LAKEFLATO’S ACCION TEXAS SAN ANTONIO, TX Objective: To evaluate the daylighting conditions of the new headquarters of Accion Texas in San Antonio using LEED 3.0 (2009) Credits 8.1 & 8.2 Credits. LEED 3.0 8.1 requirements are to demonstrate that 75% or more of all regularly occupied spaces achieve daylight illuminance levels at a minimum of 25 fc (269 lux) and a maximum of 500 fc (5381 lux) in a clear sky condition on September 21 9:00 am and 3:00 pm. Any areas above or below this range will not comply with the LEED requirements. 8.2 requirements are to achieve a direct line of sight to the outdoor environment through glazing between 30 and 90 inches above the finish floor for all occupants in 90% of the spaces. Objective of these credits is to provide occupants with a connection between the interior and exterior spaces in a building through the use of daylight in regularly occupied spaces.

PROJECT DESCRIPTION The new headquarters for the national non-profit micro-lender Accion Texas, are being designed by LakeFlato Architects. The project consists of 13,580 sq. ft. of office space. In addition, a separate 1500 sq. ft will serve as accessory area for meetings and community-centered activities. The office space and accessory area are to include spaces for: Lobby/reception Administration area Offices

Meeting rooms Staff kitchen/dining area Storage rooms/server room Restrooms The additional building for the project is a 2000 sq. ft incubator. The overall conditioned space is 17,080 sq. ft. Project address is: 2015 W. Martin San Antonio, TX 78207

CONLUSIONS AND RECOMMENDATIONS

ACCESSORY SPACE • Provide adequate shading device in the east wall of the building. Vertical shading fins could be a solution to this problem. • Recommendations in order to enhance the daylighting levels in the northwestern corner would be to lower the skylights in the north wall.


OFFICE SPACE • Place an interior storefront/glazing wall between the Breakroom and Open Office space that provides a view between the spaces and would allow for shared views/daylighting between the spaces. Another possibility would be to open up a small or high window towards the west wall with adequate shading strategies for west facades. • Recommendations for the 8.2 Credits for the Administration space would be to open up a small window towards the north façade that would allow for views towards the exterior and would also provide higher daylighting levels in the space. • Recommendations for the Large Meeting Room would be to provide adequate shading devices in the south windows in order to avoid the possibility of glare on September 21 at 3:00 p.m.

INCUBATOR SPACE • The Incubator space is very uniformly lit and daylighting levels appear to be evenly distributed within the space. • Recommendations for this space would be to adequately provide shading devices for the south windows.


LEED 8.1 CREDITS TOTAL For the Accessory, Office Space and Incubator: The total percentage of illuminance levels that achieve LEED compliance is 95%. The total percentage of illuminance levels that DO NOT achieve LEED compliance is 5%
