in the Wake of Hurricane Michael On October 10th, 2018, Hurricane Michael made landfall in Panama City, Florida, with winds reaching over 155mph. Hurricane Michael was the third most intense Atlantic hurricane to make landfall in the contiguous United States, reaching a near catastrophic Category 5 storm. While our Scenic Highway 30A corridor beach communities suffered only loss of power, our neighbors 35 miles to the east in Panama City, Lynn Haven, Callaway, Mexico Beach, and Port St. Joe and others were not so lucky. Hurricane Michael ripped through them a path of total destruction. leaving behind an atmosphere of nuclear-war like devastation. Insurance agencies and the federal government estimate the damage to exceed $8 billion dollars. This includes the initial repair estimate of Tyndall Air Force Base, which alone suffered $5 billion in damage, making Hurricane Michael the most expensive natural disaster to ever hit the continental United States.

eanwhile, while our local area mourns, neighboring Walton county neighbors stepped in with relief efforts at an immensely impactful level. Each of us at Coastal Luxury were blessed to be involved in immediate relief efforts within just a few days after the impact. Scenic 30A’s very own Jessica Proffitt Bracken of Proffitt PR and real estate agent/philanthropist Hannah Martin were among those who immediately volunteered to help people and businesses in need. Bracken explained, "When the hurricane hit just miles from where we live, Hannah Martin and I felt it in our beings that we had to head over there and do something, whatever that may be for our neighbors.
We were grateful to team up with the folks at The Sonder Project and Hope Panhandle in daily initiatives to give back,� said Proffitt. 10 | Winter 2019
The Sonder Project is an established organization that started as a group of volunteers who aimed to strengthen their community and evolved into a movement that aids communities across the globe. The Sonder Project took initiative by providing significant financial support and boots-on-the-ground volunteers. Based out of Walton County, the group has mostly focused on the Millville and Springfield areas by helping families who need tarps and roofing. They have collected toys for numerous families and are assisting in the needed demolition of many homes. Locals from 30A also teamed up with Hope Panhandle, a nonprofit organization formed by community leaders and local business people in the aftermath of the storm in order to respond to widespread area needs. Upon seeing the devastation left behind by Hurricane Michael, Hope Panhandle immediately organized and assembled a group of dedicated volunteers to help offer hurricane relief to residents.

Founders of Hope Panhandle, Mara and Reese Harrison, grew up in Lynn Haven, and while they have been long-time residents of Rosemary Beach, Lynn Haven is their hometown as well as the location of Reese’s business. The devastation was near and dear to them. “We found out that my husband’s dentist office in Lynn Haven had a hole in the roof, so when we went over to go check on the office, I also checked up on some family friends that could not get in touch with others. They reached out to me via social media, and from there we took our RV over to the parking lot and started serving others food. Volunteers from 30A communities used the Ohana Institute School as a kitchen area. From there, we started served thousands” said Mara explained. “We got in touch with the right people, and next thing we knew the whole community was working together and trying to rebuild, almost like a family. It really is a testament of humanity where there is a need, and then there are the people there to help out when the government won’t” she also added.
“I was blown away by the devastation. I have never had to witness anything like that in my life. It was a complete shock to see families that had lost everything. The thing that was most overwhelming though was the amount of love and help that was being poured in by the neighboring communities” said Hannah Martin.
"To watch people and communities come together in the aftermath of Hurricane Michael has truly been awe-inspiring. It has united us all. I have met so many amazing souls that I did not know before this devastating storm that took so much from so many. The grass-roots volunteer effort has been amazing; however, it’s now time for us all to give even more of our time and resources. Our neighbors now need us to help them rebuild. Hope Panhandle is transitioning to helping make homes habitable again. Together we will rebuild, and welcome families back into their homes. The future is bright for the Florida Panhandle — It will rise again and be better than ever." ~ Paige York

