What does it cost to build per square foot? The answer is a complex one. by Chris Burch

One of the most popular questions among potential buyers, real estate agents, builders, developers, bankers, and others in South Walton County is,

"What does it cost to build per square foot?" The answer is a complex one. Compare it to someone asking you “How much is it going to cost to go on a family vacation this year?” One would have to ask the starting point and destination. Is the family driving or flying? Are they staying in country or going overseas? Are the accommodations two-star or five-star? How many people are going? The number of questions in this simple analogy could get even more detailed. Builders and design professionals have similar responses when they are asked what it will cost to build in Walton County in terms of dollars per square foot. This article will hopefully answer this question in our current market (providing a rough range) depending on the location and type of construction. Although, with the litany of new materials and finishes available for owners to chose from, the question can not be fully comprehended or answered without detailed construction plans and specifications.

The better question to ask is not "How much per square foot to build a house (without detailed plans)", but rather,

"My budget is X, so how much living space and other non-conditioned spaces can I build for this budget in this specific location?” Opinions will vary depending on whom you ask, what exact materials you need, and the complexity of the construction. As stated above, square footage makes a big difference in this equation so we will assume a 3,500 square foot minimum home. Expect to pay a premium on building costs when building in developments that have many contractor restrictions and other factors such as no on-site subcontractor parking or no or limited on-site material storage.

Be advised that if you desire a 4,000 s.f. home and the estimated building cost is $325 per square foot, this $/ps.f. (dollar per square foot) cost also includes any allocation for the non-conditioned spaces: such as garages, swimming pools, outdoor kitchens, covered porches, or open observation towers, etc. Without any idea of the ancillary square footage outside of the conditioned living space, it is hard to estimate what impact they will have on the overall $/ps.f. The actual square footage of the heated and cooled area of the home also plays a significant impact on the $/ps.f. cost. It stands to reason that building a larger home will cost more than building a smaller home,but the $/ps.f. is more expensive on a smaller home. There are economies of scale at play when discussing $/s.f. so building an 800 square foot carriage house of conditioned space will be more costly on a $/s.f. basis vs. a 3,500 square foot home. In summary, know that you will likely get an ambiguous response when asking “How much will it cost to build per square foot in South Walton County?" unless you have decided on many of the items listed above.

Causes and Natural remedies

Is it any surprise that over 40 million Americans have been diagnosed with some form of anxiety? And those are just the ones who have sought out professional help. How about the millions who haven’t? Maybe even you if this title caught your attention. For me, it’s no surprise at all. The important questions lie in what causes anxiety and what we can do about it. Common symptoms of anxiety include excessive worry, sleep issues, brain fog, muscle tension, fatigue, headaches, indigestion, panic, insecurity, indecision, compulsive behaviors, and hot flashes. If this is you, the good news is this can be fixed and often fixed quickly.

Understanding how and why we create anxiety will give you the tools to steady the ship and heal yourself. First, it’s important to know that this is not something that you inherited or caught. Anxiety is created over an extended period of time, usually six months to many years in the making. There are three primary causes and cures to anxiety. You can work on these yourself or find a qualified health care professional to assist you.

3 Causes and Remedies for Anxiety: 1. OVERSTIMULUS: At the root of almost all anxiety is an imbalance of stimulation. The amount of tolerable stimulus from outside sources will vary from person to person. Currently, one of the biggest culprits is our use of technology— our phones, computers, etc. We are simply on overload, clinically known as "sympathetic dominance." This is the start of all anxiety. It often begins with mindless web surfing and endless use of social media. The lights from your phone or computers stimulate brain regions directly behind your eyes called the hypothalamus and the pineal gland. Your pineal gland is responsible for secreting melatonin, your sleep and relaxation hormone. When the pineal gland senses light at night, this signal is not sent. The imbalance of rest and poor sleep begins, and ultimately sympathetic dominance ensues. Your hypothalamus gland is crucial to your endocrine system (hormones), and with constant stimulus it can become overwhelmed and lead to hormone imbalances. Remedy: Put your phones down! I’m not saying you can’t use them at all, but rather establish a healthy boundary. Stop phone/web use after 8 pm so you can secrete melatonin. Select specific times of the day to check for email and messages, not every 5 minutes.

