The 30A Real Estate Market Continues Upward Price Trends A 12 YEAR REVIEW OF HOME PRICE APPRECIATION ALONG SCENIC 30A The 30A home market has become well over a billion dollar annual industry. Dollar sales volume reached over $1.2 billion for 2016, 7% over 2015. Pricing trends along the 30A corridor have experienced an impressive 6-year uptick. Taking a closer look at the history of price trends from the peak of our market to today provides greater insight into our current position. Average sales price of all Scenic 30A closed residences in 2016 was $932,000 up a strong 7% over 2015, and a notable 28% three year increase, yet still below 2006 - 2007. In looking back at the history of 30A's yearly average sales prices, this is in fact the highest average sales price we have seen since 2007. We expect the 30A market to remain healthy and in strong demand. While the future of the real estate market is certainly unpredictable, knowing where the market is today and where it has been provides an advantage in assessing our real estate opportunity.
The positive appreciation of the past six years is great news for all owners. Sellers have insight into their current opportunity and equity position, and the upward tick of prices is also encouraging news for Buyers in assessing what appreciation they can anticipate based on current trending. We anticipate the 30A market pricing will continue to strengthen in the coming seasons. New flight additions are being planned for the ECP Northwest Florida Beaches International Airport, giving opportunity for more to visit our coastal area. This, coupled with the current trends, gives us confidence that enthusiasm for our market will continue in 2017. Tips for Accessorizing Your Home By Susan Bohlert Smith, Bohlert Massey Interiors
Accessorizing is about personal style and needs to be determined ahead of beginning the project. Having accessorized professionally for both residential and commercial clients over the past 24 years, I have distilled the process down to some basic, logical givens that will elevate an average composition of objects into a curated one of seemingly effortless style. Creating successful vignettes when working with furniture, art, and accessories is much like dressing. A beautiful woman can put on an expensive Prada dress and Christian Louboutin shoes, but apply too much makeup and too much of the wrong style and scale jewelry and the look is ruined. The same thing can happen with a beautiful home. Accessorizing is about personal style and needs to be determined ahead of beginning the project. A home that is too matching and coordinated looks like a furniture store set up but not in a good way. Combining and balancing diverse styles, periods, and textures is layered and real. You want your home to feel as if you have been there forever and to surround yourself with things that mean something other than that it matches the sofa or it was purchased because it was on sale. A home should reflect the best of the person or people who live there. When identifying your personal style, create a list of the things you love, and a collection of images that make you happy. Your list of items and images should give you a sense of calm when looking at

them, as well as colors that just look right to you and complement your coloring. I am extremely visual and prefer using a bulletin board to pin images, fabrics, and paint color samples together so that I can step back from the selections and see what begins to emerge. From your list and images, you should be able to see a pattern, a strand or multiple strands of style and elements that are in harmony. Once the furnishings are set in place, take a critical look at the overall direction the style of the house is taking. The art, accessories and lamps that are added in the space at this point are the make it or break it items and should be carefully considered. This is where you can add a little edge if the furnishings are feeling too safe and predictable or use restraint if some of the base pieces are elaborate and demand a lot of attention. Begin treating the wall space in each room first. Determine how you will balance the types of items you hang on your walls. Don’t overuse any one element within the room. Whether it is a large collection of objects or paintings used on one wall, one large mirror, or one large piece of art, try to diversify your elements and avoid duplication. The biggest mistakes I see made in selecting and placing art is that pieces are typically too small and hung too high. Let the bottom of a mirror, painting or collection begin as low as 6� above the surface or furniture piece below it and increase the height if needed by adding additional items above.
INTERIOR DESIGN TRENDS
Lighting is the most important element to tackle next. Choose lamps with updated, simple shades. Round, square, oval and pyramid shades in white or natural paper, true dupioni, or linen give the best light. Avoid lamps with ornate patterns, pleats, or shiny synthetics. Consider the proportion of the lamp against the furniture it will be resting on; if against a wall that has a an object hanging, consider how this lamp will layer or, the opposite, block what is on the wall. If the chest or table is petite, be cautious not to overwhelm the furniture with a lamp that is too large. If a chest or table is large scale, the lamp must scale up accordingly. Look over the room once your key lamps are in place and determine if the lamps are dispersed with good balance. Too many lamps on one side of the room can look cluttered. If additional light is needed for reading or just visually at the end of a sofa or in an area without overdoing lamp shades, floor or table task lamps with metal shades are a great option. Now that all of the wall hangings and lamps are in place, you can focus on table scapes. Adding stacks of your favorite book titles at a cocktail table, bedside chest, or console table is always strong. Using beautifully potted live plants or blooming orchids are ideal as well. Both books and real plants add great warmth to any space. Avoid artificial plants and faux books when possible. Accent Pillows and Throws are the final touch to warm up a room and make it complete. The insert of choice for accent pillows is down and not polyester for shape and comfort. Using pairs of pillows that are at least 20” to 22” square anchor the sofa to then layer slightly smaller accent pillows in different patterns or textures. This is one of the easiest ways to bring in your color to the room, and can be changed over time as your look evolves.
The best and most important advice I can give on putting the final touches on your home is to never be in a rush.

