How to inspect for roof damage

Many homeowners do not think twice about their roofs. But when leaks develop, roof repairs and the subsequent costs of such work shed light on how important it is for homeowners to pay closer attention to the roofs over their heads. Though certain roof issues, like shingles lost

to inclement weather, are unforeseeable, many problems can be avoided with routine roof inspection. Checking roof conditions twice a year can help homeowners avoid potentially costly repair work or even more expensive roof replacement projects. Spring is a good time

to inspect roofs, which are often at the mercy of harsh conditions throughout the winter. Heavy snow, ice and biting winds can do significant damage, making spring the perfect time to assess if any such damage occurred and address any issues. • Start the inspection in the interior of the home. Before breaking out the ladder and climbing up to the roof, inspect the home’s interior, pinpointing potential problems that may indicate roof damage. Check for stains on the ceiling which may indicate leaks that need to be addressed. Homeowners with attics should enter their attics and look for signs of water damage, making note of any damp or wet insulation. This will let you know if water has been entering the attic all winter. Pay attention to the location of any wet spots or stains so you can match them up to the exterior of the roof later on. Musty smells

also may be indicative of moisture problems, even if there are no visible leaks. • Inspect the roof outside. Grab a set of binoculars and inspect the exterior of the roof. Look at the roof flashing, including around the chimney and other areas of protruding pipes and vents. If the flashing is warped or damaged, moisture might be settling underneath. Sealant around dormers or skylights can also degrade, resulting in leaks. Check for spalling on masonry, such as the mortar of chimneys. Porous areas will allow water to infiltrate. • Go directly on the roof and check. Work with a partner and carefully climb on the roof while someone holds the ladder below. Walk on the perimeter of the

roof, looking for peeling or warped shingles, missing shingles, holes, or scrapes. If the roof is compromised in any way, it will need to be repaired. The problem will only grow more significant and repairs more expensive if damage is ignored. Sometimes a repair can be as simple as patching a leak with a new shingle and roofing cement. Popped nails can be pounded down and any curled shingles can be nailed or cemented back into place. • Consult a roofing expert. If you are unsure if your roof has made it through the winter unscathed and would like a second opinion or if you find there is considerable damage, contact a roofing contractor. This person will offer a professional assessment of what can be repaired or if the

roof should be replaced. If your roof is metal or features clay tiles, you may not have the expertise to make repairs yourself and will need to hire a professional. • Check the gutters, too. While you are up on the roof, inspect the gutters and downspouts as well. Cracked or damage gutters will cause water to leak down the side of the home, potentially damaging the foundation. Clear any debris or leftover leaves from the gutters to ensure the rain can wash through unobstructed. A post-winter roof inspection can protect homeowners and their families from the elements and reduce the likelihood of potentially costly repairs down the road.

• Clear out the clutter. Clutter is an enemy to homeowners and the environment alike. Window screens can let fresh air into a home while preventing insects and outdoor critters from making their way inside. But screens are far less effective at keeping critters out of a home when they’re damaged. Addressing such damage is typically an easy do-it-yourself project, one that begins with gathering the right materials, including: - new screening, either synthetic or aluminum - a rubber spline - a screen rolling tool - a razor knife or sharp scissor - measuring tape - masking tape - a screwdriver or an awl Once those materials have been gathered, the process of replacing or repairing damaged screens is rather

simple. 1. Measure the area of the window to determine how much replacement screening you will need. Remember to leave extra room in your measurements so you have slack to make the new screen fit taut. The measurement will also help you determine how much spline you will need. 2. Remove the screen from the window frame. Some windows do not have removable screen frames, and you will have to work on the screen in its upright position. 3. Use the screwdriver or awl to pry the edge of the existing spline that holds the screening material in the frame. Pull out the old spline and remove the damaged screening. 4. Measure the new screening from a replacement roll. Lay the screening down on the frame, ensuring there is overhang on all sides. If necessary, use masking tape to temporarily secure the screening to the frame while freeing up your hands. This also works if you must replace screening vertically and cannot remove the window

Spring lawn seeding basics

Spring is the season to assess lawn health and reseed as necessary to ensure a healthy lawn.