2. NO BRAKES: This cause comes down to poor nutrition. When you are always on “go” your brain and body use up vital minerals and enzymes to keep things moving. A problem arises when it's time to rest and you can’t. This is often due to a mineral deficiency. Minerals feed the parasympathetic nervous system, or your “rest and digest” or "recover and rebuild" system. A common symptom of mineral deficiency is waking up at night with busy brain and the inability to fall back to sleep. Minerals are the tools your body needs to rest and recover. Anxiety is a compounding condition; typically it develops over time from repetitive, long-standing habits. Remedy: Supplement deficient minerals. Magnesium Lactate or Min-Tran from Standard Process are some of my go-to choices.


3. CHEMICAL STIMULANTS: The two most common contributors to anxiety are the effects of caffeine and sugar. Caffeine stimulates your sympathetic nervous system i.e., fight or flight system. Under normal, balanced circumstances you can handle this. When stress, multitasking, work, kids, and finances start to overwhelm you, caffeine acts like fuel to a fire. Anxiety and panic attacks are the alarms— warning signals that are often ignored. In my experience, sugar is completely overlooked by most healthcare professionals, but it should be high on their radars. We know sugar is a stimulant that can cause muscle tension, headaches, nervousness, and other symptoms. Often missed is that sugar also depletes your natural sources of minerals (the brakes). The more sugar or sugar-like foods (bread, chips, processed foods, wine, etc.), the more wound up you can become without a way to calm down. Remedy: Eliminate most, if not ALL, sugar and caffeine. Increase root vegetables.

IMPORTANT NOTE: Clearly there is more to treating anxiety than I can provide in this article. In my clinic, I incorporate specific breathing techniques, address the status of the adrenal glands, and often provide a safe and effective water-soluble “chill out” herb called Kava.

Don’t wait to see if anxiety will go away on its own. Start with these tips, find some support, and take action for your health.

Eva Dell Boree Richardson, 88, entered into her eternal rest on Tuesday, July 19, 2016, at her home in DeGraff, Ohio. She was preceded in death by her beloved husband, Robert Earl, with whom she spent 70 years of wedded bliss, her son Joseph Edward and 2 angel babies. Mourning the loss of their mother are her children, Mr. & Mrs. Charles Richardson of DeGraff; Mr. & Mrs. David Richardson of West Liberty; Mr. & Mrs. Michael (Patricia) Huston of Beaumont, TX; Ms. Glenda Richardson Tate of Twelve Oaks, CA; Mr. & Mrs. Hilton Richardson of Charlotte, NC; Mr. & Mrs. Atticus (Abby) Kennedy of Destin, FL; and Mr. Robert Earl Richardson, Jr. of Piqua; as well as more grandchildren, great-grandchildren, nieces, nephews, cousins and friends than could be counted….

Of winds, and winters, and Uncle Joey dying in that God-forsaken Vietnam War. Family reunions, marriages, divorces, grandchildren and even great-grandchildren – all steeped in the warm, salty waters of the Gulf. Granny rocking alone on the porch the summer after Pappy died. The whole family, crying tears of sorrow and regret and happy remembrances, when they met here in the fall to honor Granny’s last wish - to be scattered among her climbing roses, in the garden of the cottage next to the dune lake she and Pappy had called their second home for nearly her entire life.

Reality seeps in, like sea mist through the deck –

what happens to this piece of family history, this cottage by the sea, now that Granny is gone? Did anyone pay attention to little details like title to the property and estate planning before Granny left this earth? So an appointment was made with a local Florida real estate attorney to get the answers to these questions (and more). Maybe what the Richardson family learned can help others avoid the costly result of complacency - probate.

