I bet I do more laundry in the spring than in any other season. And I’m fine with that. In fact, the dirtier my kids and I get, the better. What’s more fun than foraging for fiddleheads, or breaking out the mountain bikes for the first time in nearly five months? Spring is a time to throw open the windows (also very dirty after winter) and let in the sunshine and fresh air. Garden beds are starting to burst with tulips, daffodils and rhubarb and it won’t be long until local produce is in stock. Yes, it’s time to get out the shovels, rakes and begin planting. Beautiful gardens no longer need to be solely ornamental, as more and more gardeners are interested in local, organic food, people are rethinking the false distinctions between beauty and utility—enter edible landscaping. With this issue we welcome spring with all its delights and invite you to immerse yourself in everything our area has to offer, including a remarkable story on how one Escarpment farmer has turned edible landscaping into a thriving business. Another business that is taking off in our area: weddings. We certainly have the backdrop covered—and with spectacular venues, a plethora of accommodation options, gourmet meals and endless recreation, it’s no wonder the Escarpment is attracting couples who are looking for the prime location for hosting their nuptials. Five sure signs spring has arrived. The feeling of mud under your boots... spring is the best time to get back out on the trails. Spring hiking lets you get up close to all that new forest growth. You can watch the forest floor for dogwood and fiddleheads, look for the first buds on hardwood trees, smell the sweet spring smell of the annual melt and feel the damp, muddy ground beneath your feet. Choose your footwear wisely and always pack a rain jacket, snacks, a camera and a phone. Higher, drier routes are best this time of year.
The scent of apple blossoms...
Possibly the hardest spring event to predict, if you are in the Beaver Valley when the apple blossoms hit their peak, count yourself lucky. In the weeks leading up to this magical moment, you’ll see the buds in the orchards growing and their pink tips peeking out. When Mother Nature cooperates, the orchards come alive with pink and white blossoms and the scent is everywhere. Take a hike or bike ride on the Georgian Trail through the orchards around Meaford and Thornbury.
Spring brings a new sense of promise, adventure, excitement and renewal. Whether it’s the slow drip of sap into a bucket, the rushing of a waterfall plunging off the Niagara Escarpment, the taste of this year’s syrup poured over a stack of pancakes or the sounds of the first robins outside your window, there’s so much to explore in Grey County. The sound of the spring birds... The first robin of spring is always reassuring but it’s just the beginning of the birds you can spot in Grey County as the weather warms. The spring migration brings an influx of species to the region, and with few leaves on the trees, this is a great time to get out and watch for birds. Pack your binoculars and your camera and head to the Bognor Marsh Management Area. With over 10 kilometres of hiking trails and both floating and anchored boardwalks through the marsh, as well as an observation tower, this is a great place to experience spring birding.
The sight of the spring rush at our waterfalls... Grey County is home to 9 beautiful waterfalls and with the snow melting and the rivers swelling, the falls are impressive. But, all that water does require some extra caution when visiting so, stay well back on the marked trails, and also back from riverbanks as you hike. The spring rush at Eugenia Falls, near Flesherton, is truly something to witness. Pack your camera and a picnic lunch and enjoy the great outdoors. Longer days, increased sunlight, budding maple trees—there are many signs of spring, but nothing is more welcoming to a cyclist than the snow melting on the roads. Riding season— game on! Remembering old favourites or discovering new routes can sometimes be a challenge: some riders pour over maps or spend hours searching Strava for segments. But if you’re one of the “lets just get out and ride” types, here are two road routes that will get you off the couch, and back in the saddle. ASAP. Certainly one of the most picturesque rides in Southern Georgian Bay is known as the “Apple Run”. This loop is challenging, but with panoramic views of the Beaver Valley, orchards and vineyards, it could quickly become your “go to” evening, weekend or training ride. This ride begins in Collingwood, winds up the Escarpment to Redwing overlooking the northeast portion of the Beaver Valley. From there, you’ll begin a loop through Victoria Corners, Loree and Banks before heading back down Scenic Caves Road. *

As a working mother of two, I’m always looking for fun-filled ways to occupy my kids’ days during the summer months. Thankfully, Blue Mountain Resort has me covered, offering customizable day camps guaranteed to keep them on the run and engaged with exciting, new adventures while at the same time, introducing them to a variety of social settings—perfect for making new friends—like the ‘bike posse’ in the photo on the right. Always a favourite amongst my little people is Plunge! Supercamp. Beginning the day at the South Base Lodge, young and old-ish campers get to experience all that the resort property has to offer, as well as the benefit of daily swimming lessons at the incredible Plunge! Aquatic Centre.