Spring has sprung, and there are many activities to enjoy now that the warmer weather has arrived. Many homeowners make the most of warmer weather by tackling projects around their properties. While autumn is a better time to overseed a lawn for new growth, satisfactory results still can be had if seeding is done early enough in the spring. Grass needs ample time to establish roots and grow strong before the summer heat takes its toll. Many types of grass need six to 12 weeks of ideal temperatures and growing conditions to germinate and produce a sturdy grass that will grow and endure. Seeding can be done to rejuvenate an existing lawn and fill in bare spots. It also can be done to start a lawn from scratch. The following are some tips to help make seeding projects more successful. • Begin by raking the lawn to remove thatch and any fallen leaves leftover from autumn and winter. Raking also enables you to inspect the lawn for bare patches or matting of grass that may be indicative of a fungus or other problem. • Dust off the mower and trim the lawn short, especially if it was left long at the end of last season. This will help seed penetrate the blades of grass and get to the soil beneath.

• High-traffic lawns may need aeration to counteract compacted soil. Moss on the ground is often an indication of compaction. Aeration will help with this problem, as it pokes holes into the soil to enable oxygenation that keeps new grass robust and promotes faster growth. Lawn aerators can be rented from many garden centers. • Spread a mixture of topsoil and compost over the top of the lawn. This will add nutrients through organic matter to the lawn and create a good base for the new seed to take root. It will also help strengthen any existing grass and promote long-term health. • Test a sample of the soil to check the pH. Grass prefers a neutral pH, but some soil tends to lean toward the acidic side, especially if you see the presence of moss. Knowing the pH will help determine just how much lime per square foot you will need to adjust it accordingly. Liming is a corrective measure and does not need to be used on a healthy, thriving lawn. • Invest in a spreader to add seed to the lawn. The spreader will have various settings that enable you to calibrate the rate of seed dispersion depending on your walking speed. Fill the spreader with seed and begin to walk around the lawn. Drop spreaders require you to apply seed in rows with no overlap. Broadcast spreaders will cast seed widely and may need some overlap to guarantee complete coverage. • Spread another thin layer of compost mix over the seed and water thoroughly. The compost will help keep moisture in while the seeds germinate. • Aim for lawn watering two to three times per day. The seed should be barely dry between watering. After seeds have germinated and established, you can reduce the frequency of watering but increase the depth of the watering to keep roots strong. • Avoid foot traffic on a newly seeded lawn until the grass is well established. Trees and shrubs should be inspected annually to determine if they need to be pruned. Mature trees typically do not need to be pruned as frequently as young trees, which need pruning to establish branch structure. Trees and shrubs that go years without pruning can become overgrown and weak. In addition to promoting tree and shrub health, pruning pays a host of other dividends. • Pruning removes dead or diseased branches. Pruning helps a tree or shrub maintain its shape and vigor by removing broken, dead or diseased branches that can be unsightly and make it more difficult for the tree or shrub to stay healthy. When broken, dead or diseased branches are removed, trees or shrubs look healthier and add aesthetic appeal to a property. • Pruning trees and shrubs promotes growth of other plants. Trees and shrubs that go years without being pruned become overgrown, making it difficult for plants underneath or adjacent to them to grow in healthy. For example, grass beneath an overgrown tree might not get adequate sunlight, which it needs to establish strong roots so it can grow in lush and healthy. Pruning allows plants beneath the tree and shrub and even those next to the tree and shrub to grow in nicely.