Probate — a simple word, but it can strike such If the walls of this beach cottage could talk, oh the stories they would tell — some even having reached a certain legendary status, as family chronicles often do. Like how Pappy, just home from the war, made the long trek from Eglin Field to sleepy Grayton Beach one lovely summer weekend in 1945 and discovered the two great loves of his life – the beautiful beaches of South Walton County and the even more beautiful Eva Dell Boree, visiting the area from Ohio, who he made his bride a mere 3 months later. Or how Pappy took the combat pay from his wartime service to buy the sliver of Western Lake shoreline on which the cottage sits from ol’ General Miller after the state forced the Millers’ cows north of the Bay. How Pappy and Granny came every summer to tend the cottage garden and play on the beaches, adding new babies almost every year until the walls were virtually ringing with the sounds of 7 children excited for summer days in the sun.

apprehension into the heart of the non-lawyer. Unfairly so, I would argue, since the process itself is straightforward, but understandably so, as it is unfamiliar to most and lengthy even under the best of circumstances. Add in the complication of an out-of-state property owner and the fear factor can be significant. In Florida, we call the probate proceeding for any non-resident “ancillary”, but follow essentially the same process as we would for a resident decedent (a fancy legal word for the dead person). In a nutshell, probate is the process of having a judge determine what property the decedent owned (the probate estate), who they owed money to (their creditors), and how the probate estate should be distributed among creditors and their loved ones (beneficiaries or heirs). The judge makes these decisions based on either the instructions in the decedent’s will (a written document executed with appropriate formalities in which the decedent identifies who should get what) or, if the decedent didn’t leave a will, the Florida statutes governing “intestacy” (a fancy legal word meaning “without a will”).


A decedent who leaves a will is said to die “testate” and the people to whom the probate estate is left are called “beneficiaries”; a decedent without a will dies “intestate” and her “heirs” inherit the probate estate according to the rules of Florida law. So being either a beneficiary or an heir means a person will take property from a probate estate, but determining the appropriate label can have some significant legal differences which are outside the scope of this article.

The process begins by filing of a petition

for administration, which is accompanied by the original will, if there is one. If the original will is being probated in another state (the decedent’s state of residence), copies of the will and other documents from that proceeding can be submitted to the Florida court. The judge will then appoint a personal representative (sometimes called an executor in other states) who is responsible for marshalling the assets of the decedent, notifying any creditors of the proceeding, and submitting a plan of distribution to the court for approval. Many “ancillary” probate proceedings involve only one piece of real estate, which needs to either be sold to pay off a mortgage on the property or distributed to the beneficiaries or heirs of the decedent. Once any creditor’s claims have been handled and the property has been distributed in accordance with the will or the intestacy statute, the court will discharge the personal representative and the probate will be closed. From initial meeting with an attorney until the discharge is issued, the time required for an ancillary probate can range from 6 – 18 months. If the decedent has been dead for more than 2 years, or if the property subject to probate in Florida has a value under $75,000, there is an abbreviated proceeding which can be completed in about 60-90 days. Court filing fees range from $235-$400, and attorney’s fees based on the statutory guidelines start at $1,500 and reach almost $200,000 for estates valued between $5 and $10 million (more for values in excess of $10 million). In South Walton County, it’s not hard to imagine a single-asset ancillary estate with a $5-10 million value, especially if that single asset happens to be Granny’s beach cottage on the edge of Western Lake.

So how could the Richardson family, or YOUR family, avoid the lengthy and costly probate process? Most importantly, don’t wait until after Granny dies to ask this critical question. After death, there is usually very little which can be done to avoid probate; the time to plan is NOW. Simple changes to the property deed can be made during life that will avoid the need for probate. Even an unmarried person can hold title “with rights of survivorship” with her intended beneficiaries, so that immediately upon her death the title passes to those beneficiaries. In Granny’s case, perhaps the deed would read “Eva Dell Richardson, Charles Richardson, David Richardson, Patricia Huston, Glenda Tate, Hilton Richardson, Abby Kennedy, and Robert Richardson, Jr., as joint tenants with rights of survivorship”. Hmmm…that seems a little cumbersome, you might say. This method of holding title for probate avoidance works best when the list of beneficiaries is much smaller, and it does come with other limitations which are also outside the scope of this article. Where the list of beneficiaries is long, or other concerns outweigh the probate avoidance value of holding title “with rights of survivorship”, consider using a trust agreement to accomplish the same goal. A trust agreement is unique because it can hold title to assets during life but also include provisions like a will directing what should be done with the trust assets after death. Post-death instructions contained in the trust can be carried out by the trustee without the court supervision required for probate of a will. And the structure of a trust is flexible enough to allow for all kinds of conditions on the distributions; for example, a beneficiary could be required to reach a certain age before receiving a distribution, or distributions could be restricted for use only for education or to buy a home. The possibilities are virtually limitless and can go on for generations after the original maker of the trust is long gone. For this probate avoidance plan, Granny’s property title might say “Eva Dell Richardson, as Trustee of the Richardson Family Vacation Trust”; the trust agreement would govern who becomes trustee after Granny dies and ownership of the beach cottage could continue in the Richardson Family Vacation Trust indefinitely. What’s the bottom line for the Richardson family, you wonder?