Designed to look like a boathouse, Plunge has an indoor/outdoor pool, an indoor water playground (perfect for younger kids), slides, and a real live rope swing (such a hit). And don’t worry, a deep-water swim test first is mandatory for those wishing to use the rope swing.
Blue also has the benefit of offering waterfront beach activities and all campers love Blue Mountain’s private beach (across from Georgian Peaks Ski Club). Plunge! Supercamp campers spend at least two afternoons at the beach, but as a parent, I love that I have the option to choose a full week at the Beachside Camp where activities include swimming, kayaking, badminton, bocce ball, croquet, horseshoes, volleyball and soccer, frisbee golf and of course, hours of unsolicited sandcastle making!
Junior Campers (ages 3-5) really enjoy riding on Blue’s open-air gondola, which boasts incredible views of the Village, Monterra Golf Course, Collingwood and Georgian Bay beyond. Once at the top, Blue’s skilled counselors take campers on nature adventure hikes, winding all the way back down to the village. The 18 hole Cascade Putting Course at the base of the gondola has fairways, bunkers and water features that are both fun and challenging for aspiring, young golfers—heck, I have a blast playing it myself. Even the littlest campers get to have a crack at honing their mountain climbing skills on the resort climbing wall, next door to the putting course. And the fun doesn’t stop there! Intermediate campers (ages 6-13) tackle the Woodlot Low Ropes, and receive an introduction to mountain biking on Blue’s incredible trail system and spend a day or two playing “real” golf at Monterra. Active kids also love Monterra Tennis Summer Camp. Regarded as one of the best teaching centres in the area, Monterra’s programs run rain or shine all summer long inside its state of the art facility, The Courts. Monterra’s OTA certified coaches use a progressive learning method that helps campers succeed while having a truly enjoyable time. Tennis Summer Camp participants learn the basic fundamentals for each stroke including forehand, backhand, serve, and volley. For budding racquet sports enthusiasts, Blue offers a Plunge/tennis hybrid camp for 6-13 year olds, with swimming lessons in the morning and tennis lessons each afternoon. Talk about a full day! They’re happily exhausted, ready to eat everything at dinner and bedtime is never an issue. A new adventure awaits your camper every day in the beautiful outdoor setting of Blue Mountain Resort. Ask a group of people to define ‘Local Food’ and you’ll get a variety of answers. For some it means food produced within 50km of their home, for others Ontario-grown or Canadian-grown fits the bill. What they do agree on is the belief that what we choose to put on our plates makes a big impact on our communities, environment, economy, and health. The Georgian Bay region has a rich agricultural heritage that plays a big part in our economy and there is room to grow. If every household in Ontario spent $10 per week on local (Ontario) food the result would be $2.4 billion into our local economy. Keep that money circulating and it grows to $3.6 billion and 10,000 new jobs. That’s no small potatoes. Farmers are our land stewards and supporting those who understand the importance of sustainable farming techniques helps to preserve and maintain our farmland, water and green space. Healthy soil produces healthy food. Food picked at peak ripeness and with shorter time between harvest and table means less nutrient loss and more flavourful produce.

Farm Markets can be found along many of the major routes throughout Simcoe and Grey counties making them a convenient option for stocking up on your way home or enroute to the cottage. While some exclusively sell produce from their own farms, many also carry products from other producers within the region. Focused on selling seasonal ingredients some markets, such as Currie’s Farm

Market and Fernwood Farms, are open Spring through Fall while others like Goldsmith’s Orchard and Giffen’s Country Market remain open yearround. From produce, eggs, dairy and locally-raised meat to baked goods, pre-made meals and preserves– farm markets are a great way to get fresh ingredients, learn more about what is grown in the region and discover locally made treats.
Sharing that commitment to supporting local producers are food co-operatives such as the Farm to Table Market and The Barn Co-operative. Open yearround and run by folks passionate about local fare and sustainable food systems, co-ops provide smaller farms an outlet to get their products into the baskets of more people while offering convenient shopping for consumers. *

Making the trip to a specialized shop is well worth it. There is nothing quite like the intoxicating aroma when walking into a bakery like Collingwood Bread Co. and purchasing a still-warm loaf made with organic, Ontario-grown grain. Buying meat from a butcher, like Black Angus Fine Meats & Game, or cheese from The Cheese Gallery offers the added benefit of knowledgeable staff who can provide information about their suppliers and they often carry cuts and varieties from smaller, local producers that you won’t find at the big box grocers. For those ready to make a longer-term buying commitment, weekly CSA produce baskets are a great option. CSA stands for Community Shared Agriculture (or Community Supported Agriculture). Members purchase a share of the farmer's crop prior to the growing season commencing. This allows the farmer to purchase seeds, supplies and cover the costs of production for the season. Membership not only provides the benefit of fresh, healthy food but the chance to connect directly with the farmer so you know exactly how your food is grown. Purchasing a CSA share ensures farms receive the upfront capital they need to stay afloat which is especially important for young farmers getting into the market—a key part in ensuring the longevity of our local food system.

In Southern Georgian Bay the CSA growing season runs roughly from July through October and, as demand increases, some farms are beginning to offer winter CSA’s. The crops grown, length of season and size and cost of shares vary from farm to farm. A complete directory of CSA’s in Ontario along with some helpful tips about how to choose the CSA program that is right for you can be found at csafarms.ca. Some CSA farms, including Kolapore Gardens and Sideroad Farms, can also be found at the farmers’ markets. This is a great opportunity to talk to them about their farming techniques and try some of their produce before committing to purchasing a share. Many towns in our region, including Collingwood, Stayner, Creemore, Thornbury and Meaford, host weekly Farmers’ Markets from late May through to Thanksgiving. Farmers’ Markets provide a vibrant, social atmosphere and a chance to buy directly from the producer, learn about how our food is grown, and connect with other community members through a shared love of food. Workplaces, health care facilities and schools are an often overlooked opportunity to incorporate more local food. Ask about their food procurement policies and request that more regionally-grown produce be added to the menu. When booking a conference or luncheon look to caterers, like Culinary Designs, Sol Kitchen and Men with Knives, who’s menus feature local and seasonal fare. *

One way to find locally-minded Chefs is to look for Feast ON designated establishments. Feast ON is a criteriabased certification program that recognizes restaurants, like Azzurra, Bruce Wine Bar, and Casero Kitchen Table, who spend a minimum of 25% of their annual food and beverage receipts on Ontarioproduced food and beverage. Another great tool for finding local food is the Simcoe County Farm Fresh website which includes a comprehensive farm and food directory and information about our food systems. Simple changes in the way we look at food and spend our dollars will make a big impact on our health, economy and environment. The more we purchase and ask for locally-produced food the more we will receive and that is just good for everyone.