Is Your Dog Itchy? By Dr. Tonia Shatzel 30A Vet
The top 5 misconceptions about itchy dogs Dogs don’t have hands, so when they are itchy, they have to be a little more creative about how to “scratch that itch.” But their owners often misinterpret their actions, dismissing severe itching as “nerves” or “wanting attention” or “normal.” This can lead to itchy dogs living with their miserable itch for months or even years. Here are the top 5 incorrect assumptions we must address on a daily basis as veterinarians: 1. My dog licks her paws due to a nervous habit. 2. The brown stuff in my dog’s ears is just dirt (and its present because the groomer forgot to clean out her ears at the last visit) 3. My dog scratches his back leg in the air when I scratch his back. This is “normal dog behavior.” 4. My dog can’t be allergic to anything because I feed her a grainfree diet. 5. My dog’s itchiness can’t be due to allergies because I give my dog Benadryl, and it doesn’t help.
3. Only itchy dogs flail their back leg in the air when their back is scratched. It is a symptom, not a happy dance! When we treat the underlying allergy, this symptom goes away. 4. Grain-free (and organic) diets are great! There are many very healthy and wonderful foods on the market these days, however grains only account for about 10-15% of all allergies due to foods in the US. Food allergies are complicated, and your veterinarian begs you not to try to figure out if food is part of the problem without using him or her as your guide through this complicated process. 5. Inhaled allergies, flea allergies, and food allergies can all lead to itchy ears, skin, feet or even “rear ends,” and 99% of dogs with skin allergies do not respond to Benadryl. Trust me, if it did, you guys wouldn’t need our help with itchy skin, ears or anal glands! Benadryl causes some pets to be sleepy…too sleepy to scratch themselves, but it isn’t helping the underlying problem, it is simply masking it. If you just realized that your dog may be itchy, don’t fret! The good news is that recent medical advancements, holistic support, and very advanced knowledge about allergies is helping your veterinarian, now more than ever, to safely and effectively treat your pet for a happy, healthy and itch-free life!
Let’s break these down one by one and you might be surprised about what your pet is trying to tell you: 1. Licking paws is a symptom of itchy paws. It is not due to nerves and it is not a nervous habit. If your palms were itchy, you would use one hand to scratch the other hand. Dogs can’t do that, so they much lick and chew their paw. Additional signs of itchiness can be “corn cobbing” where your dog chews up and down their front legs as if eating an ear of corn. 2. Ears are part of the skin, and normal ears are pale pink and clean. Ears don’t make wax unless they experience inflammation due to allergies. If they have inflammation, the ears try to protect themselves by making more wax, and the bacteria and/or yeast that are present mix with the wax and turn it brown. It’s infected wax, not dirt that makes your dog’s ears appear dirty.

