” which boasts more than 14,000 members. This includes Mardi Gras enthusiasts from all over the country, as well as some international members reaching as far as Australia and Abu Dhabi. In New Orleans, participating neighborhoods created themes to help residents come up with decorating ideas, but many homeowners chose concepts that were more personal to them. For example, the “Acadiana Hay Ride” house float features the portraits of Cajun and zydeco musicians, along with dancing couples and musical notes. The couple met at a music festival, and you are likely to hear zydeco music playing when you drive by this one. A few more favorites include the Jazz Festthemed float “Forever Festin.” It is located just off of the Fairgrounds where Jazz Fest takes place every year, so it was an easy decision for the homeowner. She beautifully created all of the decorations and received the stamp of approval from Mr. Jazz Fest himself, Quint Davis. In keeping with their 28 | Spring 2021

Belles of the Bayou theme along Bayou St. John, another home pays tribute to Leah Chase, the “Queen of Creole Cuisine.” The home on St. Charles Avenue that is commonly referred to as the “Wedding Cake House” due to its layers of white balconies, cornices and columns has been transformed into “Dino Gras.” Unlike those seen in the movies, these dinosaurs are decked out in festive hats and beads. The fun doesn’t stop with homes — local businesses such as Commander’s Palace and Mignon Faget have joined in and decorated as well. Whether you drive by to see these homes yourself or peruse through the photos posted to social media, you cannot help but feel joyful about what has been created. What is even more special is the way New Orleanians have come together to help one another. Krewe of House Floats created a resource page that allows local residents to hire float artists and other vendors who would have otherwise been out of

work this season — many are booked up and taking orders for next year. Additionally, the nonprofit just launched a $100,000 giving campaign to focus on unemployment, food insecurity, and housing insecurity. The group also helped spawn the initiative “Hire a Mardi Gras Artist,” which is organized by the Krewe of Red Beans. Homeowners and businesses can either commission a project or donate to the organization’s crowdfunding effort. Once their $15,000 target is reached, a raffle winner is drawn. Twenty houses have been funded to date. Prior to this, the Krewe of Red Beans formed “Feed the Front Line” and “Feed the Second Line” programs to deliver meals to hospital workers and groceries to the city’s culture bearers. Much like the Emerald Coast, New Orleans is resilient, and we will always find a way to celebrate our culture. From the beaches to the Bywater, I invite you to break out your purple, green and gold next year and join in the fun. CoastalLuxury.com | 29

THE MOST IMPORTANT MEAL OF THE DAY 30 | Spring 2021

of the Week

BRUNCH

Here are some of our favorite places and brunch dishes: NEW TO THE SCENE BLUE MABEL Blue Mountain Beach The best chicken and waffles CRACKINGS Grayton Beach Bananas foster French toast, lobster gouda grits and a blood orange mimosa EFFIN EGG Inlet Beach The CEO sandwich PESCADO Rosemary Beach Short rib benedict or the fried green tomatoes

Move over breakfast, the best meal is a Sunday institution along the Gulf Coast BY MEG CASTLEBERRY

“Where do you want to go for brunch?” It’s not a question of if — it’s a question of where. Sunday brunch along 30A is a given, and brunch here is a cultural staple. The social experience is happily anticipated all week. We can walk in with sandy toes straight off of the beach, or get gussied up and go to Pescado. Together, we deservingly splurge on creamy dishes, fried chicken, decadent waffles, mimosas and other libations. Vacationers and locals alike enjoy local seafood and breakfast favorites with family and friends. If the weather is nice, my friends and I hit up The Bay or Crackings to enjoy outdoor dining. For a boozy brunch, I suggest Hurricane’s Oyster Bar or Blue Mabel for bottomless mimosas. I love brunch because of its sense of community.

For many of us, there is a fellowship. We gather together and see friendly faces, connect over the commonality of our lives and surroundings, and vacation for the day on 30A. Brunch isn’t just about the food; the music, atmosphere and the whole congregation bring communal happiness. On Sunday, we shake off the stress of the week and listen to live music at The Red Bar or Stinky’s Bait Shack. My alltime favorite brunch memories recall listening to Dread Clampitt at The Red Bar on Sundays. They sing a tune called Sisters and Brothers, during which they exclaim: “We're all in this together.” These lyrics seem to accurately depict moments of camaraderie created on these perfect Sundays. On 30A, we work hard, we play hard — and on Sunday, WE BRUNCH!

BESO DE

OAXACA BY HANNAH MARTIN

ust four hours south and to the west of Mexico City is the city of Oaxaca (waahaa-kuh). This is a place so rooted with arts and enriched with culture, colonial architecture and culinary cuisine that you feel immediately immersed the moment you step foot onto the old cobblestoned streets.