for about 15 minutes. Turn and cook 10 to 15 minutes on the second side. For medium or well-done meat, cook longer. 2. Let the meat rest 10 to 15 minutes before serving. Assembly 3. After the lamb is cooked and resting. Lightly brush both sides of each coca bread with olive oil, and place the rounds directly on the hot grill. Grill the flatbread until golden brown, about 2 minutes per side. Remove from grill, spread the cocas liberally with the salsa Verde and season with salt. Add thin shavings of the Mahon cheese to the bread while still warm. 4. Lightly coat the asparagus spears with olive oil. Season with salt and pepper to taste. 5. Grill over high heat for 2 to 3 minutes, or to desired tenderness then arrange on top of your coca To char lemons on the grill: Rinse the lemons clean. Cut the lemons in half crosswise. 6. Pop out and discard any visible seeds. This is a kind service to your fellow diners while enjoying their lovely grilled lemons. 7. Set the lemons cut-side-down on the hot grill. Cook until the lemons are heated through and charred on the cut side, about 3 minutes. Ideally, you'll cook them without moving them so they char nicely. 8. - 600 g White Sugar or Caster Sugar -10 Large Egg Whites
Whipped Cream...
-1 Cup Whipping Cream - 2 Tbsp. Sugar - 1 Tsp. Vanilla
Poached Rhubarb... - ¾ Cup Water - ¾ Cup Sugar - 3 Large Rhubarb Stalks
What to do... 1. The first step to making this dessert from scratch is to make the meringues. To start, heat your oven
to 400°F. While the oven is heating, measure 600g of caster sugar, or put 600 g of regular white sugar into a food processor and pulse for one minute to make the grain finer. Spread the fine sugar over a cookie tray covered in parchment paper. Heat the sugar for 8-10 minutes in the oven, keeping an eye on it until the edges are starting to melt. Take the sugar out before it starts to brown. 2. While the sugar is heating, separate 10 large egg whites and beat them with a stand mixer or handheld beaters until frothy and doubled in volume. 3. Slowly pour the hot sugar into the frothy eggs. Turn the mixer on high and allow to mix for approximately 10 minutes. You will know the meringue is done when it feels thick and holds its own shape completely. 4. Reduce the oven to 220°F. Cover a cookie tray with parchment paper. Using a large spoon or ladle, dollop large handfuls of meringue onto the parchment paper, leaving generous space for the meringues to expand. This recipe should make about 12 large meringues spread between two cookie trays. Bake for two hours. Allow time to cool and harden. 5. To make the whipped cream, beat whipping cream in a chilled bowl with sugar and vanilla until thick, silky, and stiff. Be careful not to overbeat. 6. Poach the rhubarb by bringing the water and sugar to a boil on the stove. Chop the rhubarb stalks into finger length pieces. Add all the rhubarb to the boiling mixture, stir once to cover and immediately turn the stove off and allow the rhubarb to poach in the hot syrup for about 5-10 minutes. 7. To serve, layer the meringue, whipped cream, and poached rhubarb. Drizzle with some of the remaining rhubarb infused syrup. Garnish with slivered almonds for a more traditional feel, or freshen things up with a baby basil sprout garnish if you’re feeling more adventurous! Serves 6-10. |E|

what to do... 1. Start by washing and chopping all of your vegetables into thin, matchstick lengths.
Slice everything but the fresh herbs as thinly as possible. A mandolin is a great tool for this if you have one. 2. To assemble the wraps, soak the rice-paper rounds in a pan of warm water one at a time, discarding the wraps with large holes, chips, or cracks as you go. Once the wrap is softened, gently spread it on a cutting board and start to layer the vegetables and fresh herbs on as you would a burrito. Get creative with your vegetable combinations! 3. Fold like a burrito by folding both ends over, and then rolling the rice-paper wrap up. Repeat to use up your remaining vegetables and wraps. 4. To make the dressing, mix the olive oil, soy sauce, peanut butter, sesame oil, and ginger together until it is emulsified 5. Serve with the peanut butter dipping sauce and garnish with sesame seeds. We endorse a gardening system known as forest gardening, wherein an edible landscape is designed to act like a natural ecosystem so as to reduce maintenance and work. The most common yield is food, but forest gardens can also provide products such as medicine, fibre, firewood, dye, building materials, and more. Forest gardens incorporate trees, shrubs, ground-covers, vines, perennial vegetables and salad greens, all interplanted so as to minimize competition and maximize co-operation. It takes a lot of work to build any kind of garden, but forest gardens become easier with each passing year, because nearly all of the plants are perennial; they establish themselves and, eventually, thrive. The point of putting in all the work up front is that if it is designed properly, it will, over time, become a largely self-maintaining system that will give back huge yields each year.

Fiddlehead Nursery, close to Kimberly, is no ordinary garden business. Ben Caesar, Kelly Hopkins and their daughter Harriet live in a traditional, red frame farmhouse, set against the stunning backdrop of the Escarpment, surrounded by the nursery which specializes in edible, perennial plants and low-maintenance, productive gardens. The magic of Ben’s nursery is that it has been created in harmony with the environment—carved out of the rocky landscape. He was inspired by the British technique of forest gardening, a method of designing edible landscapes that mimic the structure and diversity of natural ecosystems. This method promotes the belief that edible landscapes can be grown anywhere. Teaching himself through experience and building on the knowledge of other experts Ben is proof that it can be done. Developed for the propagation of rare edible perennials, Ben’s gardens and landscapes are esthetically beautiful, easy to care for and provide organic food. He also does private consultations for garden design and conducts workshops to make this gardening method accessible to all. *

This trend is a bright light in our world of super stores and chemically grown foods. *

Fiddlehead Nursery is experimenting to push the growth of some plants further north than previously attempted. And, using permaculture (sustainable, self-sufficient, growing style) Ben uses certain plants like Blue Wild Indigo to replenish and enrich the soil with nitrogen, thereby eliminating the use of chemicals. Although Ben gives much credit to nature,

he is the artist who plants the seeds, blends the colours and creates a masterpiece from what was once a patch of dirt. Plants from all parts of the world thrive here—some greens can be traced back to the time of Pompeii. Also being propagated are native plants that were foraged by our early First Nation’s communities. Saskatoon berries for example, are often over-
looked as a source of food. Abundantly growing wild in Ontario, the early native population helped settlers to survive by teaching them to use these berries in the making of pemmican. Ben harvests ethically, with the same respect for the land that our First Nations have always used—taking only what’s required—allowing plants to continue to develop. *

