Overview: Condominium & Townhome Market All Atlanta Intown Attached: Condominiums & Townhomes AN OVERVIEW OF CURRENT MARKET CONDITIONS In 2020, the Atlanta condominium and townhome market registered an average of 4.1 months of inventory, providing sellers the fifth straight year of a sellers market. Factors that contributed to the low supply levels in the last five years include population growth, low interest rates, and a lack of new inventory in the attached home sector of the market, especially in the condominium market. Developers have been working to provide more inventory to the market by offering new construction condominiums through pre-sale offerings and by converting apartment communities to condominiums creating increased levels of inventory thus leading to a more balanced market. While comparing 2019 to 2020, the average price per square foot (PPSF) of attached product in FMLS Areas 21-24 has increased 1.5% from $270 to $274 respectively. Average Days on Market (DOM) has been on the rise since last year with a 53% increase from 45 DOM to now 69 DOM.

An Overview of Current Market Conditions The average price per square foot (PPSF) for 2020 closings was $588/SF representing a gain of 8% from 2019. However, the average PPSF increased over the course of 2020 as new communities began closings and we believe this increased trend was appropriately reflected. 2020 has currently had over 15 closings whereas 2019 had 16. The average sales price has also increased 5.1%.

Luxury Townhome Market All Atlanta Intown Townhomes Priced $1M & Higher AN OVERVIEW OF CURRENT MARKET CONDITIONS As luxury single family home values continue to rise and these homes become unattainable, consumers are attracted to the “value” of luxury townhomes. Higher demand has led to increased development in Old 4th Ward, the Beltline’s Eastside Extension and the Peachtree Street corridor from Midtown to Buckhead and Brookhaven. The most expensive townhome closing in 2020 was located at the Enclave, a gated community off Peachtree Rd. The home closed for $2.72MM in March.

Luxury Single Family Home Market All Atlanta Intown Detached Single Family Homes Priced $1M and Higher Intown Atlanta’s luxury single family home market, like other segments, is experiencing a noticeable lack of inventory. Active listings, year to date, have dropped by 16%, pending sales have risen by 36%. Despite a two-month stay-at-home order, the number of sold homes in 2020 has risen 35%. The average sales price remained relatively the same from 2019. 2020’s highest priced sale was for a sprawling 35,000 square foot mansion in Buckhead- the previous home of billionaire, Tyler Perry. The home was purchased by Steve Harvey for $15,000,000 on May 26, 2020 for $445/square foot.
