THE property market on the Costa del Sol is booming, and not just because of the summer heat! In my 23 years in the industry, I’ve seen many changes, but the post-Covid surge is unprecedented. The market is now more mature and established than ever before.

When I started as an estate agent in Calahonda in 2001, our clients were mostly British or Spanish.

Today, the coast attracts a diverse international clientele, thanks to extensive development and improved infrastructure. For example, direct flights from Gothenburg (Sweden) to Malaga have increased from one per week in the 90s to 11 per week now, reflecting a

AS we slide into the second half of the year, with the kids back in school, the Costa del Sol property market is sleepily accelerating back into action. Perhaps the crazy August heat has fried our circuits a little, but the first half of the year was exceptionally busy, with many agencies running low on housing stock.

According to data from the Tinsa Report of June 2024, sales in coastal areas of Málaga Province like the Costa del Sol, currently make up 83 per cent of total sales for the province. It’s also worth mentioning that the main buyers of coastal properties are foreign nationals, and the average price of houses per square metre

are 10.7 per cent higher year on year. Obviously, this is great news for vendors, but these statistics have certainly not deterred buyers. As we finish off Q3 which is traditionally quieter, we are optimistically bullish that Q4 will produce more success stories for buyers and vendors on the Costa del Sol. Sail to the shade

FABRIC structures, such as shade sails, combine traditional building materials, metal, wood, stone, and glass - with a fabric membrane, typically designed under very high tension.

The most common application is the traditional awning, however shade sails, tension membranes, and retractable fabric roofs are becoming increasingly popular as people discover their cost and environmental benefits.

Shade Sails are pieces of fabric designed to create large shaded spaces. The concept of creating spaces with large pieces of material is not new. The existence of shade sails can be traced back to the ancient Egyptians and later the Greeks and Romans, where they were used to shade the crowds in the Coliseum of Rome. The Roman Armies were shaded from the draining effects of the sun with shade sails during wartime. It is a concept recently rediscovered in Australia in the early 1970s and spreading around the world.

When incorporated within existing architecture, large spaces can be repurposed. Fabric structures have massive advantages over structures made from traditional materials. They are lightweight and incorporate a lot less material, they can be efficiently engineered and installed, and structures such as shade sails can involve complex 3D geometrical patterns that enable unlimited scope in architectural creativity.

Grill n chill or no go?

WHETHER you can have a barbecue outdoors on the Costa del Sol depends on local regulations and specific rules that vary by area.

Spain does not have a national law governing outdoor barbecues.

Instead, each autonomous community sets its own rules regarding the use of fires in public spaces.

Due to recent severe fires across Spain, these regulations have become stricter.

Generally, barbecues are prohibited in rural areas, with restrictions varying by terrain type and season.

During the hottest months, regulations are typically more stringent to reduce fire risk.

On beaches, barbecues are usually not allowed, though some towns may have designated areas where they are permitted with prior authorisation from local authorities.

For barbecues on terraces and balconies, national regulations are not specific.

You should consult local municipal regulations and the Horizontal Property Law, which prohibits activities that could harm, annoy, or endanger property or residents. As a result, barbecues might be restricted under these rules.

For ground-floor apartments with patios, check your community’s bylaws and local regulations

to see if barbecues are allowed.

Barbecues in attics face fewer restrictions because they are less likely to disturb neighbours, but it’s still polite to inform them and verify local rules.

If you live in a house with a plot of land in the countryside, the ability to have a barbecue depends on local and regional regulations.

These rules differ between urban and rural areas, reflecting varying fire risk levels.
