Get The Most Money From Your Home

S

When it comes to selling your home, location and property value aren’t the only factors in getting a great price. Here are six strategies to consider that will help you attract more and higher offers.

Invest in Home Staging

A professional stager will not only help maximize your furniture layout, they can also use lighting and decorative accents to highlight your home’s most attractive features.

Aim for Curb Appeal

Many buyers start making decisions about whether to buy—and how much to offer—before they even pass the threshold of the front door. Dress up the exterior of your home with colorful flowers, touch up faded paint, and take extra care of your lawn.

Take Your Personality Out of the Property

Shifting your house into selling mode means making it look and feel less like the home you’ve lived in, and more like a home that somebody could make their own. Aim for neutral paint colors, remove clutter like extra kids toys and pet accessories, and pare down family photos to give buyers the best blank slate for viewing.

Sell Your Kitchen

A breathtaking kitchen can often do more to sway a buyer’s mind than any other room in the house. If your appliances are a little out of date, consider investing in stainless steel upgrades. This purchase will help your home stand out from the competition.

Quick Fixes

Maintenance issues within your property can lead to lower initial offers or concessions at the negotiation table. Before listing, take the time to make adjustments and repairs to showcase your home at its best.

And Most Importantly…Find the Right Broker

A common misperception among home sellers is that they stand to make more money by offering their home For Sale By Owner (FSBO). FSBO sellers have limited access to marketing tools and don’t have exposure to Realtor networks. They also lack the negotiation expertise and constant support a Realtor provides. Working with a great broker will help get you bigger, better offers on your home. If you would like help buying or selling your home, please reach out to your Evanston real estate experts at Dream Town.

Freise Builders A Family Tradition

T

his story cannot be told without first introducing Victor Freise (1939-2012), a man with a legacy in Evanston. Victor, a native of Missouri, came to Evanston as a young man with a vision to start his family and his business in the early 1970’s. Following in his own father’s footsteps; Victor built his construction business in Evanston from the ground up. Joel, the second of five Freise children of Victor and Janet Freise, began working construction with his father in his very early years. Often Joel would accompany his dad on job sites; helping to clean up debris or haul materials. Eventually, Joel became a lead carpenter and then a project manager for the family business. Victor was a master at problem solving and creative engineering when it came to collaborating with architects and tradesmen on best practices. And so it is no wonder that in all the years Joel has been under the supervision, leadership and guidance of such an authority of his trade that he too would inherit those traits. Joel married Jean-Marie in 1994 and together they founded Freise Builders, LLC in 2011. Jean-Marie recalls that “we wanted to carry on Victor’s legacy while at the same time supporting the community that we love and call home. Victor was able to teach the invaluable life skill of carpentry as a tool to enhance the lives of many, often giving jobs to those whose prospects in life were hindered by circumstance. We hope to do the same.” 8 E VA N S TO N W O M A N . C O M

With over four decades of history building in Evanston and the surrounding communities, there is not a street you can drive down that hasn’t been touched by a Freise. Whether it be a roof, a deck, a two-story addition or a new home constructed all together, the Freises have made their mark. Add to that, many historical landmarks such as; the Dawes House, The Woman’s Club of Evanston or the high school and many local businesses and you have a company with deep rooted, trusted ties to the community it serves. The relationships that have been cultivated over the years have been instrumental to the success of the business. “Our business model revolves around the idea that trust is earned,” says Joel. We reached out to Bob Fisher, the third generation owner of Evanston Lumber. Bob describes the Freises as “kind, fair, humble, honest, friendly and intelligent” and adds that “I can use these words to describe both father and son. I was honored to have known Vic Freise and feel equally lucky to work with and know his son Joel.” “When you know the people behind the products and services you are buying, it has benefits beyond just supporting your local economy. You are able to enjoy a connection and you develop a personal investment in one another” says Jean-Marie. Evanston is fortunate to have a treasure trove full of talent in the building and construction industry. Each business with their own story to tell and all providing a great service to the residents in Evanston and the surrounding communities.