This is our go-to when we want a cozy, warm white. It’s great for offering the freshness of white walls but has just enough tint to give provide depth that does not overshadow surroundings. We love this soft white played against cooler neutrals to create a sense of balance. We applied Shoji White in the main living space of a house on the Bay. As we watched the devastation that hurricane Michael brought to our neighbors to the east, many of us likely reflected on what might have happened to our own homes had the storm moved a few miles to the west.
After Hurricane Michael: Is your home up to Hurricane building codes? by Chris Burch

In 1992 Hurricane Andrew destroyed over 63,000 homes and caused an estimated $27 billion in damages. Following that event, more stringent building codes were adopted by the State of Florida in 2002. However, the newer statewide building codes, which included requirements for hurricane impact rated glass or shutters, were not enforced along the panhandle except for new structures within one mile of the coast. After Hurricane Ivan hit the panhandle in 2004 with wind speeds up to 130 mph, the State legislature reversed this panhandle exemption in 2007 and began enforcing the newer codes. 16 | Winter 2019
The current Florida building codes are not designed to make structures “hurricane-proof ” but rather to make them “hurricane-resistant.” Hopefully, newer structures will better withstand sustained high winds and reduce loss of life among those people who opt not to evacuate. Hurricane-force winds affect structures differently based on their design, the materials used, location, amount of rainfall/flooding, and proximity to trees or nearby structures that may turn into airborne debris.
AFTER HURRICANE MICHAEL
It is advisable to evaluate your home’s critical components (particularly if constructed prior to 2007), such as the following: • Roofing • Venting • Gable ends • Soffits • Windows • Doors • Garage doors You may want to consider retrofitting these elements to enhance survivability under hurricane force winds that can cause debris to penetrate the home’s envelope and create large openings for water intrusion. High winds can also result in extensive water intrusion even when there has been no structural failure to the home. The roof is a primary piece of defense for your home. The recommendation for a more wind-resistant roof design is a hip style over a gable design. Many older homes and condo buildings built prior to 1993 used staples to attach the roof sheathing to the roof rafters or trusses. If you have an older home and replace the roof in the near future, that would be an ideal time to remove the existing roof covering and underlayment/ felt and inspect the roof sheathing. Ensure all panels of roof sheathing are undamaged and are attached to the roof rafters with 8d (2 ½’’) ring shank nails every 6 inches (every 4 inches on the panel edges). Install an ice and water shield, which is a modified bitumen selfadhesive underlayment. Metal roofing (standing seam) provides better resistance to high winds than asphalt shingles or clay tile roofing. Soffit panels should be checked to make sure they are securely attached.
Additionally, any gable ends should be adequately braced. Roofs, overhangs, and porches catch wind and cause an “uplift force” that can pull the roof off of the structure. It is vital that hurricane straps (also known as roof tie downs) be utilized to connect the perimeter bearing walls to the roof framing members. An inspection of the attic can identify whether the roof tie downs are present and installed properly. If not, they should be added. However, just securely attaching the roof to the exterior walls is not sufficient. A continuous load path should be established from the roof all the way to the home’s foundation. This retrofit would be an expensive undertaking, however there are post-construction alternatives available. Periodically check all metal flashings around roof penetrations and vent pipes to verify they are properly sealed. Cover gable vents with storm panels prior to a hurricane. All window and door openings should have impact glass or other means to protect against wind and wind-born debris. When a window or door fails in an older structure, there is an increased risk that the roof will be lifted or will fail. Older windows and doors are more likely to leak during high winds and driving rain, as they were not built or tested to withstand higher pressures. A Glimpse into the History of Names on 30A

ave you ever read a road sign and wondered why a particular town is named what it is?
The Florida Department of Transportation designated our Gulf-side corridor as a Florida Scenic Highway to promote and protect its plentiful assets. Now “30A” is a household name among vacationers and investors from around the world. Obviously, the number and letter combination of 30A is named such because it is a 24-mile piece of Florida’s larger transportation system. Towns and communities, on the other hand, have unique names that honor their natural resources, unmatched scenery, and cultural history.
N
ative American settlements can be traced back to as early as the 1700s, when Muscogee, Euchee, and Creek Indians inhabited the rolling dunes and lush forests of now South Walton County. The backgrounds are quite complex and often lengthy, but I found pieces of the puzzles that created a few of our beloved 30A sites.
D
eFuniak Springs serves as the county seat. Founded in 1880, the town surrounds a spring-fed, natural lake. When the Pensacola and Atlantic Railroad sent surveyors out to study and propose a potential route for the railroad, they found the exceptional lake (there is only one other naturally round lake in the world). Group foreman W.D. Chipley convinced superiors to protect the forested area and add it as a railroad stop. The area was named for railroad president Frederick DeFuniak.

