Volume of 30A homes sales have more than doubled in the past five years.
H
ome and condo sales continued to tick upward for the scenic 30A corridor during the first half of 2018. The number of sales, at 768, was slightly over the prior year and the average sale price and price per square foot were up 4% and 5%, respectively. We anticipate the 30A corridor real estate industry to exceed $1.6 billion in 2018; we have seen the industry more than double in the last 5 years. Regarding sale prices for the first half of the year: • Average sale price = $1 million +, a 42% increase over the last 5 years • Average price per square foot = $443, a 41% increase over the last 5 years

I
recently enjoyed a European adventure to the Italian coast. When Lindlee and Craig Dermody, who live in the 30A community of WaterSound, chose to renew their wedding vows after 20 years of marriage, they included 30+ friends and family and created a magnificent vacation along the Italian coast. The trip began as we relaxed at the five-star Imperiale Palace Hotel in Santa Margherita Ligure. From there, we walked, boated, hiked, biked, shopped, and dined our way through coastal communities. I was in awe of the surroundings, but with each experience, I could not help but reflect on a coastline just as beautiful in its own right – my 30A Gulf seashore home.
IMPERIALE PALACE HOTEL The Imperiale Palace Hotel was built in 1889. Originally a family villa, the building was enhanced in 1905 to become a hotel. Â In an oval room, the German Minister and Soviet Commissioner for foreign affairs signed the Treaty of Rapallo to confirm the end of World War I. Walton County was founded in 1824 but remained widely undeveloped until the L&N Railroad and bridges made our beach areas more accessible. While they may not be as old as the Imperiale Palace Hotel, The Pearl in Rosemary and WaterColor Inn provide high-end, exquisite accommodations, and impeccable service to guests from all over the world. CINQUE TERRE
O
n Day 2, our group hiked to five fishing villages in the beaches and hills of Cinque Terre in the Italian Riviera. The
landscape is picturesque, with bursts of color from homes stacked on hillsides and fishing boats that crowd marinas' azure waters. The views are majestic. Hiking may not be steep in 30A communities, but we have countless trails with views that rival any in the world. That trek inspired me to conquer the pristine paths in South Walton County. I hope to soon explore Deer Lake Trail’s wildflowers and coastal dune lakes, birdwatch in Dune Allen’s Topsail Hill Preserve State Park of 1600 acres, and learn about the history of Choctawhatchee Bay at Eden Gardens State Park. Why not enjoy what’s close to home?

ur hosts leased a gorgeous, roomy villa called RISERVA DI FIZZANO. Destination weddings are great fun for
everyone involved. As we anticipated the event, wedding guests enjoyed a cooking class led by a Michelin star chef, relaxed by the pool, or shopped and walked through adjacent villages. Our 30A coastal communities have all the above, and Italy certainly hasn’t cornered the market on destination weddings.

fter we enjoyed a gourmet lunch in Florence, a motor coach carried us to the Chianti Region in Tuscany. The famous
Rosemary Beach was voted Best of the Borrowed & Blue of 2017. I can’t imagine a more scenic wedding backdrop than our emerald Gulf waters moving with the tide under a glowing sunset, followed by dinner and celebration at any one of our fine restaurants.
area was a highlight for many on our trip. We toured the Rocca Delle Macie and Castello Vicchiomaggio estates and wineries. We sipped Chianti made from Sangiovese vines and tasted local olives as we admired the landscape. Did you know that the Gulf ’s Muscogee Nation, as a community, harvested turpentine from the resin of live pines, and that many Florida families traveled annually to South Walton beaches to cook salt out of the Gulf water so they’d have cooking salt for their homes? We have a rich agricultural history in South Walton.
VENICE
O
n the final leg of our journey, the wedding party toured the “City of Lovers” by private gondolas. We even took water taxis
to the airport. While we may not boat from hotel to restaurant to airport, 30A most certainly is on the water. I can’t remember the last time I took a boat ride near home. Santa Rosa has 30A Airboat Adventures. Solaris Yacht leaves Sandestin’s Baytowne Marina for a sunset dinner cruise. Backwater Tours offers an eco-inspired trip through Choctawhatchee River on a 26-foot motorboat. Pontoon boats, dolphin cruises, sailboats, and even paddle boards offer unique views

of our stunning surroundings and wildlife.

