30% of new Spanish homes bought by foreigners

A RECENT report by Aedas Homes highlights a significant trend, over a third of new properties are now being snapped up by overseas investors.

On the 2023 release of ‘The New Construction Home Buyer Profile’ by Aedas Homes, it was revealed that foreign investors are increasingly setting their sights on Spain.

Indeed, they constitute nearly 37 per cent of the clientele for new builds. This figure marks an 8 per cent rise from the previous year, with more than 600 of the 4,000 new properties sold going to international buyers.

Growing interest from abroad

“This international client represents added value for the Spanish residential sector,” states Pablo Rodriguez Losada, the Commercial and Marketing Director of Aedas Homes.

Losada points out that there’s a marked preference among foreign buyers for regions such as Levante, the Balearic Islands, the Costa del Sol, and the Canary Islands. The company has accordingly increased its presence in these areas to cater to

According to the definition of the Royal Spanish Academy (RAE), a piso is, “A set of rooms that constitute an independent dwelling in a house of various heights.”

On the other hand, the RAE defines apartamento as, “a small flat to live in.” Pisos generally offer

more space than apartamentos, which can be ideal for larger families or people who wish to have additional areas, such as an office or guest room. Apartamentos are generally more affordable and can be easier and cheaper to maintain. It should be noted that piso generally refers to a primary residence, ie the place we call home. Whereas, an apartamento is usually a second residence, intended for temporary use, such as a holiday home in a tourist area. However, this is not a hard and set rule.

Market challenges and opportunities

The real estate outlook for 2024 remains uncertain following the market’s post-Covid stabilisation. With the health crisis over, transaction volumes have remained steady. This consistency is crucial for the industry amidst a notable supply-demand mismatch.

Luis Rabassa, Executive Vice President of Petrus Grupo Inmobiliario, voices concerns over delays in government licensing and restricted access to real estate credit for developers. These factors contribute to the consistent rise in housing costs.

Jordi Tomas, CEO at Guinot Prunera, however, is optimistic about improved construction performance due to anticipated lower rates and financing costs.

He also notes that a strong labour market is essential for encouraging purchases, though product shortages may limit price reductions.

AEDAS Homes will incorporate this sustainable material, which comes from the circular economy, in the Soul Marbella Sunshine development, consisting of 50 homes of two, three and four bedrooms. One hundred per cent recycled aluminium will be used in the profiles of all the façades.

Branded residences

THE Costa del Sol’s historical distinction as a benchmark for the most luxurious residential developments is being maintained and strengthened. In addition to the million-dollar mansions and highend developments that continue to proliferate, it now includes Europe’s highest concentration of socalled ‘branded residences’.

The provinces of Malaga and Cadiz are home to nine branded developments including: Dolce & Gabbana, Fendi Casa, Four Seasons, Karl Lagerfeld

and Lamborghini. Residential property that, in addition to the premium nature of its construction and services, adds the value that comes from being linked to renowned brands in the luxury sector. And this means that there are properties with a price tag to match; up to €20 million.

Parking an investment

OFFICES are the most profitable bricks and mortar investment for the small saver in Spain with returns of 12 per cent, double that of housing. Rents are between €8 and €22 per square metre, so the owner of a 300 square metre property can pocket up to €6,600 per month.

The real estate sector is one of the most profitable in the Spanish market, in which offices have now gained prominence after collapsing during the pandemic. Acquiring one to rent offers a profitability of 11.8 per cent, higher than that of residential property and other types of commercial premises according to data from idealista.

For those wanting to enter the market with a smaller investment, the profitability of garages in Spain closed 2023 at

over 7 per cent according to the study of, ‘The profitability of garages in Spain in 2023’, based on an analysis by the real estate portal Fotocasa.

“We have noticed that more and more individual savers are choosing this option, which requires a very low initial investment and the yield obtained is still the highest in real estate.

Also, because a garage space increases the value of an apartment, it is logical that demand is increasing as house buying remains intense. In addition, this type of investment tends to focus on periods of economic uncertainty like we have now, as it is perceived as low risk and gives the investor security,” explained María Matos, Director of Studies and spokesperson for Fotocasa.

00,000 homes shortfall

THE Bank of Spain has reported that 600,000 homes are needed by 2025 to make up for the current shortfall in the supply of real estate in the country, according to a preview of its ‘Annual Report 2023’.

The study, which looks at the difference between the net creation of homes and new homes completed, points to Malaga as one of the places with the highest demand and shortterm growth expectations.

The organisation chaired by Pablo Hernández de Cos points out that, in comparison with the robustness of

demand, there is “little dynamism” in the supply of housing, especially in the area of new housing, which has led to the growth of purchase and sale prices and rental prices.

“The contribution of new housing to the aggregate supply has been limited, due, among other factors, to the shortage of land and labour for construction, the increase in production costs, and the scarcity of investment for the acquisition and development of new urban land,” the report explains.

The Bank of Spain also blames the “rigidity” of the supply of residential housing in the short term, the lack of adaptation of vacant housing to the current preferences of households, regulatory uncertainty and the rise of alternative uses of housing, including holiday rentals.