PRESENCE MEDICAL GROUP INTERNAL MEDICINE PHYSICIAN OFFERS STRESS MANAGEMENT INSIGHT FOR NATIONAL STRESS AWARENESS MONTH

WELLNESS

S

tress: It’s an inescapable force that affects us all. Through a study on attitudes in the American workplace, the American Institute of Stress (AIS) found that 80% of workers feel stress on the job and nearly half say they need help in learning how to manage stress. The good news according to internal medicine physician Sara Haque, who serves on staff at Presence Saint Frances says, “with time we learn how to develop coping abilities.” Hans Seyle, who began his research on stress in 1936, defined stress as the body’s nonspecific response to any demand. While stress can be a motivating force urging us outside out comfort zones to accomplish great things, it is commonly a negative force with serious side effects. Dr. Haque says, “Stress affects the body as a whole. It can lead to anxiety, a lack of focus (and potentially accidents), depression, anger or irritability.” Adding, “It can also lead to bad eating habits and eventually to obesity.” Stress comes in many forms ranging from acute (shortterm) stress to chronic (long-term) stress. Too much of either kind can be exhausting if one’s symptoms are left unaddressed.

“Common physical symptoms include: low energy, headaches, loss of sleep, upset stomach, high blood pressure, chest pain, and rapid heartbeat, “ notes Dr. Haque.

DR. HAQUE PROVIDES THE FOLLOWING SUGGESTIONS TO HELP MANAGE THE SYMPTOMS OF EITHER SHORT OR LONG TERM STRESS: • Take a step back from the situation and try identifying the source of stress. You can cope by either removing the source of stress or modifying your behavior. • Engage in a few deep breaths and focus on what you have to be grateful for. • Practice daily meditation and regular exercise, as they both do wonders to decrease stress levels. • Make time for yourself every day to do something you truly enjoy: go to the gym, take a walk, read a book or watch your favorite show.

SARA HAQUE, MD, SAYS, “LONG TERM STRESS CAN LEAD TO DEPRESSION, HIGH BLOOD PRESSURE, ABNORMAL HEART RHYTHMS, HEART ATTACKS, OR EVEN BROKEN HEART SYNDROME.

It is comforting to know that whatever you may be going through now is only temporary, and “with age, we mature and are able to handle stress much better,” says Dr. Haque. “We have seen and experience difficult times and have experience that with hardship comes hope.”

AIS CLAIMS, “THREE OUT OF FOUR DOCTOR’S VISITS ARE FOR STRESS-RELATED AILMENTS.” To make an appointment with Dr. Haque at her Lincolnwood office, please call 847.568.7400. ACCIDENTALCAREGIVER There are four kinds of people in the world: those who have been caregivers; those who currently are caregivers; those who will be caregivers; and those who will need caregivers.” – Rosalynn Carter, Former First Lady

W

elcome to the inaugural column of “Accidental Caregiver”. As an Aging Life Care Professional I provide Advocacy, Answers and Alternatives to individuals coping with the stresses and challenges of caring for an older loved one. I help them balance the responsibility of caring for their loved one while maintaining their own life responsibilities. Each month I will answer caregivers’ questions in this space. I invite you to send in your questions to: info@AccidentalCaregiver.info. Caregiver’s Question: “My mother doesn’t understand that I can’t leave work just to help her open a jar…what do I do? CB: Tell your mother that you will stop by after work. Give her a specific time you will be there and let her know how long you will be able to stay. Once there explain that while you are available to help her, you need to plan it into your schedule. Talk with her about specific things she may need help with. Invite her to make a list then schedule a time that is convenient for you to return and work on the list. Make time to just visit. Your mom may be lonely and in need of companionship. While this is a more long term endeavor, begin the conversation to explore activities she may enjoy outside the home. I invite you to send in your questions to: info@AccidentalCaregiver.info Charlotte Bishop, MS, CRC, GCM,CCM, LCPC, President Creative Care Management