• Pruning can sometimes bring plants back to life. Shrubs that have gone years without being pruned can sometimes still be salvaged. In some instances, pruning such shrubs can restore natural and healthy growth. • Pruning reduces risk of accidents. Overgrown trees can interfere with power lines, increasing the risk of accidents and power outages. In addition, overgrown trees tend to have larger, weaker limbs, which can prove hazardous and cause property damage during storms. Pruning overgrown trees reduces the risk of such accidents. • Pruning can save money. Over time, overgrown trees might require professional assistance in order to be removed or pruned from a property. Homeowners who prune their trees as needed can save themselves the cost of a potentially pricey tree service. • Pruning adds curb appeal. A property littered with overgrown trees and shrubs hurts a home’s curb appeal, giving prospective buyers the impression that homeowners might have been careless with regard to maintaining the whole house and not just the lawn. frame and make repairs on a flat surface. 5. Take a new piece of rubber spline and push it into the edge of the screen frame, securing a corner of the new screening to the frame. Continue to press the spline around the perimeter of the screen frame firmly into the groove with the screen rolling tool, which looks like a small pizza cutter. This effectively secures the screen into the frame. 6. Continue around the edge of the frame, pulling the new screening taut as you go. This helps to keep it free of wrinkles. 7. Once you have inserted the spline all the way around, cut it off from the spline spool and push in the edge. 8. Use a razor knife or sharp scissor to cut off the excess screening, being careful not to dislodge it from behind the spline

Pros and cons of open floor plans

Open floor plans have evolved to be the floor plan of choice in new homes and current home renovations. Turn on a home renovation show, and you’re likely to see eager homeowners knocking down walls to open the kitchen to the family room. Walls have become anathema to homeowners. There are many supporters of the open floor plan, particularly

those who entertain frequently or like to keep an eye on children throughout the house. Although open floor plans are touted, there are plenty of people who have never been enamored with having all of their rooms flowing into one. There also are some people who prefer a different style. For those who are not fans of the open floor plan, blame the excess of the 1980s for their inception.

In homes built in the 1960s and 1970s, rooms were compartmentalized and isolated for specific activities. During the 1980s, an era of “bigger is better,” when entertaining was widely popular among homeowners, designers noticed that many homeowners preferred an open floor plan in which rooms merged into one another, creating the illusion of more space. These floor plans also enable people to be in separate rooms and still interact with one another across the space. A home’s floor plan largely depends on the preference of the homeowner. There are many advantages to having an open floor plan versus one that is more compartmentalized. Here is a look at some of the

pros and cons. Pro: Open floor plans can be safer for parents of young children. If the home opens up with the living spaces branching off from the kitchen, parents can keep an eye on children while the parents prepare dinner. It also eliminates the number of places that kids can hide and get into mischief. is Con:Privacy reduced in a home with few walls. Much in the way that an open floor plan enables children to be seen from every angle, it also enables you to be seen -- and all of your belongings as well. There’s also no place to retreat to if you need a minute to collect yourself when entertaining. You’re on display unless you retreat to the bathroom. Pro: Entertaining can be easier in a home with an open floor plan because hosts and hostesses are not separated from their

guests or holed up in the kitchen the entire time. An open space enables everyone to mingle and conversations to flow. Con: Those who like to host events without showing guests all of their dirty dishes or secrets of the kitchen may dislike an open floor plan. Pro: Light can flow effectively through an open space, minimizing dark rooms and reducing the need to install more windows. Light in and of itself can help a home feel more spacious. Con: While light can flow easily, so can sound. Noises through the house may be amplified. A student doing homework in the dining room may be disturbed by the television blaring in the family room. Talking on the phone or even finding a quiet nook to read a book may be challenging. Pro:Open floor plans allow for more family

time together in one space than a home with a more compartmentalized layout. Con: People who are collectors or who have a lot of furniture or accent items may find that open floor plans do not work well with this type of design mantra. Pro: Because several rooms run into one another, color choices for walls and furnishings in a home with an open floor plan can be limited and cohesive, making choices easier. Con: On the flip side, those who want to incorporate different color schemes and eclectic styles may have difficulty deciding on where to “end” rooms or how to co-mingle furniture.