Fiddlehead’s large greenhouse contains neat rows of propagating plants, each labeled and described. Fruit trees and grapes wind up beams and along the roof. Hours of intensive labour must be spent dividing, planting and caring for each seedling. Ben starts propagating in December and indoor grow lights ensure that seedlings are ready when the nursery opens in mid-May. Summer helpers come in through the international Woofer program that places volunteer gardeners internationally on organic farms in return for room and meals. Leonardo Duarte, originally from Colombia, has volunteered for three seasons at Fiddlehead Nursery. He has taken his permaculture knowledge to Toronto where he lives with his family and has built several community gardens there. Keen to share his knowledge, Ben offers workshops once a month during growing months. ‘Designing an Edible Landscape’ teaches participants how to incorporate a wide variety of fruit and nut trees, berry bushes, perennial vegetables, salad greens and edible flowers into a beautiful, low maintenance, organic garden. ‘Plant Propagation for the Hungry Gardener’ is a workshop that teaches participants how to start edible perennials from seeds and plant and root division. Don’t kill them! Dandelions have more beta-carotene than carrots and are bursting with vitamins A, B, C, and D, as well as minerals such as iron, potassium, and zinc. The flowers are sweetest when picked young and have a sweet, honey-like flavour. When added to salads (or pancakes) dandelion makes a cheery compliment. If you like a bitter taste, mix the greens into your salads.

Purslane - rich in vitamins A, C, E as well as magnesium, calcium, potassium and iron, this humble garden weed is a nutritional powerhouse, and is said to contain more omega-3 fatty acids than any other leafy vegetable. A great addition to a salad or stirfry, the leaves and stems can be eaten raw or cooked to add a peppery flavour. Broadleaf plantain is packed with nutrients and is safe to ingest. 100 grams of plantain contains the same amount of vitamin A as a large carrot, and is very rich in vitamin B1 and riboflavin. Young leaves are best and can be eaten raw or cooked, however, blanching the leaves in boiling water before adding them to salads, makes them more tender. Once blanched, plantain can be frozen then used later in a sauté, soup or stew. Dried leaves brew an interesting, healthy herbal tea. *

give weeds a chance... Lambs Quarter... you have probably been fighting it for years. An annual, it grows abundantly in fields, pastures, and cracks in sidewalks. It’s pesky and can grow up to 5 feet in height. Known as wild spinach to many, lamb’s quarters is even more nutritious than Purslane. It is rich in beta carotene, vitamin B2, niacin, calcium, iron, and phosphorus. Lamb’s quarter greens are also an excellent source of vitamin A and more than 4% protein and can be used as a substitute for spinach in many dishes. Loft Gallery Inc. has recently relocated to Thornbury, where owner Heather Carroll and a team of experts including Mia Walker of MW Designs and Samantha Pollock of Sparrow Blue Marketing designed a modern, industrial gallery feel that is both inviting and engaging. There are currently 23 artists in the gallery including artist-in-residence Debra Lynn Carroll, who is known for her large, textured landscapes. Lorne McDermott (a former art teacher at the McMichael gallery) can frequently be found painting on site at the gallery. Jennifer Woodburn is widely known for her Group-of-Seven style landscapes. Barbara Weider House
Providing Transitional Housing and Empowering Homeless Youth
Barbara Weider (1937-2015) was a tireless volunteer and community leader as well as a generous contributor to many charities and causes. She was the first woman President of the Collingwood Chamber of Commerce while working as the manager of the Georgian Triangle Economic Development Corporation and was a keen participant in a host of programs in pursuit of training, economic development and arts and culture in the area. During her lifetime, Barbara earned many honours including the Order of Collingwood and Companion to the Order and the Queen's Jubilee Medal. Barbara will long be remembered for her passion for the arts, her tireless efforts in establishing live theatre here and her commitment to the South Georgian Bay campus of Georgian College.
Thanks to a generous donation from George Weider, in memory of his late wife Barbara, and the contributions of Ray Smith, Home Horizon Transitional Housing Services is proud to announce the opening of Barbara Weider House, in May, located at 53 Campbell Street in Collingwood. Barbara Weider House will offer a wide range of support and counselling to local youth as well as temporary housing. Enabling youth from Collingwood and the Southern Georgian Bay area to develop the skills and access the services to overcome abuse, homelessness and other challenges is Home Horizon’s mission and a fitting testament to Barbara Weider’s legacy. To date, the Barbara Weider project has reached 42% of it’s fundraising target and they need our ongoing support. Home Horizon is a non-profit registered charitable corporation that has been serving the needs of homeless individuals and families in this region for the past 10 years. The program focuses on transforming the lives of homeless women, children and youth through support, counselling and housing.