nlet Beach is dune-protected community found at the intersection of Highway 98 and 30A. Lake Powell, a coastal dune lake, spills into the Gulf of Mexico, creating Philips Inlet, for which the beach is named. Bordering Lake Powell is Camp Helen, which contains limitless history and boasts prehistoric mounds that indicate human life existed there more than 4,000 years ago. In the early 1920s, a gentleman named Robert Hicks bought 185 acres for his wife and they built a summer home. Later, an Alabama textile mill purchased the land and built a resort for its workers. A version of the Homestead Act enabled World War II veterans to enter a lottery for parcels of land. Those veterans so heavily influenced early development that, to this day, locals also refer to the area as Soldiers Beach and Veterans Beach.
G
rayton Beach is a funky, artsy, eclectic mix of homes and businesses. It’s first buildings (recorded) date back to the 1890s. Located at the middle spot of twenty miles of coastal dune lakes, Grayton Beach is a haven for artists and laid-back beachgoers. The town was founded in 1890. Army Generals William Miller and William Wilson plotted and planned out the sandy settlement and named it for Army Major Charles T. Gray, who had built a home there in 1885.

osemary Beach is a neo-traditional planned neighborhood and brainchild of Patrick D. Bienvenue and Rosemary Beach Land Company, based in Santa Rosa. Before development, the approximately 107 acres consisted of sand dunes that were covered in the perennial herb rosemary. While the development’s buildings were inspired by the carriage houses of France and New Orleans, my best guess it that the community’s name was inspired by Rosemary, the evergreen herb native to the Mediterranean region. That fragrant foliage finds a fertile home on our sandy shores. Community designers Andrés Duany and Elizabeth Plater-Zyberk are also the masterminds behind Seaside and Alys Beach.
A GLIMPSE INTO THE HISTORY OF NAMES ON 30A
W
ho doesn’t recognize now world-famous Seaside? It’s developed history can be traced back to 1946, when future developer Robert S. Davis’s grandfather J.S. Smolian purchased 80 acres. Originally, the land served as a family vacation property, but Smolian dreamed of creating a summer camp for his employees. When Davis inherited the property in 1978, he and his wife Daryl teamed up with Rosemary Beach planners Duany and Plater-Zyberk to design a town center encircled by unique residences and pedestrian walkways. Seaside's Executive Director of Communications Kerri Parker explained that Robert Davis spent many summers just east in Sunnyside. Seaside is a spin-off of that name. Residents and visitors marvel at this stunning community that sits, well, seaside!
F
inally, a romantic gesture resulted in a lovely name for a community. In late 1970s, Elton Stephens attended an auction and made an impulsive decision. He bought 158 acres and intended to create a private resort for his family and employees of his company, EBSCO Industries. Stephens named the property after his wife Alys. In 2004, developers realized Stephen's dream and established the all-inclusive Alys Beach community which is admired for its pristine architectural design. The development’s first “settlers” are also the town architects. Marieanne Khoury-Vogt and husband Erik Vogt continue to watch home and landscape architectural history unfold as they reside and work in their own urban planning project.
B
lue Mountain is situated at the highest elevation point in South Walton. Before commercial development, the land was obvious to approaching sailors, not only for its steeper inclines, but also for it’s blue lupine flowers. Thus, the sailors tagged the location as Blue Mountain. While lupine varieties abound, South Walton residents and visitors enjoy a particularly purple-blue hue of the flowering legume. The plant is abundant in Deer Lake State Park and Topsail Hill Preserve State Park. We owe many thanks to developers and residents throughout the years for protecting this eye-pleasing plant.
P
erhaps this winter you can dig a little deeper to learn about your favorite places along Scenic Highway 30A. Fortunately, Native American descendants, historians, and archaeologists have curated important information and artifacts. I suggest you start at the beginning and visit the Muscogee Nation of Walton County on Church Road in Bruce. Follow that with visits to the Walton County Heritage Association and Museum, Eden Gardens State Park, Topsail Hill Preserve, Grayton Beach State Park, Camp Helen, and Point Washington, to name a few.

