IN recent years and even months, the old town of Calpe has been registering a large increase in short-term real estate sales by tourists.

With the summer season being the busiest for the municipality, visitors continue renting out apartments which could have been used by residents.

The local Tourism councillor, Marco Bittner, held a debate with Calpe’s business and social sectors to consider a limit on permits for holiday apartments in the old town.

He argued that as a “result of a silent invasion,” Calpe has only been gaining short-term and has been losing its “historical heritage.”

Yet, with tourism being a driving force of the town’s economy, Bittner argued, a balance should be achieved between the visitors and residents, improving the living conditions of both.

Oscar Will Avoid Paying Iberdrola €7,624 in the Following 5 Years!

Last year we built an online solar calculator.

The result for Oscar estimates he’ll cover his costs in four to five years (subtracting incentives worth €1,852 from an installation of €6,800 makes a total of €4,948).

He’ll then avoid an estimated €7,624 in electricity bills in the five years after breaking even.

But energy savings aside…

Oscar said solar was the ‘best investment’ he’d ever made.

He said: “I keep my house warmer in winter and cooler in summer than before.”

“My system will pay for itself in around four years.

Mortgage market

However, 2024, appears improved; iAhorro mortgage director, Simone Colombelli, had previously predicted this year to be the one of “recovery” for Spain’s mortgage market.

This year, Fotocasa revealed that from June, the market will be able to see that “access to housing improves as the conditions for access to mortgage credit are lowered.”

Idealista, for its part, noted that in 2024 “interest rates are beginning to reflect the drop in the Euribor, as well as the greater competition between banks. This strong mortgage war is being fought fundamentally in fixed and mixed mortgages, which continue to dominate the market.”

Throughout the past two years, both clients and banks preferred mixed mortgages to a fixed or variable one, since the rise in the Euribor made variable mortgages more costly.

Mixed mortgages on the other hand, have a fixed initial period, lasting from three to 15 years and a second variable period until the end of the term, providing a certainty in a remaining fee despite the Euribor rate rise.

Among the provinces, Alicante stands out for its particularly robust growth. The Balearic Islands lead the market with a 24 per cent share, followed closely by Malaga at 22.5 per cent, Madrid at 12 per cent, and Barcelona at 11 per cent.

Alicante secures a 10 per cent share, marking a notable increase in real estate investment in regions previously considered less prominent. The luxury real estate market in Alicante attracts substantial foreign capital, although Spanish buyers also play a significant role. European investors, notably from Germany, Great Britain, Sweden, Russia, and Switzerland, are prominent contributors.

Additionally, there is a growing trend of purchases by US citizens and, to a lesser extent, Mexican buyers. Single-family homes, often situated on the beachfront or in mountainous areas, are the most sought-after properties in this market. Buyers, typically aged between 40 and 50 and often holding executive positions in large corporations, seek either secondary residences or holiday homes.

In the dynamic Spanish real estate market, the Costa Blanca region stands out for its continuous growth. British developer Taylor Wimpey España reports a remarkable 40 per cent increase in housing reservations in the area compared to 2023. OVER the past year, there has been a notable surge in British interest in property in Spain.Taylor Wimpey España reported a remarkable 120 per cent increase in British reservations in April 2024 compared to the same period in 2023.

to 14.98 per cent of all homes sold in Spain. This positive trend has extended into 2024. New homes are particularly in demand.

February 2024 figures from Spain’s Consejo General Notariado (General Council of Notaries) indicate a 9.7 per cent increase in total sales compared to the previous year, with new home sales surging by 20.83 per cent.

As the appetite for properties in Spain grows, so do prices, which rose by 5 per cent overall in the year leading up to February 2024, with a more

significant increase of 7.5 per cent observed for new homes. “The heightened demand for new homes reflects a growing appreciation for their energy efficiency compared to older properties. This trend benefits both the environment and buyers seeking to reduce their energy consumption.”

Within the overall real estate activity in the first six months of 2024, 78 per cent of enquiries are from buyers or aspiring buyers but, on the other hand, there are only 15 per cent of sellers making contact with agents. In addition, another 6 per cent are participating in both markets (selling and buying at the same time).

This is one of the conclusions of the report ‘Radiography of the housing market in the first half of 2024’ prepared by Fotocasa

Research, which aims to analyse the current situation of the real estate market in Spain.

“The abrupt change in monetary policy with the rise in interest rates has been a turning point for the real estate market.

Buyers are approaching the market but the supply does not meet their needs. In this context of mismatch, prices are rising in a situation that com-

plicates accessibility to housing,” commented María Matos, Director of Studies and spokesperson for Fotocasa.

The report concludes that the real estate market is in a change of cycle and a process of adaptation after the intense activity generated by the pandemic, at the same time as it is digesting the interest rate rises driven by the European Central Bank.

CALPE was claimed as the town with the most expensive property in the Valencian Community in 2024. The Playa Arenal-Bol is especially costly and according to Fotocasa’s recent report, is amongst the top 20 most exclusive regions in the entire country.

In this sector of the town, a square metre for sale is worth approximately €7,049; 218 per cent more than the norm across Spain, which is €2,215. Another reason is the change in the clientele. An employee from a local real estate agency, Inmodream, Cris, shared: “The rise in prices was unleashed by the war in Ukraine.” According to Cris, many Ukrainian nationals with a high purchasing power, fled to Spain after the invasion; many are looking for a permanent stay. Yet he emphasised that the prices have also risen in rent and even in the menus of local restaurants.