Few things are better than having a functional and beautiful outdoor space to entertain guests. Having a great outdoor space enables a person to host parties or intimate gatherings all year long. Establishing an entertaining space and maintaining that space are essential when planning another year of fun in the sun. There are many things homeowners can do to ensure their entertaining space is safe and functional. As the season approaches, include some landscaping and decorating components to your preparatory plans to make the space as comfortable and aesthetically appealing as possible. Here are a few key tips for readying your yard for entertaining possibilities. Expand on these basics to customize an area for your unique needs. • Check the area for any needed repairs. Prior to your first entertaining session, look over the deck or patio to take note of any flaws that may present safety hazards. Are there any loose

railings? Are all screws and nails flush so they do not cause tripping? Are there any cracks in concrete or loose patio blocks? Be sure to remedy all of the repairs needed to ensure guests will be safe. If you are unsure of any structural deficits, consult with a contractor. • Hire a reputable contractor. If you are just laying the groundwork for a new patio or deck, it is important to get the necessary permits and then hire a person who has been properly vetted. Having a kitchen that is laid out in an efficient manner can improve productivity and make for a more enjoyable experience. Designers often stress having an effective work triangle in the kitchen. The phrase “kitchen work triangle” started with the Building Research Council (formerly the Small Homes Council) at the University of Illinois. The idea came from studies of space usage and the search for efficient kitchen designs. What the triangle essentially means is positioning three key items of the kitchen for efficiency. The stove, sink and refrigerator represent the three main points of the triangle. Having these items spaced accordingly can make work easier. Having them too close together can create a cramped, ineffective room. The placement of the triangle points alone does not make a successful layout. According to the University of Missouri Extension, the triangle space should also be measuredaccordingly. Put 4 to 7 feet between the refrigerator and sink, 4 to 6 feet between the sink and stove and 4 to 9 feet between the stove and refrigerator, with the ideal size resulting in a work triangle where the three sides total between 15 and 22 feet.

If there is a custom tile or specific design that you really like that is not within your budget for the entire kitchen or bathroom, think about using it as an accent instead. IMPROVEMENT Prep work important before painting

Painting a home’s interior can give it a completely new look and feel. A fresh coat of paint can make a room feel more vibrant and up-todate, creating a whole new attitude within the room without breaking the bank. Whether creating an accent wall or painting each wall within a room, painting is a relatively easy and inexpensive home improvement project. But that doesn’t mean painting does not require a little prep work before the project can begin.

• Address any holes or bumps on the wall. Holes or cracks in the wall will need to be patched with spackle, which then must dry before the wall can be given a new coat of paint. In addition, sand down any bumps until the walls are smooth and free of any unsightly abnormalities. • Wash the walls. Walls can get dirty, and that dirt may or may not be masked by paint. Before adding a new coat of paint, wash the walls and inspect them for dust. Dust can collect on molding, especially in rooms that get little natural air. When dust has collected on the molding and around doorways and trim, use a damp cloth to wipe it away before adding any new paint. • Apply primer. Primer can serve many functions, not the least of which is its role as a bonding agent between the wall and the top coat of paint. Primer

can also help conceal dark colors, prevent stains and increase the life expectancy of the paint job you are about to undertake. • Prepare your paint. Preparing the paint is a simple task, but one novice painters may not be aware of. When opening a new can of paint, stir the paint before using it. In addition, even if you don’t plan to use a roller when painting, do not paint straight from the can, which can be heavier to hold than a small bowl, and a light bowl is less likely to be spilled than a potentially heavy can of paint. In addition, once paint has been removed from the can, replace the lid so dust and other impurities do not settle in the can. • Purchase painter’s tape. Painter’s tape can be especially valuable to novice painters. Painter’s tape makes it easier to paint smooth and clean paint
