A Summer to Remember

G

reetings from the beach. Our summers have been consistent for many, many years. Each year we expect our sugar white beaches to be bustling, full of smiling vacationers and locals alike. The initial months of this year brought us the unexpected and unprecedented COVID-19 global pandemic. In March, we all shared in an abrupt shift to our normal lives and routines. This came as we had great momentum nearing the end of an exceptional first quarter of strong home sales. In looking at where the real estate market is and where we anticipate it is headed, we look back on recent trends, both to determine what is coming in the next few months and to find out where we are today. In looking at the national home market, more homes sold in January and February of this year than in any January and February over the past decade. Our local 30A home market was consistent, with impressive and record-high, first-quarter sales. Notably, March home sales along the 30A corridor exceeded $166 million, nearly $42 million higher (+34%) than March 2019 homes sales. With

so much uncertainty and many diverse opinions, we hope these solid statistics are helpful and encouraging. Many national real estate analysts anticipate that a short-term pause of activity will move into strong sales performance with pent-up demand flowing when conditions return to normal — albeit a new normal. As of this writing, we, like you and so many others around the globe, are slowly moving into the new normal here at the beach. With provisions for restrictions, the beaches have opened back up, businesses are beginning to re-open with required measures, and the vacation rentals are again in use. Foremost, our desire is to embark responsibly into this new territory and hope that those responsible efforts will prove successful in maintaining healthy communities.

As temperatures rise, a revived yet updated niche of relaxed luxury clothing and wardrobe styling has surfaced. We want to feel put together — but desire a wardrobe that can accommodate the spontaneity of schedule and longer days that the summer months bring. The coast lends itself to a relaxed way of life, which naturally encourages comfortable and lightweight fabrics that we can gently let the day evolve in. From a morning coffee and beach walk to impromptu lunch plans and dinner on the patio, the key to relaxed style is classic mix-and-match pieces that have an understated tone of beauty and simplicity. With a wardrobe full of staples like neutral linens and soft cottons, a few statement dresses, interesting shoes and memorable bags, you can instantly personalize your look and stay on trend. Loose-fitting jeans, baggy style shorts and cropped linen pants are all in style — especially when paired with a tailored blouse or a simple, minimal tank top. Kimono layers over simple tanks are sticking around throughout the season. Two-piece matching sets are back for good, so find a color that flatters your skin tone or rely on a classic all-white pairing. Realtors know that one phrase never fails when evaluating property: “Location, location, location.” Florida offers countless, spectacular locations where people live, work and play, but its landforms do not compare to the state’s gorgeous variety of waterways.

One could say that the rivers, lakes, Gulf and ocean are the true locations, locations, locations. Owners of land bordering water sources, especially those properties on the coast and the Gulf, enjoy appreciable investment values. Our waterways are incredibly important. They provide rich, abundant environments that encourage 16 | Summer 2020

tourism, commerce and vibrant life for people and animals. Sadly, waterways are often neglected and polluted. Since Florida’s waterways are often priceless backdrops to or settings for homes and businesses, and realtors are experts in examining locations, it makes

sense that realtor teams are embarking on a huge statewide effort to clean up waterways of all sizes. From springs and streams to South Walton County’s 15 dune lakes and the Gulf of Mexico, thousands of realtors around the state will spread out and help with the cleanup effort. The event is called Florida Realtors’ Clean Up Florida Waters. On July 11, Coastal Luxury agents will join the team of real estate professionals to do their part. The agency’s goal is to provide crucial, local assistance by cleaning the beaches and dune lakes along Scenic Highway 30A and the Gulf. Even better news is that anyone can help. Primarily, the job is trash removal, but there are many ways you can help locally and all across the state. Some ideas to consider: • Identify turtle nests and inform the South Walton Turtle Watch or local sea turtle conservation organization. • If possible, identify invasive plants and report them to the Florida department of Environmental Protection and/or the Florida Fish and Wildlife Commission. Before July 11, visit co.walton.fl.us to study the vegetation guide. • Use social media to promote and share the event. • Use the event hashtag #CleanUpFloridaWaters. • Record efforts by using the Clean Swell app.

