hile Scenic Highway 30A is an avenue of inspiration, fun, and outdoor excitement yearround, she shines brightest in the summer months. Travelers and locals alike are in vacation spirits, and why wouldn’t they be? Events along the Gulf Coast cater to individuals’ interests while coloring the culture that is 30A. Here, I highlight some outstanding favorites, but the opportunities for summer excitement are as endless as the deep blue sea!

For Active Vacationers and Locals:

Enjoy exploring the Gulf, state parks, and sands in a variety of ways. Grayton Beach hosts the Rags to Riches Regatta. Catamarans dot the shoreline before sailors take off toward Seagrove. In late June, anglers delight in the Emerald Coast Blue Marlin Classic at Sandestin and compete among close to 100 boats of competitors. The best of outdoor beach exercises combine in the Sandestin Triathlon. Swimmers stroke a half-mile in the Gulf, then peddle 20 miles and run 4 miles to cross the finish line. Golf lovers, there is no shortage (I counted 25 in the South Walton area) of gorgeous courses for you to enjoy. If nothing else, simply stroll or bike ride through the miles and miles of beaches, state parks, and trails. 8 | SUMMER 2019

Food, Brew, and Music Lovers:

All that exercise works up an appetite for refreshment. Foodies and adult beverage-enthusiasts, fill your plates and make spirited toasts all summer long as you savor locally-harvested and brewed pairings. Farmers markets in Seaside, Rosemary, and Miramar Beach offer endless fresh fruits and vegetables. Good beach music is the perfect compliment to a table of friends, frozen cocktails, and fresh seafood. South Walton restaurants combine all three in weekly events like Wine and Tapas in The Backyard of Love of Hibiscus Coffee & Guesthouse, Pescado Brunch & Live Music, and The Steenos @ Stinky's Fish Camp. If you love live bands and great food, 30A will keep you entertained and full.

For Art Lovers:

The natural beauty that surrounds Gulf residents inspires impressive artwork. Creative skill is so prolific here that the First Friday Art Walk was established. Galleries extend hours and welcome visitors to a variety of venues from Inlet Beach to Destin where they can learn about different mediums and create their own pottery, paintings, and more. Top that off with a visit to the Underwater Museum of Art. The habitat consists of sculptures by renowned artists. The sculptures create a reef where scientists and admirers can observe thriving marine life. Learn more at umafl.org.

For Families:

Some events cover all the beach bases and children are always welcomed to the excitement. Dolphin cruises, eco-tours, and backwater excursions educate and entertain families. Movies on the lawn are popular across the area. Alys Beach hosts Summer Reels at the Amphitheatre. At WaterSound Origins, part of the neighborhood’s Movies and Music Event Series, guests bring blankets, chairs, and coolers to relax and be entertained under the night sky. The REP Actors share tall tales with children at the Seaside Amphitheater.

Get Smarter on Smart Homes by Chris Burch

pplications in the home for “Self-Monitoring Analysis and Reporting Technology” (SMART), having been in development over the past 20 years, have now reached a stage of exponential growth. Technology for the home is finally catching up with technology in other sectors of the economy. Companies such as Amazon (Alexa), Google (Home), and Apple (Home Kit) are creating smart home hubs and investing heavily to create next-generation products for homeowners.

What Smart Homes Do: Smart homes provide homeowners with peace of mind, security, comfort, convenience, and energy savings. These objectives can be achieved by connecting and controlling everything in your home, including televisions, computers, printers, cable boxes, gaming consoles, sound systems, doorbells, lighting, robotic vacuum cleaners, swimming pool equipment, irrigation systems, security cameras, appliances (major and minor), thermostats, door locks (including garage 10 | SUMMER 2019

doors), window blinds/shades, fireplaces, and so on. These components can be managed separately through individual apps or by a master smart home hub.

Examples of Smart Home Technology: • Your wake-up alarm automatically signals your coffeemaker to start brewing. Your watch, which was also monitoring your sleep, signals to your coffeemaker that you need a little extra caffeine because you had a rough night’s sleep. • Your smart refrigerator alerts you (through scanned bar codes) that your milk is about to expire and you are running low on eggs. • As you get out of the shower, your smart mirror gives you the weather report and suggests what types of clothing you should wear. • As you walk out the door, your home automatically adjusts the thermostat to save energy, shuts off all the lights, and locks all the doors.

You get the picture… the possibilities are endless.

What You Should Know If Building a New Home. Currently, for many people building new homes, pre-wiring is an afterthought instead of a foremost consideration. According to John Fields, principal of Emerald Coast Com-Tech (based in Santa Rosa Beach, Florida), all homes not currently wired for SMART will have to be retrofitted at some future point. Given the prediction that almost every major electronic device/appliance in the home will become “smarter” in the days ahead, there will be an ever-growing demand for bandwidth. The existing wireless systems will be heavily taxed to handle the new loads. Fields recommends homebuilders hardwire in as many devices as possible. The key is to have the wires (Cat 6 or 6a that can support 10 Gbps and frequencies of up to 250 MHz) for things to run properly. Avoid bundling with the home’s regular electrical wiring, a common error which leads to electrical interference.