Turns out, Granny wasn’t just a beautiful, beach-loving babe.

Turtle Walks at Dawn by Sallie Paris Sometimes the Gulf is as clear as champagne and little fish flash in the shell-speckled shallows. Other times, its darkness is broken only by tall, booming waves, and I wonder how anything survives there. Even when thick fog masks the horizon, I sense plentiful life on South Walton Beach. Cheerful shouts from morning coffee-drinkers drift from balconies to interrupt briny air. Shore birds claim breakfast from one another. When the fog lifts, I see dolphins, fishermen, and an occasional dog with his person. It’s tempting to stop and appreciate the immense beauty of South Walton, but every other Friday, my job is to concentrate on 2.1 miles of sand from Stallworth Lake to the Ed Walline beach access in Dune Allen. I seek the invisible. I look for signs that a mama sea turtle, who is safely back in the Gulf long before I arrive, laid her eggs overnight. I volunteer for the South Walton Turtle Watch (SWTW). From May to October, SWTW volunteers monitor every inch of Walton County’s 26 miles of beaches for clues that a mama turtle has crawled out of the surf, flipped sand backward to form a body pit, then dug an egg cavity.

If she nests safely at the foot of a dune, out of beach traffic, my fellow volunteers and I leave the nest in place. If she nests close to human activity or high tide threat, we relocate the eggs to a safer location, using detailed measurements to recreate the original nest as faithfully as possible. All nests are marked with stakes and caution tape, and the wait begins. Depending on species and environmental factors, eggs take about two months to hatch, and as the "due date" approaches, volunteers check every nest daily for dimpled or depressed sand that tells us the excitement has begun. Some may ask,

"Why do you make this six month, early morning commitment to animals you may never actually see?” I grew up on a farm and majored in zoology, so animals have always been a central part of my life. With turtle watching, I find fulfillment as I seek to protect endangered animals, and I gain intimate knowledge of our stunning, vibrant beaches to share with my clients. But despite all the intangible rewards, 4:15 a.m. comes early, and sometimes I drag myself out of bed motivated only by potential bragging rights.

Turtle walkers are competitive about whose stretches of beach are best! Only an estimated one in 10,000 hatchlings survive to breeding age. Tourists and locals can help turtles by flattening sandcastles, filling in holes, and picking up tents, toys, and litter, especially dangerous glass bottles and plastic bags that mimic tasty jellyfish. Beach visitors should turn off Gulf-front lights, as they discourage nesting and disorient hatchlings, and always keep children and animals away from marked nests. Everyone can help us watch. Even better, volunteer or simply join a walker on morning watch. We welcome beachgoers to come along and learn. Walk with us east to west, and you will see spectacular sunrises.

From Near Collapse to Better than New by Paulette DeGraw

One homeowner’s request for décor became a mission to restore. Learn how to detect the signs of water damage and construction defects when looking for a home. Photos by Framework Photography

Just over a year ago, 30A Design Group visited a picturesque home on Grayton Beach. The request seemed simple enough, a quick re-grouting

and caulk job for rejuvenation. However, we quickly discovered that the house had excessive water damage. From that point on, the project became the antithesis of simple.