This is our go-to when we want a cozy, warm white. It’s great for offering the freshness of white walls but has just enough tint to provide depth that does not overshadow surroundings. There, the light coming off the water into the house creates a slightly warmer cast than would light coming off the white sand beaches of the Gulf.

What Properties Make the Best Investments? by Sallie Paris
“I’VE BEEN THINKING ABOUT BUYING A BEACH PROPERTY FOR YEARS, AND I’D LIKE TO FOCUS ON A PROPERTY THAT CAN HELP PAY FOR ITSELF WHEN MY FAMILY’S NOT THERE.” This sentence is the beginning of countless conversations I have with potential clients, and it’s a topic I love and am as comfortable with as I am riding a bike on the miles of lovely 30A trails.
In Destin, Miramar Beach, and Panama City Beach, it’s possible to reach percentages of 10% or more, so pure investors often focus on those areas. Also remember that rental revenue alone isn’t everything. You’ll also reap the benefits of rising value when it’s time to sell, so consider a neighborhood’s history of appreciation as well.
I’ve always believed in an analytical, data-driven approach to real estate, and I find that I connect quickly with investors looking to enter the vacation market. Although each investor’s specific needs are a little different, there are some questions that almost everyone asks. Learn the basics here and call me to discuss specific needs and goals once you’re ready to take off the training wheels!
How often will my property be rented? Can I still use it?
What properties make the best investments?
How do mortgages work for investment properties?
Look for properties that have great amenities and can accommodate lots of “heads in beds.” Amenities might include a pool, shuttle service to the beach, or shopping and dining within walking distance. Rental management companies can make recommendations on bedding configuration, which might include adding bunk beds or replacing a king-sized bed with two queens, for example.
How much income can I expect? A big part of my job as a Coastal Luxury agent is helping clients research revenue and expense data. Assuming average expenses and debt service, I recommend that my 30A investors look for a property that annually generates at least 7% of the original purchase price. That is, if a property costs $500,000, gross annual rental revenue should be at least $35,000 for you to break even for the year.

Who wants to let renters have all the fun? Property owners can always block dates for their personal use. Most owners rent their properties to vacationers for 22-26 weeks per year: four weeks of spring break, fourteen weeks of summer, and a few weeks around fall break and winter holidays.
Most lenders will require a substantial down payment—often at least 20% for houses and 30% for condos. There are many exceptions, however, so I always recommend that my clients talk with a local mortgage lender early in the process so that they know the appropriate price range in which to shop.
Should I use a property management company? I almost always recommend that out-of-town homeowners contract with a rental management company, especially for the first year or two. If you’re local, or if you develop a robust network of local contacts, then it might make sense to selfmanage. Just be ready with a backup plan (and a backup to your backup) in case your housekeeper cancels at the last minute or there’s an emergency maintenance need. Also note that a few communities in our market require homeowners to use one specific management company. I always inform clients when they look at such properties.
INVESTMENT PROPERTY
What will a property management company charge? Management companies usually charge between 20% and 25% of gross rental revenue. Some companies collect a lower percentage and charge homeowners a la carte for all maintenance work, which might include anything from changing light bulbs to coordinating major projects such as HVAC or roof replacement. Other companies charge a higher, all-inclusive rate that builds in a budget for minor expenses, only seeking homeowner reimbursement for relatively expensive work. Neither scenario is inherently better than the other, so think about your own personality and how much day-to-day input you’d like to have.
Can you make recommendations for lenders, property managers, and other service providers? Yes. I consider this one of the most important aspects of my work and the work of all Coastal Luxury Agents. We stay in communication with past clients and other homeowners to keep tabs on which companies are performing the best work. Different companies focus on different niches of the market, so recommendations will be based on location, price point, and other factors.
I can’t decide. Which one should I buy? Buy the one you like! It’s easy to get caught up in choosing the perfect investment, to the point that you feel paralyzed by all the data and what-if scenarios, but the most important factor is whether it’s a property that you’ll be proud of. I can help you with the financial analysis, but only you can choose the vacation spot you’ll be excited to visit for years to come.