Install at least one access point on each floor to eliminate choke points or congestion from multiple streaming devices. All major internet service providers are working to keep up with the demand and eventually fiber-optic cabling will be the standard. Even if you are not a tech-savvy person or one concerned with potential privacy or security issues, you should not overlook the benefits of pre-wiring your home. Property appraisers are beginning to factor in allowances for SMART. According to Consumer Reports, there is a potential value increase of up to 5% on resale value. According to Fields, the estimated cost to wire a smart home is about 1% of the overall construction budget‌a wise investment. Another potential benefit of smart home technology is a reduction in insurance rates. For example, if you have an in-home SMART device that can detect a water leak, shut off the water supply, and alert you by phone, you lower the risk of extensive damage. If you are considering building a new home, you will be well-advised to make it a smart home specifically wired to accommodate current and future technology offerings. This investment will immediately add value to your home and enhance resale value down the road. Schedule a consultation with a tech professional to discuss and design your smart home system.

Your Realtor Relationship? by Sallie Paris

y brother Daniel and his wife Dorothy just welcomed their third daughter. The family needs more space, so they listed their home and plan to build.

Unfortunately, their first contract fell through and Daniel and Dorothy are worried.

MANY BUYERS AND SELLERS DO NOT GET ALL THEY CAN FROM THEIR REALTOR RELATIONSHIPS, SO I SHARE THE FOLLOWING TIPS:

Carefully choose the agent based on niche expertise. Daniel’s agent was recommended by a friend. That doesn’t always work out. You’re making a substantial investment. Identify someone who knows the market for the specific type of property you want to buy or sell. I specialize in resort properties on the Gulf. Daniel has a family home on ten acres in a rural setting. We shouldn’t work together. He needs a realtor with an active database of buyers looking for a primary residence in the countryside.

Be realistic and honest with the realtor up front. In Daniel’s case (three children under three years old and two working parents), some realtor requests might be unreasonable. You want a realtor who gives you good advice but understands your needs. Ask the realtor how he/she will manage open houses and showings so that you can prepare for and deal with the necessary interruptions in a mutually agreeable way.

Listen to the market. Let the professional guide the process. Sellers should make sure the property is clean and minor maintenance issues are addressed, but not automatically jump into expensive renovation projects. The realtor is obligated to gather and share feedback (from showings, colleagues, and industry data). For example, for specific properties staging can be inexpensive and effective, while for others it’s unnecessary. Listen to your realtor.

Know that adjustments are sometimes needed. Daniel and Dorothy have had a ton of showings, which tells me their property is appropriately priced but perhaps a tad high. It is the responsibility of the realtor to keep clients informed so that issues like price reductions are not surprises. Plus, any conversation about price should be accompanied by data. When I submit offers, I attach substantial supportive figures so that the listing agent and buyers know I interpreted the market and am submitting a fair offer. Ours is a data-intensive industry and it’s crucial that realtors and clients clearly communicate from the first conversation to the closing table. Daniel and Dorothy will hopefully soon sell the property at a good price and build a home suitable for my precious nieces.

hat do tickets, music, and old Seagrove have in common?

Charlie Ryan.

After college, Charlie taught G.E.D. courses in a prison work-release center. That dose of reality gave him a keen sense of freedom. He moved to Montana and camped by the Swan River. That wide open space permanently broadened his perspective. Charlie Ryan is unafraid to dive headfirst into varying industry waters.

oung Charlie returned to his hometown of Memphis, Tennessee, and started a carpentry business, through which he met event promotor Bob Kelley. Charlie purchased an interest in Kelley’s business, Ticket Hub. The successful business was bought out by Ticketmaster. In 1996, Charlie used his earnings to purchase Sea Grove Campground and RV Park. Charlie explains, “Visitors ran the spectrum from renters and locals (when they snuck in) to foreign campers who were ‘European’ on the beach.”


A

s the new urbanism era took off, Charlie developed the land into a twopart neighborhood: one Gulf-front and the other on the north side of 30A. He named it SeaNest. I became friends with Charlie in early 2000. I watched the twin homes at the gate go up board by board and hosted a successful launch party soirée. I have sold numerous homesites on the north side in Phases 1 and 2, as well as other properties for Charlie. My favorites are a Point Washington fishing camp-style home and Phase 2 of The Estuary. I’m thankful that our professional friendship has spanned almost two decades.

harlie describes SeaNest as an aesthetic mix of West Indies and Mediterranean design. Carey McWhorter designed the entire subdivision, and Eric Watson designed the identical houses that are bookends at the north gate, one of which became Charlie’s 30A home. The McWhorter two-level infinity pool is stunning.

harlie sold the publishing company and paid off his home in SeaNest, which he affectionately calls the “Before He Cheats” house. “It’s a story of place,” Charlie says, “a culmination of a great lucky run and a fun story, but I am moving on now.” Charlie has never released his grip on his Memphis roots. Currently, he is leading developments in a mid-town Memphis area called Cooper-Young. His regentrification efforts are paying off. The U.S. American Planning Association listed Cooper-Young as one of America’s ten greatest neighborhoods.

T

hough selling tickets, publishing music, and managing property may seem far apart, Charlie explains that his marketing plan is harmonious among the three. He sells “tribal gatherings in which people with shared interests can join together in a safe environment as a huge crowd.” He provides that experience wherever he invests. SeaNest is a place on the Gulf, but not just any place. Charlie considers it the best seat in the house.

EA RYAN s he developed SeaNest, Charlie also started and ran Little House Music and “really lucked up.” His songwriter Chris Tompkins penned “Before He Cheats.” Carrie Underwood recorded it and the song profitably rose to the tops of the Billboard Hot Country Songs and Adult Top 40 charts. Underwood and Tompkins brought home Grammy Awards.
