The 30A corridor home and condo dollar sales volume approached near a billion dollars for the first 9 months of 2016. This was up 4% from 2015 commensurate with an increase in average sales price as the number of transactions was flat. Q3 was up 9% propelled by: • a 4% increase in transactions and Average Sales Price • a 5% average sales price increase Price per Square Foot

The average dollar per square foot of sold properties is up 4% for the year. We saw the average days on the market at 142 for Q3, down 19% from Q3 2015. We were somewhat surprised to see the inventory slightly down at the end of Q3 versus prior year. This gives us confidence that the enthusiasm for our market is continuing through 2016. 30A Corridor - Pg. 3


WAT ER SOU N D BEACH

The number of sales transactions for WaterSound Beach is down YTD as well as Q3. However, the average sales price and dollar per square foot are up 5% and 4% respectively for the year. This has generally been the recent trend for WaterSound Beach.

At the end of September, 49 homes were on the market ranging from a condo offered at $865 thousand to a luxury beach home offered at $ 7.0 million. As in years past, I have recently had the pleasure to personally represent a number of exceptional transactions in this lovely community. WaterSound Beach certainly defines the coastal elements and lifestyle of 30A. We anticipate values and demand to remain strong in 2016.

WAT ERCOLOR

WaterColor continues to have a very vibrant 2016 with the number of YTD sales transactions up 17% over prior year. We continue to see a slight trend of fewer properties on the market and lower inventories plus a decrease in time on the market for sold properties.

WaterColor’s charm continues to attract homeowners. At the end of September, 86 homes were on the market. The average sale price for sold properties continues to be around $1.5 million with current listed properties ranging from a $729 thousand condo to a $6.0 million luxury home. We anticipate the market will continue its vibrancy in 2016. ~ Erin Oden

ROSEMARY BCH

Even though Rosemary’s number of transactions is somewhat down for the first three quarters, dollar sales volume is up significantly. This is on the strength of the dollar per square foot of sold properties increasing to $800 for the year and $834 for the 3rd quarter. Clearly, this has captured the attention of potential sellers as we have seen a ramp up of properties on the market and an increase in inventory. Also notable is that the number of transactions for Q3 were up 8% over the same prior year period.

Construction of new condos, along with commercial space, continues to progress on the south side of town center and is expected to begin soon in north town center. At the end of Q3, there were 70 properties on the market with an average list price at $3.0 million. Prices ranged from an $835 thousand home to a $14.5 million beachfront property. This year, I have had the pleasure to personally represent several exceptional transactions in this lovely community.