The goal and focus at Home Horizon is to provide a pathway that will assist in rebuilding the lives of those who are enduring homelessness. Clients arrive with their own personal tragedies—they are in crisis and need help. Whether it is due to an illness, loss of employment or physical/mental abuse, Home Horizon provides hope and empowerment to youth, women and children. Sadly, 95% of the clients have experienced abuse in some form in their lives. “The opening of the Barbara Weider House fills a major gap in the services offered in Collingwood and the surrounding region,” explains Executive Director, Doris Sensenberger. “Homeless youth represent an overlooked segment of our community. Now we have an opportunity to assist an underserved portion of the community.” The problem of youth homelessness has reached crisis proportions in Canada. At any time an estimated 50 youth in our area alone are without a home. Worse still, this shocking figure does not take into consideration the ‘hidden homeless’—those living in cars and motels, and couch-surfing with friends.
With the opening of the Barbara Weider House, Home Horizon’s current Youth Program is now able to provide a safe and welcoming communal environment—something many of these youth have never had. Mary was in a home that had no support and was kicked out. She wanted to stay in school, but had nowhere to live. Through the support of teachers and staff at Home Horizon Mary was able to complete her grade 12 education and is now attending college in Toronto. With the tools she learned from Home Horizon, Mary is able to live independently, has gained self-esteem, hope and is focused on her future. Barbara Weider House will transform lives. Do they work?
Q: Doesn’t my body already have a natural ability to detoxify and cleanse my blood? A: Yes, it does, but... Now that spring is here,
varicose and spider veins are no longer undercover. Varicose veins are damaged veins that can sometimes progress and lead to more serious medical problems. They can also affect one’s self-image. Varicose veins and spider veins are very prevalent in our western, industrialized culture and can affect men as well as women. There is higher incidence after pregnancies and also with aging. Varicose veins are enlarged, bulging and twisted and can be painful, especially with prolonged standing. They are the result of veins becoming damaged due to factors such as genetics, pregnancy, excessive body weight and certain occupations (such as teachers, hair stylists, pilots, flight attendants, chefs, office workers) that involve prolonged sitting or standing. Veins have one-way valves that normally prevent the back flow of blood, but when the veins become damaged and enlarged, the valves no longer function and this results in some venous blood flowing backwards towards the feet rather than returning to the heart. This pooling of blood causes the veins to enlarge even more. Varicosities can lead to leg swelling, pain and leg ulcers as well as being a cosmetic problem. Spider veins (or “telangiectasias�) are small red, purple or blue thread-like surface vessels. They are superficial and when clustered, can have the appearance of a bruise or a spider web. Spider veins do not pose a medical concern but are unattractive. Preventative measures for healthy leg veins include regular exercise, maintaining a normal body weight and avoiding prolonged sitting or standing. Elevation of the legs is helpful and always feels good. Medical graduated compression socks or stockings that are custom fitted have been proven to be preventative and also are an important part of any effective varicose or spider vein treatment.

Medical compression socks help by providing support to the superficial veins improving blood flow. They are comfortably snug and supportive in the foot and lower leg and loosest at the top. To be effective, compression should be custom measured and fitted by a qualified healthcare professional and should be worn regularly during the day and removed at night. Compression is available in a variety of colours and styles for sports, work and casual wear and is covered by private medical insurance plans. Medical compression socks are beneficial when worn during air travel as they prevent lower leg swelling and help reduce the risk of blood clots. Compression sclerotherapy is the most common treatment for varicose veins and spider veins. It is a safe and effective procedure that involves the injection of a sterile water, sugar and salt solution that is concentrated enough to cause the damaged vein to close down. The damaged vein is then eventually resorbed by the body and the blood flow is redirected to healthier veins. Wearing medical compression socks is an important part of the therapy as they help keep the treated veins closed down ensuring a more successful outcome. After sclerotherapy treatment, normal activity is resumed immediately, as exercise is beneficial following treatment. Winter and spring are ideal times to consider leg vein therapy. My first introduction to the process of creating live edge furniture came from a photography assignment for Blue Mountain Resorts. The Pottery Restaurant was having a live edge harvest table made locally, and wanted a few photographs of the initial milling of the of the wood. I was excited to see how these giant slabs of wood were cut since I had plans to mill a large maple of my own that needed to come down. Plus the thought of having my work displayed at the restaurant was an added bonus. I met Edwin (Eddie) Patino, the lead craftsmen and owner of Tree Green Team at his storage yard near Nottawa. It was full of giant logs of various species of trees which had been salvaged locally.

Live edge, otherwise known as natural or freeform edge, is a style design where skilled furniture craftsmen meticulously incorporate the natural, raw edge of wood slabs and transform them into one-of-a-kind pieces. Foregoing straight, manmade cuts, live edge brings the authentic artistry of nature into a custom piece of functional furniture that speaks to you.
Most originated from arborists who had removed old and decrepit trees from client’s properties. The huge trunks of maple, ash, black walnut and oak were stacked over 10 feet high and left to air dry. Eddie and his partner were hard at work cutting into one of the massive trunks. They were using what’s known as an “Alaskan Mill”, which is basically an oversized chainsaw with a five foot bar and a cutting guide attached to it. The saw is used to rip down the length of the log, with the guide keeping the thickness of the cut perfectly symmetrical. With this tool, craftsmen are able to create slabs of wood up to five feet wide and just about any thickness. It’s a labour intensive process and leaves a rough finish on the wood, but the portability of the device and
the ability to tackle the widest of logs makes it ideal for creating oversized live edge products. For my old maple however, I had a different milling technique in mind. My friend Ted Burrows from Norwood Sawmills offered to help, and since the diameter of the trunk was just under 3 feet we would be able to use a portable Norwood Sawmill. I had taken the giant down in early March—cutting trees in the winter ensures that no sap flows into the wood, making the drying process much quicker. But, there was no way I could move the immense trunk without some type of machinery. And, since it landed on my lawn, I didn’t want to do unnecessary damage to my grass. So there the log sat for three months. *

In June, Ted trailered over a HD36 Norwood Sawmill. This thing had all the bells and whistles, including hydraulic lifters to hoist the wood onto the mill. The only hard part was going to be maneuvering the log into position beside the mill so the lifters could do their work. My friend Andrew Scott had a solution—his ‘souped-up’, mega four-wheeling Jeep with a 10,000-pound winch. Andrew skillfully used the winch and tow-straps to roll the trunk into position. I was surprised how easily the task was accomplished. With the log lying beside the mill, it was an easy process to roll it onto the lifters. Once in place, Ted used the mill’s hydraulic system to maneuver the log into the perfect cutting position. From there it was just a matter of letting the mill do its work, while we removed the slabs as they were cut. The whole process from manoeuvering the tree trunk to stacking the slabs took only three hours.