The Kindred Spirit Mailbox
A romantic whim evolves into an improbable landmark and a beloved destination on an uninhabited island along the Atlantic Coast BY LYNN NESMITH

love the beach and I can't imagine living anywhere else. The summers of my childhood were spent along the Atlantic Ocean in Sunset Beach, North Carolina. Although college and career took me inland first to Washington, D.C., and later to Birmingham, Alabama, I knew I would end up along a big body of water. I always thought it would be the East Coast, but eighteen years ago, I moved to Seagrove, where the beaches, I must admit, are just as fine (if not finer) as the ones in Carolina. That said, with lots of old friends, extended family, and a 92-year-old father living in Sunset Beach, I regularly return to my childhood stomping grounds. It's funny that when I tell my 30A neighbors that I'm heading to North Carolina, most people respond by saying that they "love Asheville and the mountains, " to which I agree. But I then point out that I'm heading to another beach. A beach with a mailbox. What's so special about a mailbox? More than forty years ago, my Daddy, Frank Nesmith and one of his artistic friends, Claudia Sailor, came up with a crazy scheme to set up an old-fashioned metal mailbox on a sandbar. Christened Isle de Claudia, the sandbar sits in the middle of Tubbs Inlet between the barrier islands of Sunset Beach and Ocean Isle. A simple spiral ring notebook and a few ball-point pens were placed inside with a invitation for anyone who happens upon this creation to share his or her thoughts. They called it the "Mailbox of the Kindred Spirit." Needless to say, only a few souls found their way to the deserted spit of land.
THE KINDRED SPIRIT MAILBOX
A New Home
Shifting sands and tidal migrations soon overtook the dot of land called Isle de Claudia, so Daddy and Claudia sought higher ground and a more permanent address. Daddy settled on Bird Island, an uninhabited landscape animated by undulating dunes covered in rich vegetation, low groves of wax myrtles and scrub oaks, nesting birds and turtles, and salt marshes and tidal creeks, which at the time in the early 1980s was separated from the established town of Sunset Beach by Mad Inlet. Back then, a trip to the Mailbox was always an adventure. With our six-foot tides, we'd need to plan our treks to coincide with low tide to be able wade through the inlet. If you dawdled, you could find yourself in chest-deep moving water. On winter days, when the tide was high, Daddy would maneuver his Boston Whaler through the winding estuaries and stands of marsh grass. No matter the journey, the destination was always worth it. Tucked amid the dunes on Bird Island, the Kindred Spirit Mailbox started garnering a few more visitors every year. When a huge tree trunk washed ashore, we dragged it to lie beside the Mailbox and serve as a resting place. Eventually, a storm took it away. The first official bench was crafted of lumber that washed up after Hurricane Hugo. "Back then, we'd be excited if we got one or two journals filled in a year," recalls Daddy. "Now we might get a dozen a month." "Some people think of the Kindred Spirit as a supreme being or a god who lives in heaven or paradise or somewhere not on this earth," explains Daddy, "but I've always thought the Kindred Spirit is anyone who finds this place and is inspired to read the messages or write down one their own. From the earliest days, folks would communicate with their own personal God or spiritual entity. Others would write to partners or lost loves or a parent or child who has passed away. Some entries are signed, while others have only initials or first names, keeping an air of anonymity.
Protecting Bird Island
By the early 1990s, the Kindred Spirit Mailbox was becoming a mythical story and a real-life landmark. But its perch on Bird Island was now in danger. This time from the forces of potential development. The island had been privately owned for decades, but it was only accessible by foot or boat after a bridge to the island burned in the 1970s. To oppose development, Daddy began leading tours to Bird Island and the Mailbox in 1992, as a member of the Bird Island Preservation Society. Thanks to their efforts, and groups like the North Carolina Coastal Federation and the Audubon Society, in 2002 the state of North Carolina purchased the 1,400-acres of beach and marsh and established it as a nature preserve. By then, the inlet had closed up and Bird Island was no longer a separate island, but the name stuck. "I like to believe the Kindred Spirit Mailbox had a lot to do with Bird Island being turned into