While tourists bring energy to 30A summers, locals delight in the quieter off season, which is becoming more and more popular. Winter at the beach is unique for a variety of reasons. Cooler temperatures are a welcomed relief from sweltering, sunny, humid days. Bike rides, long walks on the miles and miles of trails, canoe and kayak cruises, and beachcombing the coastline’s wide open shores relax the mind and restore the soul. Refreshing Gulf breezes comfort us as winter approaches, but the season gives locals and part-time residents the perfect opportunity to actively learn more about 30A communities and create new memories with family and friends. As a willing ambassador for all 30A has to offer, I periodically do some digging so that I am always equipped with a long list of suggestions for food, music, art, and fun when guests ask for ideas. Plus, playing tourist is a great excuse to fall more in love with my own community. Maybe my research will help you find new South Walton County treasure! Locals can sample new restaurants without waiting in long lines, so why not team up with friends and try new fare each week? Music venues bring smaller crowds and better seating options. Finally, you can land front-row at your favorite club or set your blankets and coolers center-stage on a grassy lawn to hear local and traveling musicians from a variety of genres. Artists abound here. If you were too busy to enjoy Art Month in May, visit the Cultural Arts Alliance website to create your own gallery walks and museum visits. Be sure to include the February 15 and 16 Valentine Tour of Homes, which supports the Alliance’s Art for All program. Tourist attractions are easier to enjoy and explore at a leisurely pace in wintertime. When you are an entrenched local, it is important to pause and take stock of what is awesome about your community, but from a different perspective. I recently consulted TripAdvisor and found new activities to try, like sandcastle lessons and painting, pottery, and glassblowing classes. 8 | WINTER 2020
WINTER AT THE BEACH Maybe I will enjoy the break from sunscreen application and book a sunset cruise led by one of our many expert boat captains. Every age can enjoy a horseback trail ride through Santa Rosa and Dune Allen. I could easily plan a multi-day itinerary packed with fresh experiences in my own hometown. Of course, plenty of options are already organized. These are three of my favorite fall/winter season traditions: Destin Seafood Festival is hosted by local businesses, property owners, sponsors, and volunteers. This year, its 41st, the event takes place October 4-6. All ages wander between tents and exhibits in Destin Harbor and on the Harbor Boulevard to enjoy live music on multiple stages as well as art, craft, and food vendors. Children love the Kids Fun Zones where they can ride ponies, zipline across the festival, roll in giant hamster balls, and play games. The lively atmosphere and foods for every palette make for a pleasurable day on the harbor. Admission is free. Visit www. destinseafoodfestival.com/ for details. Also in October (24-29), the Harvest Wine & Food Festival is a relatively new but hugely popular event in gorgeous WaterColor. Destin Charity Wine Auction Foundation (DCWAF) invites wine enthusiasts to sample varietals from all over the world as they tour Watercolor’s best restaurants and learn firsthand from winemakers and chefs. DCWAF of course offers a high-end silent auction chock-full of fabulous vacation packages, wines, and more. The charity benefits thousands of children in need in Northwest Florida. Purchase tickets and register for the auction at www.dcwaf.org/events. Seeing Red Wine Festival takes place November 7-10 in Seaside. This year’s festival is the 29th, so expect perfection. The festival begins with a vintner dinner at famous Bud & Alleys on the 7th, followed by an outdoor wine tasting Friday evening, an afternoon tasting in downtown Seaside on Saturday, and a Celebration of Bubbles Brunch Sunday. Menu pairings by popular chefs and music combine for superb memory-making. Purchase tickets at www. seeingredwinefestival. com. The event organizers and businesses that dot the coastline never stop dreaming, innovating, and entertaining yearround. homeowners have found treasure. Now that I have a spot-on list of fun to-do’s, I will be busy enjoying or recommending rewarding experiences from now til next summer. I look forward to a beach bonfire on a chilly fall night, playing tourist with my children, and meeting friends at the food and wine festivals. Still, nothing beats my own personal winter tradition—a walk on the beach on Christmas morning, when I reflect over another wonderful year of life on 30A.
