Conservation Easement with the Chattowah Open Land Trust: The purpose of the conservation easement is to preserve the majority of the property as a natural area for wildlife, fish, and plant habitat, aesthetic, scientific, charitable, ecological and educational purposes. The Conservation Easement restricts the use and development of the property to the existing four residences and the existing barns, out-buildings, roadways, drives, pond, bridge, utilities and septic systems. Modernizations MAIN RESIDENCE:

Constructed in 1994

It has 7,259 square feet of heated space plus 1,907 square feet of porches and garage. The outside features stacked stone walls and redwood siding with standing-seam metal roof. The main floor has heart pine floors and paneling. An interesting architectural feature on the main floor is the exposed antique rough-hewn beams and trusses. The second floor has pine paneling and hardwood floors. The terrace level is fully finished and includes a paneled billiard room, steam room, and professional style dark room with the necessary plumbing, etc. This level has a large exercise area and a wine cellar with office space, fireplaces and bathrooms. The floor covering is tile.

STORAGE SHED:

Constructed in early 1980’s

The wood-frame storage shed is approximately 45 feet wide and 74 feet long with a 35-foot-wide by 57-foot-long addition attached on the rear. It comprises approximately 5,325 square feet. The 45’ x 74’ structure was constructed in the early 1980’s, and the 35’ x 57’ addition was constructed in the mid-nineties. At the same time, a 20’ x 45’ slab was poured across the front of the building which was enclosed and is used as a workshop and shavings storage area. A general refurbishment of the structure was also pre-formed at this time.

Constructed in early 1980’s Stable one is approximately 46 feet wide and 78 feet long for a total of 3,588 square feet. The structure contains ten 10’ x 11’ stalls with a 24-foot-wide cobblestone-paved center aisle. An approximately 600-square-foot apartment is located over the rear portion of the stable and contains a full bath, kitchen and laundry room. It is accessed by interior and exterior stairs. The stable has two concrete wash stalls with hot and cold water. Two tack rooms and a laundry with a half-bath are also located in the stable. A 20-foot by 36-foot (720 square feet) shed is attached along the side at the rear of the stable. S TA B L E # 2 : Stable number two is approximately 36 feet wide and 48 feet long for a total of 1,728 square feet. The main structure contains six stalls and tack room. Two sheds of approximately 1,028 square feet are located on the north side of the barn.

RIDING RING: The riding ring is approximately 100’ x 200’ and is enclosed with three-board fencing. The footing is a mixture of sand and gravel dust with good drainage. A level outside grass area with jumps is also used for training and schooling.

OTHER RESIDENCES:

The farm modernizations include two residential houses and a mobile home. A contemporary style one and one-half story single-family house containing 2,042 square feet with a full, unfinished basement and a 500-square foot deck was constructed on the site in 1981. The exterior is cedar and redwood with a standing-seam metal roof. The first floor is open and has a large great room with a brick fireplace and kitchen area. A 1/2 bath and a small office are also located on the first floor. Two bedrooms and bathrooms are located on the second floor. The other single-family residence was constructed in 1982 as a ranch-style typical subdivision face-brick residence. According to the Forsyth County tax records, it contains approximately 2,410 square feet. Located near the home is an approximately 2,350-square-foot building that could be considered to be an office/warehouse or workshop. An approximately 1,792 square foot double wide mobile home is located on the site. It is finished with a stone fireplace and hardwood floors. Other modernizations consist of run-in sheds for horses and over a mile of three-board fencing and cross fencing. An interior farm road systems connects the pastures. A small lake is located on the subject property. There are numerous wells and septic systems servicing the various improvements.