a Coastal Reserve," he says. "So many individuals were personally connected to this place and were invested in preserving it." There's no question that Sunset Beach and the world in general have changed dramatically over the years. Much of the mailbox’s enduring appeal is the oldfashioned satisfaction of putting down a private thought on paper. Or maybe it's the fact that in this age of social media those who write in its journals can remain as anonymous as they want to be. While some people include a full name with a hometown, most leave no name or sign off with an initial or simply a doodle. Those who make the pilgrimage once to the Mailbox will most likely return time and again. Some people return to celebrate a marriage proposal, beating cancer, or other happy events, while other come to commemorate a loved one’s death. Whatever the reason or the season, a heartfelt epistle is left in the journal for delivery to the Kindred Spirit. Although some entries revolve around grief or loss, most of the multitude of messages are of joy, hope, faith, grace, and of course, love. CoastalLuxury.com | 27
The Legacy Continues
Daddy rarely gets over to Bird Island these days, but he doesn't worry about the Mailbox. "There has always been somebody 'up there' looking out for it and there always will be," he laughs. "But lately a lot of great folks have pitched in and are doing a great job of carrying on the tradition." The first metal mailbox rusted away decades ago and has been replaced numerous times, but the original post has weathered many a storm. In the old days, when a hurricane or Nor'easter took out the bench and mailbox it was basically a scavenger hunt for parts and pieces. And somehow we always recovered the Mailbox, even when it washed up hundreds of yards away from where it was last standing. Lately a lot of wonderful folks working to make sure the Kindred Spirit lives on. Annie Breth and Katie Hovermale place new journals in the Mailbox and deliver the signed ones to UNC Wilmington, where they are held in the Williams Madison Randall Library archives.
In addition to preserving the journals, local volunteers are no longer willing to let the future of the Kindred Spirit Mailbox rely on chance. Last September when Hurricane Florence was headed for the Carolina coast, the Sunset Beach Fire Department retrieved the Mailbox and bench and safely stored them at the station. Luckily, Bird Island suffered little damage. When the time came to return the Mailbox to Bird Island, Daddy rode in the truck with a couple of volunteer firemen and helped them with the relocation. Daddy is still amazed how his crazy scheme has affected people from all walks of life from all over the globe. In October, just one day before his 92nd birthday, an envelope was delivered to his house via the USPS: Kindred Spirit, Sunset Beach, 28468, Carolina del Nord, Stati Uniti. "The letter was addressed to the Kindred Spirit so it must be delivered and opened only at the Kindred Spirit Mailbox," Daddy maintained. So on his birthday, we made the journey again with the help of a couple of volunteer firemen. He opened the letter while sitting on the beach and found to his surprise the message was in Italian. He left it in the Mailbox for the Kindred Spirit to do its magic. Over the years, Daddy ventured to the Mailbox nearly every day. That adds up to thousands of visits! The last few years he rode his tricycle, but recently the mile and a half trip has been too much. Daddy has always been philosophical about the significance of the Kindred Spirit and laughs that setting up Mailbox on a deserted island was a crazy idea of some young kids (granted he was fifty at the time) in love, yet the Kindred Spirit has endured for nearly half a century and will live on after all of us are gone. "Hopefully, the Kindred Spirit has brought happiness and joy to anyone who has visited," Daddy believes. "If you can do that in a lifetime, then your life has purpose."
The Magic of the Mailbox

est-selling author Nicholas Sparks highlights Bird Island and the Kindred Spirit Mailbox in his latest book, Every Breath. With lost-and-found love as the centerpiece of the novel, it's only natural the Kindred Spirit would transcend miles and years to reunite a couple destined for finding each other again at long last. The book was released the week before we gathered at the Mailbox to celebrate Daddy's birthday. Many of the visitors who walked to the Mailbox were hoping to follow the footsteps of the characters in Spark's story. Little did they know they would meet the original keeper of the Kindred Spirit Mailbox. It was truly a special day.