To Build New or to Buy an Existing Property? That is the Question. by Chris Burch

Whether you are considering relocating to the area, adding to your real estate portfolio, or becoming a first-time buyer of a piece of paradise on the Emerald Coast, there are four main factors for determining whether to build or to buy existing.
1. Location Location often dictates whether you can buy an existing property or build a new one, so knowing your priorities is essential. For example, important options to consider when moving to 30A include: size and density of surrounding lots and houses, Gulf front views, proximity to a heavy rental community, purchasing within a gated community, and finally, buying near 30A, US 98, or a beach access. Once you have your location criteria, the next question is, Should I to build on a vacant lot, buy a tear-down, renovate, or buy as-is with no planned improvements?
2. Price First is the lot/raw land price. Then, once you have Chris Burch evaluated the price of the vacant land (or tear down home), you must combine all estimated construction expenses including designing & building as well as furnishing costs, which gives you your grand total. Be sure to include items such as realtor commission, lender fees, interest carry cost (if applicable), architectural, engineering, interior design, water and sewer impact fees, builders risk insurance, etc., and finally, hard construction costs. After calculating this total projected cost, you should run a sanity check to see how it measures up against comparable current market inventory. To do this, compare the current market price per square foot with your “all in” cost per square foot of doing a lot purchase and design build. Ideally, the goal is to have some instant equity when the home is completed. Your real estate agent, architect, or builder should be able to assist in this exercise to see how a new construction project should fare against other current existing properties on the market.

Lastly, do not forget the current construction cost. New construction can vary greatly per square foot, but is much more definable when dealing with a good set of construction documents and owner allowances. Therefore, you must keep in mind that the cost of doing a renovation of an existing home is much more difficult to predict and the cost per square foot is often considerably more expensive to build than it is in new construction. Why? Well, a new build is only built once. Meanwhile, a renovation must first be destroyed/demoed before it is built back. In addition, when taking on a major renovation all furnishings should be removed and stored offsite throughout the construction process. This cost should be factored in as it not only protects the furnishings from damage or loss, but will make it more efficient for your builder and save time.
CURRENT MARKET TRENDS to consider: New construction costs are currently more expensive now than in the last few years due mostly to the supply and demand curve. Labor shortages have contributed to the increase in subcontractor pricing. Material prices fluctuate, but many costs (including materials, permitting, drainage requirements, and other hard costs) have slowly been on the rise in the past few years. These cost increases ultimately get passed through to the end user.

3. Quality You must also consider the desired quality of your home construction alongside your smart-home. Assuming you have a trusted builder using good materials, there are many quality benefits to building new. These center primarily around technological advancements, which in many cases can highly improve overall build quality. Among some of those advancements are: more efficient heating and cooling systems (HVAC), hot water heating options with tankless gas as the fuel source, more efficient windows and doors, better insulation (open or closed cell foam), improved water proofing techniques, more weather resistant materials that stand up better to UV damage as well as those designed & engineered to withstand 140 mph wind speeds or greater. Other add-on’s might include: • smart-home technology such as a Nest thermostat to monitor and control your HVAC system • leak detection systems which notify the home owner of any leaks and automatically shuts off water supply
4. Time Clearly, say purchasing an existing property that is move in ready is the fastest way to begin enjoyment or receiving rental income. A new build or renovation will obviously take longer. A light renovation may be a quick and relatively easy process after closing on the property, while a major renovation or home addition may take longer for your architect and engineer to determine the initial construction of the house and take the necessary measures to ensure the new addition(s) match the existing structure. This is sometimes more involved than starting from scratch. In dealing with Walton County Planning Department or with your Home Owners Association, it will generally be much faster to get a renovation project approved than a new build. This is because of any number of issues that currently are in play such as: parking requirements, new drainage requirements, changing flood zone maps, and coastal dune lake setbacks. In addition, approvals having to do with the Choctawhatchee beach mouse & sea turtles may add time to the pre-construction planning and approval time. This again can make some renovation projects a faster and easier route to navigate than new construction.
These are becoming more standard in newer construction and are more affordable as well.
Also, when it comes to renovating, the home’s current condition matters. The “bones” or structure of a house or condo are much more important than it’s cosmetics. While it may look good & smell like fresh paint, there is still a potential of moisture, mold or wood rot behind the walls. The coastal salt air, intense summer heat, and moist weather is harsh on all structures. Some fare better than others based on the quality & type of exterior materials, workmanship, age of structure, and how well the property has been maintained.
If you do not build a custom home, the chance of finding a house to meet all of your needs will likely decrease. However, this does not mean that your ideal property does not exist, but it may not currently be listed on the market. While most properties can be renovated to accommodate your desires, it is simply a matter of additional cost spent after closing on the property. Keep in mind that just because a house is older does not mean that it is not a high-quality home or in need of expensive repair. In some cases, it may even be built better than a newer home.
Bottom line: Every house is as different as each individual buyer. Only you can determine those essential important factors (location, time, quality, & cost) that will drive your decision to buy an existing home/condo or design-build all new construction.