Once milled, the wood needs to be dried. Eddie from Tree Green Team lets his slabs air-dry outdoors for up to one year before placing them in a kiln. Once in the kiln, the wood is dried down to a six percent moisture content. With the slabs dry the next step is to smooth out the surface.
Employing large drums and different grit sandpaper belts, this machine is able to take even the roughest wood down to a perfectly smooth surface. And, with the ability to tackle pieces up to 54 inches wide, Wayne is able to create stunning, single-slab tables.
With their fine blades, Norwood Sawmills cut so smoothly that it really only takes a bit of sanding to get a polished finish. An Alaskan Mill on the other hand leaves a rougher surface which needs to be planed before sanding which can be time consuming and labour intensive, since oversized pieces have to be done by hand.
Another step that Wayne takes before applying a finish to his pieces, is to make “relief cuts” on the bottom of the tables. These ingenious cuts prevent the wood from warping and splitting as it expands and contracts with seasonal humidity levels in a home. Often, ends that are already split are filled with resin and held together with “bow ties”— small pieces of wood cut into the shape of a bow tie, which are then inserted into the table to prevent any further splitting. The bow ties can be hidden in the underside of the table, or placed on top to create a decorative accent. *
Wayne Datema, owner of Country Charm Mennonite Furniture employs a different technique for his creations. Using a local Mennonite mill, Wayne’s pieces are cut with a band saw and then run through a large “Thickness Sander”— basically a giant version of a belt sander.

Live edge craftsmen can get quite creative with their works—different stains and finishes, filling knots or holes with resin, or book-matching two pieces together to create the appearance of one oversized slab. Their choice for legs also adds a whole new dimension to the furniture. Custom metal supports can be created with simple, clean lines or intricate complex designs—or perhaps solid wood legs, fashioned in a traditional style—maybe even live edge legs that mimic the table top, creating a homogenous appearance. Wayne has taken his creativity one step further with his “Spanish River Tables”. With those tables Wayne cuts a slab in half and reverses the wood so the live edges are in the middle of the table with the straight cuts on the outer edges. The gap in the middle is then filled with glass that has been water jet cut to exactly match the live edge profile of the wood. A “Computer Numerically Controlled” router is used to cut along the live edge of the wood so the glass will fit perfectly flush. The end result is a striking table that resembles a meandering river running down the middle – hence the name Spanish River Table.

The process of taking a standing tree and turning it into a live edge piece of furniture is time consuming and labour intensive. With so many different steps, one table could take over a year from start to finish. Adding a natural look to your home, live edge furniture can help us bring a sense of wilderness into our spaces. IN WITH THE NEW When looking to downsize, retirees Winnie and Roy Johnson enlisted the help of longtime friend and interior designer, Tricia Jeffery, founder of Dovetail Interiors in Nottawa. Because the Johnsons spend their winters in Florida, convenience, low maintenance and location were at the top of their list. They looked at various house styles, but it was when they viewed a unit in Mariners Haven, a community of semi-detached homes built on a private marina basin overlooking Georgian Bay and with spectacular views of the Collingwood Terminals, that they knew they had found their forever home. There was work to be done, however, as the condo was dark, drab and in dire need of updating. “Pine,” remembers Tricia Jeffery. “So much pine. Walls, windows, ceiling, you name it. The view here is stunning and the current décor was taking away from it.”

At their first meeting with Tricia, Winnie and Roy discussed their wish list, lifestyle and tastes. “With a note pad, pen and measuring tape in hand, Tricia was ready,” explains Winnie. “Roy and I stood in awe watching as she covered our needs first then added her own suggestions. She was dead on and more.” Opening up the great room, boosting light and creating a cozy, functional and inviting gathering space was priority one on the main level. Walls were removed, bathrooms relocated and any remaining original pine was painted or replaced. Tricia sourced furnishings, fixtures, artwork and more from Dovetail Interiors, and assembled a team of expert local trades to handle the rest. “Then came the trades,” Winnie continued. “They all met at the condo where we were also asked to join in on the meeting. We saw that Tricia was definitely a take-charge person and knew that we could return to Florida where we reside for the winter.” Throughout the entire renovation process the Johnsons displayed the utmost confidence in Tricia, almost giving her carte blanche while they returned to the sand and sun. *

The biggest transformation of the home took place in the kitchen. Two bathrooms, numerous walls and a small kitchen were completely transformed to allow for the open concept sweeping across the entire width of the condo. Waterfront views are unobstructed from this bright and airy space and the welcoming deck extends the living space outdoors and down to the waters edge. Fervent entertainers, the Johnson’s kitchen island is the perfect gathering spot and multiple cooks are always welcome. The oversized caesarstone countertop and three magnificent LED jewel chandeliers that are lit from both the bottom and top, anchor the space. “Roy had to be talked into those,” explains Tricia. “But he showed trust in me, in my vision. The lights are a conversation piece!” Tricia finished the kitchen with a marble mosaic backsplash that adds depth and elegance to the working space, while keeping with the luxurious feel of the décor. *

On the second level, what once was a laundry room, bathroom and 2 bedrooms has now become the gorgeous master suite complete with custom dressing room /closet. Winnie and Roy often enjoy their morning coffee with a view—in the master sitting area, on twin swivel chairs. Tricia sourced silk replica drapes to echo the lavish feel of the rich textures used throughout the master suite, without breaking the renovation budget. Whimsical wallpaper in muted tones adds depth and texture behind the headboard, finishing the lavish space. Down the hall, an additional bedroom with matching lakeside views awaits the Johnsons’ guests.