Hannah Martin

34 | Spring 2021

In February, we ventured to this very unknown (at least to us) and surprisingly unique city. It’s a city that is influenced by

14 different first nations and 15 languages, a city whose intrinsic culinary passion goes far beyond farm-to-table. Oaxaca is located in the epicenter of three valleys that meet, creating special farmed ingredients for one of the world’s truly most incredible fares. From the “rico” street tacos and the morning street tamales, to the unparalleled evening dining experiences at any of Oaxaca’s restaurants, the city’s vibey, lo-fi, dark-

modern restaurants are sleek with low lighting. The restaurants sit in colonial buildings — leaving you to wonder what sits behind those walls. Well, those old walls are enclaves to exquisite courtyards and rooftops full of energy, passion and purpose. There is an innate attention to detail, from the vegetables picked that morning and plated especially for you that evening, to the infamous three-day preparation of just one of their seven mole sauces. There was not one meal there that did not feel specially picked just for me. One of the greatest parts of the Oaxacan culture is their gratitude for everything — the earth, their families, and the ability to host you and share their love for their own distilled local spirit: mezcal. Mezcal is the smoky tequila that is all the rage in restaurants around the world, but for Oaxacans, it’s something much different. It’s not tequila, it’s mezcal! Tequila is usually made only from the blue agave, while mezcal is cooked and distilled in small farms using one of 150-plus species of agave, called maguey, which must come from this specific region. Much like champagne is to France, mezcal is to Oaxaca. If you know me, then you will know why one of my favorite things I learned in Oaxacan culture is when drinking mezcal, they say, “For everything that is good, drink mezcal; for everything that is bad, drink mezcal. If this is a matter of the heart, drink one gallon of mezcal.” They then say “un beso,” which means “kiss the mezcal.” But the city is more than just mezcal and mole; there are so many more fascinating parts and places of Oaxaca — from the Zapotec rug village Teotitlan de Valle, to the Barro Negro (black pottery) Village of San Bartolo Coyotepec, to the valley of mezcals that makes this special place stand on its own. So, from me to you: Here is a taste (or may I say “un beso”) of the place that will live forever in my heart as one of the most incredible journeys of my life. CoastalLuxury.com | 35

Spring Beach fashion as bright as the sun BY EMILY RAFFIELD PHOTOGRAPHY BY LAUREN ATHALIA

W

ith optimism for an uplifting spring and summer comes a new air of freedom in fashion. Reaching for energy and happiness, we’ll see that bold color, stripes, texture, florals and decorative elements have made their way into our closets — and they’re here to stay. With plans to spend much of spring and summer outside, lightweight yet durable pieces with a fun flair are ideal. Artful takes on classic linens, printed cottons, and pastel and colorful wovens will be highlights. It’s time to create a wardrobe for celebrating that long-awaited coastal breeze, enjoying a patio dinner with friends, and walking to the beach with a cocktail in hand. A wardrobe both for function and for fun will treat us well as we get back to our seasonal routines.

36 | Spring 2021

BEACH FASHION

1

Find a maxi dress and a tote that you’ll use all summer — both are a key part of your warm-weather wardrobe. These are items that you must get right the first time — don’t settle for a maxi or beach tote that you don’t love. A perfect maxi dress is versatile and should be a piece you can wear over a swimsuit to the pool or dressed up for dinner out. Again, look to invest in a beach bag that you’ll use year after year, one in which you can easily pack the essentials and carry to the beach.

2

Dipping into floral prints — tropicals, too — will elevate any mood. Find them in colors that suit you, and enjoy them all spring. Add a classic-style handbag to reel in the fun a bit and make it all super wearable. Pairing with white denim is a great way to take this look into the evening hours.

3

Interesting yet dainty ear bobs, bracelets and necklaces are everywhere — and for good reason. With a more relaxed schedule, high-quality pieces like these crushed diamond studs are ideal for daily wear — but still an elevation to add to a girlsnight-out look. Minimalism is on trend, but doing so with the right basics is key.

CoastalLuxury.com | 37

4

Embracing a new season of hopeful and light-hearted fun, pool jewelry will be the new normal at some of our favorite beach clubs on 30A. Great waterproof bracelets, stretchy beaded necklaces, and non-tarnish gold are ideal to achieve this look. Pool jewelry is also a great welcome gift for house guests, girls getaways and family reunion beach trips — something everyone can enjoy together.

5

Textured linens, stripes and easy colors can create a put-together look while still keeping a level of comfort. Purchase buildable pieces you can use to create many looks. Beyond your core pieces, invest in a great straw bag to help denote the change in seasons. We’ve begun to make straw bag shopping a prerequisite for summer.

BEACH FASHION

We declare it the year of the caftan. Much of the fashion made famous during the 60s in Palm Beach has taken to most of Florida’s resort locations these days. Nostalgic caftans that flow with easy hemlines are perfect and can be taken up a notch with an interesting pair of slides and dressy sunglasses. Finding a perfect caftan will help see you through the next months hassle-free.