Home Inspections 101 by Chris Burch Whether planning to buy or sell an old or newly constructed home, one should be familiar with the home inspection process. To transfer ownership of a piece of property, even when a lender is involved, unlike an appraisal, a home inspection is not a requirement. That said, a savvy buyer recognizes the value of having his or her home inspected by a licensed professional. An emotional buyer may base a purchase decision on the outward appearance or age of the property and choose to forgo the cost for a home inspection, which averages around $400 to $500, but is taking a chance. General Home Inspection – According to the International Association of Certified Home Inspectors (InterNACHI): A general home inspection is a non-invasive, visual examination of the accessible areas of a residential property . . . performed for a fee, which is designed to identify defects within specific systems and components defined by these Standards that are both observed and deemed material by the inspector. The scope of work may be modified by the Client and Inspector prior to the inspection process. The general home inspection is based on the observations made on the date of the inspection, and not a prediction of future conditions. The general home inspection will not reveal every issue that exists or ever could exist, but only those material defects observed on the date of the inspection. Source: www.nachi.org
Even with the limitations of a general home inspection, I highly recommend having one done prior to purchasing any property. In older homes and in condominium units near the Gulf, I often observe issues with water, structural, and termite damage due to poor maintenance or building age and design (especially in stucco over wood-framed structures). A home inspection may catch many items that could be costly for the new buyer to absorb in the future. Rather than merely accept an arbitrary allowance for property repairs, the buyer should order a home inspection and then send the entire list to a handyman 10 | WINTER 2020
or construction service company to price out the estimated repair or replacement costs. This can be a significant negotiation tool and will help the buyer avert purchasing a proverbial money pit. Even when purchasing a new home, it is wise to order a home inspection. While buyers know that older homes have endured plenty of wear and tear and likely need repairs or component replacements, newer homes’ components may be just as faulty. They may never have been tested to ensure that they are in proper working order. Sometimes, issues are overlooked by the builders and subcontractors, even during final walk-throughs. If you are building a new home, for added peace of mind, consider hiring a home inspector to walk through the house during the framing stage (prior to drywall installation) and once again prior to closing and occupancy. If you are selling your home, be proactive. If the buyer orders a home inspection and it comes back with numerous and/or expensive repair items, that buyer may opt to walk away from the sale or attempt to negotiate a price reduction based on the uncertainties of scheduling and paying for repairs. Consider ordering a home inspection prior to listing your property. By doing this you can address issues likely to be noted by the buyer’s inspector and have time to make any needed repairs. This may save you money, speed up the closing process, and alleviate stress once you have an offer on the property. Home inspections significantly reduce financial risk for all parties.

What's Not to Love in the Waters of 30A? by Sallie Paris
When I was little, I played in the spillway and swam in Uchee Creek on my Alabama farm until my fingers wrinkled. My best childhood memories are from vacations to Tennessee when cousins and I skied Douglas Lake, tubed Little River in the Great Smoky Mountains, and had “diving contests” at hotel pools. I am still a happy hydrophile thrilled to be surrounded by aquatic opportunities in my Florida home. Water lovers have numerous options in Walton County. From young children to the elderly (even those who get crazy seasick like I do), everyone can find a way to play in the water here.
Pontoon Boat to Crab Island
When my family recently visited, I wanted to show my three young nieces something special, so we rented a pontoon boat and cruised to Crab Island, which is actually a sunny expanse of shallow water easy to spot from the Marler Bridge. At Crab Island, visitors swim, paddleboard, shop floating vendors, listen to live bands, and more. My sister and I battled through an inflatable floating obstacle course as part of our ongoing competition to be best aunt. We lunched at the AJ's in Destin Harbor because there’s a large public boat slip that easy to navigate. Crab Island is a top attraction in Destin.
