Lazy Summer Days …
S
unny summer greetings to you! As I write, we have just finished the Fourth of July holiday week, and the beach is bursting with its usual summertime energy. There are plenty of happy sun-kissed visitors in flip flops, and our beloved pedestrian paths are filled with bright-colored beach cruisers. The sugar sand beaches offer up the perfect weather for lazy summer days. If your beach plans include no plans — save for lying on the beach with a good book — check out some great local beach reads by local coastal authors on page 14. For those active in the local home market, this will not be a lazy summer. With beach property inventory stunningly scarce, agents are working hard to carve out options and opportunities as the already high Buyer demand grows stronger by the month. Exiting the pandemic shutdown in June 2020, the local home market heated up to an unprecedented level. Since the end of 2020’s second quarter, the average home sales price along the Scenic Highway 30A corridor has appreciated by 30% or more every single quarter. The volume of home and condo sales has just exceeded $2.2 billion in the first half of this year. For all home and condo sales along 30A (MLS areas 17 and 18), the average sales price is up 35%. Owners of beach properties have substantial equity, and while we know pricing is high in the current Seller’s market, it is important for Buyers to recognize that all signs and analyst projections point to continued appreciation in the coming months. Buyer demand has not waned — savvy purchasers have determined that our coastal home market is a smart investment. The Wall Street Journal recently published a column with the headline “U.S. Home Prices Rise at Fastest Pace in 15 Years.” In
the story, a deputy chief economist at First American Financial Corp was quoted: “It really can only be characterized as a super Seller’s market, not even just a Seller’s market. The supply-demand imbalance isn’t going away anytime soon.” The National Association of REALTORS® (NAR) reported on the drastically low inventory in late spring, and those who had made early January projections on the national home market were forced to amend those projections. The Mortgage Bankers Association, Fannie Mae, the National Association of REALTORS®, and Zelman & Associates all adjusted their numbers upward after reviewing first quarter housing data. They key takeaway was that, entering 2021, there was speculation that we might see price appreciation slow dramatically this year. Today, experts believe that won’t be the case and that home values will remain strong throughout the year.

WITH FAMILY, WORK AND COMMUNITY OBLIGATIONS, MANY OF US DON’T HAVE TIME TO READ AS OFTEN AS WE’D LIKE. But when we get into vacation mode, that changes. The warm sand, expansive views, silenced alarm clocks and reclined chairs create the perfect setting in which to calm down and open up good books. Think about it. How often do you look around and see lots of people reading at once? Besides academic environments and libraries, I see more books on the beach than anywhere else.

I particularly enjoy reading books written about my home or favorite vacation spots. Fortunately, there’s an abundance of books written about/set in/inspired by South Walton County.

Mystery/Thriller/ Suspense: Local author Deborah Rine has lived all over the world, but she now calls Freeport, Florida, home. Rine applies her life experience, bright imagination and obvious love of 30A beaches to her writing. Enjoy her mysteries series: The Girl on 30A, Envy on 30A and Missing on 30A. Grayton Winds by Michael Lindley is a riveting historical tale. Lindley has several best-selling books with beach backdrops.
Fiction: 30-A Supper Club by Liza Elliott — Dive deep into Southern history with this saga of relationships, drama, and family secrets. The Sunday Wife by Cassandra King — King is no stranger to writing finesse as she is the widow of the great Pat Conroy. In The Sunday Wife, King wows readers with her expert use of conflict, character development and prose to spin the unusual story of a preacher’s wife.
Non-fiction: Study up on folklore and fact with Harvey H. Jackson’s The Rise and Decline of the Redneck Riviera: An Insider’s History of the Florida-Alabama Coast. Jackson addresses almost 100 years of history through personal, commercial and cultural interpretations of life on the Gulf Coast. Florida’s Northwest: First Places, Wild Places, Favorite Places by Michael O'Donovan and Robin Rowan — I was recently inspired to order this book for myself after a day trip to Cape San Blas, about 80 miles east of 30A. The book description reads, “ … the authors, both long-time residents, encourage locals and visitors to plan their own road trip into the wilds of Florida’s Northwest, using this book as a starting point.” Another intriguing travel book is Northwest Florida Backroads Travel: Day Trips Off The Beaten Path: Towns, Beaches, Historic Sites, Wineries, Attractions by Mike Miller. 16 | Summer 2021

The 30A Coloring Book — Adults and children find the joy of coloring with this collection of hand-illustrated scenes from Dune Allen, WaterSound, Alys Beach and many other picturesque spots in South Walton County.

I suggest stopping by a local bookstore to make an informed decision. Tell employees your favorite genres, and let them help you select the perfect literary getaway. I like to browse Sundog Books in Seaside (in operation over 30 years), Blue Giraffe in Inlet Beach (also has fabulous art), and The Hidden Lantern Bookstore in Rosemary (showcases local authors and content). A renowned group of well-established talent joined to collaborate on the design and build of an exquisite coastal residence in an architecturally famed community along Northwest Florida’s Scenic Highway 30A corridor. Aptly named Bougainvillea, 59 McGee Drive boasts vibrant blooms along its white masonry walls. The residence epitomizes the luxury lifestyle found in Alys Beach. Renowned architect David Stocker of SHM Architect, known for his meticulous attention to bespoke detail and a passionate obsession for his craft in curating lifestyle, collaborated intimately with the homeowners on their vision and brought forth an inspiring Alys Beach show home. We had the pleasure of sitting down with David recently as he shared how the vision of Bougainvillea bloomed to life.
How did you discover 30A and specifically Alys Beach? Tell us about your first visits here. DAVID STOCKER: My wife is from Jackson,
Mississippi, so the Gulf Coast has been our preferred vacation spot for the past 32 years. We initially spent more time in the Gulf Shores area, but I was aware of Seaside and all the great work of Duany Plater-Zyberg. I convinced my wife that driving two additional hours eastward with a Suburban full of restless kids was going to be worth the effort. Of course, once you stay at a place like Seaside, the magic happens. You immediately feel the greatness of being in a place of beauty and

