90% of new homes bought by foreigners
THE sale of new homes to international clients in 2023 grew by 13 per cent, according to AEDAS Homes. Particularly of note was an increase in foreign demand which, on the Costa del Sol, resulted in nine out of every 10 reservations for brand new homes being made by international buyers.
The company has announced this in a publication, ‘Profile of the International Buyer of New Homes 2023’. The data for the Costa del Sol, based on a sample of more than 400 clients, confirms the boom in foreign demand.
“AEDAS Homes has also become the main developer for international clients in Spain and on the Costa del Sol. For years now, we have been promoting a commercial line aimed
at and specialised in attending to this foreign client, with a product that is very focused on their needs and in areas close to the sea and to restaurants and leisure facilities”, said Ángel Fernández, Territorial Director of AEDAS Homes on the Costa del Sol.
The majority of the buyers, almost 80 per cent, purchase property as second homes, while 13.3 per cent buy as an investment and the remaining 7.3 per cent are looking for a permanent home.
With regard to the nationality of the buyer on the Costa del Sol, Europeans account for 84.2 per cent of international purchases and, by country, the ranking is led by Poles (20.9 per cent), followed by the Dutch (12.8 per cent) and Czechs (8.7 per cent).

Decrease in home buyers who need mortgages
SINCE the first interest rate hike by the European Central Bank (ECB) in 2022, the number of buyers who have bought a home without a mortgage has risen by eight percentage points.
In 2022, 27 per cent of buyers did not apply for a mortgage, by 2023 this had increased to 32 per cent and so far in 2024 the trend has continued to grow to 35 per cent, according to the
latest survey by Fotocasa Research, based on more than 8,200 interviews, conducted in February 2024.
After two years of tightening credit conditions, both house hunters and house seekers are now well aware of the current high mortgage rate environment. It is therefore not surprising that the impact on homebuying intentions has eased slightly, although it re-
mains at significantly high levels.
Nearly a half of potential home buyers between the ages of 25 and 35 confess that the rise in mortgages has impacted their property purchase intentions. However, less than a quarter of those buyers over 55 stated that the rise in mortgages had any impact on their intention to buy.

Profitability of property investment
INVESTING in real estate is good business, if you have savings, buying a property will be more profitable than having it in the bank.
The real estate platform Idealista publishes its profitability index by provincial capitals every quarter. It analyses four products: housing, commercial premises, offices and garages. All generate good rental income, although some more than others.
Commercial premises and offices are the most profitable real estate investments in Malaga Province. The least profitable is buying and then renting a parking space, although it always pays more than a 10-year bond. In the first case, gross profitability in the first quarter of 2024 was over 8 per
cent. Offices are offering a yield of just over 7 per cent, slightly less than in December. There are many companies wanting to set up in the province and there is not enough space for all of them.
One of the solutions that is being developed at breakneck speed is coworking spaces and, despite the growing number of these types of spaces, their occupancy level is high and there are even some that are occupied by a single company.
With regard to housing, real estate also yields a good return, although slightly lower than the other sectors because the purchase price is so high. However, the yield is stable at around 6 per cent without taking resale into account.

Luxury apartments in Malaga
THE average price of the apartments in Malaga’s new Sierra Blanca tower development is €1.3 million, although there are others for up to €8 million.
The jewels in the crown of the project, the two 500-metre penthouses, are on the market for €9.75 million and there are already interested buyers.
Potential buyers from around the world seem keen to buy. Czechs,
Poles, British, Dutch, Americans, Mexicans, Spaniards and even Japanese. All these flags are already flying at the luxury apartment tower built by Sierra Blanca Estates on the west coast of Malaga.
The variety of nationalities confirms the success of the development and the strength of Malaga as a new residential destination on a national and international level. The building,
designed by Carlos Lamela, has become the new architectural icon of this area, as well as a real estate reference for the hitherto non-existent high-end residential development in the capital of the Costa del Sol.
The complex, with a height of 71 metres and 21 floors, has 69 apartments and two duplexpenthouses. The first homes were

FABRIC structures, such as shade sails, combine traditional building materials, metal, wood, stone, and glass - with a fabric membrane, typically designed under very high tension.
The most common application is the traditional awning, however shade sails, tension membranes, and retractable fabric roofs are becoming increasingly popular as people discover their cost and environmental benefits.
Shade Sails are pieces of fabric designed to create large shaded spaces. The concept of creating spaces with large pieces of material is not new. The existence of shade sails can be traced back to the ancient Egyptians and later the Greeks and Romans, where they were used to shade the crowds in the Coliseum of Rome. The Roman Armies were shaded from the draining effects of the sun with shade sails during wartime. It is a concept recently rediscovered in Australia in the early 1970s and spreading around the world.

PROPERTY owners and administrators in Andalucia have signed a ‘peace agreement’. The associations representing both groups have signed a code of good practice to avoid conflicts.
The explosion of tourist homes in residential buildings is a permanent source of conflict between those who want to make a profit by renting their homes to tourists and the rest of the community, who criticise the constant noise or the lack of security in the face of the constant coming and going of unknown people.
Now, the Association of Professionals of Tourist Homes and Apartments (AVVAPro) and the Council of Associations of Property Administrators of Andalucia have just signed a Code of Good Practice.
This code is based on respecting each other and stipulates a series of measures. For example, the owners of tourist accommodation undertake to inform their tenants about the community rules on noise, use of common areas, swimming pools, terraces, bicycle parking, rubbish, etc.
They will also place special emphasis on ensuring that tourists do not make noise when entering or leaving the property, especially at night; they will have a 24-hour emergency telephone number; they will inform the president, administrator or neighbour who requests it of the telephone number of the owner of the property or the company that manages it and they will prohibit parties in the property, especially stag or hen parties.
“This agreement is an example of a willingness to collaborate and we hope that the example will be extended to the rest of Spain,” said AVVAPro president Carlos Pérez-Lanzac.