Kayak Choctawhatchee Bay
If you prefer calmer waters, don’t mind a little physical effort, and like to fish, drop a line in the bay. Filled with wildlife from rivers and bayous, the bay is an ideal place to catch supper or enjoy an eco-tour. It is 129 square miles and connected to the Gulf Intracoastal Waterway. One outlet, East Pass, sends water straight into the Gulf. When I go out for my morning walks, I always see people dragging their kayaks and carrying rods to the waterline. Exploring the bay is a great way to see marine life.
Canoe down the Econfina River and swim at Econfina Springs
I love Econfina because it reminds me of floating down Uchee creek back home. The river water is spring-fed and cool, and the trees provide relaxing shade in a tropical atmosphere. As the river flows toward the Gulf, it picks up tannins that tint it black. Visitors love to play in the sandy-bottomed springs’ refreshing waters.
Take scuba lessons at Vortex Spring
Vortex Springs is a 500-acre resort in Ponce De Leon that is world-renowned for safety and excellence. Founder Denzel “Doc” James Dockery and his wife Ruth created the red and white “Diver Down” flag. Instructors offer dive training at different levels, but visitors can fish, kayak, canoe, and swim there, too. Overnight stays are easy and affordable, with lodging options from tents to cabins.
Paddleboard Western Lake
Locals and tourists love to rent paddleboards from Watercolor Boathouse and explore Western Lake (our largest coastal dune lake). You can paddle under the bridge at 30A and over to Grayton Beach State Park. You can also carry your paddleboard across land over to the Gulf side and paddleboard on the Gulf if the water isn't too rough and see the South Walton Underwater Museum of Art, a snorkel site filled with the art installations. Many visitors choose to swim to the museum. Of course, you can always go big and charter a deep sea fishing boat out of Destin Harbor or keep it simple and ride the waves on a good old plastic raft from the grocery store. Destin is called “The World’s Luckiest Fishing Village.” With all these exciting options to play in the Gulf, lakes, and rivers, I think I might be the world’s luckiest water lover.

the French word carillon as “a set of fixed chromatically tuned bells sounded by hammers controlled from a keyboard.” At the original keyboard was New Orleans architect Lloyd Vogt, who sought to build a pedestrian-friendly community with a variety of bells, if you will, in the form of amenities, architectural elements, and homes that would honor its stunning setting on the Gulf Coast.

imagination arranged a thriving property that began in 1991 with infrastructure and now boasts a community where guests and owners enjoy the best aspects of beach life.
In the early 2000s, I began my real estate career in Carillon Beach’s development of 26 homesites near the tennis courts. We recently sat down with homeowners, Karen and Glyn, who share their love of living on the bayou in Destin and also with the McGees, who own a stunning 30A Gulf-front beach house and share the allure of their waterfront lifestyles. Karen and Glyn delight over living on Joe's Bayou. How did you discover Destin? We eloped to Panama City in 2012. We wanted to leave city life, so we explored the coastlines, Keys, and panhandle. When we enjoyed Destin’s unspoiled sands, shopping, boardwalk, boating, and a sunset dinner, we knew we were home. One kind local said, “If you are looking for any place to buy, buy on Joe’s Bayou.”

What do you love most about living on the bay?
We wanted easy access, great location, a beach, at least an acre, docks, and deep water. We found it all on Joe’s Bayou. Highlights are the location, 100 feet of crystal beach, two boat docks large enough for an 80-foot yacht, and the Key West style, one-level home. Private and pristine, this property is a gem.
Convenience and privacy. The nearby public launch makes boating easy. The adjacent land is a city-protected future park. Restaurants are a jet ski ride away. We love sunset kayaking, evening bonfires, and watching dolphins fly out of the water. Joe’s Bayou is deep enough for yachts and open enough for skiing or rafting. Crab Island and the Gulf are five and ten minute boat rides away, respectively. It doesn’t get any better than that!
What visionary elements did you bring to life?