I
nterior design trends in coastal homes have always had minds of their own. They run parallel, yet slightly off kilter, to the rest of the design world, with a laid-back style that emphasizes ease and comfort. Recently, the phrase “collected over time” has been so omnipresent in the world of design that it’s redundancy led us to question why that idea wasn’t being implemented at the beach. The gray washed woods and subtle colors that are so present in coastal design create a soothing environment, but where is the warmth and character? And, how can designers create a home with personality, while still maintaining a natural, coastal aesthetic? In our opinions, a house isn't a home without a few pieces that have pasts and character—just like the people who live there. Even the most contemporary spaces can benefit from the added touch of history and depth that antiques provide.
Since most of the homes in our area were constructed within the last 30 years, they often lack architectural history or history in general. The older homes along the Gulf Coast are generally more of a camp-house style where function was prioritized over form, and practicality was more important than architectural interest. This old Florida lifestyle is an important consideration that we feel we, as designers, should resort back to when planning new homes along our beautiful beaches. Like our predecessors, we believe in maintaining this area's design tradition; function should take precedent over aesthetics. Simply put, it is difficult to relax when you are worried about sand scratching the floors or wet bathing suits ruining your barstools. Having a home at the beach is most importantly about creating a place to recharge, relax, and have fun with loved ones without having to worry about drink rings on your coffee table. For that reason, we believe that function alone is reason enough to invest in well-worn pieces that will only improve with time and use. Luckily, there are many other benefits to incorporating vintage and antique pieces into your home. One of the best qualities of antiques is their inherently quirky nature. They might be a bit wobbly, the finish might be scratched and scuffed, and the colors might have a sun-faded quality that cannot be replicated or mass produced in a factory. These natural, imperfect qualities are what make antique and vintage pieces such fitting additions to homes in coastal settings. After all, the main draw to our little beach towns is the incredible, natural environment that surrounds us. We feel that the interiors of the homes in this unique area should reflect and enhance that landscape.
Of course, as in life, it is all about balance. The beauty of our fine, white sand and jewel-toned waters is magnified by the juxtaposition of the rugged dunes surrounding them. That contrast between rough and refined is what creates the old Florida feeling that we believe needs to be revived, which is exactly where antiques and vintage pieces come into play. If implemented properly, they help to bring that same balance to a home’s interior. The definition or personality of a home will be as unique as the person or family who lives in it. At its most basic, it provides shelter from the outside world. No matter how you define it, your home should be a backdrop to a life well-lived, and we argue that adding a piece of furniture that has had a life as equally well-lived is just as important.

How did you discover the beaches of South Walton and Carillon Beach? Kathi and John: A fashion magazine photo shoot taken in the Carillon Beach area caught my eye. I solicited my traveling niece to find the charming Florida panhandle beach village. Soon after, at first light one morning, the phone rang. When I answered, I heard my excited niece say, "You have got to get down here . . . you will love this place . . . I am on the beach right now taking sunrise pictures!” So we went . . . .
Tell us about your first visit to Carillon Beach. Kathi and John: Later, a friend took us to see a new upscale village he called the “most pristinely beautiful, uncrowded beach down there" . . . Carillon Beach. He was right! We then explored the area and regularly visited a Carillon restaurant with a fine chef. Carillon Beach “right on the beach” had our name all over it. 18 | Fall 2018

How did you make the decision to purchase a beach house? Kathi and John: Beginning in Naples, then on to Seaside and beyond, we just kept buying happy beach houses. As each area became too crowded and traffic became congested, we kept moving east along the panhandle. When we discovered Carillon Beach, which we think has the best beach along this coast, we decided if we were going to own a beach house, for heaven’s sake, we should have a real beach house, as in right on the ocean. Plus, if we so chose, we had the option to enjoy the property several months a year and rent it to nice weekly vacationers (grandparents, their adult children, and grandchildren). Well, it worked. We built a hugely successful beach house vacation rental business. "Ahh, finally a profitable, versatile, fun investment!"