In an ironic twist of fate, Roy’s father was a Plant Superintendent at Kaufman Furniture, formerly located very near the Mariners Haven site—the developer, William H. Kaufman, was a third generation businessman who, after the Second World War, ran Kaufman Furniture in Collingwood. As a tribute to his father, Roy’s original pieces of Kaufman furniture were refreshed and found new life with a light, distressed tone paint. Certainly the Kaufman brand was built to last! Now, each spring as the ice is melting on Georgian Bay, the Johnsons are excited to return home to their “Haven”. Our own best selling slip covered sofa, with feather/down wrapped bench seat, is being made in triple washed denim — sublimely casual and should be in the store shortly. We are currently working with The New Shipyards and their designers to assist in providing the furnishings for their new model home — slated to be open mid-summer. Perfectly located by the water and just a short stroll to downtown Collingwood, the interior of this bungalow loft is casually elegant with a palette that reflects the bay and gives a nod to the nautical without being overboard. Really we are just seeing David Foote’s 1989 best seller—Boom, Bust and Echo— come to fruition and it is all about lifestyle. This same lifestyle choice reflects in how we furnish our homes and the clothes we wear. Guys—time to ditch the three piece suit and get comfortable! And ladies, after a stint working at Richmond and Bay in Toronto, I found the only part of a power suit I ever wore again was the jacket with jeans. Many people have second and third homes in this region and the interiors often reflect the use and home style—chalets, cottages, golf side condos etc. Those selling for big bucks in the GTA and moving here full-time can find it challenging to incorporate existing furniture into their new abodes—city residences evoke a more formal décor. And yet everyone has favourite pieces of furniture, artwork and accessories that come with great stories and memories, which make a house a home. Like our clothes, the term casual comes to mind when developing an interior design for this area. Furniture you can put your feet up on, sofas you sink into—no perching allowed.

I came to a realization a few months ago. We talk about Buyer’s markets and Seller’s markets in real estate. Rare indeed is when we hear in the media about a balanced real estate market. Why? Well… for one thing, it doesn’t make a great story. “This just in…the real estate market in Toronto is in perfect alignment. There is equilibrium between Buyers and Sellers and everyone is happy… more at 11.” Probably not going to happen. The realization was this: I haven’t really seen a balanced market in the time I have been in real estate. Well, that isn’t exactly true. There are a number of definitions of a balanced market, but some of the commonly accepted norms are: 1. A market in which the sales to active listing ratio is in the 14-20% range. 2. A market where home prices remain relatively stable. 3. A market where there are between 90 and 180 days of inventory available (3 to 6 months). 4. A market in which 40-60% of new listings (by volume…not necessarily the listings themselves) sell in a given month. While these all use somewhat different metrics, they point in the same direction. Relative calm. People are not tripping over each other to get in on the deal, but nor are Sellers wondering when the next Buyer will darken their door, and not try to take their first born in the offer process. We did have that in our area a couple of years ago. But it felt like it lasted a week before the market swung right through balance and firmly into a Seller’s market. So, perhaps my realization is best stated in a general sense. A balanced market is something you shoot through on your way to an imbalanced market. With the change in the market, must come changes in the strategies that we employ to best provide professional real estate services to our clients. Some of the differences are obvious, but some are more subtle. Conditions in offers used to be par for course up here. No one would dream of making an offer that didn’t have conditions on satisfactory home inspection, ability to finance, obtaining insurance, making sure the deck complied to local zoning ordinances, and verifying the varietal of grasses in the lawn (OK…I made that last one up). This in addition to the bevy of warranties. Warranties on septic systems, availability of potable water, working order appliances, and a warranty that the building and improvements fell within the setback requirements of the municipality were completely commonplace. The schedule “a” to the agreement of purchase and sale could often be 2 and even 3 pages long. This was deemed prudent protection for the Buyer. It still is prudent. Problem is, what Seller in their right mind is going to accept that list when they have 4 other great offers lined up without conditions to buy their place? The answer is 0.0%. This is not to say that we have done away completely with conditions in offers, but where we could load up an offer with protection for the Buyer a few years ago, now we have to take a different tact. It is not uncommon for a Buyer now to bring a contractor or inspector with them on a viewing. Where it was taken somewhat for granted a few years ago, Buyers are nailing down their financing well in advance (conditionally of course). In short, Buyers are sacrificing some of the protection afforded to them by conditions at the altar of actually getting a house!

Buyers are doing what they have to to get their offers noticed. When we routinely see 2, 3, 4, 5, 10 offers on a property, differentiating yourself can often make a difference. We see deposit cheques attached to offers for huge amounts. If you have 4 offers that are relatively similar, but one has 100k deposit and the rest have 5k, which is the one most likely to be accepted? Buyers are adding personal context to offers as well. Hand-written notes telling the Seller about the Buyer’s family, and telling them how much they love their property can make the difference between a deal and another loss in the multiple offer marketplace. Many of you will think this last strategy is an invention. It is a money game right? At the end of the day, the highest bid will-win right? Not necessarily. As broker of record, I can give you example after example where money was not the final decision-maker. I sat in on an offer presentation by phone where the Seller was out of the country and had given power of attorney to his daughter to act on his behalf. There were 2 offers presented and the daughter called the father to go over them. They were relatively close, but one of the Buyers intended to rent the property out for a couple of years and then move in. The other Buyer had a young family that had been looking for ages for exactly this type of property. They loved it, they had no intention of changing anything, and were sincerely hopeful that they would be the successful proponent. The offers were $20,000 apart. The instructions from the father? “Sell it to the right person”. I am serious. This family loved the house they were selling and they were willing to take less money to make sure that the correct people got it. Another great example is a story about a REALTOR® friend of mine. He was looking at buying a family cottage, and being a pro, he knew all the rules. The Sellers would be present, so don’t show emotion, don’t tell them how much you love the place, be cool. Well…that went to crap in the first 3 minutes of the showing. His daughters started fighting over these hanging bunk beds in the small bedroom off the kitchen. “I want that one….No…that’s mine”. What a nightmare. But the nightmare worked in his favour. The owner was moving out of the country. This house was a hot commodity, but the owner sold to my friend based partially on the fight the daughters had. She told him later that the whole thing “felt right” as she remembered when her family bought the cottage some 30 years before. She and her sister had had the exact same fight. You just never know. As I mentioned in my last piece, it is tough for Buyers right now. REALTORS® lament how hard it is to represent a Buyer in a market like ours. I have to remind many of them what the other side of the coin looked like 5 years ago. If you had a Buyer, you were in position A. Sellers were frustrated. Well-priced, wellmarketed homes were not selling. Buyers were influenced by external matters. The stock market, the Euro. There was no urgency at all in our market. At one point, we estimated we had 6 years worth of inventory in the $750,000 plus category. Crazy. Our sellers were justifiably irritable and we had to manage expectations like crazy. The shoe is on the other foot now.*