What are the highlights of waterfront bay living?
We turned the property into a dream home. We revamped the boat house with fresh water to clean catches and wash boats and decks. A canopy protects us from the sun while custom lifts with steel gauged lines are easy to operate. We added a bathhouse, step-down Trex decks with perfect views, and moved the outdoor kitchen to the main level. The large house has a stunning white kitchen, Wolf Gourmet coffee center, cedar master closet, a master steam bath, and a Wi-Fi music system. We kept pecky pine ceilings and upgraded the theater room with extra speakers and California cabinets to hide equipment. The butler’s pantry houses an additional refrigerator. Another bonus is our enormous wine vault. New wood floors, new countertops, Electrolux
The bay side lets you have it all with ease. We don’t haul coolers, umbrellas, and chairs to the beach or fight traffic. We use our own boats and water toys and fish, crab trap, and throw nets at our leisure. We garden under palm trees. Lower taxes and freedom from HOA restrictions are a plus. We are constantly entertained by eagles, osprey, dolphins, and other animals. The views are incredible, and we love watching boats cruise by or anchor for a night’s rest. We wake up to see herrings walking around our pool, take walks on the beach, and smell the pines. In winter we swim in our heated pool and relax in the jacuzzi. I enjoy spring’s blooming flowers and my husband likes July 4th action on the water, especially meeting tourists from all over the world.
What are your favorite pastimes and memories? We treasure taking friends and family out on the boat. At home, guests can dance on the deck, fish, play croquet, barbecue, watch harbor fireworks, and more. Our appreciative dog rolls in the sand just after he’s had his bath, then jumps into the bayou for a good rinse. Our best moments are just floating on our boat and watching the world go by, enjoying the fulfillment of one more day well spent!

Laurie and Brian McGee give insight into the lifestyle joys of living Gulf-front in Grayton Beach. How did you discover 30A? We first started our love affair with 30A in the 90s when we came as a family to Seaside from Atlanta. Our children were young and we loved the opportunity to unplug and unwind and spend quality time together.
What were the original visionary elements and features that you wanted to bring to life in this home? What are the unique highlights of this exceptional residence at 60 Auburn Drive? Obviously the greatest feature that we wanted to highlight when designing our home is the natural beauty of Grayton Beach and the Gulf. To take full advantage, we designed the entrance with a storefront entry that allows you to see the emerald green water before you ever enter the home. The negative edge design of the pool on the second deck allowed us to eliminate any deck railing, which opens the eye to full unobstructed views of the beach and Gulf.
What do you love the most about living along the Gulf Coast, and particularly on the beach? The joy that families, especially children, have at the beach is wonderful to witness on a daily basis and never gets old.

What is your favorite time of year here at the beach? The fall, after the first cold front has blown in, is a magical time. The north wind calms the water and the deep blue of the Gulf is unbelievably beautiful. When the dolphins are playing near the shore at the same time, you think you must be in heaven!
What are your favorite pastimes and memories? With four young grandchildren, our greatest memories will always be introducing them to the beach and seeing the love they have for it. They all had sand between their toes before they could walk!
What tidbits do you have to share with the future owners of 60 Auburn Drive? Never take for granted the blessings of the front row seat that allows you to be a witness to the awesomeness of Grayton Beach.
How did you make the decision to build your beach home here along 30A, and, specifically, on Grayton Beach? We lived in Watercolor for five years before deciding to purchase our lot on Grayton Beach. We loved the beauty of Watercolor but had very few full time neighbors and were missing the sense of community. Grayton has a strong core of full-time residents, many who have spent 50+ years here, who are strong stewards of the neighborhood and are always looking for ways to improve Grayton while maintaining the small town feel. Also, being bordered by state parks on the east and west sides of town helps keep the beach less crowded.
What have been the highlights of living waterfront on the Gulf? Living with the beach as your backyard makes the logistics of enjoying the beach so much easier. For most of the summer we keep our Hobie Cat on
