As we look back on the first quarter of a brand new year – a year of economic recovery following one severely impacted by a global pandemic and a contentious election – it is important to understand the impact these challenges had and still continue to have on the Atlanta real estate market. On the following pages of this report, you will find a cohesive set of data points which help showcase current market conditions in the condominium, townhome, and single-family home markets of areas and neighborhoods within metro-Atlanta. Overall, the first quarter of 2021 has shown a continuing drop in supply levels for single family homes and townhomes, and for the first time since 1Q20, a drop in condominium supply. However, supply levels for higher priced homes can range widely from 2-18 months. The effects of this dwindling supply of homes has resulted, in most segments, in continued price increases. We hope the information within the following pages will provide clarity and confidence in this time of change and uncertainty.