First Impressions ~ Beach Style
Having spent most of my life dressing people in fitting rooms and private homes, I know for certain that there is a direct correlation between how you look, how you feel and how others perceive you. Whoever said “It’s what’s on the inside that counts,” couldn’t have been more optimistic about Southern folk. Down here, we may lead a very casual and relaxed lifestyle, but don’t underestimate the power of first impressions and definite style here on the coast. Yes, personality, thoughtfulness, kindness, philanthropy and respect are all incredibly important~ but how you show up comes FIRST so it’s also important to address. I found a quote online that I loved. Designer Tom Ford said,
“Dressing well is a form of good manners.” I knew right away that this man had to come from Southern roots and a good mama. Sure enough, he was born in Austin. The other South! Did you know first impressions are formed within 4 seconds of seeing someone? Even if you are a beacon of health, a yoga mat superstar, the carpool mom or the top realtor in town, at the end of the day, the clothing you wear will be what people see first. Living the coastal lifestyle affords us a luxury most other cities just dream of. We can wear nice shorts into a white table cloth restaurant, open toed shoes to show property or run meetings and we absolutely wear white all year around. Dressing the part, no matter what that part might be, is still vital to communicating the impression of who you are. I’m sure you have all thrown something on in the rush of morning only to feel terrible the whole day about how you look. It is always on those days that you run into literally everyone you know at the grocery store and you try ducking down the bean aisle to avoid making eye contact. I am quite certain that some of you can relate all too well to that example and you know firsthand how your outfit alters how you interact with the day. How many opportunities have you lost because you didn’t properly armor yourself with the best you? I’m not a psychologist but I am a 40 something with plenty of life experience. Like most of you, I have been 2 sizes up and down the sizing ladder. What I do know is self-confidence plays a major role in our successes. The formula is simple. First throw on your favorite jeans or shorts that can match just about anything. Line up all those “benchwarmers” and try them on one by one in front of a full length mirror. Pretend you are meeting YOU for the first time. What is your impression? Do you love how you look in it from the front and the back? How you feel when you have it on? Don’t take too much time looking it over either- remember it only takes 4 seconds for that first impression! It’s important to note that dressing well doesn’t necessarily mean suits, tailored jackets and high heels. It’s about paying attention to the details. Born in 1970 in Givet, France, when he was just 10 years of age, Filippone immigrated to Bayonne, New Jersey where he grew up. The strongest memories of his youth were always around the family table and cooking together. “We never ate fast food and rarely ate out. My mother was my biggest inspiration, and since her passing, I can feel her presence and passion in my creations today, ” said Filippone.