And specifically, how did you select Carillon Beach? Kathi and John: The dream retreat, Carillon Beach, is the best-kept secret of the Gulf Coast. We truly enjoy the quiet, staffed-entry, gated village with patrolling security. The entire community is conveniently located on the beach side of the main highway. We have wider streets and no crowds. Carillon is a “5-minute village,” in that you can travel anywhere in Carillon Beach in 5 minutes. The ample amenities provide a rich beach lifestyle. The location is certainly prime, situated just 2 1/4 miles west of Rosemary Beach.
You have shared that you were intimately involved in the property design and vision. Tell us about the design process of your Carillon Beach home. Kathi and John: Our design vision began when Peter Weir, movie producer of The Truman Show, spoke to us at Seaside. He was convinced that light did something in the Florida Panhandle that it did not do anywhere else in the world, so he chose to film outdoor scenes along the panhandle, instead of in California. So, I wanted to grab that special panhandle light as well as the Gulf views and capitalize on them inside and outside our new-build sunny beach house.
What were your main goals in the design of your indoor and outdoor spaces? Kathi and John: Our builder, who has built over 20+ Rosemary Beach houses, says we have the best view in the area. People often remark that Bahama Mama and Banana Cabana are the sunniest beach houses around. To achieve all this, we decided to perch the house atop the 2nd highest area of the lot’s sand dune to capture the best sunlight and Gulf views. We built an upside-down house, which allows exceptional vistas from the main living spaces. Through 59 exterior glass openings, sunlight bursts through and across all four sides of the home. On the second and third levels, you feel like you are in a boat because you see water and light on three sides. Gulf views are enjoyed inside all main rooms of the beach house. Guests even enjoy Gulf views from the cabana’s second level!

Carillon Beach coastal classic
How has your family personally enjoyed your beach house? What are your favorite outdoor memories of time spent at Bahama Mama? Kathi and John: What a luxury it has been to share a beach house large enough (it sleeps 18 in beds) for everyone to have his or her own space (private bedroom/bath/porch). Whether we host one sibling and the sibling’s whole family or have all our siblings simultaneously, we have enough space. Everyone thinks it is great fun for all of us to go to favorite restaurants. We go east or west to contiguous communities to enjoy authentic places with local color, and we love dining dockside while viewing Port Panama ships. Boat outings and day trips to historic cities like Apalachicola are another a fabulous way to bond and build memories together. I will never forget our early trip down to the beach with all my siblings and my sweet Mamma at age 98 (you would have thought she was in her 70’s—what a doll). Holidays are exciting at Carillon Beach. A New Year’s trip had cool weather. Then, suddenly on New Year’s Eve day, it warmed, making it perfect for celebrating and watching the fireworks from our third floor Gulf-front porch. On another special trip down with Mamma and her sister, cousins, and siblings, Mamma even danced!

What have been the highlights of living in Carillon Beach? Kathi and John: Carillon Beach is the best of both worlds. We enjoy the luxury of driving through our town’s staffed-entry gatehouse, then down our wide, quiet streets, to small restaurants, boutique shops, and an uncrowded beach. That said, we appreciate the close 2 1/4-mile trip to Rosemary Beach and other contiguous neo-traditional town villages, where we enjoy busier restaurants and larger shops. We absolutely adore walking down our own private beach walkover and turning west. On the way to pristine natural preserve Camp Helen, we walk past the place where, at certain tides, the Gulf and Lake Powell (the largest coastal dune lake in North America and one of the few in the world) exchange water. It feels like you are at the edge of the earth . . . pure white soft sand dunes and sea oats . . . no bramble bush pasture . . . the sand looks like warm snow! At the foot of our private beach walkover, just steps from the house, daily set up of private beach service (complete with Bahama Mama and Banana Cabana printed on the white wooden frames) provides indulgent service for beach-front relaxing. Anyone who lives or visits Carillon Beach must watch the vibrant, expansive sunsets over the Gulf water! We do so with mimosas in hand on our own third-floor Gulf-front porch. We can see the sunset inside the house as well. For lunch, my sister likes for us to lounge at our private pool and order a Carillon restaurant’s fresh grouper sandwiches, which are delivered to our own swimming pool courtyard . . . a nice luxury. It is great fun to ride bikes through Carillon Beach’s larger, calmer streets. Guests tell us they like to ride bikes to the fun Monday night in-season, free gratis “Concerts on the Green” to hear great bands. A brief walk takes us to the interdenominational lakeside church service, where we look out at the leaping lake frog sculpture and up at the gorgeous ceiling. In tradition, as everyone departs, we ring the church bell. Ahh what a way to start the week . . . . There is always something to do, or, better yet, not to do, by the swaying sea oats and soft white sand dunes. We love it all!

