to 14.98 per cent of all homes sold in Spain. This positive trend has extended into 2024. New homes are particularly in demand.

February 2024 figures from Spain’s Consejo General Notariado (General Council of Notaries) indicate a 9.7 per cent increase in total sales compared to the previous year, with new home sales surging by 20.83 per cent.

As the appetite for properties in Spain grows, so do prices, which rose by 5 per cent overall in the year leading up to February 2024, with a more

significant increase of 7.5 per cent observed for new homes. “The heightened demand for new homes reflects a growing appreciation for their energy efficiency compared to older properties. This trend benefits both the environment and buyers seeking to reduce their energy consumption.”

“Increasingly, our buyers are actively seeking ‘A’ rated properties, a preference that we accommodate through our fabric-first approach to designing and constructing new homes,” stated the Sales and Marketing Director of Taylor Wimpey España.

DOLCE & GABBANA’S first major residential project in Marbella has already achieved sales of €250 million. The homes already sold have been bought by ‘international VIP clients’ of the fashion brand and loyal buyers of Sierra Blanca Estates.

The first residential operation of the prestigious fashion studio Dolce & Gabbana in Europe, in conjunction with the developer Sierra Blanca Estates, has already closed sales with a figure that highlights the desirability of the Design Hills Dolce & Gabbana project that is being built on Marbella’s Golden Mile.

The project, which was presented to the public in September 2023, includes the construction of five buildings with 92 luxury apartments, some of them with prices ranging from €4 to €20 million. The Marbella developer has not specified the number of properties that have already been sold.

The properties are all surrounded by numerous landscaped gardens and outdoor infinity pools. The homes will be between 280 and 900 square metres in size with up to five bedrooms and will be fully furnished with exclusive creations by

Foreign buyers choose

CASARES, Nerja and Estepona are the favourite places for foreigners to buy a home.

Burriana beach, the bay of Casares and the area from Guadalobón to Bahía Dorada in Estepona are the favourite destinations for Swedes, Poles and Dutch buyers in Malaga Province, according to idealista.

The district of Burriana, in Nerja, tops the ranking of the favourite places for Swedish citizens, when it comes to buying a home. This area has 66 per cent international demand, followed by other districts in the same municipality.

In the top positions of this ranking is also the bay of Casares, with an international demand of 54 per cent and in which citizens from Poland stand out as the highest number of buyers.

Buying or selling

ONE of the peculiarities of the housing market at the moment is the difference between the high percentage of people who wish to buy a home and the small number of Spaniards who are selling.

Within the overall real estate activity in the first six months of 2024, 78 per cent of enquiries are from buyers or aspiring buyers but, on the other hand, there are only 15 per cent of sellers making contact with agents. In addition, another 6 per cent are participating in both markets (selling and buying at the same time).

This is one of the conclusions of the report ‘Radiography of the housing market in the first half of 2024’ prepared by Fotocasa

Research, which aims to analyse the current situation of the real estate market in Spain.

“The abrupt change in monetary policy with the rise in interest rates has been a turning point for the real estate market.

Buyers are approaching the market but the supply does not meet their needs. In this context of mismatch, prices are rising in a situation that com-

plicates accessibility to housing,” commented María Matos, Director of Studies and spokesperson for Fotocasa. The report concludes that the real estate market is in a change of cycle and a process of adaptation after the intense activity generated by the pandemic, at the same time as it is digesting the interest rate rises driven by the European Central Bank.

Profitability of property investment

INVESTING in real estate is good business, if you have savings, buying a property will be more profitable than having it in the bank.

The real estate platform Idealista publishes its profitability index by provincial capitals every quarter. It analyses four products: housing, commercial premises, offices and garages. All generate good rental income, although some more than others.

Commercial premises and offices are the most profitable real estate investments in Malaga Province. The least profitable is buying and then renting a parking space, although it always pays more than a 10-year bond. In the first case, gross profitability in the first quarter of 2024 was over 8 per

cent. Offices are offering a yield of just over 7 per cent, slightly less than in December. There are many companies wanting to set up in the province and there is not enough space for all of them.

One of the solutions that is being developed at breakneck speed is coworking spaces and, despite the growing number of these types of spaces, their occupancy level is high and there are even some that are occupied by a single company.

With regard to housing, real estate also yields a good return, although slightly lower than the other sectors because the purchase price is so high. However, the yield is stable at around 6 per cent without taking resale into account.

Mortgage market

However, 2024, appears improved; iAhorro mortgage director, Simone Colombelli, had previously predicted this year to be the one of “recovery” for Spain’s mortgage market.

This year, Fotocasa revealed that from June, the market will be able to see that “access to housing improves as the conditions for access to mortgage credit are lowered.”

Idealista, for its part, noted that in 2024 “interest rates are beginning to refl ect the drop in the Euribor, as well as the greater competition between banks. This strong mortgage war is being fought fundamentally in fi xed and mixed mortgages, which continue to dominate the market.”

Throughout the past two years, both clients and banks preferred mixed mortgages to a fi xed or variable one, since the rise in the Euribor made variable mortgages more costly.

Mixed mortgages on the other hand, have a fi xed initial period, lasting from three to 15 years and a second variable period until the end of the term, providing a certainty in a remaining fee despite the Euribor rate rise.