This is not to say that Sellers don’t need good advice. I submit to you that the role of a REALTOR® is critically important in the process currently. If we define market value as the price that a willing Buyer will pay a willing seller, free of duress, and with adequate time and exposure to the market, you will see the opportunity afforded to a Seller who has excellent professional representation. This is a market where a great REALTOR® can truly add value to the process and put real money in the pocket of a Seller. I could (and may) write another entire article on the subject. A job well done today can often result in Seller price expectations being exceeded by a significant margin. We do love making people money! I am often asked if I think that the current market is sustainable. I answer honestly that change is constant, and I do not have a crystal ball. However, there are certain market factors that make me bullish on a continued Seller’s market in our area. Demographics are chief among these. We are on the thin edge of the wedge of the baby boomers retiring, and we see a constant flow of amenity-seekers relocating here. I have no reason to think that this demand will ebb in the short to medium-term. New real estate product is being approved and introduced to the market, and I believe this will continue. However, I am not sure that inventory in the pipeline will meet and exceed demand. Some in the media and some economists see fragility in the real estate market in Toronto, one of our primary feeder markets. They point to foreign ownership and naked speculation as a cause for the rapid and sustained increase in prices in the market. We have heard of houses sitting empty in Toronto and real worry about what this means for the market. This is totally unscientific, but I took a poll of some of the pros in my offices. I asked them how many of their clients they feel are speculating on our little market (compared to the GTA). I was not surprised by the answer. Foreign investment in our area does not seem like a significant factor. The vast majority of Buyers up here are Canadian. We have not seen any evidence so far of speculation other than in the builder’s market. We have not seen any recently purchased homes going unoccupied. While there is significant pressure on investment real estate, we are not regularly seeing sub 5% capitalization rates. This is not to say we are fully insulated. Not at all. But demography is on our side. People want to be here. We continue to see incredibly strong domestic demand, and we do not currently have a reason to see why that might change. However, change is constant. Despite the fact that my generation has never known anything other than cheap money, it will get more expensive at some point. It may be a rude awakening for some. When the market changes, and it will, the adjustment will be interesting to watch. But we will adapt. Following record sales which saw MLS® real estate sales across southern Georgian Bay break through the $1 billion barrier in 2016, demand for area properties in the first quarter of 2017 shows no signs of letting up notwithstanding there is an ongoing shortage of properties listed for sale. First quarter MLS® sales as reported by the Southern Georgian Bay Association of REALTORS® totalled $246 million an increase of $71 million or 41% over the first quarter of 2016.

MLS® unit sales for the first quarter of 2017 saw 560 individual properties sold compared to 472 sales last year an increase of 19%. Conversely, the number of new MLS® listings that have come to market year-to-date to the end of March totals 748, down 21% or 200 less than the 948 MLS® listed properties than came on the market in the first three months of 2016. As we have stated for quite some time, the ongoing lack of inventory both locally as well as in many markets across Canada is the only real threat to residential property sales nationwide. Not all area municipalities are experiencing the same level of sales growth and some of this stems from the lack of inventory. Year-to-date single family home sales are up a modest 7% to the end of March with 336 MLS® sales reported. Single family MLS® home sales in Collingwood are unchanged with 61 sales reported year-to-date while sales of 40 homes in Clearview Township is one less than a year ago. Home sales in Wasaga Beach are down 11% with 109 sales this year compared to 122 in 2016. Sales in other area municipalities are up as follows: Grey Highlands 20%, Municipality of Meaford 35% and the Blue Mountains 38%. MLS® condominium sales are up a modest 12% with 111 sales reported this year compared to 99 sales in the first quarter of last year. As we have pointed out in the past, the above mentioned results are for MLS® sales only and do not include the sale of new homes and condominiums made by builders and developer several of whom are selling out their projects very quickly. Whereas single family home and condominium sales are experiencing modest growth, MLS® vacant land sales are up a whopping 159%. A total of 96 sales have been reported through the end of March versus just 37 sales during the same period last year. Over the past several years there has been a glut of vacant land inventory. Whether its the absence of available houses and chalets listed for sale or just a matter of personal preference, buyers are quickly gobbling up building lots at a pace unlike anything we have seen in recent years and this is especially true in the Blue Mountains where 57 sales represents 59% of the vacant land sales in the region year-to-date. MLS® sales in total dollars continue to be driven in large part by the sales of higher priced properties. Sales between $350,000 to $499,999 are up 54% this year with a total of 157 sales reported. In the $500,000 to $799,999 category sales total 96 units an increase of 85% while sales between $800,000 and $999,999 of 21 properties represents a 75% gain from one year ago. Lastly, sales above the $1 million mark are up 115% with 28 sales reported this year compared to just 13 in the first quarter of 2016. Whether or not we can sustain the level of MLS® sales activity in 2017 that we saw last year remains to be seen. While the demand for area real estate across southern Georgian Bay shows no signs of diminishing, what remains to be seen is whether there is a sufficient supply of properties listed for sale to satisfy what appears currently to be an insatiable demand for area real estate. |E|