Kathi and John: Bar none, the absolute best part of beach living is living in a house directly on the beach, Gulf-front, with our private heated pool in an upscale beach town village that has amenities.
Kathi and John: Oh, we love May and October at the beach when temperatures are comfortable, neither hot nor cold. Often we do not even need the pool heater. Annually, our last rental guests always depart the 4th Saturday in October, so we come down that day. There are mainly other homeowners at the beach then. If you prefer no crowds, perfect beach weather, and plenty of friendly neighbors; you will like May and October at Carillon Beach, too.
At Bahama Mama and Banana Cabana, we constantly enjoy seeing the beach sand and emerald green water from inside every room, as well as during outdoor activities.

While autumn signifies the close of summer, property owners and visitors to 30A anticipate a new season of exciting offerings unique to our beloved communities. While families traditionally visit the beach during June and July months, fall is a wonderful time to enjoy the Gulf Coast. Visitors can often find ample open parking slots at their favorite beach access points. Humidity and heat taper as breezes increase. The average air temperatures drop from around 88 degrees in July to 77 degrees in mid-October, while ocean temperatures remain relatively warm. Beachgoers can spread out along miles and miles of coastline to enjoy space and privacy by the water. Cooler weather makes September, October, and November comfortable months to explore the countless trails, preserves, and dune lake parks interspersed among 30A towns. Because neighborhoods are less crowded, so are restaurants and entertainment venues. Shorter (if any) lines make dining out a pleasure, with time to finally try new restaurants and linger over drinks, desserts, and conversation. Live music lovers will especially enjoy roomy settings for countless concerts that play well into winter.
For homeowners or prospective buyers, the post-vacation season months are ideal times to visit. I washed the dogs with a hose. My wife sprayed me with a hose. We ate cornbread and pinto beans for supper. We played cards.
I left a funeral. I was driving through the North Florida rain. My dogs were in the seat behind me. It was a monsoon on the highway. I’m talking puddles the size of Lake Gertrude. Raindrops the size of Coke bottles. Cars ahead had hazards flashing. Traffic was crawling. I held the wheel with both hands. A man in a truck sped around my vehicle. He almost amputated my side mirror. The man’s tires kicked up a waterfall. I almost lost control. I couldn’t see. Horns honked. Tires squealed. I pulled onto the shoulder. I was rattled. I loosened my necktie. I don’t often wear neckties. But my mother would rather have her toenails removed with tongs than discover her son attended a funeral with an open collar. My hands were shaking. My stomach was sick. I was lucky to be alive. I spotted a dirt road ahead—off the main highway. A small pathway, running into the woods. Against my better judgment I took the forest road. It ran me through the acres of pines, over bumps and rocks. There were deep ruts in the road. Ruts which had turned into miniature rivers of orange mud. Thelma Lou (bloodhound) and Otis (alleged Labrador) sat at attention. They are like most dogs; they are connoisseurs of mud. The desolate roads were unmarked, and I was in no hurry to get back on the highway. So I drove. And drove. And it hit me: this was fun. Furthermore, this was high-quality mud. Not that thin stuff that passes for mud on TV. This stuff was top shelf. I started smiling more than a grown man ought to. That’s when I stumbled upon it. The Mother of All Mud Holes. It was an empty lot, pristine mud, without tire tracks or obstacles. Only flat, sprawling soup. It called to me. Thelma howled—which is dog-language for, “Do it, Daddy-O! Do it!”