Our team affectionately refers to this home as the “Grayton House” and it has become an emblem of the

triumphs and tribulations of the design business. When we first walked into the Grayton House, we immediately saw evidence of water and moisture on the ceilings, walls, floorboards, tiled showers, and porches. A further examination revealed failed shower pans and water intrusion deep into the porch and deck support structures. Furthermore, the drip edge flashing originally installed on the windows and doors was too short to prevent water intrusion into the home, and was almost completely rusted away. All in all, the house was in dire condition: collapse was a distinct possibility. We had to act fast to save the Grayton House from complete ruin.

BETTER THAN NEW

Once our team established a plan with the homeowners, insurance adjusters,

and engineers, the house was stripped down to its bare bones, exposing the severity of the damage. Some areas of the house were dried out and salvaged with the use of air movers, air scrubbers, and dehumidifiers. Large areas were past the point of remediation, and interior and exterior components of the home were severely damaged. In these cases, we removed the affected sections of sheetrock, insulation, flooring, cabinetry, and framing materials. We completely replaced them. To remove all concerns of mold, we replaced the three heating and cooling units and all of the duct work. As an added measure, we installed a whole house dehumidifier.

When inspecting a home, it’s important to know the warning signs. Water damage can take on different textures, colors,

and even smells, depending on the location of the damage. For example, ceiling water damage is typically visible in the form of puckered plaster and discoloration; but water damage in a basement elicits a musty odor that must be sniffed out, not seen. Areas of standing or pooling water are dead giveaways, but one must look closely to detect them in dark places. These pools can occur from a leaking roof, old drainage pipes, or malfunctioning appliances like washing machines, toilets, and water heaters.

Don’t be too quick to diagnose gaps in tile grout or mildew in the grout joint as a simple need for caulk or additional grout. The small signs presenting themselves in your tiled showers and floors can be signs of a much larger problem.

It’s not enough to rely on the recommendation of a property inspector. Even the largest property management

company can miss the signs of water intrusion if not properly trained. All the water issues we identified were created during the original construction of the home. Finding a general contractor experienced in assessing a home for potential water intrusion or damage is a sound decision when building a new home and when looking for an existing property.

The Grayton House turned out to be a success story in the end. After months of meticulous selections of materials, finishes, fixtures, and furnishings, it became a true masterpiece. The beating the Grayton House had received from water’s ruthless hand was completely preventable. Now fully restored, the beautiful views of the Gulf of Mexico offered by its expansive porches are the center of attention for all who enjoy time in this home.

Another type of discoloration to look for is rust, which the Grayton House had.

It’s important to inspect water heaters, bathroom fixtures, exposed metal flashing, and the pipes under sinks. While rust isn't necessarily an indicator of water damage, it can pinpoint future problematic areas within a house. Flooring can also show discoloration like walls and ceilings do, but the main sign of water damage in floors is detected by texture. As water seeps under floorboards, warping – caused by changes in humidity and temperature – results in small gaps underneath the floorboards, and causes the edges of the boards to curl. Sagging and sinking are also signs to look out for. If you notice soft spots in hardwood floors, chances are, you’re looking at rotting wood.

Jennifer Suddes: Interior Designer Jennifer Suddes is the principal owner of The Magnolia House Design Group. Jennifer has built and sold six personal homes in WaterSound Beach. With a broad experience in both the Atlanta and 30A markets, Jennifer has designed and built numerous residential and commercial projects in 30A communities over the past 12 years. These communities include Rosemary Beach, Watercolor, Paradise by the Sea, Grayton, Blue Mountain, and, of course, her beloved WaterSound Beach. Jennifer enjoys taking her clients’ dreams from concept to completion, and she stands out as a designer who remains involved in every stage of construction and renovation processes. Her approach to design is soothing and simple, yet sophisticated, with a distinct touch of interesting!

1. How did you discover 30A? Tell us about your first visit to 30A? Russ: My family and I spent many vacations in Destin from as early as elementary school. We struggled to find beaches more beautiful than the ones you find here. Our dream was to end up here full time with our own children. Jennifer: As an Atlanta resident, 30A has always been my family's go-to venue for "fun in the sun." To me, 30A offers beautiful, simple sophistication in a family-friendly atmosphere. Tyler: I was fortunate enough to grow up along 30A! I have been here since 1978, and grew up on Forest Street in Seagrove. I remember, back then, there was a sign showing 19 permanent residents, including pets. Things have changed!