Chef Gio Filippone attended the Culinary Institute of America in Hyde Park, New York and completed their chef program in 1997. He worked in different restaurants, steakhouses and hotels in New England and said, “When working in the hotels, I was surrounded by such talent each day which pushed me to work hard and do my absolute best. The hotel industry helped me gain a great deal of experience, but also confirmed that cooking was always what I wanted to do.” An offer came to him to work in Destin, Florida, and Filippone said, “The atmosphere reminded me of being at home as a young kid, and cooking with my family. I was excited to focus on specialty dishes and get creative with all of the fresh seafood, meat and produce available in the region at my fingertips!”
While working as an Executive Chef in Destin, Filippone auditioned for Fox Broadcasting’s culinary reality show, Hell’s Kitchen, hosted by famed chef Gordon Ramsay, and was asked to be a part of the Season 5 cast, which aired in January 2009. Filippone made it into the top six and said, “The audition was a quick decision, and though I hesitated, I realized it was actually the chance of a lifetime, a way to really challenge myself and the skills I have mastered.” Now, as the executive chef of Vue on 30a, Filippone has incorporated all of his experiences into a refreshed bill of fare that blends his twist of American northern, southern, and Italian cuisine with the greatest ingredients available in the area. Dishes like Pistachio Grouper, or the Whole Fish that is tempura battered and served sweet Thai chili sauce and soy has been a big hit with patrons. However, Filippone has created a new menu for the fall, and said, “Each dish tells a story using what the eyes see and what the palate tastes.” Look for the Venison Osso Bucco, Grilled Lamb Porterhouse with sundried tomatoes in a chimichurri sauce, and the Andouille Fried Oysters to be making waves this season. In 2013 Chef Gio was awarded “Best Chefs America”, and Vue on 30a continues to be a “Most Booked” restaurant at OpenTable.com. With Chef Filippone at the forefront, it is easy to see why. On his days off you will more than likely find him enjoying time with his family and cooking up a meal of linguini and clam sauce, his personal favorite. Stories of Cyber-fraud at the Beach Meet Joe. Joe has been saving for years to purchase a small parcel of land and fulfill his American dream of homeownership. Meet Ashley. Ashley is the CEO of a large manufacturing company; she often travels for work and regularly sends instructions to her staff to make payments to various vendors, some of whom are located overseas. Meet Frank. Frank is getting close to retirement; he is selling the beach house he has owned for 25 years and is excited about converting his equity into cash so he and his wife can spend their twilight years traveling around the world. So what do Joe, Ashley and Frank have in common? They are about to become the latest victims of the overwhelming tide of cyber-crimes which have found their way to our once-safe, sleepy little beach towns. Don’t let the murmuring surf lull you into complacency – those emerald green waters are fertile hunting ground for today’s sophisticated cyber-criminals. Here’s a sneak peek into the future of Joe, Ashley and Frank, along with some tips they can employ to avoid devastating financial loss. The time for closing on Joe’s dream is fast approaching. Late on Monday afternoon, he will receive an encrypted email from his closing officer at ABC Title, sending him the closing statement for review along with legitimate wiring instructions for his use in transmitting the funds required for closing. On Tuesday morning, he’ll get another email which looks, in every aspect, like it is coming from the same

closing officer. Tuesday’s email will claim there has been some sort of banking issue with ABC Title’s escrow account and provide alternative (fraudulent) wiring instructions for an account at a different bank. On Friday, the time will come for Joe to wire his life savings to the title company: what should Joe do? Ashley leaves Wednesday on another long business trip, crisscrossing the country to call on customers, visit existing suppliers and interview a few new vendors who would like her company’s business. She’s asked all her Facebook friends for suggestions of things to do and places to eat in the various cities she’ll be passing through during her travels. On Thursday, between meetings in Minneapolis, “Ashley” will email the company comptroller with instructions to wire a substantial sum to the account of a new vendor (whose financial office is in Hong Kong) to secure production of a component order. There’s nothing unusual about the request or the email: can the real Ashley possibly prevent this theft? At 1:00 pm this afternoon, Frank and his wife are signing the closing documents for the sale of their beach house, including a form asking for the wiring instructions for the bank account where their proceeds should be sent. They will carefully complete the form in front of the closing officer. At 2:18 pm (minutes before the title company’s outgoing wire cutoff time), Frank’s “wife” will email the closing officer, tell her they made a mistake in their wiring instructions and provide replacement instructions: will Frank’s money make it into his travel fund, or will it travel straight into the hacker’s account?
Top Tips to Identify or Prevent Cyber-Fraud: 1. Utilize strong, unique passwords for all email and financial accounts and change the passwords frequently (at least quarterly). 2. Be vigilant about email communications regarding financial transactions; question ANY changes or variations in language, timing, amounts or email addresses. 3. Avoid the dangers of social engineering by limiting the extent of personal information shared on social media platforms. 4. When it is necessary to exchange sensitive financial information via email, only utilize secure/encrypted email services and do not include parties (such as real estate agents) who are more susceptible to hacking and who use unsecure email providers like gmail or yahoo. 5. Before initiating ANY wire transfer transaction, call the party receiving the funds on a trusted phone number (obtained in person or from a company website, NOT from an email transmitting wiring instructions) to confirm if the instructions received are legitimate (confirm the routing and account numbers for the recipient). 6. For companies who send wires, implement policies requiring independent verification of instructions for all outgoing wires. Joe’s American dream can still come true; he needs to make a simple phone call to ABC Title (at a trusted number) to verify the routing and account number of their escrow account before he initiates the funds transfer. Ashley can require her comptroller (and anyone else with wire initiating authority) to call her to confirm all wire transfer orders which she transmits via email instructions. The bumps in Frank’s retirement travel plans can be avoided as long as his title agent requires call-back verification (to a trusted number) of all outgoing wire transfer instructions. Diligence is key to avoiding a loss due to cyber-fraud. Better educated consumers and professionals who raise awareness with their friends and colleagues are crucial to stem the rising tide of cyber-crime. Summertime at a Florida Beach by Nic Stoltzfus
Whenever my friends visit from out of town, the first place they want to go is to the beach, no matter the season.
But my favorite time to go to the beach is when the weather is balmy and sunny, and the water is bathtub warm. When I go down to the beach to swim in the summertime, I slip off my flip-flops at the end of the boardwalk, casting them aside without a care. I smile at the other sandals in the sand, a sign of trust among strangers. The first thing I do after choosing the spot I’ll be for the day, and dropping off my stuffed-full beach bag, is to walk to the shore’s edge and dip my right toe into the water, to test and see how warm it is. From here I’ll spend the rest of the day alternating my time swimming, building sandcastles, walking along the shoreline with friends or by myself, reading, and napping. After a long day at the beach, I imagine myself as a bleached-white skeleton in the Arizona desert baked by a hot sun, soul cleansed of impurities by the sand and the heat. This is what I love most about the beach. I enjoy talking to other people about what they love most about the beach. One friend said that her favorite thing about a long day at the beach is that “you have this fine little crust of sand, salt, and sunburn all over your skin and hair; I feel like a crunchy, happy person.” Another friend echoed this sentiment, “I might be weird, but I really like saltwater hair…it’s all gross feeling, and I love it!” I’ve heard from many different people that their favorite part about being at the beach is the sound of the waves; there is something calming about the ever-neverending cycle of waves breaking on the shore. Perhaps it reminds us of a time before we were born, sloshing and swaying in the womb? Soothing. Perhaps it is that consistent and perpetual beat that calms us. Serenity.

