Summertime at the Beach

S

ummer is here, and our sugar white beaches are bustling, full of smiling vacationers and locals alike! Our special coastal communities along Northwest Florida’s Gulf Coast continue to be discovered by more and more who are flocking to our coast simply to enjoy time at the beach in a truly unique and idyllic setting. Summer is our shining season, the most popular time of the year, and a reminder to all to leave behind the busyness of life, head to the beach, slow down and unwind — and enjoy the simple pleasures of being on “beach time.”

Our many beach communities are diverse, each having their own unique and defined traits, yet the charm of these coastal communities lends one commonality of a simple little luxury: time at the beach.

The inception of the new urban community of Seaside in the early 1980s laid the path for many other new urbanism beach towns to follow along our coast. New urbanism coastal towns have shown us what a perfect coastal beach town should be: a simpler, slower speed. These pedestrian-focused beach towns encourage us to downshift our pace, slide on our flip flops and hop on a bicycle. The new urbanism planned communities along our coast have been very successful in establishing the concepts of idyllic coastal living.

In the 1920s, 160-acre tracts of Walton County land just west of Camp Helen were offered as homestead sites. Lucian May began a legacy that has spanned six generations; now, his great nephew, Fount May, kindly shares some memories. Beach life was rugged in the early days. To cross the Apalachicola River, the homesteaders used U.S. 90 (which had the only bridge, built in 1922, over the river), then from Chipley, they followed dirt and logging roads to the beach. From there, families drove west on the beach to reach their properties. Lucian May built the house in 1925, and the government’s only requirements were for owners to live there two years and grow crops. May planted peach trees and watermelons, and though the soil refused to yield, the government was satisfied with his attempts. The Mays’ ownership was secured

and deeded in 1927. Lucian dug a well and built a cypress water tank before the house burned in 1935, but Fount’s grandfather and Great Uncle Fred rebuilt with salvaged lumber. In the early 1930s, Lucian sold to May Tobacco Company, which was owned by Fount’s grandfather (also named Fount) and Uncle Fred. Electricity arrived in the early ’60s, and the home was divided into a men’s side and a women’s side (each with its own bathroom), which Fount says worked out well with huge crowds. The homestead offered simultaneous adventure, labor, and fun. Longhorn cattle ran wild in small herds, but wild hogs were CoastalLuxury.com | 15

a threat, so the Mays dug and covered trash pits every day. The family brought canned vegetables, salted fish and live chickens. They also caught and boiled abundant blue crabs in sea water on the home’s wood stove and poured them onto a newspaper-covered dining table. Later, the Mays traveled every three days to Webb’s Grocery in Sunnyside Beach, where adults bought blocks of ice and children enjoyed ice cream treats. During World War II, Germans subs were active in the Gulf, and the U.S. Coast Guard took over Emerald Crest. The family regained possession in 1946, but the cubbyholes used by the military are still in the house. When Fount was

a child, many family members slept in left-behind bunk beds and played on the Coast Guard’s ping-pong table. In 1972, the May men were in the shade tobacco business. When production moved to Central America, the family decided to start a new business and raised capital by selling acreage to what is now Alys Beach before moving the house to its current location. The family has donated the house to The Alaqua Animal Refuge. Understandably, the whole family is attached to the cottage. The memories are countless. Fount shares, “With no light pollution back then, you could go outside on a starry

night, and the stars were absolutely amazing. They dropped all the way down to the water. We had great fun building big bonfires and sleeping on the beach. We have shed real tears over selling the place. So many people have stayed there through the years. We owe it to my great uncle, Lucian May. If he hadn't gone down there as a young man in 1925 and homesteaded … we just owe everything to him.” In their honor, Alys Beach recently built two condominiums on the north side of 30A. One of them is called The Lucian and the other one is called The May. The name Emerald Crest came from Lucian’s uncle, F.P. May, as they stood on the bluff looking out to sea. F.P. surveyed to the east, west, the water and the green shrub brush and said, “Why, Lucian, this looks just like an Emerald Crest.” Emerald Crest holds 95 years of memories for the May family and friends. On March 23, it will be turned over to the developers of Kaiya Beach Resort. While the house will be gone, the memories, spirit of beach adventure and legacy of the May family will always remain.

nyone who has worked in the construction industry has heard the saying — if you fail to plan, then you plan to fail. This holds true for the majority of projects that are each uniquely complex in nature. You should think of the building process in the same way you think about completing a puzzle. Some puzzles take days or weeks to complete, while others take months or even years. The lesser timeline is more likely if you have a strategy before you start. Borders first, pile similar colors together … you get the picture. Everyone likes to save time and money. Unfortunately, when it comes to building a dream home, this often isn’t the case. By the time you have selected an architect, acquired a permit-ready set of plans and picked out your finishes, the cost is significantly over your desired budget. Can this situation be avoided? The answer is “YES.” Let us tell you how. If you utilize a professional’s pre-construction services, you are more likely to see your project be executed in an efficient and timely manner — as well as within budget. Precon services are offered by general