The list of reasons to keep waterways clean stretches far beyond tourism. Anyone who lives, does business, owns property or appropriately uses the natural resources of Florida benefits from a clean, beautiful system of waterways. The waterways are the obvious lifeblood of the fishing industry, boaters, scientists, shipping merchants, and so many more, and they need our waterways to be healthy and clean. Let us never forget the animals. As evidence, the project’s logo is a sea turtle. Our eco system hosts millions of fascinating animals and their food sources. Coastal Luxury agents consider

Signature Catering of 30-A Chris Holbrook

A

s the impact of COVID-19 intensified, Chris Holbrook, owner and chef of Signature Catering 30-A, began to evaluate the strengths of his business that he could promote and the ways in which his business could adapt to turbulent times. “Nothing like this has occurred before in my lifetime, which means many restaurants and chefs have had to evaluate the companies that they have invested their livelihood in,” said Holbrook. “We have had to find ways to adapt to our needs and our clients’ needs during this time — and then come out on the other side even stronger.” Signature Catering 30-A has been doing deliveries for over 10 years, which is something Holbrook knew he could promote even more now. With an extensive delivery list ranging from fresh Florida seafood and prime steaks to homemade chicken tenders and burgers, he began emphasizing his ability to provide threecourse meals.

The meals are delivered to your home using all of the sanitary precautions. All of the food Holbrook uses is delivered from the source directly to him in order to limit exposure. “We support as many local food sources as possible,” said Holbrook. “I know what farm and what boat each product comes from. I have to and need to know directly where my food is coming from in order to best serve my customers.” Where delivery comes as second nature, Holbrook is venturing into new options as well, especially in the virtual world, such as virtual cooking classes. The idea is, he can deliver the necessary ingredients to your house, and then you can cook the recipes online together. “I hope to not only promote my company, but to work alongside others in the industry,” said Holbrook. “The Emerald Coast region is truly one of the best places in the United States to be a caterer and a chef because we are supported so graciously.”

Directions Sauté unsalted butter, garlic cloves, white onion, celery and red chilies over medium high heat for 5 minutes. (Do NOT brown vegetables.) Add flour and cook for 1 minute. Stir in wine, sherry, vinegar, Worcestershire, fish sauce, lemon juice, all dried spices and Old Bay. Turn down to medium low heat for duration. Add in milk, half-and-half and heavy cream. Turn down to low when completed, and add fresh parsley, fresh thyme and lump crab meat.

SEA TURTLES

W

hat is life like for our sea turtle friends? Sea turtle life can be told best by the numbers. There are seven species, and a few are endangered or threatened while most are vulnerable. These mysterious reptiles can live up to 80 years, which is remarkable given their survival rates from nest to maturity. Each species of sea turtle has certain characteristics that set it apart, but they all share a few things in common. » In South Walton County, turtles nest from May 1 to Oct. 31. » Mothers come onto the beach overnight and spend several hours preparing their nests, laying their eggs and concealing their nests. » The egg chamber, which is a cylindrical hole the turtle digs with her back flippers, can hold anywhere from 50 to 200 eggs depending on the species and the maturity of the mother. The eggs look almost exactly like pingpong balls.

» Once the mother has laid all her eggs, she uses her flippers to throw sand and hide the chamber. She then begins her trip back to the water. She won't return to check on the nest once she has finished it, so the hatchlings are on their own. Most nests in our area hatch in about 45 to 55 days, depending on species and atmospheric conditions. A turtle’s gender is determined by the temperature of the egg during incubation, so a few degrees warmer or cooler can have a serious influence on the gender ratio of the hatchlings. » One hundred percent of sea turtles nest on land. Before they begin laying eggs, females will swim through thousands of miles of ocean only to come back and nest within a few miles of where they were born. From a conservation standpoint, this has benefits because we know that clean beaches and dunes support nests, but overdevelopment confuses the mother and makes it more likely she won’t nest that year.

» At best, only about 1 in 1,000 hatchlings will live to maturity, so each one is precious. » Females begin laying eggs at about age 25. Once hatched, the males never return to the shore. » Most species live between 50 and 100 years. We must be good friends to the turtles. It’s important for humans to understand, respect, and protect these fascinating creatures by practicing proper beach etiquette. If you are fortunate enough to see baby sea turtles emerge from the nest and follow the moonlight into their Gulf home, be thankful and cautious. Make sure the beach is as dark as possible, as hatchlings can easily get disoriented by artificial light sources. Keep beach-facing house lights off. Leave no holes on the beach (sandcastles/ games), keep the sand litter and clutter-free, keep a reasonable distance from marked nests, and use only red light flashlights or cover flashlights in red cellophane. Volunteers from South Walton Turtle Watch patrol the beach each morning at dawn to check for new nesting or other activity. The good news is that the South Walton Turtle Watch team identified over 50 nests in 2019, so there are lots of opportunities to watch hatchlings. If you miss the opportunity to see baby turtles, you can still visit adults at Gulf World in Panama City Beach. At Home with Pattern