community. I also began going to the annual Seaside Institute Town Planning Conferences. DPZ would often present the newest 30A projects that they were working on, so I had a chance to see the very beginnings of Rosemary Beach and Alys Beach. My first visit on site to Alys Beach was on vacation sometime in maybe 2007 or 2008. I fell in love with the whole look and feel (plus the coffee at Fonville Press, now Raw & Juicy) and really wanted to find a client to do a project there one day. Having an established portfolio of designs along Scenic 30A, tell us about what makes Alys Beach so unique and notable for an architect. DAVID STOCKER: I love the sense
of permanence at Alys Beach. Storm or sunshine, it feels like its going to be there a long time. Its an incredible thing to require houses to be built with the methods required by the codes of Alys Beach. I remember staying in Seaside, when much of its construction was still being done, and having the sounds of construction be primarily the nail gun. With Alys Beach, the construction sound I hear is the sound of the trowel. I find comfort in architecture built for a thousand years. It makes me want to give every solid concrete wall a hug.

What were the original visionary elements and features that you wanted to bring to life in this project? What are the unique highlights of this exceptional residence at 59 McGee Drive? DAVID STOCKER: Alys Beach
has a term they use which is “gift giving.” The gift, in this case, is really to the street and everyone and anyone who walks through Alys Beach. With this project, we are the end cap of a street of courtyard homes. We had the option of either internalizing or externalizing the courtyard, so we chose externalizing courtyard to the street as our “gift.” The home is a U-shape with inner part of the U looking onto the street. The site restrictions gave as the ability to have a lower courtyard and an upper pool courtyard. We liked the layering that gave to the house both in its aesthetics and intimacy — the lower court becoming very integrated with the street and the upper pool courtyard, with its partially see-through gate, more privatized to the house but with a slight tease of a peek through the gates. I recently stayed at the house, and my wife and I noted how many people drove by or rode by and stopped to take a picture. It seemed to me “that” was the gift of a memory that Alys Beach has in its vision.
How did you focus in on capturing the stunning defining elements of the community of Alys Beach? DAVID STOCKER: With the
courtyard open to the street, one of the defining elements was the trellis that stretches across the courtyard. In the end, the trellis, while subtle, becomes the location of the wonderful bougainvilleas, CoastalLuxury.com | 29

which, of course, gives the house its name. The other thing that the open court gave us was the wonderful natural light levels that we get throughout. I texted the owner on my recent stay of how the spaces just make you feel happy. It’s hard to be sad when you are surrounded with natural light and a beautiful view of Alys Beach. What special particulars do you have to share with the future owners of the 59 McGee Drive? DAVID STOCKER: Of course, I love all the physical beauty of Alys Beach and of our projects there. That said, the most special particular to share is the
metaphysics of the place. Beyond the mere physical, there exists something that at one time shaped the most beautiful cities of the world. Almost always, these cities were just built by the most common of man but with an understanding of this “something.” DPZ rediscovered this “something” by way of Christopher Alexander, Leon Krier and Jane Jacobs. The Stephens family saw the “something” in the land of along 30A. The town architects (Khoury Vogt) saw the “something” in designing and implementing the vision. Our owner saw the “something” in building the home and participating in the design. We saw the “something” in designing the “something” into the home. rom the emerald green waters and sugar white beaches of the Emerald Coast, I took a short trip to some of the world’s other most talked about beaches in April — I visited the Providenciales island of Turks and Caicos. This raw slice of heaven brought a welcomed and pristine coastal experience. With what I can only say is an indescribable color of turquoise that glows as if it were lit from the bottom, contrasted against beaches so white, it was almost polarizing. This mesmerizing color palette served as a backdrop all throughout the island. From the local dive bars such as Bugaloo’s in Five Cays, to da Conch Shack, where they were pulling conch from the shells right to your plate and serving it every way imaginable, there is no better way to enjoy this local favorite fare. (The conch season is open from mid-October to mid-July, the lobster season is open from mid-August to April, and the Nassau grouper season is typically open from March to November.) Everywhere you went you could hear the pouring of rum drinks and 36 | Summer 2021

By exploring the untouched shores of the many hidden enclaves and coves of the Providenciales, one can spot several species of iguanas, exotic birds and once-a-year flocks of flamingos that migrate through.
the sounds of the Caribbean music. One of the best ways to see the island is by horseback — although if you know me, you know why I opted out. Nevertheless, it is one of the many fun ways to get around this picturesque landscape and shallow lit waters. The most famous beach on the island is known as Grace Bay. Often considered the No. 1 beach in the world, it truly lives up to its many accolades. Grace Bay is located on the north side of the island, in the heart of some of the world’s most published and luxury resorts. The shallow clear waters create an enclave for people to gather and sun on its pristine beaches. Grace Bay is also home to some of Turks and Caicos’ more refined dining options. My favorite was The Infiniti Bar, located just steps from the sand in Grace Bay. Turks and Caicos is one of the most uniquely beautiful places I have ever visited. With the chill, laid-back sounds of the Caribbean and the crystalline waters at your feet, I highly recommend a visit here anytime as they have perfect weather year-round. I look forward to my next adventure back to this warm and soulful coast.