20 | Spring 2020

contractors and are used in planning a construction project before the actual construction begins. During this process, challenges that could potentially hinder your project are addressed and resolved. The most common reason why owners choose to utilize precon services is due to the minimal investment required on the front end and what you gain from that investment. You will identify costsaving measures, pinpoint and reduce risks, and remove any unknowns of a project. Challenges occur on every construction project, but having the opportunity to mitigate those challenges on the front end will be vital to the project’s success. Challenges typically addressed during the preconstruction phase of construction include but are not limited to: site selection, project feasibility, soil conditions, scheduling, permitting, value engineering and building material analysis. Here is a practical example of planning to succeed. Let’s assume you have purchased a lot and selected an architect that you want to work with to complete a custom home design. After surveying a few people on current construction cost, you build an expectation


that your new home will cost $400 per square foot to construct. The architect has now completed the plans, and you have worked with an interior designer to establish your finish allowances — you are now ready to send your plans out to four builders for an estimate. Disappointingly, only three of the four builders turn in pricing. The three bids come in between $525 per square foot and $625 per square foot. With a home design of 4,000 square feet, even when going with the lowest bidder (which is not always recommended), your projected investment is now coming in approximately $500,000 more than anticipated. You are frustrated and now have to go back to the architect, interior designers, potentially the engineers and the builders and then go through several rounds of value engineering to reduce the overall building cost to get closer to your budget. Going back through several rounds on the design process will cost time and more money in an effort to find some cost savings. A better approach to traditional pricing is to hire a general contractor to work alongside your design team at the beginning of the project. You can sign an agreement that only obligates them to work with your other consultants to provide expertise and pricing input to ensure costs will be more in line with the overall targeted budget. At the end of the design/pricing phase and initial pricing has been vetted through the contractor, the owner and design team should have a more accurate picture of where the contract pricing will land. This approach will save the owner time, money, and align their expectations with actual costs. The owner is under no obligation to use the preconstruction services general contractor for actual construction. However, if the initial contractor involved in the precon effort is awarded the project, they should be enabled to plan and execute the construction process in a timelier and more cost-effective manner since they have been intimately involved from the start. Undoubtedly, the best way to ensure a project’s success is to create an all-inclusive team from the beginning that includes pre-construction partners who are willing and able to get you to your project’s finish line, without sacrificing your expectations.

WHAT DRAWS PEOPLE TO 30A? Obviously, Gulf Coast communities delight residents and visitors with wonderful restaurants, plentiful attractions, a gorgeous landscape, stunning architecture, and warm weather, but water is the greatest treasure and the wellspring of excitement in South Walton County, particularly for anglers. The nickname “Emerald Coast” is perfect, as it notes 30A is a jewel. While “Emerald Coast” honors the green-blue waters of the Gulf of Mexico, South Walton County also presents many fantastic options for catching fresh and saltwater fish.

WHERE CAN YOU FISH? DUNE LAKES The area is home to 15 coastal dune lakes, which are formed by storm surges that swap Gulf and lake water. Only a few places in the entire world (among them Madagascar, New Zealand, Australia) have this water chemistry that provides a healthy habitat for fresh and saltwater fish. Dune lakes are calm, so fishing from paddleboards, kayaks, and canoes is a relaxing experience. Some lakes have no public access, so do research before you go.

At its widest, the bay is 6 miles across, but the water stretches over 30 miles long and offers the best of fresh and saltwater marine life. Anglers find edible sea life of all sizes, from shrimp and oysters to blue crab, speckled trout and mullet. Dolphins are frequent flyers in these abundant waters, which also boast the endangered giant Gulf sturgeon. Fish from docks, shore, canoes/ kayaks — or wow the family by renting a pontoon boat with a waterslide.

BEACH Pack tackle the night before and wake early to fish at sunrise on the soft sands of South Walton County. Beach fishing, also known as surf fishing, is as much fun to watch as it is to attempt. Live bait is preferred. Fishermen may rake the beach to gather sand fleas for bait. Besides using rods and reels, many anglers seine the shallows and throw nets into the surf to gather shrimp, crabs, mullet and more.

GIGGING While this might not be the first idea that comes to mind when planning a fishing adventure, night gigging is an amusing way for people of all ages to catch flounder. Using five-prong spears and underwater lights, you float atop the water and watch the bottom of the bay or Gulf for easy targets. Guided tours are available.