1. How did you discover 30A? Tell us about your first visit to 30A. Harry: I originally owned in Sandestin, and enjoyed golfing. I love looking at real estate and took regular drives down 30A for several years, and was so very impressed by the attentive planning of the young new urbanism communities. The control of architectural uniformity was truly special. I knew these communities along this exquisite stretch would develop into the most premiere coastal towns, and when saw the sales trailer pop up in Rosemary I quickly purchased a Gulf-front homesite. I was hooked. Watching these communities develop and grow over a period of more than 25 years has been an incredible experience for me.

2. How did you make the decision to purchase here within the Watercolor community, specifically on Park Row Lane? Pam: I first came to 30A on a date with Harry and, needless to say, it was a perfect date and I immediately fell in love with 30A. We spent a great deal of time searching for the perfect spot a new beach home. Harry had previously built a home on Park Row Lane, and we both acknowledged that it remains a uniquely exclusive location. We love being so close to the Beach Club and the shops and restaurants of Town Center, while also still having a high level of privacy being that Park Row Lane is bordered by preserve lands and Western Lake. We enjoy the serenity of sitting on our porches overlooking the preserve with a stunning view of nature and absolutely no one in site, while also strolling to the Beach Club for a cocktail at sunset and dinner in Town Center. It is truly the best of both worlds, a quiet and calming retreat and a bustling and fun community. We enjoy the luxury of having both, and realize just what a rare treasure that is here at the beach. This is the pot of gold at the end of the rainbow.
3. What have been the highlights of living within the community of Watercolor Harry: The pedestrian aspect of the community is a huge part of our enjoyment. We truly take advantage of all of the community amenities of Watercolor and love to walk to eat at all of Watercolor’s restaurants within close walking distance.

4. What is your favorite part of living here? What do you love the most? Pam: We entertain quite a bit, bringing friends along with us. It’s these simple little activities that give us so much joy when we are nestled in such a beautiful environment.
5. What is your favorite time of year here at the beach? Pam: We absolutely love the Fall and the holiday seasons. The weather here at the beach is so pleasantly enjoyable during the time from October through March, and like most of the “locals” we have found these months to be treasured time.
