Three Costa del Sol towns are the most expensive in Spain according to Idealista.

IN the latest assessment of the Spanish property market by real estate portal Idealista for the last quarter of 2023, Andalucia stands out particularly Benahavís, Marbella and Estepona, all of which have significantly high prices compared to the rest of the country.

Benahavis tops the list with an impressive average price of €2.21 million, followed by Marbella with €1.49 million and Estepona with €608,600, with the region standing out for its luxury market, especially on the Costa del Sol. At a national level, the property market shows a trend of high demand in locations on the outskirts of large cities, with Las Rozas de Madrid leading the way with an average price of €590,200.

Valencia, with an average price of €248,250, and the Canary Island capitals of Santa Cruz de Tenerife and Las Palmas de Gran Canaria, with prices of €248,850 and €255,400 respectively, reflect the diversity of the market and demand in different regions of Spain. These figures contrast with the high prices in the Andalucian real estate market.

The comparison reveals a varied Spanish market, where demand is distributed in both peripheral urban areas and luxury coastal areas. Andalucia, with its prominent luxury centres of population, is positioned in a higher segment of the market, attracting buyers and investors interested in exclusive, high-value properties, while other regions show a different dynamic, with a greater concentration of demand in accessible suburban areas and provincial capitals.

But, of course, not everyone’s budget can stretch to a beautiful villa in an exclusive area, or closed community. Investing in an apartment is still a very good option. Licensed to rent

ANDALUCIA recently approved legislation which will give local councils the power to restrict the number of short-term holiday rentals in ‘saturated’ areas.

In order to avoid being caught up in this growing regulation of the market, it is essential that property owners who already rent their homes to holidaymakers (or intend to do so), make sure that they are up to date with all the legislation. And that starts with the tourist licence.

The procedure is relatively simple; many property owners use the services of specialist firms who know their way around the legislation while others go it alone. The important thing to remember is that failure to comply with the law can leave property owners exposed to the possibility of hefty fines from €2,000 up to €150,000.

The application for a tourist licence, once successful, culminates with the registration of the property in the tourist register of Andalucia. Whether the property is in Mijas, Marbella or Manilva the steps to take are the same but, before you start this is what you are going to need:

Developments streamlined

ANDALUCIA has taken a giant step forward in speeding up the processing of urban development projects

The Junta de Andalucia is taking another step forward in its bid to simplify the enormous administrative procedures faced by numerous urban development projects in the region. A decision which, pending further developments, should have a major impact on the province of Malaga, a major real estate reference point.

Particularly relevant in this context are the changes introduced to lighten environmental authorisations, one of the major bottlenecks facing urban development procedures. The Junta’s move will allow, according to its report, 40 per cent of the environmental authorisations to be resolved in a simplified manner.

Among the most important measures are the updating of the Law on Integrated Environmental Quality Management (GICA), the streamlining of procedures, the adaptation of the entire regulatory framework (including the system of environmental authorisations) and the implementation of a one-stop shop model for environmental procedures.

“With all of this, the processing of metropolitan transport, urban developments and industrial projects will be improved,” a spokesperson for the regional government said, adding that these actions will reduce the time taken to process applications from eight to five months.

million massive construction plans €600

MALAGA is the province with the most housing projects completed at the end of 2023 and has over €600 million of new construction currently underway.

The largest investment for housing completed in 2023 was in Marbella followed by Malaga City. Marbella had new builds completed in 2023 to a

value of €160 million compared to Malaga with €140 million.

In the opinion of the Architects of Malaga in the province, during 2023 there has been a “consolidation” in the pace of construction with a return to the figures of the years prior to the real estate crisis.

Almost every national and

many international developers are involved in construction projects in and around the Marbella area together with many smaller developers with projects of two or three properties.

The location with the most projects currently underway, is Mijas with 76 projects approved and a budget of

almost €140 million over a surface area of over 200,000 square metres. Projects currently being developed in Marbella amount to €290 million, €136 million in Mijas and €85.5 million in Benahavis. In the capital, there are 125 projects already approved with a total budget of €100 million.

However, the Architects’ Association has once again pointed out the scarcity of finished or ongoing subsidised housing, with only one project underway in the capital. In the rest of the province, for the time being, there are no new developments of subsidised housing, nor are they expected.

RESALES ONLINE is the database used by the majority of agents on the Costa del Sol and, as at the beginning of February 2024, there were 12,724 properties listed for sale. Average prices don’t tell the whole story though as there are several extremes.

At one end of the scale, the cheapest property currently for sale is a one-bedroom studio in Benalmadena Costa for €81,500 and, excluding garages and plots of land, there are just 83 properties currently for sale on the Costa del Sol for less than €150,000. Of course, if you are looking for a 30 square metre parking space in Estepona there’s one for you at €55,000.

Contrast that with over 600 properties currently available for sale with an asking price in excess of €5,000,000. And that includes a 2,000 square metre villa on the Mijas beachfront for €38,000,000, the most expensive property on the database.

Often referred to as the most luxurious Villa on the Costa del Sol, the property has 10 bedrooms, 12 bathrooms and 7,000 sqm of beautifully landscaped gardens overlooking the Mediterranean.

Prices on the rise

THE price of new housing in Malaga Province in 2023 led the growth of prices, not only in the whole Mediterranean coast of the country, but at the level of the whole of Spain, according to a new report prepared by Sociedad de Tasación (ST).

The capital and several municipalities on the Costa del Sol are confirmed for yet another year as areas of very high demand. The shortage of supply is one of the factors keeping prices high despite the fact that the rise in interest rates has cooled the market by reducing the number of sales and purchases, according to ST’s analysis.

locations with a strong tourist influence which, of course, includes Malaga and the Costa del Sol.

According to spainhouses.net, the most affordable area to buy property on the Costa del Sol is Manilva which includes the popular location of La Duquesa.

The average price of property in the three most economical locations are: Manilva with an average price of €388,356; Torremolinos at €489,088 and Fuengirola at €614,211.

These are current asking prices so actual

sales prices are likely to be lower.

Looking at secondhand properties, there are currently 42 apartments for sale in Manilva for €200,000 or under. At the other end of the Costa del Sol, nearer to Malaga and the airport, there are just under 100 properties for sale in the €100,000 to €200,000 price bracket in Mijas, Fuengirola, Benalmadena and Torremolinos.

So, although you might have to do a bit of digging (or get your agent to do it for you), there are still affordable homes to be found.