2. Each of you has a broad background in designing and building along all the areas of Scenic 30A. Tell us about your specific selection of WaterSound Beach as the community for designing and building a feature luxury gulf-front residence and why this community is so special to you. Russ: There are so many wonderful communities along 30A, but WaterSound Beach is special because it's gated with security, offers a private beach, and, of course, the unmatched WaterSound Beach Club. While you'll find many families there, it’s not chaotic like some other areas. You have The Hub and the fun and action available, but you can retreat anytime to your quiet slice of heaven when you need it. WaterSound Beach Gulf-front homes have unmatched views of dunes and a never-crowded, full mile of dedicated beach. Walk, bike, or jog on the picturesque boardwalks to the most serene and pristine beaches on 30A. You get everything in WaterSound Beach. Jennifer: In 2006, while visiting the charming 30A area, I drove through the majestic gatehouse of WaterSound Beach, immediately gasped at all the natural beauty of the community that included the famous towering dunes, exhaled, and purchased two residential lots. Those lots began the eventual build-out of six personal residences in WaterSound Beach. In my opinion, WaterSound Beach is a "best kept secret” with its intimate seclusion within a gated beachfront neighborhood in the heart of the 30A community. Tyler: First, I knew working with Jennifer and the RegalStephens team would be a great academic collaboration and fun at the same time. Match that with the unique location and features of WaterSound Beach, and the specific location of this home on a prime Gulf-front site, and it really does not get any better. One particular thing I like about WaterSound Beach is how all the houses are pulled back slightly from the Gulf to preserve more of the dunes, which in turn allows all the wonderful boardwalks through the dunes and truly amazing views.

3. What were the original visionary elements and features that you wanted to bring to life in this project? What are the distinctive highlights of this exceptional residence at 114 S. Watch Tower Lane? Russ: This home has all the elements that draw people to WaterSound Beach, however, it's an updated and refined version of coastal decor. Many homes are out of style and need renovation. This home is fresh and modern, while still bringing the owners that coastal feel they likely seek. This home has one of the best views on the entire gulf coast. Its fourth-floor tower and sundeck offer 360-degree views of the Gulf of Mexico and the WaterSound Beach community. It is the most southerly home site in all of WaterSound Beach, giving it the best unobstructed views of any Gulf-front home in the community. Jennifer: I believe the breath-taking interiors of this home harmoniously incorporate quality materials with exquisite textures, impressive architectural features that include a layered lighting plan, and an overall warmth that fuses beach elegance with family friendly living spaces. This home is finely constructed, but comfortable for family living and easy entertaining. Design-wise, I wanted the home to impress, but not overwhelm. We chose to boast and repeat some architectural themes, such as reclaimed American Walnut floors, uniquely-sized wide planked wood walls, custom-built fabricated iron railings, designer light fixtures, four wet bars, custom-designed furnishings, and jawdropping Calcutta Gold marble countertops, just to name a few. The heart of the house, in my opinion, is the spacious watch tower located on the fourth floor. I promise this is the most gorgeous view in WaterSound Beach. The panoramic 360-degree views of the famously stunning shorelines are impossible to find anywhere else.

Tyler: Of course, we wanted to take advantage of the views of the dunes and Gulf, but also make it a very special and accommodating place for family and vacationers. The home has generous gathering spaces as well as nice private spaces for quiet retreats.

4. What tidbits do you have to share with the future owners of the 114 S. Watch Tower Lane beach house? Russ: WaterSound Beach is an extremely familyfriendly, gated community located in the heart of all the action 30A has to offer. There, you will build memories that last a lifetime. Jennifer: This is a home to enjoy with family and friends for many generations. WaterSound Beach is a close-knit community like no other in the 30A area. Tyler: Much care, thought, and quality work was put into the home in hopes that new owners can enjoy it for a long time and make many family memories together.