Oscar Wilde once said, “My wallpaper and I are fighting a duel to the death. One or the other of us has to go.” We are here to make the case that, when done correctly, pattern in a home adds just the right touch of personality, warmth and individuality. On the other hand, when pattern is overdone or not paired just correctly with other prints in a space, it tends to create a visceral reaction of either love or hate. Since it is such a polarizing subject, clients often tell us that incorporating and mixing patterns into their home is full of challenge and frustration. We’re here to give you a few tips that will make it easier to mix things up — and add some interest to the spaces in your home. When working to implement patterns and prints into the homes of our clients (and ourselves), the first thing we consider 28 | Summer 2020

is this — what kind of environment are we trying to create in this space? Does the space in question need to be a calming place to unwind, or do we need this space to be energetic and exciting? By first deciding your space’s function, you have narrowed down the types and colors of prints and patterns that will be appropriate in your space. For example, if you are creating a space for entertaining, you may want to incorporate bold prints with lively colors that will create an energetic feeling in the room. If you want a soothing space to relax at the end of the day, you may choose more tonal patterns with natural textures. Once you have decided how you need your space to function, you will have eliminated many options that may have steered you away from the space and

the feeling you’re trying to create. That will leave you with a pattern you’ll be happy with long term. From there, the three main things to consider when using pattern are scale, composition, and color.

SCALE

Scale is the most important factor of using and mixing patterns in the home. If you have a pattern that is larger in scale that you want to incorporate, you will want to scale down for the other prints in the space. Typically, multiple large-scale prints in a space tend to compete with one another. We recommend pairing a larger, bolder print with something that is smaller scale and more subtle. It is

important to give your eyes moments of rest, making your focal point more dramatic, and letting everything else blend into the background. In addition to considering the scale of the print, you also have to consider the scale when deciding how you’d like to use it. A larger-scale fabric may work well as upholstery on a chair, but it loses its effect on a small pillow. In contrast, a small-scale print might be lost or even become dizzying on a larger application, such as draperies, but works perfectly as a sofa pillow.

COMPOSITION

Once we have determined the functionality of a space, the spaces we design almost always begin with a patterned fabric. Generally, we like to use a mix of organic patterns — like florals, botanicals or animal prints — with more geometrics — like stripes, dots or plaids. This ensures one specific style doesn’t take over, and the contrast between the two prints creates a sense of balance. This contrast plays up the design elements of each print and helps with the longevity of the design of your space. Some patterns tend to be a bit trendy, which is why so many people struggle to commit to them. Incorporating contrasting prints and textures helps to downplay the trendiness that some prints inherently take on. That being said, texture is another great — and often forgotten — way to mix patterns into your home. If you are intimidated by big, bold patterns, ease yourself into it with patterns that are created with texture instead of color. Look for a slubby linen, raffia, seagrass or other woven fabrics to pair with a pattern you love. This could come in the form of a rug, natural woven window shades or upholstery fabric for a major focal point in the room. Mixing it up with composition and texture is a much less intimidating way to mix it up and create a more eclectic, collected look that will age gracefully in your home.

a multi-colored print as a base and pulling your favorite colors out as accents. One you have the scale and composition correct, color is where you have the most flexibility to play with your own individual style.

HOW TO IMPLEMENT PRINTS

Now that we’ve discussed how to mix patterns, let’s dive into the implementation. Accent pillows are a great way to start for anyone who is scared of pattern. They are a relatively low-commitment and can be easily switched out if needed. Begin with a neutral base on your sofa and other upholstered items, so you can go either bright and bold, or subtle and neutral with your accents. You may not know which camp you fall into until trying both. Start small and work slowly to develop layers that work for you and your home. For those who aren’t afraid to really go for it, consider a longer-term relationship

with pattern. Wallpaper has made a huge comeback recently (although we don’t think it ever went away), but its history dates back to the Middle Ages. It is a great way to add depth and interest to any room. We recommend starting small. A powder room is perfect place to play with a bold pattern. It is still a relatively low commitment since that is not a room where you spend a lot of time, and it also keeps the monetary commitment to a minimum. If you have a larger space where you’d love to use a patterned paper but it seems overwhelming, try applying it to the ceiling instead of the walls. One of the most challenging elements in decorating is properly mixing and integrating pattern into the home. When it is it not done just right, it often sticks out like a sore thumb, much like Mr. Wilde’s wallpaper. However, when pattern is properly mixed and integrated into the home with the correct balance, the payoff is huge.

COLOR

When choosing pattern, this is a fun place to go for the unexpected. For those who aren’t fearful of color, try treating a non-traditional color as a neutral. At the beach, one of our favorites to use is a light blue-green in this application. We use this element throughout the room — as you would a white, tan, taupe or gray — using it as our “base” and layering other colors with it.