Ideas for Lower-Maintenance Coastal Living by Chris Burch
It's safe to say that the closer one's property is to the Gulf of Mexico, the more care and maintenance it will require to stay in mint condition. There is no such thing as a maintenance-free property.
Whether you have plans to build soon or already own a property along the Gulf coast, maintenance is something to be considered.
Yes, though surprising to many, even stainless steel will rust in our harsh environment. The goal of this article is not an exhaustive list of obvious home maintenance items, such as regularly changing out your HVAC air filter or cleaning the dryer vent lint filter. Rather, there are some important considerations that affect how much and how often you will be expending money and/or time on preserving what may possibly be your most valuable physical asset.
If you plan to build new, here are some pointers that may help drive your decisions as you select building materials. Generally Less Maintenance

IDEAS FOR LOWER-MAINTENANCE LIVING
If yours is an existing home and you self-maintain or hire a property management company, there are several things that must be done periodically. If you forego preventive maintenance and wait until a problem occurs, higher long-term maintenance costs will be incurred. • With exterior door locks, especially the 3-point multi-lock variety, lock sets and hinges should be operated and oiled several times yearly to prevent freezing due to corrosion in the components. Open windows a few times yearly and keep casement window parts lubricated. • Keep the final grade or landscaping at least 6’’ away from the bottom wood band board. Keep trees, plants, or shrubs from growing on or getting too close to your home. • If you have aluminum-clad windows and doors, most manufacturers will void the warranty if you do not hose windows and doors down at least twice yearly to remove salt residue (read the fine print in your warranty). At the same time, rinse off your air conditioner fan blades to help extend compressor life. • When painting a house for the first time or when repainting, consider using a brand/line that is specially formulated to stop or inhibit the growth of mold and mildew. Be aware that by adding a mildewcide to any can of paint you likely void the manufacturer’s warranty. • Check around doors, windows, and any penetrations in the building envelope annually for caulking that may have dried out or separated. This helps prevent water intrusion (which invites termites and wood rot). Most waterproofing coating on decks has a warranty of 5 to 10 years. If you have wood decking or tile on an exterior elevated patio you should plan on periodically removing the decking or tile and replacing the waterproofing membrane to avoid water intrusion. From a design perspective, avoid locating living spaces beneath waterproofed decks or patios.
Some other repeat offender issues: 1. Freestanding ice makers have a tendency to leak water on flooring. Ensure they have pumps for proper drainage and that drains are unclogged. 2. I do not recommend installing outdoor ceiling fans unless you truly think you will use them. They corrode, the blades buckle, and they have the tendency to be blown down in high wind conditions. 3. Outdoor showers with exposed piping are predisposed to freeze and can cause massive water leaks. Run plumbing lines inside the house instead and install a shutoff valve with a drain at the outdoor shower for easy winterizing. 4. Don’t forget about routine maintenance on generators, garage doors, and hot water heaters. Implementing some of these ideas will hopefully help protect the value of your investment, ease your stress, and lower your ongoing maintenance costs.

The Positive Need for More Lots in South Walton South Walton County shows signs of needing significant growth. The market demand for lots between 2018 and 2023 for Walton County is expected to exceed an estimated 6,600*, most of which fall into the South Walton area. South Walton currently takes 4th, 5th, and 6th in the Top 10 list of the largest new home demand locations by price point and area.* Below are some statistics based on what analysts are saying:
4th Place - For the price range of $425,000 to $625,000 The current supply stands at approximately 28 available units, with 12-month demand closer to 200. Based on projections for May 2019*, there will be an estimated availability of 11 and an updated 12-month demand for over 200 needed.
Economy and Mortgage Rates Trends will Continue to Drive Growth Continued growth in the economy over the past nine years has steadily driven the demand for new homes higher every year, and 2019 will be no exception. Since December of 2015, employment has steadily risen, and shows no signs of slowing down. 30-year fixed mortgage rates continue to reside comfortably underneath the “Happy Space Rate” of 6.25%.* Because supply is not meeting demand, expect home values to continue to rise over the next few years.