DEEP SEA What better way is there to explore the Gulf than to venture into its deep water? By definition, fishing is “deep sea” when the water is at least 30 meters in depth. Of course, that allows room for much bigger catches like snapper, marlin, tuna, mackerel, amberjack and wahoo. Charter boat excursions range in amenities, time commitments, pricing and pickup spots, and many provide all necessary bait and tackle. South Walton is home to many lifelong fishermen and professional boat captains who are prepared to show you a great time. Catch and release is one way to dispense of bounty, but there are other options. Anglers can take their catches to several local South Walton restaurants, where chefs will prepare them as meals. Visitors can also have their fish packed and shipped anywhere in the U.S. Taxidermy allows you to share your impressive catch for years to come, as does having a local artist depict it on canvas.

Behind the Vision of 24 Escape Drive in Inlet Beach, Florida We recently sat down with architect Darrell Russell of prominent firm A BOHEME Design to hear about the vision behind one of 30A’s newest luxury Gulf-front communities, Escape.

How did you discover 30A? Tell us about your first visit to 30A. Darrell: In the 1980s, some friends

invited me to join them on a visit to Seaside. It was love at first site. Back then 30A was uncrowded and very peaceful. I remember later when Harriet Crommelin started construction on Café Thirty-A, it seemed to be “in the middle of nowhere.”

With your broad background in designing high-end residences along all of the areas of Scenic 30A, share with us your specific selection of Inlet Beach as the community for designing and building luxury Gulf-front communities — and why Escape is so special to you. Darrell: My first real estate purchase at

the beach was in Rosemary Beach in its first release of Gulf-front lots. There were five in the release, and four had sold. They were $265,000 at that time; I only regret that I didn’t buy them all! A few years later, I bought another lot in Rosemary Beach, as well as a larger 1.25 acre parcel in Inlet Beach. The reason I bought the Inlet Beach 24 | Spring 2020

parcel back then (I think it was 1998) was to own a larger lot for a “down the road,” one-story retirement residence. Back then, Inlet Beach was literally like being in the country, and because of its history, there were a number of undeveloped 1.25 acre parcels. I paid $240,000 for mine. Some of the realtors thought I had lost my mind, but thankfully property here has increased in value more than 10 times in those 20-plus years. I fell in love with Inlet Beach much the same way I had fallen in love with Seaside more than a decade prior. It is convenient to all the wonderful benefits of Scenic 30A with quick access to Highway 98, and I can be at the airport in 20 minutes. Inlet Beach is generally less crowded than other communities along 30A and has great residents and the diverse character of an old beach place. The property on which Escape was developed was one of those 1.25-acre parcels that had been owned and used by the Edwards family for decades. Thankfully a neighbor was willing to take possession of the old Edwards family beach house, and Ducky Johnson’s company moved the house across the road. Our client had enjoyed using the old beach house for quite some

time during the architectural planning and initial construction stages of Escape; however, the physical site of the house was used for the Escape amenity building that includes private air conditioned garages, a second-floor pool with beautiful views, and a complete pool cabana guest apartment. I am really pleased that the implementation of Escape development added an architecturally cohesive and exclusive enclave of luxury homes to Inlet Beach.

What were the original visionary elements and features that you wanted to bring to life in this project? What are the unique highlights of this exceptional residence at 24 Escape Drive? Darrell: Most importantly, with great

views of the Gulf, we wanted to maximize the views. Of its five bedrooms, 24 Escape has three facing the Gulf — in addition to the Gulf-facing, large, open-plan great room and kitchen. As you know, my

firm designs luxury houses in many styles, but we consistently design with restraint — keeping function, quality and maintenance as major influences. We desired a design solution for Escape that would elevate architectural quality in Inlet Beach. Subconsciously, I wanted a solution in which Inlet Beach, the Edwards family and the new owners would have pride. 24 Escape has a very open, functional floor plan, a great kitchen, really nice storage and closets, and wonderful views. The houses are positioned completely landward of the CCCL (coastal control construction line), and like many houses we design, they are engineered following the criteria of fortification. Fortified is a nationally recognized building method that goes beyond building codes to strengthen

buildings against specific natural hazards such as high winds and hurricanes. Fortified standards are based on more than 20 years of scientific research and real-world testing by IBHS, the Insurance Institute for Business & Home Safety.

What tidbits do you have to share with the future owners of the residence at 24 Escape Drive? Darrell: I suspect the future owners of

24 Escape Drive will greatly enjoy each visit. If they decide to use the house as a full time residence, they will greatly enjoy being home. They will also fall in love with Inlet Beach and its “old beach town” idiosyncrasies.