Milton, Florida—brick buildings. Old houses. Cute storefronts. My wife and I roll into town early. The Imogene Theater is our destination for the evening. I’m here to tell a few stories at a benefit for Big Brothers Big Sisters of Northwest Florida. Everyone tells me this theater is haunted, but I don’t buy it. I was raised by evangelicals. Believe in ghosts? We didn’t even believe in two-piece bathing suits. This old opera house has been standing since 1912. Hank Williams played here once. So did Roy Acuff, and Minnie Pearl. My late father would’ve danced a jig if he’d known I was taking the same stage as Hank. Anyway, they say the ghost’s name is Miss Imogene. She roams this auditorium, along with many others. The stories are all alike. Some report hearing things, some claim to see a girl wandering the balcony. Paranormal enthusiasts around the nation believe this theater is a gathering place for metaphysical beings. But not me. That’s kid stuff. I am given the dime tour of the old hall. There are tall ceilings, stunning acoustics, and ornate woodwork. There is a rope and pulley system outside, once used to hoist steamer trunks for vaudeville performers. “Here’s your dressing room,” the man says, flipping a lightswitch. “Can you believe Hank changed his clothes in this VERY room?” “Really?” “Yep. Hey, maybe he’s even in this room with us now.” The hair on the back of my neck stands straight up. “I don’t believe in ghosts,” I tell the man. “Good,” he says. “Then you won’t mind if I leave Hank in here with you? He’s been getting in my way all day.” Soon, I am in the dressing room alone. I’m thinking about things. Mainly, how thrilled my father would have been to know I was in a room where Minnie Pearl once did her makeup, where Roy Acuff once tuned his fiddle. And all of a sudden it hits me hard. I miss him.

Your Digital Defense

It is becoming increasingly essential to double, triple, and even quadruple check all levels of your digital defense when dealing with money online. Cybercriminals are getting better and better at spoofing (the act of illegally forging communications), drawing victims into "trap" emails and phone calls that appear to be coming from a company with which the victim is currently doing business. The more sensitive information cybercriminals can get their digital mitts on, the more convincing they can make their fraudulent emails or phone calls appear.
Recently featured in the news, one Oregon family has lost their entire life savings to a wire-fraud email scheme. The Cole family had recently received communication from the title company they were working with that stated they would soon be sent instructions for wiring a deposit to secure their new home, just in time for the holidays. The Coles were putting down a hefty deposit since they had already successfully sold their current house.
Losing any amount of money never feels good. Losing a sum as large as the Coles' can be life-changing. At SETCO Services, our clients are number one, and we want to keep their money safe and where it belongs. Some of the most straightforward best practices can be the difference between falling victim or not. Protecting your information from prying eyes is of paramount importance. Don’t use the same password for more than one account. Passwords should have 12 characters or more, including both capital and lowercase letters, numbers, and special symbols. Using a password manager to automatically fill in your information can help prevent keyloggers.
Most importantly, ALWAYS verify your wiring instructions with your closing agent over the phone. Even if it seems as if the email came directly from the title company, give them a call to make sure everything is correct. Moreover, remember, when you’re ready to close, you can count on SETCO Services.
What came afterward was a nightmare. Aaron Cole opened an email that appeared to be sent from the very same title company, referencing the agents he was working with, and detailing the deposit wiring instructions he was expecting. The email was not from the title company, but from a cybercriminal group who had been stalking Cole’s real estate venture. Mr. Cole unwittingly wired $123,000 to this criminal group, which quickly spread the money out across several other banks, and then funneled it out of the country, beyond retrieval.
