30A home prices moved up another 6% this past year.
A
s we have noted in previous communications, the 30A corridor home and condo real estate market became a billion dollar annual industry in 2015. Since then it has grown to over $1.5
billion with 2018 increasing 4% over 2017. The number of transactions was slightly down in 2018 versus 2017; however, the average sales price and average dollar per square foot were up 6% and 7% respectively, propelling an increase in the dollar sales volume. 2018’s average dollar per square foot of sold properties was $443, a 40% increase over the last 5 years. This is putting smiles on some investors’ faces. Selected Q4 2018 stats versus Q4 2017 follow: • Number of transactions – down 11% • Properties on market at beginning of quarter – down 5%

• Dollar amount of transactions – up 13% • Average sales price was over $1.1 million – up 26% • Average dollar per square foot of sold properties equaled $453 – up 16% The current number of properties offered for sale is relatively low, which may encourage potential Sellers. As of this writing, 820 properties were on the market ranging from a $198 thousand to $18.0 million with an average of $1.5 million. Southwest Airlines plans to add Kansas City as a flight to our Emerald Coast (ECP) airport in the summer of 2019. This adds to the list of nine cities (Atlanta, Austin, Baltimore, Chicago, Dallas, Denver, Houston, Nashville, St. Louis) with summer non-stop flights. The sustained interest in our area is certainly increasing accessibility. We anticipate this will continue fueling our 30A corridor real estate market.

Ahhhh, summer days spent at the beach! What could be better. Here are some of our favorite things to do on 30A to make the most memorable beach memories. From our white sugar sand beaches with crystal clear Emerald waters, the development and preservation of South Walton brings in multitudes of visitors every year. In addition to the appeal of our world-renowned planned communities, we treasure our State-protected parks, five-star restaurants and hotels, rare coastal dune lakes, and charming boutiques. Locals and tourists have a wide array to take in along our coast. Read on for a handful of our top summertime activities! 12 | SPRING 2019

1. South Walton’s Underwater Museum of Art
In June 2018, the first ever Underwater Museum of Art in the entire United States opened up in our beautiful Emerald waters just less than a mile from the beaches. I had the incredible experience of attending the installation and witnessing the art deployment up close from a yacht hosted by The Cultural Arts Alliance. The museum rests on the seafloor about 55-feet from the surface. There are seven unique sculptures, all created by local and nationally acclaimed artists who were chosen by the Cultural Arts Alliance of Walton County. The UMA site for SCUBA diving truly is one of the most unique places in the world. The sculptures were designed and chosen with ocean suitability as marine habitat in mind.
2. Paddleboard on a Coastal Dune Lake
Coastal Dune Lakes are a very rare natural phenomena that only occur in a handful of locations around the globe, including New Zealand, Australia, Madagascar and South Walton, Florida. We are truly blessed for our beach road of Scenic 30A to be lined with coastal dune lakes that naturally outflow into the Gulf throughout the year. In fact, my family lives on one of these rare beauties: Camp Creek Lake. We enjoy paddling and kayaking right the to Gulf. For some visitor’s, a paddle tour along one of our dune lakes is said to be a once-in-a-lifetime experience, as it is the only area in existence in the United States. These very rare lakes share a uniqueness as their mostly fresh water contents sit within just a few feet from the salt water shores of the Gulf of Mexico separate only by a natural berm of sand. These lakes are the most ideal location to practice paddle boarding as its calm warm fresh water is welcoming to beginner and expert paddleboarders. CoastalLuxury.com | 13
3. Seaside Food Trucks
From the charming community of Seaside, food connoisseurs come from all over to experience the Airstream Row. There are a slew of excellent and casual food trucks to choose from, if you’re looking for a quick bite to eat or to take to the beach. These cute airstream eateries include Barefoot BBQ, Frost Bites, The Melt Down on 30A, Wild Bill’s Beach Dogs, and Crêpes du Soleil. Proprietors are notorious for keeping it simple in this tiny town square. Walk up in your swimsuit and flip flops and experience what beach dining is all about! When it comes to gourmet food trucks, Seaside has gone retro and the crowds attest to how much we love this laid-back way of eating.

4. Point Washington State Park
As Point Washington State Forest was purchased under Florida’s Conservation and Recreation Lands program in 1992, this park is managed for timber, wildlife, ecological restoration, and, of course, outdoor recreation. Point Washington State Park is just one of several state parks in our area. In terms of recreations, the forest is mainly used for off-road bicycling and hiking adventures but also offers horseback riding. Hiking the trails is an activity that Jon and I love to do with our two daughters, Hannah and Lela. Picnic tables, covered pavilions, and a pet-friendly policy make the time in the woods a fun alternative to the beach. Additionally, there’s overnight camping available, as well as a greenway trail system that is still under development which will provide connections to Grayton Beach State Park, Deer Lake State Park, Topsail Hill State Preserve, Butler Elementary, and several residential developments.
5. Grayton Beer Company
If you need a break from the sun, a trip to Grayton Beer Company is the perfect way to spend an afternoon or evening. Joined by local brewer, Shank, Grayton Beer Company started with two beers, an IPA and a Pale Ale – classic American craft beers. Their location was identified on US-98 between Rosemary Beach and Grayton Beach, and the dream of the brewery took another step forward. Here you can enjoy all 20+ unique beers that are on tap inside of their 30,000 square-foot production facility in Santa Rosa Beach. Not only is the taproom child friendly, but your pets are welcome as well. If you are looking to enjoy some of their local beers and unique foods be sure to visit the Grayton Beer Brewpub. The Brewpub offers a varied menu with options highlighting the freshest ingredients. In addition to 15+ beers on tap, they also offer craft cocktails and wine.

Staying Competitive in a Competitive Rental Market
C
onstruction of new rental properties has increased the overall supply of vacation rentals, and combining a second home purchase with an investment component has become increasingly attractive to Buyers of beach property. Buyers looking to defray costs moved their second homes to rental programs. A significant number of visitors are shifting the timing of beach vacations to the shoulder seasons of April-May and September-October, thereby avoiding peak rental rates, heat, and summer crowds. The good news is that the rental season has lengthened, with demand throughout all seasons.

What are some options for positioning for maximum returns? Brian Moffatt, Managing Partner of Royal Destinations in Seagrove Beach, states, “In the current market, rental homeowners win not by maximizing their revenue in the peak summer season but by positioning their homes for increased occupancy during the highly competitive shoulder seasons.” Ashley Horsley CEO of 360 Blue Properties, affirms, “Pricing is critical. You have to be flexible and understand that rates and demand change all the time. he story begins years ago when friends Jane Bahr, Kelli Siler, and David Kessler
visualized a fundraising event that has become a 30A ritual. Bahr is a founding board member of the Children's Volunteer Health Network (CVHN). Siler was then Senior Events Director for the Alys Beach community. David Kesler manages CafĂŠ Thirty-A. The friends combined their talents to create the 30A Wine Festival, which is underwritten by The Alys Foundation and donates all proceeds to CVHN.

A few years back, my team played in the final game, the "Big Show.” We lost to the reigning champions of the last three years. The creation of CVHN was inspired by a little boy whose lack of dental hygiene kept him from smiling. Jane Bahr and Tricia Carlisle established CVHN to provide dental care to disadvantaged children in South Walton and Okaloosa Counties. Ninety-four cents of every dollar received funds programs. Volunteers operate a stationary dental clinic on Highway 98. A replacement mobile clinic is under construction. Dentists and hygienists haul equipment into K-12 schools. Fundraising efforts include the Smile Mile & 5K in Watercolor and The Big Give at Bud & Alley’s in Seaside, but contributions via the Circle of 100 are the financial backbone of CVHN.
One child inspired an organization that has performed over 30,000 procedures. One dinner conversation sparked a fundraiser. While CVHN Executive Director Brian Lowe and Alys Beach Director of Events Alexis Miller plan the 2020 30A Wine Festival, they invite everyone to increase the number of healthy smiles among local children by joining the CVHN Circle of 100.

Over 60 million Americans are active “birders.” Avitourism is an international pastime, so Florida advertises our waterways.
I volunteer for the South Walton Turtle Watch. On my pre-dawn Friday morning walks, I see pelicans, blue herons, sandpipers, and seagulls hovering over certain Gulf channels. Those waterways must be good fishing holes. American white pelicans are true snowbirds, while brown pelicans live here year-round. Bright white pelicans charmingly nibble across the water’s surface. Brown pelicans are showstoppers. They dive from as high as 65 feet to snare their prey.
W
hen my brother Daniel was a toddler, we often walked the sand road by the lake on our Alabama farm. One day, his little hand tugged mine as he pointed up and said, “Sallie, look at that white egret flying in the sky!” Since then, I have tried to look heavenward for a glimpse of soaring fowl. 22 | SPRING 2019
LOOK TO THE SOUTH WALTON SKIES
Great blues are the largest herons. Their wing spans reach up to six feet, so they are spectacles in the sky. I watch them wade shallow shorelines, lake edges, and marshes. They also follow fishermen.
Seagulls are entertaining. What child hasn’t tossed a handful of crackers to bring a flock of seagulls as close as possible? Florida has over 30 species. They may travel (and harass) in packs, but seagulls mate for life. Seagulls have sharper vision than humans. Timid sandpipers dart back and forth with the waves, as though they’re scared to get their feet wet. Sandpiper couples build a few nests during courtship but build a final home once they are in a committed relationship. The quirky birds furiously flap or glide close to the water.
Families of wood storks pause in Florida to rest for the remainder of their journey to South America. Thanks to the Migratory Species Act, SoWal has discovered a “stork tree” at the northwest corner of Allen Lake. See the colony around early October. You’ll know juveniles by their light-colored beaks. The species has been upgraded from endangered to threatened.

Home sales along 30A for second quarter of 2018 exceeded $461 million in sold volume, a 34% increase over the sold volume of the prior quarter (Q1 2018). Sales remained similarly very strong into the later summer months, with nearly $414 million in volume sold in the third quarter, 20% more sold than in quarter one. These sales statistics verify for us that opportunity for Sellers of 30A properties is at a peak in the summer months. This is the Selling Season as these months have historically proven to be seasonally superior sales months here at the beach. A key statistic that many do not factor is adequate market exposure time in advance of a sale. The days on market show that homes along the 30A corridor are selling in under 6 months, encouraging news for Sellers! If the summer months provide the most opportune seasonal advantage, Sellers should begin marketing their beach property in advance to be well positioned for seasonal advantage.
